PROPERTY DESCRIPTION:
The Goat Rock House sits on a bluff along the Sonoma Coast and is uniquely located inside Goat Rock Beach Park, more than one mile west of Highway 1. Our house is about 1 hour and 45-minute drive (73 miles) north of San Francisco and the Golden Gate Bridge; 4 miles south of Jenner; 10 miles north of Bodega Bay; and only 5 minutes south of the Russian River Bridge.
As you drive down the winding road and rock formations towards the sandy beaches of the Pacific Ocean, near the mouth of the Russian River, you know that you have arrived at a special place. Our house is one of a small handful of homes that are grandfathered in the State Park and blessed by the park’s sweeping panorama of the Pacific Ocean and status as a natural reserve.
The 3-bedroom house fronts a small road on a spectacular 1-acre oceanfront lot. As you enter the driveway, you will be struck by the sense of privacy offered by the Cypress and Pine trees that border the land. From the living room and kitchen windows, enjoy an exclusive front-row seat and a 180-degree view of the Pacific Ocean and Arch Rock – the dramatic rock formation that photographers frequently use to typify the natural beauty of the Sonoma Coast. As you turn to the southern, western, and northern windows, you will be mesmerized by the park’s beauty, its peacefulness, and the signature of Goat Rock that endears visitors year-round, the incredible panoramic views of the Pacific coastline.
With the Pacific Ocean and the Russian River at its base, this house and its surroundings have something for everyone. Relish a cup of coffee or glass of wine on the deck, enjoy the tranquility offered by the ocean's panorama or revel in the activities offered by the park’s rugged trails, beaches, and river terrains. The house is within walking distance to two beaches directly below: (1) Blind Beach where the Kortum Trail begins and (2) Goat Rock Beach as defined by the isthmus and the mouth of the Russian River.
We are less than an hour's drive to the award-winning Pinot Noir vineyards of the Russian River backcountry, the new appellation of Fort Ross, and the town of Healdsburg. Whether you choose to do a little or a lot, you will find yourself coming back to Goat Rock.
AMENITIES
This 1,000 square feet home has an open floor plan for the kitchen, dining, and living room areas. The house can accommodate up to 6 people comfortably. State-certified well water (very drinkable) is trucked to the house for storage and use.
All rooms are situated on a single level. There is a wrap-around deck that surrounds all four sides of the house with a nice short ramp provided for those guests who are walking-challenged or wheelchair-reliant. The house has tile flooring throughout and furnished with craftsman-style décor with a blend of modern. The kitchen is fully equipped, with commercial appliances and a gas stove. New counter-height dining table and waterfall seats are ideally set up for staring at the ocean. The beds and pillows are covered by quality linens and allergen-proof liners. Gas BBQ and bar-height tables on the deck. 2-loads of firewood for use in the large, brick fireplace for times when the coast is foggy, cold, and windy.
Electronics: Free wireless internet, HD-TV with sound bar, DVD/CD/ blue-ray player, and iPod docking station. Free phone calls within the US by land line (except Alaska). Very limited cell coverage but wire-fi-enabled phone calls and texting work well.
WILDLIFE AND ACTIVITIES (INSIDE PARK)
The Goat Rock State Park is located more than a mile west of Highway 1, far from the glare of ambient lights, and separated from the small town of nearby Jenner by both the Russian River estuary and the Goat Hill peninsula. As a result, on a clear night, the house offers some of the darkest night skies and unbelievable opportunities for star gazing and night photography.
Besides its two beaches, the Goat Rock State Park offers many miles of walking trails, including the Kortum Trail and the western section of the Pomo Canyon Trail. These trails lead you to ocean vistas, wind-swept grasslands, wildlife, and faunas. The unique rock formations along the Kortum Trail near the park’s entrance are used by rock climbers for a wide variety of climbing challenges.
The Park has also earned the distinction as a wildlife refuge -- home to a variety of migrating birds and, between mid-February and August, a colony of quiet, state-protected harbor seals and their nurseries. During weekends, the small road in front of the house can be popular as visitors drive to the estuary. When the park closes at sunset, relish the privacy that only a state park preserve can provide. Turn off the lights, step onto the front deck and hear the roar of the ocean below. On a clear night, see the shimmers of a dark night sky stretch across the ocean’s horizon.
ACTIVITIES OUTSIDE PARK
Outside of the Park, you are a 5-mins drive from the Willow Pass Trail; 15-mins drive from the start of the Pomo Canyon Trail; 20-mins drive from the trails at Bodega Head and also, to the Bird Walk Trail in Bodega Bay; 35 mins from the start of the advanced bike ride up King Ridge Road, and 40-mins from the Armstrong Redwood State Natural Reserve in Guerneville.
Enjoy bird-watching, canoeing, and fishing (upriver from Russian River Bridge). October begins the small Steelhead run; November begins the larger Steelhead run that would continue to April. Occasionally, some of our guests have spotted whales from our deck. Whale migration southward begins from mid-November through April.
For the northern coast of California, expect unpredictable weather during certain times of the year (especially spring and summer), when the coast can have a 30F degree drop in temperature within a day. On days like this, we recommend that guests explore inland, where temperatures can be 10 to 15F degrees warmer. The house is about 30-mins drive from zipline activities in a redwood valley of Forestville, delightful general stores of Valley Ford and Duncans Mills, a gourmet deli in the Korbel Champagne House, famous loaves of bread from Wild Flour Bread in Freestone, and many fine restaurants in Jenner, Bodega Bay (1-Michelin star), and Guerneville.
About 30 mins drive lies the start of several award-winning Pinot Noir vineyards along River Road and Sonoma’s back roads. Add another 15 mins and you reach the lovely town of Healdsburg, from which to explore Alexander Valley. Sonoma County was named among the top 20 travel destinations in the world by Forbes and Frommer's for 2020.

Set well back from the road on 4.5 acres...birds, hawks, owls, turkeys, deer, dragonflies, trees, lawns, flowers, grape arbor, wisteria, and, seasonally, apples, blackberries, and persimmons. The level walk-out from the living room to the patio and garden provides comfortable,private in and outdoor living during spring, summer and fall. The winters are cozy too with the wood burning fireplace and a sofa bed in the living room. We recently added a zoned mini-split heating/AC system to improve comfort summer and winter.
Our place is not luxury but very comfortable for a relaxed vacation. It is perfect for two couples and people with children. The two bedrooms are on opposite sides of the hallway and each has a queen bed. One has a private full bath with a European style clawfoot tub and hand held shower. The other bath has a stall shower. The living room has a double sofa bed. We have a paknplay and plenty of toys for the under 8 crowd. The backyard, though unfenced, is well defined and excellent for play. There are two acres of woods on the hillside.
Our formal dining area seats six easily with immediate access to the shady backyard. The Kitchen is fully equipped and has stainless steel appliances including an induction range, dishwasher, refrigerator.
The private back yard of the house has a trellised patio, a lawn area,and steps to the upper acres. It is great for viewing birds and other wildlife. It is often chilly in the evening so bring a jacket to enjoy our deck.
Our garden has paths with pretty flowers in the spring and summer. Don't forget to check out the stone waterway at the south end of the property. In summer it feels like a different climate- a nice cool place to relax on hot days. An extra pair of flat shoes are a good idea for walking on the gravel paths. This property was named Owl Hill because the owls will call back and forth to each other from the tree tops.
Approximately 20 minutes to Bodega Bay. Less than 10 minutes to the town of Freestone, Osmosis Spa, and Wild Flour Bakery and within minutes to some of the best West Sonoma County wineries.
We try to offer a great value both in and out of season. Check out our off season and long term rates. We have had several monthly guests in the last few years. An easy house to "settle in". We are a Bay Area family, grandparents of three families each with two kids. All of us enjoy this vacation home when we can get away. Not luxury but very comfortable for a relaxed vacation.

This is a true getaway. We searched the enitre area of the Russian River before we settled on this property. Camp Meeker is unique with its logging history, post San Francisco earth quake. After it was done as a logging camp it was developed as a vacation community. Families have owned properties for multi generations and some became full time residents. It is fun to hear the family histories and tales of days gone by. It is central to the RussianRiver, ocean, Redwoods, wine country, and all of the entertainment, activities, and open countryside of West Sonoma county. The cabin is a great place to leave your daily life behind and truly disconnect. We get some cell coverage, but its more a place to reconnect to each other. We enjoy sharing our space with friends and family, but both agree, it is best with just us two. We chose to not put TV, and all of the other distractions of daily life so that it would feel like time away from our daily life. We have shared some of our best meals in our backyard Redwood grove. It's a place to come home to after a day of enjoying what you love to do outside, enjoy a GREAT SHOWER and a fantastic night of rest. The entertainment available in West Sonoma county is endless, via festivals, wineries, and farm trails. Where there is wine there is great food. We are pet friendly to responsible and well trained owners of pets. It is necessary to advise us in advance of any booking request that includes bringing a pet. We do not have complete fencing, so your dog can not be left unattended out of doors and must have good indoor manners. We love the children we raised as I am sure you love yours, but our cabin is made as a true getaway..

As you exit the Highway and enter Goat Rock State Beach, you will be treated to jaw dropping vistas. Its no wonder that this scenic road has been featured in so many commercials!! Turn off the main beach access road onto a small gravel road to reach our cabin, which we call "Sea Nest".
You will love the wrap-around windows that provide expansive views of the Pacific Ocean, white water, Goat Rock State Beach, and the Russian River and its mouth. The rugged Pacific coastline is visible for miles, and expansive natural vistas await you in every direction. You will see glimpses of the picturesque town of Jenner, framed by the majestic green hills above the town.
A large deck invites you outdoors to experience the sights and sounds of this natural wonderland. Open all the blinds and enjoy the same views from the cozy interior of the two bedroom cabin. Visits from deer, rabbits, quail, and the occasional fox in the yard below are not uncommon. Soaring birds abound. Sunsets are magnificent. On clear nights, the star-filled skies are exceptional.
The cabin abuts State Parks open space and you will feel like you have a nature reserve to yourself as you gaze out over the fields and the ocean and river. Sea Nest is one of only a handful of houses within the Goat Rock State Beach area. The views from this property are simply inspirational.
The cabin itself is cozy and cute. The interior is bright and cheery, with abundant windows and natural light. The ceilings are vaulted, and there is a wood burning stove in the center of the cabin. The kitchen, dining, and living areas share space in an open floor plan. There are two bedrooms with queen beds and one bath.
Goat Rock State Beach has much to offer, all within walking distance: sandy beaches surrounded by dramatic cliffs; hiking trails; seabirds and harbor seals; and the Russian River. Amazing vistas are everywhere- from atop the cliffs, hiking along the Kortum trail, or from one of the two large beaches separated by massive Goat Rock. You may see colorful hand gliders floating peacefully over the cliffs, while surfers wait for their waves in the waters below.
Outside of the Park there is so much to explore in every direction. Take a short drive south to Bodega Bay, a quaint fishing town with shops, restaurants, and recreation areas. Alfred Hitchcock's "The Birds" was filmed here and in the nearby town of Bodega. Head north and you will be treated to one of the most scenic and dramatic sections of Highway One as you leave the quaint seaside village of Jenner. Visit Fort Ross State park or continue north to Gualala. Iconic Mendocino is 2.5 hours north. Or simply drive for a while and turn around- the drive itself is worth it!
Head east and explore the Russian River recreation area and the nearby towns of Jenner, Duncans Mills, Monte Rio, Occidental, and Guerneville. Start wine tasting 30 minutes away at Korbel, and explore the many wineries nearby in the Russian River wine region. Have lunch in the charming town of Healdsburg. Hike among the redwoods at Armstrong Woods State Park. Take a day trip to the world famous Napa valley. San Francisco is about 75 miles south and a little under 2 hours away.
There is so much to see and do in this part of California- you will not be bored! But if you seek rest and rejuvenation, Sea Nest is the perfect place to escape, unwind and relax! You may be inspired to write your novel.

It is well stocked and has everything you need and the small space heaters worked fine to take the chill off the house. We had rain the first day and a half but it cleared off afterwards. The sunsets were amazing and even though it is situated on the top of the mountain we could still hear the waves breaking on Goat Rock Beach, especially at night. We took a 35 miles drive up the coast to Salt Point State Park and walked the easy, flay trails along the bluffs resplendent with a myriad of wildflowers, watching huge waves crash into the rocky shore. We also visited the other worldly Kruse Rhododendron State Natural Reserve that was worth the drive up. A can't miss little shop is the General Store in Duncans Mills, just a short drive east, up the Russian River and the other shops in this little hamlet. The next day we drove over to Healdsburg, CA (about the same distance) through all the vineyards along Westside Rd. for a nice afternoon in all the quaint shops, galleries, etc. and had a late lunch at a place we like just off the center square. I shared photos of the views with friends who asked who we rented the place through and for contact info."

YOU JUST FOUND YOUR HEAVEN ON THE HILL. We are out here, yet in the middle of everything!!!!
When family and friends came to visit, they never wanted to leave. This is why we created the magical BIRDHOUSE in 2014. Located one hour north of San Francisco, smack-dab in the middle of the world famous Sonoma County wine country. We are 20 minutes from the beautiful Pacific Coast or the magnificent Armstrong Redwoods or the Russian River. The Sebastopol area, a mere 4 miles east, is bursting with world class wineries, restaurants, art, music, and so much more.
The Birdhouse at FancyNest Farm is perched among the pine trees on 2 1/2 acres, which seems larger because of sweeping western valley views of the vineyards, and overlooks a stunning pool. The light-filled, one bedroom home is perfect for your next relaxing vacation in the wine country.
DESCRIPTION OF THE 900 sq.ft. HOUSE:
THE LIVING AREA: The main living area is open and spacious with 17' ceilings and ample, comfortable seating. We want you to feel at home with thoughtful design touches that go beyond the normal vacation rental. Of course we have high speed WiFi and TV. The living room is connected to the dining and kitchen area, making it easy to keep the conversation going. The sofa pulls out to a 6 inch queen memory foam mattress. The blankets and pillows are located in the closet, to the left of the front door. There’s a wonderful fireplace for those chilly evenings.
The nook off the living room has a full size bed and good lighting. It is a perfect place for kids to sleep or to have an afternoon nap in the sun. Even a desk if you need to work. A highlight of the room is the bank of western facing windows...and the ever-changing view.
WHAT ABOUT THE KITCHEN:
We have stocked the cabinets as if we were staying there; all that you need to cook an excellent meal as if you were home. Your basic condiments and spices are on hand because we would want that if we were on vacation. We included a microwave, coffee maker and bean grinder, blender and a dishwasher. The oak dining table has four mid-century chairs that mom bought back in '64…plus that great view. A bird feeder hangs outside the dining room window for unlimited enjoyment . The sliding door off the kitchen opens to the multi-tiered deck which has an outdoor table, chairs and umbrella. The charcoal grill is at the ready in case you bring back oysters from Tomales. Or veggies and fixings from the many farmer's markets. Don’t hesitate to ask if you need anything.
THE BEDROOM:
Without exception, everyone who walks upstairs into the bedroom is enveloped by serenity and peacefulness. Great attention was paid to create a space where the outside world melts away. We invested in a top of the line memory foam mattress, (waterproof and bedbug proof encasements for your ease of mind) excellent sheets, high quality feather pillows and lovely down duvet and sea foam green blanket. We installed an incredible collection of original paintings depicting images of San Francisco, or Mendocino, or Mexico….from the 50's, 80's and 90's. Theoriginal artwork throughout was made by the Owners. Sit on the comfy chair and gaze outside on the balcony overlooking the pool. A beautiful mid century wooden dresser has a mirror and lighting. The large closet houses an iron and board for your convenience. A portable crib is located in the closet.
THE BATHROOM:
The only bathroom is located up a flight of stairs on the second level. It contains a toilet, sink and a bath tub/shower.
WHAT ABOUT THE POOL AND HOT TUB:
A path on the western side of the building leads you to the pool and hot tub. The pool has a large designer Cabaña and Baño . The pool is heated by a passive thermal solar panels on the cabana roof, which makes swimming wonderful during the late spring (April) summer and early fall months (early October). The hot tub sits on a lovely perch where you will enjoy the amazing, 180 degree views. This is a place where you can further unwind and relax.
The owners sometimes share the pool but take great care to leave the hot tub and pool area to the guests each evening for their personal use. If you are interested in having exclusive use of the pool area, it can be arranged for an additional fee.

The property is 2 1/2 acres. Casual gardens spaces are interspersed with Mother Nature herself. We have many apple trees. The lasting impression of this place is the vast sky. From many locations you have a 180 degree view of unobstructed openness. The BIRDHOUSE is named and lovingly decorated to honor the many varieties of birds who call FancyNest Farm home. Look up and you might see a red shouldered hawk drawing circles in the sky. Listen carefully to hear the hummingbird zipping about in the bottle brush trees. We provided a bird feeder and bath so you can have an upfront experience with the birds. On a clear night be prepared for a spectacular show of stars. If you want to know how great the Birdhouse really is...our guests sum up the beauty, comfort and peacefulness of this vacation rental way better than I ever could. Entering our country lane, you’ll begin to settle into the quieter pace of West Sonoma County life. Here we have the luxury of attuning ourselves to the rhythm of the natural world. You may see a family of deer (lately the does have been showing their fawns around the property), or if you are lucky a furtive fox, bobcat or soaring red tail hawk. But even in this country paradise we are only an hour away from the urban delights of San Francisco, twenty minutes from Santa Rosa, and eight minutes from downtown Sebastopol.
From here you can easily spend your days walking, jogging or surfing at gorgeous Pacific coast beaches, hiking in old growth redwoods, discovering world class wineries, exploring the many art galleries in our neighboring towns, browsing in unique boutiques featuring the works of local artisans, biking through the vineyards, kayaking the Russian River, dining in Zagat-rated restaurants, small, local bistros or oyster bars along the coast, or just relaxing here at Apple Blossom Retreat.
The cozy, wood-shingled studio, surrounded by wisteria, apple trees, and flowers on the two-acre property is your home away from home. It is attached to our larger, country home where we live right next door, but you are completely private with your own separate entrance. Your studio and our house are separated by an 8 foot utility/laundry area. We are right here if you need anything, but we completely respect your privacy and desire for peace and quiet.
There is a small garden patio for your personal use where you can sip coffee in the morning or enjoy a glass of wine after a day of exploring hidden wineries. On sunny days, curled up in a comfy armchair with a book, you can bask in sunlight pouring through the expanse of southern exposure windows; on rainy winter days you can watch the row of poplars dance in the wind.
We’ve made the spacious living room both comfortable and beautiful, adding a few country antiques from my beloved Midwest family home. The centerpiece of the room though is a stunning, antique Japanese screen that creates your private bedroom. There you can luxuriate in the queen bed with high thread count sheets and piles of fluffy pillows. The sounds you may hear are reminders of simple, country life: the screech of a barn owl out for a night hunt, coyotes on a far away ridge yipping at the full moon, or perhaps the distant crow of a rooster. We also have Wi-Fi, cable TV, and a DVD player for those wanting to be more connected.
There is a fully equipped kitchenette with refrigerator, coffee maker, toaster oven, microwave, and a state of the art induction hot plate.
The studio cottage works well for a variety of Sonoma County travelers: adventurers wanting to explore the area, couples seeking a romantic retreat, or individuals seeking a quiet refuge for study, writing, artistic pursuits, or quiet contemplation.
At the end of the day enjoy a massage or enzyme bath at nearby beautiful Osmosis Day Spa, surrounded by an immaculate Asian garden, or just come on home and relax.

"The Ranch", as we call it has been in the family since 1871 and started off as a two story house on 52 acres of Redwood forest near Sebastopol and Occidental, CA. In 1906, the Great San Francisco Earthquake brought much of the home down, and it was rebuilt as an 1100 sq ft single story home with with the original redwood and fir flooring that it has today! These floors were restored as best possible in 2017.
Over the years it served various land uses with the 1950's seeing the start of Rome Apple production. The land was an apple orchard until 2016 when the Far Niente wine group leased 6.5 acres and re-purposed our hill for Pinot Noir production. The new label these grapes go to is EnRoute, and is in the same wine family as Far Niente, Dolce, Nickel & Nickel and Bella Union.
For all of 2016 and 2017, the winery prepped the land and planted fertilizing ground growth. The vines were finally put in Spring of 2018. The vineyard is fenced off, so you aren't able to walk through it. But you can enjoy the views! However, there is a 100 year old Pinot vine right behind the back deck you can pick the grapes from if the deer don't beat you to it. There are also several apple trees left that fruit in the fall.
The house itself feels larger than it is since it has 10ft ceilings and large rooms. Additional light has been added and the house has a very airy open feel, with two very large fans in the living room. The house does not have central heating or air. Since it located within ten nautical miles from the coast, the evenings are almost always cool and enjoyable in the summer. For winter, electric heaters work well and there is an efficient wood stove for you use. Firewood is included.
Upon arrival, prepare to relax on the deck with your complimentary chilled bottle of Bowman Cellars Rose of Pinot Noir. Bowman is located in Graton, just minutes from Bluebird Ranch and hosts wine tastings, regular menu items, and various pop up dinners. The Big Bottom Biscuit Bullet, a guest weekend food truck, offers a delicious selection of sweet and savory delights from Guerneville’s favorite gourmet deli and marketplace. Open seasonally on Saturdays and Sundays from 11-4, this classic Airstream trailer will accompany you as you sit back and enjoy their gourmet biscuit sandwiches in their pet friendly patio area.
When you aren't wine tasting, or enjoying the many highly rated farm to table restaurants sit back on the rear deck and watch the hawks and other birds fly around. Sometimes you'll see deer, or even "Dirty Bob"- our resident bobcat. Pick blackberries, apples, peaches and walnuts. Again, if you can get to them before the critters.
Sonoma County is unique in that it has so many quaint little towns with their own microclimates. You can wind through redwood groves or take a drive along the gorgeous California coast and be sure that you will run into a sweet little town with a few family owned restaurants and unique shops. Bluebird Ranch is centrally located so that you can enjoy a taste of them all! Here are some of our favorite locals' stomping grounds and haunts and the drive times from the ranch.
Occidental- 5 minutes, Cutest little old train stop town! Howard's Station (wonderful breakfast and lunch and even a dog menu for the front porch!), Union Hotel- bar and restaurant, Negri's- bar and restaurant. Lots of locals, juke boxes, and two old family owned Italian restaurants. Go ziplining through the redwoods with Sonoma Canopy Tours. Drive to the coast via the incredibly scenic Coleman Valley Road just to the left of Negri's. You won't be disappointed!
Graton- 5 minutes, The Underwood (tied for best burger and a very nice upbeat restaurant- great happy hour), Willow Wood Cafe (awesome breakfast) Bowman Cellars, several wineries
Freestone- 5 minutes, Wild Flour Bakery is a must! Lattes, coffee or hot chocolate, pastries, and incredible bread for a picnic or a dinner on our deck
Sebastopol- 7 minutes, Loads of wonderful eateries! The Barlow for shopping, wine tasting, breweries, ice cream, and more. It is a bustling bohemian town! Visit Furthermore Wines for some bocce ball outside surrounded by grape vines and then go antiquing at one of the many antique shops around the perimeters of town.

Bodega- 15 minutes, Visit the church and schoolhouse from The Birds. Stop for a beer at The Casino. You will enjoy the locals and the sweet but feisty owner, Evelyn. If you are a Hitchcock fan, there is even a statue in front of the little town store for your photo opportunity. Check out the gallery in town with local art.
Bodega Bay- 20 minutes, Visit Tides Wharf, another site from The Birds. Warm up with some clam chowder at Spud Point Crab Company, call ahead for a reservation for Terrapin Creek Cafe, which was awarded an acclaimed Michelin Star, or sit at the old marina at Gourmet Au Bay and watch the sandpipers. Bodega Head is beautiful for a hike above the Pacific while you watch for Grey whales March - June. Golf 18 holes at The Links at Bodega Harbour, a internationally recognized premier golf course overlooking Bodega Bay.
Dillon Beach - 29 minutes, A dog beach!!! A favorite spot for our pups. Long, beautiful beach in a quaint ocean village.. a short drive from Valley Ford. Green rolling hills with lots of cows along the drive. Visit Dillon Beach Coastal Kitchen before or after a day of play on the beach. Local, fresh food.
Forestville - 15 minutes, Visit Kozlowski Farms for a pie or jams, numerous wineries, coffee shops, nice restaurants. Bike or walk the West County Trail (paved) from Forestville to Sebastopol. Take a canoe trip down the river from Burke's Canoe Trips.
Duncans Mills - 23 minutes, Cute little river town stop with The Blue Heron. Live music most weekends, outdoor patio, dog friendly. Tons of locals. Antique shopping galore.
Guerneville-25 minutes, The Russian River! River float, kayak, fish, sunbathe. Hopping, eclectic and welcoming river town. Great restaurants, dive bars, happy people! Stump Town Brewery has a scenic deck overlooking the river and is dog friendly. Armstrong Redwoods State Park hosts beautiful redwood groves and marvelous hiking trails. Tons of wineries off West Side Road and along River Road. Taste some bubbly at Korbel.
Jenner - 30 minutes, Where the Russian River meets the Pacific. Gorgeous coastline, beautiful beaches, Goat Rock, dog beach. More kayaking. The River's End restaurant is a must for a beautiful sunset and craft cocktails and upscale food.
Marshall - 35 minutes, Technically Marin County, but needs to make the list. Sit outside at Nick's Cove and overlook the serene Tomales Bay. Beautiful and very relaxing. Take a hike at the incredibly beautiful Point Reyes National Seashore. Shuck oysters at Hog Island Oyster Company.... the oysters are raised right there on location in Tomales Bay so they are fresh each day.
When we tell people we are from Sebastopol, people always ask.. .where's that? So we tell them one hour north of San Francisco and 20 minutes west of Santa Rosa. Along with the little lesser known places above, we also boast some of the bigger, well known, players in Wine Country.
Santa Rosa - 20 minutes, Check out 4th Street, loaded with restaurants, bars, shops, or railroad square with more shops and restaurants. Take a hot air balloon ride with Wine Country Balloons or go ice skating at Snoopy's Home Ice, followed by a stop at the Charles M. Schulz Museum for some Peanuts history. Hike Sugarloaf.
Healdsburg - 30 minutes, Charming downtown square with shops, restaurants, galleries all within a stone's throw of the square. Venturing out in all directions are countless wineries in Dry Creek Valley. Grab a gourmet deli sandwich and picnic supplies or just hang out on the porch at the Dry Creek General Store, established in 1881. You are sure to have some lively discussions in the creaky chairs on the front porch. If you have a boat, take it out to Lake Sonoma for warm day on the water.
Geyserville - 40 minutes, When we have guests in town, we often go to Francis Ford Coppola Winery and Restaurant. Eat at Rustic on the beautiful patio overlooking the picturesque Alexander Valley or reserve a spot for the day at the 3,600 square foot pool with full service from the pool bar and restaurant. Shop for souvenirs at his Coppola Movie Museum and enjoy items and costumes from his movie sets. The little town of Geyserville is darling. More good food, drinks, shops, wineries, and galleries.
Sonoma - 55 minutes, Sonoma hosts another charming town square. Visit the Sonoma Mission or Sonoma Jack Cheese Factory. The Girl and the Fig is one of our favorite Sonoma County restaurants.
Things to consider:
*This is a 150 year old house and there will be creaks in the floor and other older house issues.
*You will be on a working vineyard, so expect there to be workers behind the fence at times. There may also be tractors and other equipment running.
*There is no air conditioning, but the house rarely gets hot due to the proximity to the coast. However, there are times in the fall that don't cool off as they usually do. There are plenty of ceiling fans and floor fans.
*You are in the country so be mindful of your pets. There are coyotes, bob cats, red tailed hawks and even the occasional mountain lion.

- "The Bluebird Ranch farmhouse was a historic delight! Amazing craftsmanship, and updated furnishings are a perfect complement to the heritage of the much-loved home. Waking up in the vineyards was beautiful, and ending the day with circling hawks and other birds in the sky was perfect. The hot tub is a great place for star-gazing, since there is very little light clutter in this area. The kitchen is well-stocked (we only needed olive oil and a coffee grinder!). The host was accessible, and answered ?s quickly. We were hoping for a quiet space to celebrate our 3rd anniversary (yeah, we had a pandemic wedding), and Bluebird Ranch was a perfect venue for us. Our dog loved the space to roam, and meeting new critters on the farm."

Down a quiet country lane, surrounded by vineyard and orchard views, sits our re-modeled 1920's farmhouse. Welcome to paradise in the wine country!
Most of the property's seven acres are devoted to apple orchard and meadow. The main house consists of four spacious bedrooms, three bathrooms, a living room, formal dining room and den. The kitchen is well equipped and makes it fun to feed a group indoors or outdoors. The kitchen was completely remodeled in the Spring of 2015. The house has everything you need to make your wine country vacation enjoyable. Beds and baths are appointed with fine linens. Off the kitchen, a large patio and deck provide a perfect spot for barbequeing and dining al fresco at the large teak table. Read and fall asleep in the roomy hammock. The location, the so-called Banana Belt, has more sun than anywhere in West Sonoma County! Days start out cool, warm up through the afternoon and then cool off again in the evening, making this a perfect climate for living inside or out.
There is a remodeled, one bedroom guesthouse with a full bath, living room, and wet bar.
A 40', solar-heated swimming pool near the main house provides a great place to cool off in the heat of the afternoon. There are two organic vegetable gardens where you can pick over 50 different varieties of herbs, vegetables and fruits for your meals (depending upon the season). Over 70 mature rose bushes around the house provide bursts of color. There is a sport court with a basketball hoop, adjustable volleyball or Pickleball net and lights for late evening play. Lines painted on the court are official Pickleball court dimensions.
There are many fun things to do nearby. You'll be close to the greatest pinot noir and chardonnay tasting rooms of the Sonoma Coast and Russian River Valley. Healdsburg, Sebastopol, Graton, Occidental and Forestville are minutes away by car. You will find wonderful restaurants, art galleries, and fun shops as you explore these charming towns. There are several excellent grocery stores within a few miles and the Sunday farmers' market in Sebastopol is fantastic.
The possibilities for active outdoor living are limitless! You can walk, run or bike the Joe Rodota trail or the scenic and little-traveled backroads nearby. There are four public golf courses, including a Dr. Alister MacKenzie design, a short distance away. The Pacific coastline is a beautiful drive over the hill from Graton through Occidental. Hiking beneath beautiful Redwood groves or canoeing on the Russian River is 15 minutes away. For the thrill-seekers, there is a zip-lining course in the Redwood forest only 7 miles away.
If you are looking for a special treat, you can revive yourself with a day trip to the famous mud baths in Calistoga. If you desire something closer, there are several day spas in the immediate area.
The property is very private and quiet. At night, city dwellers will be dazzled by a sky full of stars. You are away from it all and still close to everything. San Francisco is 60 miles to the south.

Bringing your own car is best and we have ample parking on the property but Uber and Lyft are available as are chartered buses for winery tours.
The pool can be heated at a cost of $200 per night's stay (at a minimum of 3 nights) to heat to 85 degrees otherwise it normally runs between 65-70 degrees. It is definitely recommended outside of summer months if you are wanting to use the pool. Guests have access to the entire 6 acres of property including the creek that runs through the property, hot tub, heated pool, separate cottage, trampoline, bocce and fields.
For surfers, beaches are a 20 minute drive to some of the most spectacular coastline and surfing beaches, as well as best fishing spots, local seafood and also, water sports. There is no end of things to do in our special part of the world and wine country.

This home was built in 2021. Hikers can explore the grounds on foot, while birders can marvel at the aviary built by the previous owners. When you're ready to get out and explore the area, you'll be an easy drive from Occidental (four miles), Sebastopol (five miles), Bodega Bay (14 miles), and Healdsburg (18 miles).
Whether you spend your time wine-tasting, hiking, cycling, or kayaking the Russian River, you'll find a wonderful spot to unwind at the day's end on the front porch. Take a seat in an Adirondack lounger and open a new bottle of red, rising every now and then to keep an eye on dinner on the Weber gas grill.

Joy Cottage is a charming, fully remodeled, guest house in a forested residential neighborhood just outside of Occidental. It’s the perfect location for an extended vacation or solo work retreat. With a wrap-around covered deck, French doors, and energy-efficient windows, you’ll love the bright sunlight without the heat! Mini-split air conditioning/heating units keep the temperature comfortable inside or you can relax outside in the hut tub surrounded by trees or dine al fresco on the patio using the gas BBQ on the deck. Your well-mannered pup is welcome to join you at Joy Cottage and your adventures throughout West Sonoma County. Wineries, breweries, world class Osmosis Spa, and excellent food are all within a short drive.
The 185-acre Tannery Creek Reserve is protected by the Bodega Land Trust, allows dogs, and is just down the road. Joy Cottage guests are granted permission to hike in the Reserve under the home’s membership and with a signed liability waiver. It’s just one of the many incredible hiking trails in the area.

The Sonoma Cottage is the perfect getaway spot for families or for couples who enjoy traveling together. There are two spacious bedrooms, one on the upper level, and one on the lower level of the house. Each bedroom features a king bed, fireplace, jetted spa tub, and private bath. Additionally, one couch in the comfortable living room folds out to sleep two people.
The fully furnished living room will be your gathering place to enjoy the TV, fireplace, upright piano, and cozy seating. The full kitchen is equipped for cooking meals to be enjoyed around the dining room table that seats up to eight people. Savor an outdoor meal on the cottage patio. Take a short walk over to the Inn at Occidental to enjoy the courtyard garden and veranda with other guests, or enjoy your private oasis at the cottage. This is a rustic in-law in a country setting 12 minutes west of downtown Sebastopol. One bedroom with a queen bed and closet. Cute separate private sitting area with a day bed/sofa and small dining table. Best suitable for 2 adults plus a child. Entrance through the laundry room that is due to be remodeled, currently unfinished.
Absolutely no cats/no exceptions. Well behaved dog OK but please 1 dog only or email for exceptions. We don't have a fenced yard so dogs need be on a leash outdoors. Thank you!

This is a private space with it's own key, although it does share a wall with the kitches for the rest of the house. There may be some gentle noise from the main house during the day since we do share a wall. Also we do walk about the property during the day. This is completely self-contained with sleeping, sitting area, bathroom and stocked kitchenette and totally separate from the main house except the entrance room which doubles as a laundry room. We have a separate entrance and try not to enter the laundry room while guests are with us.
This is a very quiet rural setting. We have a small outside sitting area (which is part of the property) with two chairs and a serving table. We also have a vegetable garden down below on the property that guests are free to go to to pick veges and enjoy meditative quiet times. It is lined with jazmin.
Other things to note
Please note that this is a rustic country setting outside of town. Owners also live on the property and are involved in projects. Huge vegetable garden and apple trees abound... feel free to pick food during your stay as season permits!

Big kitchen, with breakfast nook where you can enjoy morning coffee or if your prefer out on our large deck. You are welcome to use the kitchen for the microwave to heat up your prepared foods… but no large meal preparation please. There is fresh coffee (continental breakfast) every morning and a variety of teas. You have the use of one designated shelf in the refrigerator for yogurts etc. We do have a extra refrigerator and freezer in the basement, if you can’t resist buying some of the counties wonderful foods to take home. The living room is relaxing and comfortable, next to our formal dining room which leads out to our hot tub (clothing optional, big towels provided) and outdoor shower. Also outside is our art studio and yoga room- we have mats so if you would like to practice feel free to leave your mat at home. Our studio is a working artists place, we do have an extra easel and can recommend great views for plein air painters and photographers.

We love meeting new people, sharing what we know about Sonoma County and making any recommendations you might want. Don works in the studio, so is usually available for any questions you might have. I work part-time so am not always here. We do have busy lives, but are happy to help make your visit a wonderful experience.

Mid-Stay Cleaning: The cleaning fee includes a mid-stay cleaning and a departure cleaning. We will work with you to schedule the mid-stay cleaning for the 3rd week of your stay at time that is convenient for you. The cleaner will clean floors, bathrooms, surfaces, and the kitchen, and replenish supplies such as paper towels and toilet paper. A turn of linens is not included, but can be added for an extra fee.
Guest Documentation: for all of our stays 30+ nights, we require additional information, including email address, physical address and a brief description of your purpose of travel. If you have not provided Airbnb with a valid government ID, you will need to do so, or alternatively you can send us an image of a valid government ID.
Guests will be sent an e-sign agreement to sign and return once reservation is confirmed.

Our name says it all — we encourage play, not work. This is a great space to decompress, get out and do the things you love. We are 6-8 miles of the Russian River and 11 miles from Bodega Bay with many hiking trails and biking roads in between.
The space
My husband and I created this space with the idea of sharing it with others. Being a married couple of several years we have always practiced and know the importance of just being a couple and remembering how we started. We made it casual, cozy, and comfy. We added some great amenities to a 1949 cabin , but also tried to maintain the charm. It's private, quiet, thoughtful, and a great place to disconnect from your daily life and reconnect with who you choose to share it with.
You may not need to turn the power on at all, in fact. Don't bother with your cell phone either — your signal won't find you here. What will find you is a slowness you may not have known you were missing, and the realization that the world goes on just fine without you.

For Play cabin is a stand-alone space. We have 1 neighbor nearby, but they are not visible from indoors and if you focus your attention to the forest, when outdoors you won't even realize that there is a neighbor, which makes the space so much greater. We do respect their presence as well as they respect ours.

Bed, bath, & kitchen linens are supplied upon request. We have no washer/dryer in the cabin, so we have to pay laundry service. If you would like us to supply, please ad $25.00 p/bed. We do supply pillows, blankets, bed covers, bath mat & toilet paper.

Driving in Camp Meeker
Camp Meeker roads are narrow and may require careful maneuvering, especially if another car is approaching. Please drive slowly and carefully.
No Smoking Policy
Please no smoking in or near the house.
Rustic, like we mentioned, the house is a bit rustic, don't expect luxury here, the bathroom vanity and mirror could use an upgrade as well as the kitchen area. The house is old and the door frame to the main/bigger bedroom does have a little extra space (a half centimeter) that will be fixed later this year.
Pets
We are allowing dogs under 50lbs but we would like to ensure that all guests are safe so if you bring your dog, please be respectful and do not allow them on the furniture, pick up their waste from the yard, do not leave them alone in the house without supervision. Due to allergies we do not allow cats or any other animal in the house, thank you for understanding.

There are two designated parking spaces available. Due to the narrow streets, additional parking is not available, so please plan to commute together.
Communication Tips
We recommend enabling WiFi calling on your mobile phone or using the provided phone to place local calls if needed.
Septic System Guidelines
We are on a septic system, so please only flush regular toilet paper (NO adult or baby wipes, floss or tampons should go into the toilet).

Amplified music is prohibited outdoors at all times.
Quiet Hours
Sonoma County quiet hours are strictly enforced between 9pm-7am. Please be respectful of our neighbors.
Utility and Cleaning Fees for Extended Stays
For stays of 30 days or more, if utilities (water, trash, electricity, and gas) exceed $150, you may be asked to cover the excess. To avoid high charges, please turn off lights, heaters, electronics, and the stove when not in use. During the winter, we recommend layering clothing to manage electric bills efficiently.
Additionally, for stays of 30 days or more, the cleaning fee will double for an end-of-stay deep clean, and you will need to pay for monthly cleanings if your stay is over 6 weeks.

My renovated cabin is a perfect escape to the serenity of West Sonoma County any time of year, with its small towns and quaint main streets, rolling foothills of vineyards and redwood forests, and the Russian River flowing to the Pacific Ocean.
Located just outside Occidental, not too far beyond lie Monte Rio Beach, Guerneville, Sebastopol, wineries, hiking, and the coast.
While only 90 min from San Francisco, the cabin feels like a world away, making it an ideal place to unwind & disconnect.
The space
While portions of the cabin date to 1918, it has gone through several iterations through the years, including a complete transformation since I purchased it in 2023. I wanted to create a comfortable and modern environment that is equally suited to welcome you back after a day of adventure or coax you into some serious r&r without ever leaving the property.
If staying in is your vibe, there are blackout shades in both bedrooms so you can sleep in as long as you want on the comfortable memory foam mattresses. Once you're ready to take on the day sink into the sofa, spin a record and light a fire (Fires are not allowed June-September due to both the heightened risk of wildfires & spare the air days. If you need heat indoors please use the Mr. Cool units).
If you need a change of scenery, grab a book and venture out back to the hammock, or take your relaxation to the next level in the hot tub under the trees. Either spot is prime viewing to see deer, a variety of birds, and maybe the illusive fox.
The fully stocked kitchen has everything you need to make a home-cooked meal and all the barware for that perfect cocktail. We've also got you covered with Nespresso Vertuo coffee, a selection of gourmet teas, and a French press. Enjoy your meals at the dining table looking out to the forest, or outside dining under the trees.
In the mood to watch a movie or some tv? You'll love the ceiling-mounted projector and 8-foot pulldown screen. Sling TV is ready to view most sports and regular tv channels, and if you want to watch other streaming services, feel free to log in to any of your favorite apps.
For your convenience we've provided shampoo, conditioner, body wash, lotion and hand wash. Towels, hot tub towels, bed linens and extra blankets are also provided for guests.

The roads are narrow, windy, and somehow two-way. Please drive with caution, and note that since cell phone reception is limited, I recommend having the address plugged into your navigation device well ahead of arrival.
Hot tub & yard maintenance come once a week Mon-Fri. You may see them walking around the outside of the cabin.

Welcome to The Redwood Retreat! This is truly a zen getaway tucked in the redwoods located in the peaceful town of Camp Meeker, with easy access to wine tasting, the Russian River, the Pacific Ocean, and incredible hiking. The cabin is a 5-minute drive to downtown Occidental or a 15-minute drive to downtown Guerneville.
The house can get very cold in the winter, the main heat source is a wood burning stove, and there's a steep staircase to a bedroom.

The space
“The Redwood Retreat” was originally known as “The Lester House” back in the 1940s when Patty Lester and her family restored the property. Legend has it that the home was originally built in the 1880s when Camp Meeker was a center for logging the coast redwoods that built and then rebuilt San Francisco after the 1906 earthquake. Some of that original redwood was used to make our bathroom cupboard.
We are lucky to call this cabin our respite, and we are excited to share it with our guests. It’s an old house and with that comes old house idiosyncrasies. We’re on a septic system, so we ask that guests be delicate with it (i.e. don’t flush anything but toilet paper down the toilet). Please be patient and kind to it, and it will do the same in return. Feel free to enjoy anything in the home - our home is your home!

The neighborhood streets are narrow and windy, and one-way at some points. Drive slowly and carefully. Pull your car in front of the staircase to the deck and if you have a second car, park as close to your other car as possible.
Other things to note
The main heat source is a wood burning stove with small wall heaters (that don't do much). Please bring your own wood and kindling, but avoid Duraflame or any other paper-wrapped logs. They clog the chimney with chemicals. We will charge an additional $200 cleaning fee if used.
There is a steep staircase to the second bedroom.

The newer gas stove will cook everything evenly and perfectly while the rest of the updated kitchen will make mealtime a snap. Spend a little 'me time' relaxing in Gabe's Grove, the cozy private redwood grove with a bench and a picnic table, located on the far right of the back meadow.
For high flying adventure, Sonoma Canopy Tours is just five miles away, where you can race through the California coastal redwoods. The sweetest village of Occidental is less than three miles away, where you will find an amazing farmers market on Fridays (June through October), the famous Negris of Occidental authentic Italian Restaurant, and many fine shops. Also, the exclusive Marimar Estate Vineyard & Winery is only a mile west, while the Char Vale Vineyards are just two and a half miles away.

My place is close to Occidental (1.1 mile / walkable on country back road), Wine Tasting, the Ocean, Beaches, Redwoods Forests, Great Trails, Zip-Lining, Mountain Biking, Russian River, Kayaking and a ton more. It is a comfortable and modern 2 bedroom space tucked in the trees.
The space
Our place is completely remodeled and is equipped with new furnishings. The kitchen has everything a chef will need (including sharp, high-end knifes and pots/pans), 5 burner stove/oven, a blender, microwave, toaster oven and a Kuerig coffee maker. The house has 2 decks with a BBQ and glass fire pit (propane) and plenty of outdoor seating. The two bedrooms each have a comfortable queen bed with high quality linens. We have a washer and dryer in the bedroom closet if needed. We also have very fast wifi and a 48 inch HD TV with complete Comcast service. Although rarely needed in West County we have added air conditioners in the kitchen/living area and both bedrooms.
Please note: We love families but the house is NOT SUITABLE nor recommended / appropriate for children under 15 (including infants &toddlers) as it has 28 exterior steps, high decks and is not "child-proofed" (i.e. many reachable items - including a free-standing tv, glass doors, glass art, sharp corners on tables and the bar, glass-walled shower (no tub), queen beds and potentially slippery decks through-out the rainy season).

There is a myriad of activities and places to explore in Sonoma County. We can give you suggestions if you like. Downtown Occidental is a 1.1 mile walk from the house. Verizon cell service has very good reception at the house and around West County, the other cell companies signals are hit and miss (mostly miss). We will send you a map and directions to the house BEFORE you arrive in case your cell phone and apps don't work.

The space
Creekside pricing is for four guests. Each additional guest, up to six total, is $25 per person each day.
The only two days we cannot do a check-in or check-out are Thanksgiving a day and Christmas Day.
Dogs at Creekside Cabin
Our housekeeper has a basic pet cleaning fee of $50 per visit. If you entered your pet in your request, the cleaning fee was automatically added, if not, we can add after confirming the reservation.
We have saved old bed sheets that you can use to cover the furniture and beds so that your doggie’s fur is more contained - they are in a box under the end table next to the sofa. Please, cover the areas completely - use extra sheets! They are stored under the end table next to the couch.

Our housekeepers need to use the dryer as soon as they arrive and that’s why we need your help to get this done in advance. We will wash them separately at a non-septic location. That much fur is deadly to a septic system.
We love dogs (and dog owners) and want to continue to welcome them, but we need your help so that our housekeeper isn’t walking into a “fur explosion.” Thank You!
NOTE: there is a $75 ADDITIONAL pet cleaning fee if any of the following dog rules are not fully followed:
1. please cover any furniture or the bed with doggie sheets before allowing the pup up there.
2. if your dog barks when left alone, then do not leave the dog alone at the cabin.
3. if your dog is totally chill when being left alone and does NOT bark, please still leave him/her in their crate if you go out.
4. the deck has two stair cases and we have doggie gates you can use to secure them.
5. always pick-up after your dog and throw away the poop bags directly into the trash bin outside. even if the dog poops out-of-the-way, please pick it up.
—> Poop: if there is any poop on the deck, the stairs & walkways, or in the house or if there is urine inside, our housekeeper charges us a separate $100 fee to clean it up ... she doesn’t kid around when it comes to this issue! so, please make sure your dog doesn’t poop or pee in these areas. in the laundry closet or under the kitchen sink (it seems to move around), there is a brush and small bucket. if your dog pees or poops in any of these areas, use the brush with hot water and dish soap to thoroughly clean it up.
6. at the end of your stay, please sweep the cabin with the broom & dustpan (in the laundry closet). please then dispose of all the fur/hair, etc. in the trash bin outside.

I hate having all the rules and needing to be so blunt, but we have been having real challenges with some guests ignoring the dog house rules. i LOVE dogs and we want to be able to continue allowing pets, but we need the cooperation of our dog owners.
Creekside has a wonderful open floor plan with the living room, dining area, and kitchen in a large L-shape; 832 sq. ft. total. There are doors and windows EVERYWHERE. You can head out to the deck from either the kitchen or the dining room. There are two bedrooms, one with a queen bed and one with a full size bed, plus a loft above the living room that has a full size bed (you can see the ladder to the loft in the pictures; (PLEASE NOTE THAT IT ISN'T EASY FOR EVERYONE TO CLIMB THE LADDER TO THE LOFT).
WE ARE ON A DELICATE SEPTIC SYSTEM. PLEASE READ THE INFO ON THE SYSTEM IN THE HOUSE INFO BOOK ON THE DESK IN THE LIVING ROOM.
Dutch Bill Creek is a stone's throw away from the deck; you can hear the creek running from the bedrooms. The creek is seasonal, and depending on the rainfall is usually dry from around May or June to first rain of the season.
There is a 40" HD TV with built-in Roku for streaming services. You can log into your Netflix, hboMAX, Prime, Hulu, Xfinity stream, Spotify, Peacock, Showtime Anytime, etc. etc. etc., we don't have regular cable tv.
Wherever possible, we use high-efficiency florescent lights. These lights sometimes take a moment to illuminate.
Guest access
We have Xfinity Wi-Fi which has been very reliable over the years. We regularly have several guests zooming and / or watching steaming apps at the same time ... we've never had a bandwidth or speed issue.
We have a Roku HDTV. You can sign into your Netflix, Prime, Max, Hulu, etc. but there is no cable tv service. You can sign into the Xfinity streaming app if you have an Xfinity account; not all of the channels or your DVR recordings will be available from Xfinity. Fully equipped kitchen with oven & stove, refrigerator, coffee maker, and microwave. Plenty of bowls, plates, glasses, and silverware for your use. Propane gas grill on the deck for your BBQ'ing pleasure. If the propane tank runs dry, just take the empty to Bartlett's Market or any other store to swap-out and I will reimburse you for the tank (do a swap, don't buy a new tank).
Due to the regularity of fires in the greater Sonoma area, air quality is not an exception to our cancellation policy.
Other things to note
There is a small section of the ceiling in the small bedroom that’s being repaired. It has a tarp tacked up. This won’t impact your stay at all, it’s completely out of the way on the far side above the dresser. We are just waiting for our contractor’s schedule to free-up for a couple days.
Apologies for the duct tape on the screen doors. Some of our children guests play with the screens and create tears or “pull-outs.” We replace the screens each season, but sometimes this happens more than once.
We can’t always accept bookings, especially one night bookings, if they leave a single night open. We try our best to accommodate, but please understand not all combinations are possible.
Dutch Bill Creek is seasonal. Without unexpected rain late in the spring, the creek will usually dry up from some time in May until the first rain in the fall. Sonoma Fish & Game regularly walk the creekbed to survey various things - they never come onto our property, but you may seem them in the middle of the stream.
At certain times, such as holidays, long weekends, or Russian River event weeks, there may be a longer minimum stay, up to a full week. We will certainly tell you the options available upon receiving your request.
Also, we try not to split weekends with a two-day stay, e.g. Thursday & Friday or Saturday & Sunday, only. Unless it’s the same week as the requested night, we don’t take advanced reservations for a single weekend night.
We don’t have beach towels, chairs, or other beach gear. We did when we first joined AirBnB, but most of it disappeared by the middle of our first summer. We quickly realized it wouldn’t be sustainable.
In some of the more remote corners of the property, we store various items such as ladders, tools, and smaller items to be disposed of that can’t go in the trash bins. These are all placed in areas that aren’t used by us or our guests and won’t be in the way. Our trash & recycling are picked up once a week and there will likely be some items in the bins between pick-ups. The washer & dryer are available for your use, but there may be clean items in the dryer or used items (like dish towels) in the washer that will be handled by the housekeeper at the next clean. We are in the middle of the woods, so while we sweep for cobwebs on the outside of the cabin, some new ones might crop up in between. We don’t clean out the candle holders on a regular basis, so there may be some wax from previous candles.
If you stay a week or longer, there are discounts available. We are open to longer stays.
Smoking or vaping inside the cabin carries a $250 charge.
During the drier times of the year, the county may issue a NO FIRE order during which the wood burning stove may not be used. From June until first rain of the fall, you can expect a ban on fireplaces & wood burning stoves. A note will be placed on the wood burning stove. In the dry season, better to not buy firewood until you know it a fire is permitted.

The space
Beautuifully renovated house with new appliances, hot tub, infinity deck, sofa sleeper and much more.
"The Ranch", as we call it has been in the family since 1871 and started off as a two story house on 52 acres of Redwood forest near Sebastopol and Occidental, CA. In 1906, the Great San Francisco Earthquake brought much of the home down, and it was rebuilt as an 1100 sq ft single story home with with the original redwood and fir flooring that it has today! These floors were restored as best possible in 2017.
Over the years it served various land uses with the 1950's seeing the start of Rome Apple production. The land was an apple orchard until 2016 when the Far Niente wine group leased 6.5 acres and re-purposed our hill for Pinot Noir production. The new label these grapes go to is EnRoute, and is in the same wine family as Far Niente, Dolce, Nickel & Nickle and Bella Union.
For all of 2016 and 2017, the winery prepped the land and planted fertilizing ground growth. The vines were finally put in Spring of 2018. The vineyard is fenced off, so you aren't able to walk through it. But you can enjoy the views! However, there is a 100 year old Pinot vine right behind the back deck you can pick the grapes from if the deer don't beat you to it. There are also several apple trees left that fruit in the fall.
The house itself feels larger than it is since it has 10ft ceilings and large rooms. Additional light has been added and the house has a very airy open feel, with two very large fans in the living room. The house does not have central heating or air. Since it located within ten nautical miles from the coast, the evenings are almost always cool and enjoyable in the summer. For winter, electric heaters work well and there is an efficient wood stove for you use. Firewood is included.
Bowman is located in Graton, just minutes from Bluebird Ranch and hosts wine tastings, regular menu items, and various pop up dinners. The Big Bottom Biscuit Bullet, a guest weekend food truck, offers a delicious selection of sweet and savory delights from Guerneville’s favorite gourmet deli and marketplace. Open seasonally on Saturdays and Sundays from 11-4, this classic Airstream trailer will accompany you as you sit back and enjoy their gourmet biscuit sandwiches in their pet friendly patio area.
When you aren't wine tasting or enjoying the many highly rated farm to table restaurants, sit back on the rear deck and watch the hawks and other birds fly around. Sometimes you'll see deer, or even "Dirty Bob"- our resident bobcat. Pick blackberries, apples, peaches and walnuts. Again, if you can get to them before the critters.
Sonoma County is unique in that it has so many quaint little towns with their own microclimates. You can wind through redwood groves or take a drive along the gorgeous California coast and be sure that you will run into a sweet little town with a few family owned restaurants and unique shops. Bluebird Ranch is centrally located so that you can enjoy a taste of them all! Here are some of our favorite locals' stomping grounds and haunts and the drive times from the ranch:
Occidental- 5 minutes, Cutest little old train stop town! Howard's Station (wonderful breakfast and lunch and even a dog menu for the front porch!), Union Hotel- bar and restaurant, Negri's- bar and restaurant. Lots of locals, juke boxes, and old family owned Italian restaurants. Go ziplining through the redwoods with Sonoma Canopy Tours. Drive to the coast via the incredibly scenic Coleman Valley Road just to the left of Negri's. You won't be disappointed!
Graton- 5 minutes, The Underwood (tied for best burger and a very nice upbeat restaurant- great happy hour), Willow Wood Cafe (awesome breakfast) Bowman Cellars, several wineries
Freestone- 5 minutes, Wild Flour Bakery is a must! Lattes, coffee, or hot chocolate, pastries, and incredible bread for a picnic or a dinner on our deck.
Sebastopol- 7 minutes, Loads of wonderful eateries! The Barlow for shopping, wine tasting, breweries, ice cream, and more. A bustling bohemian town! Visit Furthermore Wines for some bocce ball outside surrounded by grape vines and then go antiquing at one of the many antique shops around the perimeters of town.
Valley Ford- 10 minutes, Everyone must eat at Rocker Oysterfeller's- tied for best burger! Self proclaimed funky eatery and saloon serving southern comfort food. And the burger. Great happy hour.
Bodega- 15 minutes, Visit the church and schoolhouse from The Birds. Stop for a beer at The Casino. You will enjoy the locals and the sweet but feisty owner, Evelyn. If you are a Hitchcock fan, there is even a statue in front of the little town store for your photo opportunity. Check out the gallery in town with local art.
Bodega Bay- 20 minutes, Visit Tides Wharf, another site from The Birds. Warm up with some clam chowder at Spud Point Crab Company, call ahead for a reservation for Terrapin Creek Cafe, which was awarded an acclaimed Michelin Star, or sit at the old marina at Gourmet Au Bay and watch the sandpipers. Bodega Head is beautiful for a hike above the Pacific while you watch for Grey whales March - June. Golf 18 holes at The Links at Bodega Harbour, a internationally recognized premier golf course overlooking Bodega Bay.
Dillon Beach- A dog beach!!! A favorite spot for our pups. Long, beautiful beach in a quaint ocean village.. a short drive from Valley Ford. Green rolling hills with lots of cows along the drive.
Forestville - 15 minutes, Visit Kozlowski Farms for a pie or jams, numerous wineries, coffee shops, nice restaurants. Bike or walk the West County Trail (paved) from Forestville to Sebastopol. Take a canoe trip down the river from Burke's Canoe Trips.
Duncans Mills - 23 minutes, Cute little river town stop with The Blue Heron. Live music most weekends, outdoor patio, dog friendly. Tons of locals. Antique shopping galore.
Guerneville-25 minutes, The Russian River! River float, kayak, fish, sunbathe. Hopping, eclectic and welcoming river town. Great restaurants, dive bars, happy people! Stump Town Brewery has a scenic deck overlooking the river and is dog friendly. Armstrong Redwoods State Park hosts beautiful redwood groves and marvelous hiking trails. Tons of wineries off West Side Road and along River Road. Taste some bubbly at Korbel.
Jenner - 30 minutes, Where the Russian River meets the Pacific. Gorgeous coastline, beautiful beaches, Goat Rock, dog beach. More kayaking. The River's End restaurant is a must for a beautiful sunset and craft cocktails.
Marshall - 35 minutes, Technically Marin County, but needs to make the list. Sit outside at Nick's Cove and overlook the serene Tomales Bay. Beautiful and very relaxing. Take a hike at the incredibly beautiful Point Reyes National Seashore.
When we tell people we are from Sebastopol, people always ask.. .where's that? So I tell them one hour north of San Francisco and 20 minutes west of Santa Rosa. Along with the little lesser known places above, we also boast some of the bigger players in Wine Country.
Santa Rosa - 20 minutes, Check out 4th Street, loaded with restaurants, bars, shops, or railroad square with more shops and restaurants. See Sonoma County from high above on a hot air balloon ride with Wine Country Balloons. Check out the Charles M. Schulz Museum with all things Peanuts or go ice skating at Snoopy's Home Ice.
Healdsburg - 30 minutes, Charming downtown square with shops, restaurants, galleries all within a stone's throw of the square. Venturing out in all directions are countless wineries in Dry Creek Valley. Grab a gourmet deli sandwich and picnic supplies or just hand out on the porch at the Dry Creek General Store, established in 1881. You are sure to have some lively discussions in the creaky chairs on the front porch. Bring your boat and enjoy a warm day on the water at beautiful Lake Sonoma.
Geyserville - 40 minutes, When we have guests in town, we always go to Francis Coppola Winery and Restaurant. Eat at Rustic on the beautiful patio overlooking the picturesque Alexander Valley or reserve a spot for the day at the 3,600 square foot pool with full service from the pool bar and restaurant. Shop for souvenirs at his Coppola Movie Museum and enjoy items and costumes from his movie sets. The little town of Geyserville is darling. More good food, drinks, shops, wineries, galleries.
Sonoma - 55 minutes, Sonoma hosts another charming town square. Visit the Sonoma Mission or Sonoma Jack Cheese Factory. The Girl and the Fig is one of our favorite Sonoma County restaurants.
Things to consider:
*This is a 150 year old house and there will be creaks in the floor and other older house issues.
*You will be on a working vineyard, so expect there to be workers behind the fence at times. There may also be tractors and other equipment running.
*There is no Air Conditioning, but the house rarely gets hot due to the proximity to the coast. However, there are times in the fall that don't cool off as they usually do. There are plenty of ceiling fans and floor fans.
*You are in the country so be mindful of your pets. There are coyotes, bob cats, red tailed hawks and even the occasional mountain lion.

Vineyard's End is in the heart of West Sonoma wine country with more than 20 wineries within a few minutes drive. Nestled in between the towns of Occidental and Sebastopol, we live at the end of a vineyard that produces some of the best Pinot Noir in the world. Some of West County's best restaurants, bakeries, cafes and artisanal shops are minutes from our doorstep.
The space
Our Redwood room faces both a wonderful grove of redwoods and our vineyard. A private deck awaits for morning coffee or an evening glass of wine. Our outdoor bathtub on the deck allows for a nice cool bath facing the vineyards and redwoods.

Along with our wonderful Redwood Room, we have a wonderful kitchen, living room and there are decks that surround the entire house. Guests are welcome to sit in any one of our redwood groves or walk along the vineyard.

Hidden Gem is named for its fantastical location – a secret sloped garden tucked off the main street of charming Freestone. Guests peek out to the town or keep to the retreat-like historic home with modern touches. Freestone was the first historic district in Sonoma County and Hidden Gem is one of its true jewels.
The space
Built in 1918 and lovingly restored, Victorian and Craftsman style touches are evident throughout. An open and well-stocked kitchen invites sampling local wines and produce – fresh from the coast or local farmstands – just down the block. You’ll laugh and bake or BBQ with friends and family while tasting the best of Sonoma County.
Make a spa day at the house – with a private hot tub and outdoor shower – or book a cedar enzyme bath and facial or massage at the world-renowned Osmosis Day Spa. Grab fresh bread and scones at Wild Flour Bakery and cheese and snacks at Blue Goat, wine at Black Kite – all within walking distance. The stunning Sonoma coastline is minutes away by car. Along with the community of Bodega made famous in Alfred Hitchcock’s “The Birds” – now a hub of local artists and agriculture. Sebastopol and Occidental each offer a kaleidoscope of restaurants and shopping. But you’ll sleep best when you return to Hidden Gem each night! Only 60 miles from San Francisco, you’re in a world away in Freestone.
Know Before You Book:
Maximum Occupancy and Quiet Hours: The maximum occupancy at Hidden Gem is 6 people not including kids under 3 years old. Quiet hours are from 9:00 pm until 7:00 am. Outdoor amplified sound is prohibited at all times. As tempting as it may be to have more guests than allowed at the home, the maximum occupancy is, in part, set by the septic capacity of the system. Too many people will result in significant complications.
A Note About Our Cleaning Fees: Thank you for supporting our local business! When you stay with us, you are supporting local families at work. We think everyone deserves a decent living wage, and we make sure to set the rates and fees so that our cleaners earn a living wage in beautiful Sonoma County.
Parking: There is parking for a maximum of 3 vehicles in front of the garage and along the fence. The garage is not available for parking. RVs, trailers, and campers are prohibited, per the Sonoma County Vacation Rental Ordinance.
Bed Sizes: First bedroom: King bed; second bedroom: Twin over Full bunkbed; third bedroom: Queen bed.
Heating: Propane “power radiators” in each bedroom plus electric heat in each bathroom, gas fireplace in the living room.
Cooling: A window A/C unit in the bunk bedroom, portable fans. The 100-year-old windows of Hidden Gem do not work with screens, so we recommend stepping outside to cool off – there are multiple seating areas and a cool breeze from the coast.
Kitchen: The well-stocked kitchen includes a dishwasher, Nutribullet, multiple methods of making coffee and tea (including some to get you started)
Bathrooms: One bathroom has a shower and the other a tub. There is a faucet for filling the tub and a handheld wand for rinsing off, but there is not a head-height holder or shower curtain for the tub to be used as a shower.
Location: Hidden Gem is in a cozy mixed use neighborhood in the heart of Freestone. It is a mix of businesses, permanent residents and vacation rentals, families, working folks, and visitors. To honor this balance, we ask guests to park only in the designated spots and respect the quiet hours in addition to general family-friendly, residential neighborhood expectations. Thank you for helping to continue the tradition of a mutually beneficial relationship between vacation rentals and local community! There is a cheese and wine shop with limited hours next to Hidden Gem and an honor-system farmstand just a couple doors up the street.
Road to Hidden Gem: Some online mapping systems have trouble with the location of the house. We provide detailed written driving directions to confirmed guests. The main road – Bohemian Hwy – through Freestone is just on the other side of the redwood grove and old volunteer fire station and cars travel very fast.
Stairs: There are just a couple of steps from the street and parking are to the entry area and a slight ramp between one section of the house to the other. There are winding paths and stairs throughout the yard for you to explore!
Pet Friendly: This home welcomes up to 2 well-mannered dogs. If you have more than 2 dogs or other types of pets, please contact us to see if exceptions can be made before reserving.
Fencing: Most of the property is fenced, but there are spots where a curious dog could get out. There is also a lot of wildlife here! You may see foxes in the yard!
Security: For the safety of guests and the home, there is a doorbell security camera at the front door – facing the exterior entry to the property and parking area.

SAME DAY RESERVATIONS: We are unable to accommodate same-day online reservations past 9am. It should not happen, but in case the system is allowing you to book for same-day arrival and it is after 9am, please reach out to us before completing your reservation. Our office closes at 5pm. If it is after 5pm, please do not complete your reservation; no one will be available to process your reservation and prepare for your arrival.
HOUSE RULES: The homes we manage are private residences, beloved by their owners and located in residential neighborhoods. Please help us, Airbnb, and the vacation rental industry at large by treating the home and the neighborhood with care. Here is a quick list of the most important rules. Those with an * next to them are governed by the Sonoma County Vacation Rental Ordinance. Violation of rules set by the ordinance comes with strict penalties, since they can result in hefty fines to the homeowner and loss of the home’s license to operate. (see below for our complete rental terms and conditions):

- Abide by the *Maximum Cars Allowed* on site. If you have additional cars, please park mindfully. Parking in certain neighborhoods is scarce, certain spots that look like street parking are claimed by neighboring houses. We do our best to provide details on where to park and give info on in-town options, so if there is any question, please ask. No RVs or trailers.
- This home allows dogs. Please follow all pet rules (below) and leash laws, and pick up after your dogs. Nuisance Barking* is a violation of the Sonoma County Vacation Rental Ordinance, so if you know your dog to be a barker, please make other arrangements for them. If you have a pet other than a dog, please inquire before booking.
- No Outdoor Burning of Solid Fuels.* Solid fuels includes wood, pellets, charcoal, so this includes any kind of wood-burning firepit and charcoal grills. Gas firepits and grills are OK.
- Treat the home and homeowner’s possessions with respect and report any damages to our office right away.

VACATION RENTAL CONTRACT TERMS & CONDITIONS, COMPLETE:
Thank you for taking the time to read our rules, and please share with additional guests. By making a reservation, you agree to the following:
OCCUPANCY: The maximum occupancy, equal to the number of people the home sleeps, is the maximum number of people, including children over the age of 3 (infants age 2 and under do not count towards occupancy), allowed at the property at all times. The maximum occupancy for a vacation rental is mandated by the Sonoma County Vacation Rental Ordinance and is strictly enforced.
In the event the maximum occupancy is exceeded, RRVH (full business name Russian River Vacation Homes or RRVH for short) reserves the right to charge at least a minimum $500 violation penalty, plus any costs incurred by RRVH and/or the property owner as a result of the ordinance violation, excessive wear and tear to the property, extra cleaning, and damages to the property and/or surrounding properties. In general, two additional day guests are allowed at no extra cost, as long as RRVH has given Guest prior written approval (excludes certain homes). RRVH reserves the right to terminate the reservation immediately without refund if the maximum occupancy is exceeded.
No campers, RV’s, tents, or trailers are allowed on the premises.
AGE REQUIREMENTS: Guests must be 21 years or older to rent or check in to a vacation rental.
PARKING: Vehicles must be parked either on the premises or on street parking directly in front of the property. No campers, RV’s, tents, or trailers are allowed on the premises.
NOISE: Per county ordinance, quiet hours are between 10:00pm and 8:00am and no outdoor amplified sound is allowed on the premises at any time. In addition, loud or unruly behavior is restricted by a local ordinance, whether or not the maximum occupancy is exceeded, and may result in citation or arrest by local law enforcement. Neighborhood disturbances caused by Guest and their invitees puts the home’s permit to operate as a vacation rental in jeopardy. Guests who continue to engage in excessively loud and unruly behavior after being asked to stop by either law enforcement or a RRVH representative are also in violation of the ordinance and this agreement, and may be asked to vacate the premises immediately without refund.
PET POLICY: Dogs Allowed. Guest must notify RRVH prior to check-in if they are bringing a dog or dogs, including breed(s) and size(s). Guest agrees that the RRVH and the owner of the property are not liable for their dog. If there is excessive dog hair, dirt and/or sand tracked into the rental, or other needed clean-up, guests will be assessed an additional clean-up fee. Guest will report any pet “accidents” or damage to RRVH prior to departure. Guest is responsible for the cost of any pet-related clean-up and/or damages.
Guests and their dogs must follow the below rules:
a) Dogs are not allowed on furniture or beds
b) Uncrated dogs will not be left unattended at the house
c) Guest must clean up after their dog, both on and off the premises, and responsibly dispose of dog waste.
d) Guests will adhere to local leash laws.
e) Dogs are not allowed in pools or hot tubs at any time.
f) No excessive barking. Guest is aware that excessive barking at a vacation rental is a violation of county ordinance.
DAMAGE WAIVER: There is a non-refundable Damage Waiver fee for all reservations, already included in the rental fee. The damage waiver covers up to $3000.00 of unintentional damages to real or personal property of the rental unit that occurs during the stay. Any damages that exceed $3,000.00 will be charged to the guest directly. The damage waiver does not cover replacement of missing items, additional housekeeping charges, intentional damage or gross negligence, or damages resulting from a violation of the rules outlined in this agreement. To ensure that they are not charged for any damages, Guest is responsible for reporting any accidental damages to RRVH prior to check-out.
PAYMENT OF RENT AND FEES: Payments for the following fees are made through Airbnb: Rental Fee, Cleaning and Linens Fee, 12% Sonoma County Transient Occupancy Tax, Damage Waiver Fee and Airbnb’s Guest Service Fee. RRVH may charge slightly higher rates for bookings made on 3rd party platforms, such as Airbnb, to cover additional costs associated with listing on the platform. Payments for additional services, such as rental items, travel insurance or additional nights will be paid and collected through the Airbnb platform.
OPTIONAL VACATION RENTAL INSURANCE: Vacation Rental Insurance is available for your reservation. Vacation Rental Insurance reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. You may add Vacation Rental Insurance to your trip by contacting us directly.
DATE CHANGES: Guest may opt to change the reservation to different dates within one year of the original arrival date by informing us in writing no later than 2 weeks prior to the original arrival date. If the reservation is moved to dates that fall within a time period that rents at a lower rate, no refunds will be given. All high-season rates, holiday rates and night minimums will apply to any changed dates, and special offers and discounts are only transferable to dates that fall within the valid time frame. A $40 change date fee applies.
SWITCHING HOMES: Reservations are not transferable between homes. If Guest decides to switch the reservation to a different home, the switch is considered a cancellation and the cancellation policy applies. If the original home booked becomes unavailable or uninhabitable, RRVH reserves the right to relocate the Guest to comparable accommodations as determined by RRVH and agreed to by the Guest. Guest agrees that RRVH shall not be held liable for any sequential or secondary damages, including but not limited to relocation or additional travel expenses or for any other loss.
REFUNDS: No refunds will be given for Cancellation or Interruption that occurs due to inclement weather. Nor will refunds be given for any occurrence out of RRVH’ control including, but not limited to, power outages and loss of phone or internet service.
CHECK-IN and CHECK-OUT: Guests failing to abide by check-in and check-out times will be assessed a charge of one night’s rent. Guaranteed paid early check-ins and pre-paid late check outs are possible during our off-season (October 1st to April 30th), depending on availability. Paid early check-ins and late check-outs must be arranged at least 24 hours in advance.
VACATING THE HOME:
-Remove all trash & recycling from home. Place in appropriate outside cans/bins.
-Wash all dishes and leave drying in the dishrack. If the home is equipped with a dishwasher, you may leave the dishwasher running.
-Clean up any messes or spills that may have occurred during your stay.
-Put all furniture and home items back in place.
-Check for any personal items.
-Turn off lights, heaters, and secure the home.
-Return any keys and/or remotes to their starting location.
CLEANING:
The cleaning fee covers the cost of a ‘normal’ after-guest cleaning. In the event that the home requires more cleaning than deemed normal, the additional cleaning hours will be charged to guest at the rate of $30.00 per hour. Common reasons for extra cleaning charges: extra trash removal, cleaning food spills, excessive pet hair removal from furnishings, picking up cigarette butts or other trash. Most extra cleaning costs are not covered by the damage waiver.
MID-STAY CLEANING: We require mid-stay cleans for stays longer than 13 nights. The online booking system will not automatically add mid-stay cleans, so we will contact you to add the cleaning to your stay after the reservation is made. Mid-stay cleanings cost between $60 and $90, depending on the size of the home. For stays 13 nights or less, mid-stay cleaning is available upon request, at a rate of $30 per hour. Please contact our office if you would like to add additional cleaning services on to your stay.
MISSING/DAMAGED ITEMS: Items provided with the vacation home must remain at the home at all times. Guests are responsible for the replacement and labor costs for any missing items. Accidental damages up to $3000 are covered by the damage waiver, see details above.
HOME AMENITIES: All homes are privately owned and equipped for basic vacation needs. The homes are furnished at the minimum with sheets, blankets, pillows, bathing towels, basic cooking utensils, and charcoal or propane grills. Supplies included with your stay: bar soap, laundry soap, dish/dishwasher soap, sponge, kitchen garbage bags, basic cleaning supplies, shampoo and conditioner, and toilet paper (1 roll per person the home sleeps) and paper towels (1 full roll per kitchen) are supplied at all homes. See the home’s amenities list for details. There is a local Safeway if you need to purchase additional supplies during your stay. Most homes with a wood burning stove or fireplace do not provide firewood.
PHONE: All of our homes have a landline as cell phone service can be spotty in our area. The phone number and details on the service are provided with the arrival instructions. If the home phone offers local call only, you need a calling card and/or credit card to make long distance calls. If it states unlimited calls in US, the home’s phone has free nationwide long distance.
MAINTENANCE: RRVH routinely inspects homes for maintenance issues and wear and tear. Even so, Guest should inspect the rental property upon arrival and report any pre-existing problems to RRVH within 2 hours of check-in. Maintenance problems in the home will be handled in a timely and professional manner. In no event will we issue a refund for a problem we had no opportunity to resolve. Although each property is completely equipped for rental purposes, we cannot accept responsibility for aesthetic conflicts. When guests are unable to preview vacation home, guests accept such property as described and hold the agency harmless for any discrepancies upon taking occupancy.
PROPERTY MANAGER AND OWNER REPRESNTATIONS ENTERING PROPERTY: Occasionally, the Owner or their designated representative(s), including housekeeper, caretaker, or repair person, may enter the property at any reasonable time for inspections, routine maintenance or repairs with advance notice, if possible, to Guest via email, text or phone call. Pest Control, landscape and pool and hot tub, utility and maintenance personnel may enter the grounds of the property at any time, without prior notice. Staff may visit the home to check on safety issues or violations of rental terms and conditions
BBQS: All homes are equipped with either a gas or charcoal BBQ. Guests are responsible for cleaning BBQs after use. Food remnants or excessive grease splattered on the BBQ grill may result in an extra cleaning charge. Guest is responsible for following any specific instructions posted in the home or at the grill. For propane grills, propane is provided. We make every effort to ensure that there is at least one spare full tank at the property prior to guest arrival. Upon arrival, check the tank. If the spare tank is empty, it can be exchanged at our office during business hours or you may have tank filled and exchanged at a different location. You can submit a receipt to our office for reimbursement. Keep the valve on the tank closed and the gas off to the BBQ when the BBQ is not in use. For charcoal grills, charcoal is not provided. The Safeway in Guerneville is open late and is a convenient place to purchase charcoal.
BOATS AND DOCKS: Guest uses all boats, docks and water related amenities at their own risk. Guest will not hold homeowner, RRVH, or any of their agents responsible for loss or injury as a result of their use. If the home you rented comes with boats and/or a dock, the following terms apply: Boats and most docks are only available when the summer dams are in, approximately mid-June through September. Summer dam installation and removal is out of our control and is subject to change. RRVH does not guarantee the availability of boats or docks. If boats are provided and available, guests are responsible for boats during their stay and will keep all boats properly stored and locked when not in use. In the event that a boat goes missing during the course of their stay, Guests will be billed the cost of replacement.
LEFT ITEMS: RRVH is not responsible for any items left behind. Please make sure you remove all personal items before departing. There is a $20 service fee plus shipping charges to retrieve and return items.
SMOKING: Smoking is not allowed in any of our homes. If smoking inside does occur during your stay, RRVH will charge an extra cleaning charge of $500.
HOT TUBS AND POOLS: To see if the home you rented provides either a hot tub or a pool, refer to the home’s web listing. Guest will not hold the homeowner or RRVH responsible for any accidents or medical conditions that may occur from using the hot tub/spa and/or pool.
All hot tubs and pools are routinely and professionally serviced. If the home is equipped with a hot tub and/or pool, the guest is responsible for maintaining it in good condition. Guest requests for extra pool or hot tub service may be at the Guest’s expense. In the event that the water is found to be contaminated after departure, the Guest may be responsible for the cost of draining and cleaning the hot tub and/or restoring the pool to usable condition. Use of the hot tub or pool that is considered non-malicious but still results in additional service is covered by damage waiver. Malicious use is not covered. Due to our remote location and difficulty in securing parts in a timely manner, RRVH cannot guarantee the function of a hot tub or pool. No monetary adjustments will be made for any malfunction RRVH did not have the opportunity to resolve, nor for any malfunction due to user error and/or misuse.
TRASH: Guests are responsible for putting their garbage outside in the cans the night before garbage day. Please recycle as much as possible. Guest must put trash and recycling bins out on the street the night before for early pick-up the next morning. If guest fails to put the garbage out, Guest agrees to pay the cost of trash removal.
USE OF PROPERTY: Our vacation rentals are for accommodation only. Commercial use of the property is strictly prohibited unless RRVH has given prior written approval. This includes, but is not limited to, movie production, professional photography shoots, retreats for which the Guest has advertised and been paid by participants, and any activity related to marijuana production. Use of the property for a commercial enterprise (legal or illegal) will result in immediate termination of the booking without refund. Guest will be responsible for all costs associated with bringing the property back to its original condition plus an administration charge of 20% of the restoration costs, or $500, whichever is greater.
ONSITE MONITORING DEVICES: For the safety and security of guests and the home, some homes have on-site devices such as security cameras and noise monitors. Check the Know Before You Book section of the home’s online description for specific information on any devices located at the home you booked. Any attempt to turn off, damage, disrupt or remove these devices will lead to fines and/or eviction without a refund.
LIABILITY: Guest agrees to indemnify and hold harmless the homeowner, RRVH, and their agents from any loss or personal injury suffered by vacationer or his or her guests or invitees in relation to the rental of the vacation home including, but not limited to, the use of recreation amenities such as hot tubs, pools, trampolines, boats, docks and play structures. Guest shall immediately inform RRVH upon learning of any unsafe or hazardous conditions.
24/7 GUEST EMERGENCY CONTACT: In the event of maintenance emergency or any other matter that cannot wait until our regular business hours, use our emergency phone extension, provided after you reserve. Please note that we do not monitor our Airbnb inbox after-hours so any message left there will not be received until our office reopens.
All rules outlined above and posted on premises must be adhered to by guests and their invitees. Upon request we will mail, e-mail or fax a copy of these rules to you.

When you're ready to get out and explore the area, you'll be an easy drive from Occidental (four miles), Sebastopol (five miles), Bodega Bay (14 miles), and Healdsburg (18 miles).
Whether you spend your time wine-tasting, hiking, cycling, or kayaking the Russian River, you'll find a wonderful spot to unwind at the day's end on the front porch. Take a seat in an Adirondack lounger and open a new bottle of red, rising every now and then to keep an eye on dinner on the Weber gas grill.
As new construction, the house is open, polished, and uncluttered. Find every essential in the well-equipped kitchen, ample space to dine at both the breakfast bar and the table, and the perfect spot for after-dinner board games in the living room. Complimentary WiFi and a private laundry room are provided as well.

Cider Grove is a home designed for comfort and privacy. Minutes from Occidental and set on 5 private acres, the spacious kitchen and large great room are perfect for entertaining. The outdoor area is great for grilling, star-gazing or relaxing in the hot tub surrounded by redwoods and an orchard of 100+ apple, pear and other fruit trees. The 4 bed / 3 bath layout provide ample room for family and loved ones. Cider Grove is minutes from Occidental, Sebastopol, Guerneville and the Sonoma Coast.
The space
Cider Grove is a spacious single-level home, so there are no stairs to navigate. There are two bedrooms and two bathrooms in the main part of the house, along with a 3rd double bed situated in the office (a separate room with a door and storage space and access to a deck, which is effectively acts as a bedroom). There is an additional bedroom, bathroom and living area in a connected studio that is accessible from the covered deck. Many of the pieces of furniture, including the large dining table, the coffee table and outdoor dining table were hand-made by the owners. A pack-and-play for infants and toddlers is available upon request.

Wifi is provided, and extends throughout the entire house. We have a fiber internet connection to the house, which means our WiFi speeds are incredibly fast.

The house is equipped with lots of board games and books. In addition, the 4k television has a Roku, with access to a variety of streaming services.
There's also a 5 burner grill on the deck for your use, and a 5-person hot tub.
Note: due to difficulty in delivering propane to the area, we no longer allow guest use of the fireplace (in order to save propane for more efficient heating use in the winter).

The house is sitting on 5 acres of land, much of it covered with fruit trees. The property has an orchard of Gravenstein apples, Hosui asian pears, pomegranates, grapes, lemons, figs, and blackberries. When the fruit is in season, you are welcome to pick and eat fruit from the trees.

A note in case it’s relevant that the last 1/4 mile or so leading up to our driveway (which is paved) is a packed gravel road. We (the owners) drive to the property with our 15 year old Prius and have never had any issues.

This 1350 square foot home is comfortably suited for four and perfectly equipped for two couples, a small family, or friends on a relaxing wine country getaway.
Cherished by our family for five generations, the chocolate brown, board and batten, old-growth, redwood walls tell a story all their own. Once the farm cabin of The Lester family, it served as a welcomed retreat after a long day's work. With all the comforts of home, you’ll find it to be your new favorite retreat as well. This house is no doubt a treasure you’ve been waiting to find! Upon arrival, prepare to relax on the shaded front porch or spacious side deck with your complimentary chilled beverage of choice.
The Lester House is more than just a home, it’s an environmental and agricultural gem. This quiet, country property is located on 2.65 private wooded acres. We are surrounded by the best of organic agriculture, award-winning wineries, local breweries, golf courses, hiking trails and only a 20 minute drive from the scenic Pacific Coast. Since the home is located within ten nautical miles from the coast, summers are cooled naturally by the coastal evening and early morning fog, so pack your layers! Don’t worry though, winters are made cozy with the wood burning fireplace and heating and air conditioning system.
When The Lester House was renovated in 2023, special care was taken to savor its old world charm, while adding most modern amenities of home. The original heritage, clear heart redwood from when the cabin was built in 1916 were repurposed in the home. And when additional pieces were needed, an old dilapidated redwood shed out back was repurposed as well! In addition, a central heating and air conditioning system was installed.
The quaint, clean interior of The Lester House exudes relaxation and restoration. The home offers two bright bedrooms and two bathrooms; one with an original antique clawfoot bathtub for soaking after a long day of winery adventures or beach fun. The bright white kitchen/dining area, fully equipped with most modern conveniences, is the perfect gathering spot for cooking exquisite meals.
An outside deck off the kitchen/dining areas makes outside dining easily accessible and enjoyable. A round bistro table seats four comfortably for breakfast, lunch or dinner. No doubt this deck will lure you out to enjoy the great outdoors! Pack a warm jacket, as West County evenings can get a bit chilly!
Tiptoe down the old growth redwood stairs to access the secluded primary suite. On your way down, admire the custom woodwork and the original board and batten redwood walls. The primary suite is artfully furnished with a king sized bed, with Zinus memory foam mattress, luxury linens and a 50” TCL Roku TV. You will also enjoy the private bath with a modern stall shower and a walk-in closet dawning cozy robes for your relaxation pleasure.
The serene outdoor surroundings through the windows will lure you out and take your breath away. When you aren't wine tasting, exploring the great outdoors or enjoying the many local treasures and adventures, plan to sit back and relax on one of the decks to enjoy the beauty of the redwoods and a fruit orchard with cherry and apple blossoms in the spring and bright, shiny fruit in the summer and fall. Tread lightly through the property and we guarantee you’ll see wildlife such as deer, bobcats, songbirds, squirrels, rabbits, and hawks.
The private backyard with its giant redwoods is the perfect setting for outdoor entertaining or relaxing with a glass of local wine. We are still working on finalizing a new patio area up under the trees and hope to be able to share that with you at your next visit.
Venture out to the Acorn Cabin, a bonus cabin just atop the hill in the backyard, for some additional serenity. Whether a peaceful nap, yoga, meditation or a private nook with a good book, this quaint space provides the peace you are looking for.
Of course if you must connect to technology while enjoying your getaway, we have you covered. Our guests will enjoy fast and reliable WiFi with download speeds up to 400 mbps.
There are a few special considerations you should be aware of. This home does NOT have a dishwasher or a garbage disposal. Due to being on a private well with limited water, we ask that you kindly conserve water when washing dishes, showering and doing laundry.
The house is on a private septic system, so you can't flush anything additional down the toilet besides toilet paper. No feminine products of any kind. This is a 100 year old house. While much of the house has been renovated, some attributes are still present including; some single pane, difficult to open windows, creaks in the floor, and other older house issues.
At the Lester House, we say that our history will soon be yours. Whether it’s morning coffee on the sunny front porch or wine and cheese on the deck in the afternoon, we want you to enjoy and connect to this special place, just as we have for so many generations. We are lucky to call this cabin our respite, and we are excited to share it with our guests. With all the comforts of home, you’ll find it to be your new most treasured retreat as well. Old California at its best! One hundred year-old redwood cabin in historic area of Freestone, lovingly decorated with family antiques from Sweden and France plus modern conveniences. Cozy and delightful. Take a hot tub under the trees while looking out at the pond, play ping pong, lounge on the sundeck, or simply relax in one of many comfy reading/napping nooks. This is our own weekend home, filled with the things we love. Short walk to wildflour bakery or Osmosis spa, 15 min drive to the beach.
The space
This is a rustic yet elegant cabin, in the country but walking distance to an awesome bakery, a spa, and three seasonal farmstands. You are a 5 minute drive north to the cute town of Occidental, a 5 minute drive west to Bodega, or 10 min do Bodega Bay and Doran Beach, a 10 minute drive east to Sebastopol.
The space consists of two proper bedrooms with queen beds, closets, two windows, and additional furniture. The second bedroom is a single bed with curtains closing it off from the living room. All the beds have high quality mattresses and sheets.
The main room has a wood-burning stove, a super comfy iconic Roche Bobois sofa, plus a Swedish antique dining set.
There is a Takamine acoustic guitar you can use, and an audiophile sound system with an AmpOne tube amplifier, GoldenEar BRX speakers, and and a high res blootooth connection device.
The kitchen is fully equipped, though there is no dishwasher.
in the backyard there is hottub with a view on the pond, a sofa, a ping-pong table, and a separate deck with a lounge area close to the pond.
The antique urn above the pond comes from the 1923 world fair at the Palace of Fine Arts in San Francisco.

The space
FancyNest Farm is located on 2 1/2 acres with plenty of open space and incredible 180 degree vistas. The Birdhouse is situated overlooking a seasonal pool surrounded by a beautiful Cabaña and Baño. Adjacent to the pool is a hot tub spa. The pool is solar thermal heated during the late spring through the early fall and is subject to current weather conditions. It is NOT HEATED FROM FALL TO SPRING.
We chose the Birdhouse theme to honor the many wonderful birds we have in our yard and sky. As long time interior decorators, we carefully incorporated a colorful palate, resulting in a very special space. Original artwork adorns the walls, mostly paintings by members of the family.
This is a stand-alone, two story house with incredible views out every window. The living room has 17' tall ceilings and the flow of the main floor makes it comfortable for 1 - 4 people. Off the living room is a sleeping nook which can sleep two. The sofa folds into a queen sleeper bed. The kitchen is accommodating for those who want to prepare their meals. An open staircase leads to the bedroom with a private balcony over the pool. The bathroom is located just before the entry to the bedroom and has the special little touches like shampoo, conditioner and body wash and lotions.
The owners live in the main house, approximately 250 feet from the Birdhouse. In our 11 years of operating we have been successful in avoiding any issues of privacy between our home and our guests.

The guests have their own private deck off the kitchen with a table and chairs, umbrella, and a chaise lounge to take in the view with party lights to enjoy an outdoor evening meal.
The Cabaña at the pool offers a stunning place to relax and unwind. Both the swimming pool and hot tub, both have outstanding views. There is a Baño/Changing Room at the opposite end of the pool.
Other things to note
FANCYNEST FARM is what we call our entire property. Nancy’s 92 year old mother, Pat, has lived here since 1976. Nancy, her daughter, graduated from Analy High School in Sebastopol. Nancy and her husband, Doug, moved back to the homestead in 2010 after over 20 years living in the heart of North Beach, San Francisco. They have a well regarded local band called The Bohemian Highway which has two records of original music.
Pat is an accomplished watercolor artist from the early days of the Mendocino scene. You will see some of her wonderful work in the Birdhouse.
