My only complaint would be that the doors to the outside in the master bedroom both have windows with no screens or covers of any kind. Our place is located on a quiet cul-de-sac with a large yard full of trees including apple, plum trees and blackberries. They are yours for the picking. You will have your own building with a private entrance, and a garage (unfinished) with laundry facilities.
Your will also have a large driveway to park whatever vehicle you would like.

The studio feels roomy and includes a 50" smart TV (Netflix, Amazon Prime, etc. no TV or cable subscription), electric fireplace, and environmentally friendly heat pump with Air Conditioning. The kitchen is well-equipped with all the cooking essentials you need if you choose to stay in for a meal. We have a comfy queen bed with a high-end Beautyrest Black mattress. There is also a full fold out couch (please note that the fold out couch would be more comfortable sleeping smaller people, 5' 8" or less) and a queen air mattress. Let us know if you need a pack n play or blow up toddler bed. We have three kids so if you need something for your kids, just let us know.

When you arrive to the Villa, you go through a very quiet cul de sac and a short drive through it on your left side you will find a lovely green gate. You will be given a remote control for your comfort. Once you enter, you will see a long driveway with beautiful Cherry trees, rhododendrons and azaleas. Then, on your right you find the main entrance that invites you to a classic european foyer and a living-room with a view of the Puget Sound, Kingston and Whidbey Island. On your right side you'll see the hallway that bring you to your very private area and bedroom.

The Villa is just 4 minutes drive downhill to the beach and Ferry dock and all charming Edmonds restaurants and coffee shops.

The room is cozy and charming and very comfortable with walls painted in a soft blue and white, a mix of modern still elegant style. From the room you have a short hallway that bring you to the private full bathroom.

- "We found many good points about our week at this property. Both inside and outside showcase wonderful designs and the wall of windows makes it easy to enjoy the garden even if the weather is rainy! Other pluses include easy parking in a quiet neighborhood, the extreme cleanliness of the home, and a very comfortable bed. Both the kitchen and bath were quite well equipped. There were plenty of pots and pans and utensils in the kitchen and lots of fluffy towels in the bathroom. The host was easy to communicate with and very responsive to questions. The only downside we found is that the property is a basement level, so that while the window-walled room has plenty of daylight, the kitchen and TV area is darker with a dark ceiling. It may be that we are more sensitive to this since we currently live in Florida and love all our sunlight. Despite this small concern, we would gladly book this property again the next time we are in the Seattle area."

- "This guest cottage is in a very convenient location to downtown Edmonds, which is a very walkable town. The sleeping arrangements on the expandable sofa were comfortable. It was quiet even though it is attached to the house. I wouldn't expect to do a lot of cooking as the kitchen isn't well stocked for that, but we were not cooking while there so that was fine. The cottage was decorated in a nice, cute fashion. There were books for reading and a Roku TV. It was very clean."

Located a quick 5 minute drive to downtown Edmonds/beach/ferry and 30 minutes to Seattle, you can easily get everywhere you want to visit. Edmonds is a chill, quaint walkable beach town you will love.! Visit Seattle by train or the Olympic Peninsula by ferry.
Through the front door, you will find the delightfully remodeled kitchen and living room. This space was designed with families in mind, with comfortable furniture and room for everyone to connect and relax.
Next to the living room and kitchen, you'll find 3 bedrooms with a full bath at the end of the hallway. Past the kitchen before going up the 1/2 flight of stairs to the large master, you'll find the laundry room and 1/2 bath. The master bedroom is like an oasis, with SO much space, including a reading nook that could be used as an spot to relax or extra sleeping space with the 2 twins/day bed.
The fenced back yard is the perfect size for playing and the covered patio is the perfect spot to enjoy outside in the shade.

Our Nest is a family friendly one-step entry, two-story 2000 SqFt home that features a large gourmet kitchen with dining table that seats 8 and 3 barstools at the large kitchen island. Hardwood floors though out with cozy decorative rugs and carpeted family room that seats 8 and living room that seats 7. All 4 bedrooms have plenty of closet/storage space and all 6 beds (sleeps 10) have quality mattresses with allergen protective covers and quality linens. All bathrooms are stocked with many fluffy white towels, toilet paper, shampoo, conditioner, body wash and hairdryer.

There is ample free parking with 4 car access in the driveway and 3 cars in the graveled front area. Upon your arrival, you will use our secure keypad entry and enter the main floor which includes: spacious living room, newly remodeled gourmet kitchen, large dining area, bathroom with walk-in shower, laundry room, expansive family room with 65” TV (high speed internet and ROKU) and workspace/desk, as well as a King bedroom with mounted 35” TV. The laundry room completes the main floor with washer/dryer/laundry detergent/cleaning supplies. This main level is ideal for anyone stair challenged as it contains all the living spaces very conveniently located.

Out back you will find a covered deck with benches, table and chairs and a barbecue. Down the 4 deck stairs is a fully fenced grassy backyard, a sport court for pickleball or basketball, badminton on the lawn, fire bowl with many outdoor chairs and small children’s playhouse. Various racquets and balls provided.

Stairs to the upper level of the spacious home lead to 3 bedrooms and 2 bathrooms. The first bedroom has a King bed with a daybed twin/twin trundle bed, perfect arrangement for 4 people. The second bedroom includes a Queen bed, reading chair and bench seat.

The Primary King bedroom is huge with an ensuite bathroom and cozy seating space for lounging with a swivel rocker chair and love seat and a small desk with chair. Pack ‘N Play portable crib with memory foam mattress provided.

Our grand kitchen has many conveniences such as: stainless steel appliances, microwave, stovetop, oven, dishwasher, side by side refrigerator/freezer with filtered water/ice, in-sink garbage disposal, instant hot water dispenser, Keurig with coffee pods/creamer & sweeteners, drip coffee maker, 4 slice toaster, dishware/glassware/stemware/pots & pans/utensils/numerous seasonings/trash bags/foil & plastic ziplock bags of various sizes/dish soap & dishwasher pods, and a large pantry space for all your groceries. Our quartz kitchen counter island is a perfect casual eating option with bar stools or can be utilized as a buffet area for large groups.

Additional amenities: air mattresses, highchair, children’s books, vacuum, 2 folding card tables, 6 folding chairs, s’more skewers, barbeque supplies, extra propane tank, five box fans in each bedrooms/other closets, extra blankets and additional linens are sure to keep everyone comfortable. Welcome to your home away from home! Enjoy spacious living outside the big city, yet having easy access to all the Seattle city attractions & amenities. With your own private entrance and a shared massive yard, this guest suite on the lower level provides a large living area, a large bedroom, a private bathroom and a full kitchen stocked with all the appliances and dishes you could need. Parks, restaurants, grocery stores, ferries, public transport nearby make this an excellent location.
The space
We have strived to provide our guests with every amenity they could need for day to day living. A large yard to enjoy the fresh air. Kitchen stocked with all the utensils and basic spices, appliances including microwave, cooking range, oven, fridge, coffee maker, toaster, blender etc. Newly added amenities include an outdoor fire pit (you would need to purchase wood yourself), and a pack and play crib for those traveling with infants.

Costco - both the store and gas station are located 5 mins from our house. Feel free to ask us for temporary use (few hours at a time) of our Costco card for discounted gas. If we are around during your stay you are welcome to leverage our membership.

Bathroom has toiletries and bathing supplies. Extra blankets and bedsheets for the bedroom. Sofa can be converted into a bed for 2 additional people.

You will have parking both on the driveway as well as street parking (if you have multiple cars). Fast Xfinity wireless internet, smart TV for streaming needs (no cable). Ironing board and iron. Your own private Washer and Dryer for your laundry needs. If by any chance you are missing something, just ask us (we live upstairs) and will most likely be able to provide it.

This neighborhood is very safe with proximity to grocery stores, restaurants, etc. Ballinger Lake and Urban Trail near our property are excellent for morning and evening walks. Welcome to our tiny oasis home located in Edmonds. This tiny home provides you all the essential amenities to make your stay comfortable and allow you to explore Washington and meet family and friends.

Our goal is to provide an affordable accommodation option to our guests. Travel need not break the bank!

With your own private entrance and a shared massive yard, this guest suite provides a bedroom (full sized bed), a private bathroom and a full kitchen stocked with all the appliances and dishes you could need. Parks, restaurants, grocery stores, ferries, public transport nearby make this an excellent location.

Plenty of free parking right outside our house. If needed we can allow use of our driveway as well for loading and unloading.

The Space:

This is a ~200 square feet unit. We have strived to provide our guests with every amenity they could need for day to day living. A large yard to enjoy the fresh air. Kitchen stocked with all the utensils and basic spices, appliances including microwave, two burner stovetop, oven, mini fridge with freezer, coffee maker, toaster, blender etc.

Bathroom has toiletries and bathing supplies including a hair dryer.

Fast Xfinity wireless internet and air conditioning and heating will make your stay comfortable.

If by any chance you are missing something, just ask us (we live in the main house on the property) and will most likely be able to provide it.

This neighborhood is very safe with proximity to grocery stores, restaurants, etc. Ballinger Lake and Urban Trail near our property are excellent for morning and evening walks. Our goal is to provide you with a comfortable and enjoyable home away from home. We understand that our guests come from all walks of life and with different schedules, so we kindly ask that you respect our neighbors' peace and quiet during the hours of 9 pm to 8 am. We truly appreciate your cooperation in making our rental home a welcoming space for all.

3.【NO SMOKING】
To ensure a safe and healthy environment for all of our guests, we have a strict no-smoking policy. We kindly ask that you refrain from smoking inside the rental home or anywhere on the property. If any signs of smoking are detected, a $1,000 violation fee will be charged.

4.【NO ANIMAL】
We understand how important pets are to many people, but unfortunately, this property is not pet-friendly due to the homeowner's allergy to animal danders/hairs. We kindly ask that you respect our policy and not book if you plan to bring an animal with you. If an unauthorized animal is found on the premises, we will kindly ask that it be removed immediately, and a non-refundable fee of $500 (sometimes up to $1,000) will be charged.

5. 【NO SHOES】
We kindly ask that you remove your shoes when entering the rental home to help maintain a clean and comfortable environment for all of our guests.

6.【Self Catering】
We want you to feel at home during your stay, so we will provide an initial starter supply of essentials such as toilet paper. If you need additional supplies during your stay, they can be purchased from a nearby store at your expense.

7.【Early check-in】
We understand that early check-ins can be helpful in certain situations, and we will try our best to accommodate your needs. However, please note that a $200 early check-in fee will be charged, and approval is based on whether there are guests checking out on the same day. Please check with us one day prior to your check-in date to confirm availability.

8.【NO late check-out】
We kindly ask that you check out on time so that our cleaning crew has enough time to prepare the rental home for the next guests. Late check-outs are not possible due to same-day check-ins.

9.【Dispose trash in the right bins】
We want to make sure that our rental home remains clean and comfortable for all of our guests, so we kindly ask that you sort your garbage and recyclables and dispose of them in the appropriate bins. If you are unsure, please leave them inside the rental home, and our cleaning crew will handle them.

10. 【Lost & Found】
We want to ensure that you have a stress-free check-out process, so please make sure that you take all of your personal belongings with you when leaving. If you happen to forget something, we can certainly ship it back to you for a handling fee of $100 plus the shipping fee (receipt will be provided).

11. 【Stay for 30 days or more】
If you're planning to stay with us for 30 days or more, we'd like to extend a warm welcome and ask you to sign a lease agreement. It's not just a formality; it helps us ensure your comfort, legal compliance, and a smooth stay.

12. 【Unregistered Guests】
All visitors must be registered during their stay. Unregistered guests may incur a $300 fee per person. This ensures safety and quality for all.

- Before using the grill, please check that the equipment is undamaged and in good working condition.

- After cooking, be sure to turn off the gas tank and the grill, and allow it to cool completely.
- Before cleaning the grill, use a wire brush to remove residues.
- Ensure that the grill and all utensils are clean and dry for future guests.

- If any emergency, please use the fire extinguisher, which is located under the kitchen sink.
- In case of uncontrollable fire, immediately call 911.

We've found our listing works great for savvy single or couple travelers who need a simply comfortable but safe place to sleep. Small families traveling on a budget who do not need resort or 5-star hotel accommodations, as well as those visiting family here in Edmonds who do not have sufficient guest space are equally well-served. All our guests MUST be comfortable enough sleeping on a deluxe air mattress, however, and understand that this is in fact a shared home in which our family lives and works. The space
The space consists of a private room with a queen size bed, a private bathroom, a kitchenette, and a combined dining and workspace area.

The room has a window facing the backyard and a glass entry door which provides natural light. Both window and glass door have black-out blinds to prevent light from streaming in at night.

The room is equipped with a kitchenette that includes a microwave, coffee maker, local coffee, assorted teas, a minifridge, plate ware, glassware, and silverware.

The bathroom is outfitted with towels, body wash, shampoo, conditioner, and a hair dryer. It features a glass enclosed bathtub/showerhead.

There are extra pillows, blankets, hangers, and a luggage rack in the closet.

Due to host preference the house thermometer is set between 67-70 degrees during the daytime and cooler overnight. If the temperatures are too cold for you please message me so I can make accommodations.

The space
Welcome to our tiny oasis home located in Edmonds. This tiny home provides you all the essential amenities to make your stay comfortable and allow you to explore Washington and meet family and friends.

Our goal is to provide an affordable accommodation option to our guests. Travel need not break the bank!

With your own private entrance and a shared massive yard, this guest suite provides a bedroom (full sized bed), a private bathroom and a full kitchen stocked with all the appliances and dishes you could need. Parks, restaurants, grocery stores, ferries, public transport nearby make this an excellent location. Just a 4 min drive to the link rail station which can take you to downtown Seattle, Capitol Hill, university district and even the airport.

Plenty of free parking right outside our house. If needed we can allow use of our driveway as well for loading and unloading.

The Space:

This is a ~200 square feet unit. We have strived to provide our guests with every amenity they could need for day to day living. A large yard to enjoy the fresh air. Kitchen stocked with all the utensils and basic spices, appliances including microwave, two burner stovetop, oven, mini fridge with freezer, coffee maker, toaster, blender etc.

Bathroom has toiletries and bathing supplies including a hair dryer.

Fast Xfinity wireless internet and air conditioning and heating will make your stay comfortable.

If by any chance you are missing something, just ask us (we live in the main house on the property) and will most likely be able to provide it.

This neighborhood is very safe with proximity to grocery stores, restaurants, etc. Ballinger Lake and Urban Trail near our property are excellent for morning and evening walks. Downtown Seattle is an 18 mins drive. There is also a bus which goes there from right in front of our house but requires a transfer. Beautiful downtown Edmonds is a short drive away with lots of restaurants and activities.

Guest suite is entirely yours. In fact, there is no way to access your unit from ours except by going outside. You have complete privacy. Yard is shared.

Other things to note
Shower area is on the smaller side. Taller people may need to use hand held shower.

You shouldn’t have to spend time cleaning on your vacation. We have professional cleaners who come to clean. Guests are only expected to clean any dishes they may have used and our cleaners take care of everything else.

One televisions is provided, however there is NO CABLE TV. It allows the guest to sign into their own streaming provider accounts (Netflix, Hulu, Prime, etc.). In addition, the large tv is a Roku tv which has dozens of viewing apps available. Please go to their website to familiarize yourself with their services.

No guests under the age of 18 are allowed to stay without a parent or guardian. This will result in a complete loss of the deposit and possibly more charges, depending on each individual case.

Please do not reserve the rental for another person (family member, friend) without prior host approval.

Please note - the apartment is up 2 flights of stairs.

In order to keep the cleaning fees at an affordable rate, there will be one towel left out per guest. Please feel free to utilize the washer/dryer in the unit and wash the towels at your own convenience.

## Noise and quite time
The quite time is from 10pm to 7am. You might hear some noise around 8am when we're getting ready for school and work, and again around 7pm when we're having dinner. The furnace might have some noise during colder days. We're always mindful about the noises. Please let us know anytime if there's something bothering you. This studio apartment comfortably sleeps two in a queen size bed. Windows provide plenty of natural light but if you need to catch up on your sleep, the black-out blinds in the sleeping alcove prevent the light from streaming in.

The unit is equipped with a kitchenette that includes a two-burner cook top, microwave, coffee maker (Keurig), toaster, cookware, plateware and minifridge.

There is a dedicated work-space with high speed fiber-powered wi-fi, a separate dining table and a comfortable seating area with a smart TV.

The bathroom is outfitted with towels, body wash, shampoo and conditioner. The space features a glass enclosed shower, heated floor and a toilet fitted with a bidet.

Please know that this unit is attached to our home. This is a private studio, accessed through your own dedicated entrance but we do live upstairs. We do our best to keep noise to a minimum but some noise is to be expected.

A private entrance on the north side of the house makes coming & going easy. There is ample street parking. Note that the entrance to the unit is through the gate on the North side of the house. The path to the gate is not paved.

The couch in the living room is large enough for most people to sleep on for parties who need added sleeping arrangements than the queen sized bed.

We have a full size kitchen with basic utensils. Guests are encouraged to bring any cooking ingredients or bakeware you may need.
There is a movile island that allows two person eat in sitting.
The apartment has a small living room with sofa with a full size pull bed. We have a smart TV where you can use your personal streaming apps, but no basic cable.
There is a one full size bathroom and one bedroom. There is a full size bed with a pull out full size trundle (under the main bed). All beddings are provided. We have a small desk and office chair available in the room. A decent size closet with iron and ironing board.
The apartment has a separate entrance and convenient street parking. There are a few steps to get into the apartment. You are welcome to arrive anytime after 4 pm, since the door is equipped with secured keypad lock.

We love our four legged animals, but to allow us to accomodate guests with allergies or sensitivities to pet dander. We currently DO NOT allow pets.
