The Dry Creek Valley, Chalk Hill and Alexander Valley wineries are all just a short drive through some of the most gorgeous scenery anywhere. The only hard part is choosing which ones to visit!

Restaurants: Sonoma County has become renowned not only for its wineries but also for its food known for using many of the local fine ingredients to produce many an award-winning dining experience.

Wonderful restaurants in Graton include Willowood Cafe and Underwood. Zazu is a farm to table restaurant in downtown . The Farmhouse Inn is just minutes away and serves first-class fare in an elegant turn-of-the-century farmhouse. Willy's Wine Bar (now in Santa Rosa) you can order Wine 'Flights' for your own private wine tasting while sampling delicious tapas dishes to pair. Lowell's in Sebastopol is one of our favorites for great savvy awesome food in a hip casual environment. Lunch on the patio at Coppola in Geyserville overlooking the estate is a special experience. You can reserve space at the pool there too!

Local Towns to Explore: The house is ideally located to explore many of charming and picturesque towns that surround the entire region. Of course, the well-known village of Healdsburg is great fun, as picturesque as a Disney movie set. Built around a classic country town square, explore the many shops, boutiques and wine tasting rooms after a fine lunch or dinner in one of many gourmet restaurants.

Downtown Graton is little more than a block long but on it are 3 great restaurants including Willowood Cafe, Underwood Bar & Bistro and Mexico Lindo Restaurant, also Mr Ryder's which a great antique store. After lunch just walk over to the West Regional Trail for a walk or a bicycle ride through the oak trees, past vineyards and the apple cider vinegar plant.

About 15 minutes away on the Bohemian Highway, tucked into the redwoods, is the charming west-Sonoma town of Occidental. Home to one of our very favorite restaurants - Hazel, where two wood-fired ovens turn out truly inspired rustic Mediterranean cuisine and pizza. The little town also has Negri's, an old-fashioned authentic Italian restaurant, numerous cafes and charming antique stores.
The town of Point Reyes, where you can stop for lunch, browse the remarkable bookstore or visit Cowgirl Creamery for ice cream or fresh cheeses, is about an hour's drive from the house and borders the Pt. Reyes National Seashore. If you are into nature, hiking ar canoeing this is a must! Hiking trails meander along the estuaries, through forest and across gentle hills where cattle graze. The birdlife is abundant with hawks, egrets, and herons among other shore birds.

The Sebastopol Guest House is an eco-friendly, modern, stand-alone building with a high beamed ceiling, operable skylights, many windows and polished concrete floors. We LOVE sanitary. We use medical grade disinfectants, and always have. The bed and bedding is scrumptious, Guests have said it's a "sleep magnet". We do not use toxic air fresheners, cleaning products, fabric softeners or scented detergents. There is heat and air conditioning, a full kitchen, strong wifi, SMART T.V. and a docking station for music. French doors open to a private patio covered by an arbor of grape vines.
The Guest House is downtown, yet located on a quiet country road which is walking distance to the Barlow, Zagat rated restaurants, The farmers market, breweries, tasting rooms, galleries and boutiques. Gorgeous wineries are within a 10 minute drive. We are fluent in Sonoma county. You'll find our extensive guide book we've created with insider lists of eats, drinks, adventures, spa services and more. For a multitude of reasons this private residence is not suitable for children, or anyone with mobility issues. It's a space for up to 2 adults who will sleep in the same bed. When family and friends came to visit, they never wanted to leave. This is why we created the magical BIRDHOUSE in 2014. Located one hour north of San Francisco, smack-dab in the middle of the world famous Sonoma County wine country. We are 20 minutes from the beautiful Pacific Coast or the magnificent Armstrong Redwoods or the Russian River. The Sebastopol area, a mere 4 miles east, is bursting with world class wineries, restaurants, art, music, and so much more.

The Birdhouse at FancyNest Farm is perched among the pine trees on 2 1/2 acres, which seems larger because of sweeping western valley views of the vineyards, and overlooks a stunning pool. The light-filled, one bedroom home is perfect for your next relaxing vacation in the wine country.

DESCRIPTION OF THE 900 sq.ft. HOUSE:

THE LIVING AREA: The main living area is open and spacious with 17' ceilings and ample, comfortable seating. We want you to feel at home with thoughtful design touches that go beyond the normal vacation rental. Of course we have high speed WiFi and TV. The living room is connected to the dining and kitchen area, making it easy to keep the conversation going. The sofa pulls out to a 6 inch queen memory foam mattress. The blankets and pillows are located in the closet, to the left of the front door. There’s a wonderful fireplace for those chilly evenings.

The nook off the living room has a full size bed and good lighting. It is a perfect place for kids to sleep or to have an afternoon nap in the sun. Even a desk if you need to work. A highlight of the room is the bank of western facing windows...and the ever-changing view.

WHAT ABOUT THE KITCHEN:

We have stocked the cabinets as if we were staying there; all that you need to cook an excellent meal as if you were home. Your basic condiments and spices are on hand because we would want that if we were on vacation. We included a microwave, coffee maker and bean grinder, blender and a dishwasher. The oak dining table has four mid-century chairs that mom bought back in '64…plus that great view. A bird feeder hangs outside the dining room window for unlimited enjoyment . The sliding door off the kitchen opens to the multi-tiered deck which has an outdoor table, chairs and umbrella. The charcoal grill is at the ready in case you bring back oysters from Tomales. Or veggies and fixings from the many farmer's markets. Don’t hesitate to ask if you need anything.

THE BEDROOM:

Without exception, everyone who walks upstairs into the bedroom is enveloped by serenity and peacefulness. Great attention was paid to create a space where the outside world melts away. We invested in a top of the line memory foam mattress, (waterproof and bedbug proof encasements for your ease of mind) excellent sheets, high quality feather pillows and lovely down duvet and sea foam green blanket. We installed an incredible collection of original paintings depicting images of San Francisco, or Mendocino, or Mexico….from the 50's, 80's and 90's. The large closet houses an iron and board for your convenience. A portable crib is located in the closet.

The only bathroom is located up a flight of stairs on the second level. It contains a toilet, sink and a bath tub/shower.

WHAT ABOUT THE POOL AND HOT TUB:

A path on the western side of the building leads you to the pool and hot tub. The pool has a large designer Cabaña and Baño . The pool is heated by a passive thermal solar panels on the cabana roof, which makes swimming wonderful during the late spring (April) summer and early fall months (early October). The hot tub sits on a lovely perch where you will enjoy the amazing, 180 degree views. This is a place where you can further unwind and relax.
The owners sometimes share the pool but take great care to leave the hot tub and pool area to the guests each evening for their personal use. If you are interested in having exclusive use of the pool area, it can be arranged for an additional fee.

The property is 2 1/2 acres. Casual gardens spaces are interspersed with Mother Nature herself. We have many apple trees. The lasting impression of this place is the vast sky. From many locations you have a 180 degree view of unobstructed openness. The BIRDHOUSE is named and lovingly decorated to honor the many varieties of birds who call FancyNest Farm home. Look up and you might see a red shouldered hawk drawing circles in the sky. Listen carefully to hear the hummingbird zipping about in the bottle brush trees. We provided a bird feeder and bath so you can have an upfront experience with the birds. On a clear night be prepared for a spectacular show of stars. Entering our country lane, you’ll begin to settle into the quieter pace of West Sonoma County life. Here we have the luxury of attuning ourselves to the rhythm of the natural world. You may see a family of deer (lately the does have been showing their fawns around the property), or if you are lucky a furtive fox, bobcat or soaring red tail hawk. But even in this country paradise we are only an hour away from the urban delights of San Francisco, twenty minutes from Santa Rosa, and eight minutes from downtown Sebastopol.

From here you can easily spend your days walking, jogging or surfing at gorgeous Pacific coast beaches, hiking in old growth redwoods, discovering world class wineries, exploring the many art galleries in our neighboring towns, browsing in unique boutiques featuring the works of local artisans, biking through the vineyards, kayaking the Russian River, dining in Zagat-rated restaurants, small, local bistros or oyster bars along the coast, or just relaxing here at Apple Blossom Retreat.

The cozy, wood-shingled studio, surrounded by wisteria, apple trees, and flowers on the two-acre property is your home away from home. It is attached to our larger, country home where we live right next door, but you are completely private with your own separate entrance. Your studio and our house are separated by an 8 foot utility/laundry area. We are right here if you need anything, but we completely respect your privacy and desire for peace and quiet.

There is a small garden patio for your personal use where you can sip coffee in the morning or enjoy a glass of wine after a day of exploring hidden wineries. On sunny days, curled up in a comfy armchair with a book, you can bask in sunlight pouring through the expanse of southern exposure windows; on rainy winter days you can watch the row of poplars dance in the wind.

We’ve made the spacious living room both comfortable and beautiful, adding a few country antiques from my beloved Midwest family home. The centerpiece of the room though is a stunning, antique Japanese screen that creates your private bedroom. There you can luxuriate in the queen bed with high thread count sheets and piles of fluffy pillows. The sounds you may hear are reminders of simple, country life: the screech of a barn owl out for a night hunt, coyotes on a far away ridge yipping at the full moon, or perhaps the distant crow of a rooster. We also have Wi-Fi, cable TV, and a DVD player for those wanting to be more connected.

"The Ranch", as we call it has been in the family since 1871 and started off as a two story house on 52 acres of Redwood forest near Sebastopol and Occidental, CA. In 1906, the Great San Francisco Earthquake brought much of the home down, and it was rebuilt as an 1100 sq ft single story home with with the original redwood and fir flooring that it has today! These floors were restored as best possible in 2017.

Over the years it served various land uses with the 1950's seeing the start of Rome Apple production. The land was an apple orchard until 2016 when the Far Niente wine group leased 6.5 acres and re-purposed our hill for Pinot Noir production. The new label these grapes go to is EnRoute, and is in the same wine family as Far Niente, Dolce, Nickel & Nickel and Bella Union.

For all of 2016 and 2017, the winery prepped the land and planted fertilizing ground growth. The vines were finally put in Spring of 2018. The vineyard is fenced off, so you aren't able to walk through it. But you can enjoy the views! However, there is a 100 year old Pinot vine right behind the back deck you can pick the grapes from if the deer don't beat you to it. There are also several apple trees left that fruit in the fall.

The house itself feels larger than it is since it has 10ft ceilings and large rooms. Additional light has been added and the house has a very airy open feel, with two very large fans in the living room. The house does not have central heating or air. Since it located within ten nautical miles from the coast, the evenings are almost always cool and enjoyable in the summer. For winter, electric heaters work well and there is an efficient wood stove for you use. Firewood is included.

Upon arrival, prepare to relax on the deck with your complimentary chilled bottle of Bowman Cellars Rose of Pinot Noir. Bowman is located in Graton, just minutes from Bluebird Ranch and hosts wine tastings, regular menu items, and various pop up dinners. The Big Bottom Biscuit Bullet, a guest weekend food truck, offers a delicious selection of sweet and savory delights from Guerneville’s favorite gourmet deli and marketplace. Open seasonally on Saturdays and Sundays from 11-4, this classic Airstream trailer will accompany you as you sit back and enjoy their gourmet biscuit sandwiches in their pet friendly patio area.

When you aren't wine tasting, or enjoying the many highly rated farm to table restaurants sit back on the rear deck and watch the hawks and other birds fly around. Sometimes you'll see deer, or even "Dirty Bob"- our resident bobcat. Pick blackberries, apples, peaches and walnuts. Again, if you can get to them before the critters.

Sonoma County is unique in that it has so many quaint little towns with their own microclimates. You can wind through redwood groves or take a drive along the gorgeous California coast and be sure that you will run into a sweet little town with a few family owned restaurants and unique shops. Bluebird Ranch is centrally located so that you can enjoy a taste of them all! Here are some of our favorite locals' stomping grounds and haunts and the drive times from the ranch.
Occidental- 5 minutes, Cutest little old train stop town! Howard's Station (wonderful breakfast and lunch and even a dog menu for the front porch!), Union Hotel- bar and restaurant, Negri's- bar and restaurant. Lots of locals, juke boxes, and two old family owned Italian restaurants. Go ziplining through the redwoods with Sonoma Canopy Tours. Drive to the coast via the incredibly scenic Coleman Valley Road just to the left of Negri's. You won't be disappointed!
Graton- 5 minutes, The Underwood (tied for best burger and a very nice upbeat restaurant- great happy hour), Willow Wood Cafe (awesome breakfast) Bowman Cellars, several wineries
Freestone- 5 minutes, Wild Flour Bakery is a must! Lattes, coffee or hot chocolate, pastries, and incredible bread for a picnic or a dinner on our deck
Sebastopol- 7 minutes, Loads of wonderful eateries! The Barlow for shopping, wine tasting, breweries, ice cream, and more. It is a bustling bohemian town! Visit Furthermore Wines for some bocce ball outside surrounded by grape vines and then go antiquing at one of the many antique shops around the perimeters of town.
Valley Ford- 10 minutes, Everyone must eat at Rocker Oysterfeller's- tied for best burger! Self proclaimed funky eatery and saloon serving southern comfort food. And the burger. Great happy hour.
Bodega- 15 minutes, Visit the church and schoolhouse from The Birds. Stop for a beer at The Casino. You will enjoy the locals and the sweet but feisty owner, Evelyn. If you are a Hitchcock fan, there is even a statue in front of the little town store for your photo opportunity. Check out the gallery in town with local art.
Bodega Bay- 20 minutes, Visit Tides Wharf, another site from The Birds. Warm up with some clam chowder at Spud Point Crab Company, call ahead for a reservation for Terrapin Creek Cafe, which was awarded an acclaimed Michelin Star, or sit at the old marina at Gourmet Au Bay and watch the sandpipers. Bodega Head is beautiful for a hike above the Pacific while you watch for Grey whales March - June. Golf 18 holes at The Links at Bodega Harbour, a internationally recognized premier golf course overlooking Bodega Bay.
Dillon Beach - 29 minutes, A dog beach!!! A favorite spot for our pups. Long, beautiful beach in a quaint ocean village.. a short drive from Valley Ford. Green rolling hills with lots of cows along the drive. Visit Dillon Beach Coastal Kitchen before or after a day of play on the beach. Local, fresh food.
Forestville - 15 minutes, Visit Kozlowski Farms for a pie or jams, numerous wineries, coffee shops, nice restaurants. Bike or walk the West County Trail (paved) from Forestville to Sebastopol. Take a canoe trip down the river from Burke's Canoe Trips.
Duncans Mills - 23 minutes, Cute little river town stop with The Blue Heron. Live music most weekends, outdoor patio, dog friendly. Tons of locals. Antique shopping galore.
Guerneville-25 minutes, The Russian River! River float, kayak, fish, sunbathe. Hopping, eclectic and welcoming river town. Great restaurants, dive bars, happy people! Stump Town Brewery has a scenic deck overlooking the river and is dog friendly. Armstrong Redwoods State Park hosts beautiful redwood groves and marvelous hiking trails. Tons of wineries off West Side Road and along River Road. Taste some bubbly at Korbel.
Jenner - 30 minutes, Where the Russian River meets the Pacific. Gorgeous coastline, beautiful beaches, Goat Rock, dog beach. More kayaking. The River's End restaurant is a must for a beautiful sunset and craft cocktails and upscale food.
Marshall - 35 minutes, Technically Marin County, but needs to make the list. Sit outside at Nick's Cove and overlook the serene Tomales Bay. Beautiful and very relaxing. Take a hike at the incredibly beautiful Point Reyes National Seashore. Shuck oysters at Hog Island Oyster Company.... the oysters are raised right there on location in Tomales Bay so they are fresh each day.

When we tell people we are from Sebastopol, people always ask.. .where's that? So we tell them one hour north of San Francisco and 20 minutes west of Santa Rosa. Along with the little lesser known places above, we also boast some of the bigger, well known, players in Wine Country.
Santa Rosa - 20 minutes, Check out 4th Street, loaded with restaurants, bars, shops, or railroad square with more shops and restaurants. Take a hot air balloon ride with Wine Country Balloons or go ice skating at Snoopy's Home Ice, followed by a stop at the Charles M. Schulz Museum for some Peanuts history. Hike Sugarloaf.
Healdsburg - 30 minutes, Charming downtown square with shops, restaurants, galleries all within a stone's throw of the square. Venturing out in all directions are countless wineries in Dry Creek Valley. Grab a gourmet deli sandwich and picnic supplies or just hang out on the porch at the Dry Creek General Store, established in 1881. You are sure to have some lively discussions in the creaky chairs on the front porch. If you have a boat, take it out to Lake Sonoma for warm day on the water.
Geyserville - 40 minutes, When we have guests in town, we often go to Francis Ford Coppola Winery and Restaurant. Eat at Rustic on the beautiful patio overlooking the picturesque Alexander Valley or reserve a spot for the day at the 3,600 square foot pool with full service from the pool bar and restaurant. Shop for souvenirs at his Coppola Movie Museum and enjoy items and costumes from his movie sets. The little town of Geyserville is darling. More good food, drinks, shops, wineries, and galleries.
Sonoma - 55 minutes, Sonoma hosts another charming town square. Visit the Sonoma Mission or Sonoma Jack Cheese Factory. The Girl and the Fig is one of our favorite Sonoma County restaurants.

Things to consider:

*This is a 150 year old house and there will be creaks in the floor and other older house issues.
*You will be on a working vineyard, so expect there to be workers behind the fence at times. There may also be tractors and other equipment running.
*There is no air conditioning, but the house rarely gets hot due to the proximity to the coast. However, there are times in the fall that don't cool off as they usually do. There are plenty of ceiling fans and floor fans.
*You are in the country so be mindful of your pets. There are coyotes, bob cats, red tailed hawks and even the occasional mountain lion.

Waking up in the vineyards was beautiful, and ending the day with circling hawks and other birds in the sky was perfect. The maximum occupancy at Celia's Garden is 6 people. Quiet hours are from 9:00 pm until 7:00 am. Outdoor amplified sound is prohibited at any time.

Parking: There is parking for one car in the carport behind the house. Two or three cars can park in front of the house by the fence on Ross Road. Please do not park on the street in front of the car port. This can inadvertently block the neighbor from entering and exiting his garage.
RVs, trailers and campers are prohibited, per the Sonoma County Vacation Rental Ordinance

Property Updates:
Quite a bit of fantastic work has been done in the garden since these photos were taken! There is now a fence along the back of the property adding privacy for the hot tub area. A flagstone patio wraps around the hot tub to the concrete patio and outdoor dining. An abundance of native and pollinator plants are filling in and more are on the way! We're excited to take new photos as the yard fills in and grows!

The master room upstairs has a California king bed, ample closet space and a newly renovated ensuite bathroom.

The second room upstairs has a king bed and a makeup nook with a sink, perfect to get ready before a day of wine tasting. The second bathroom is in the hall, right outside the room.

The third room is downstairs and features a full bunk bed. This room is great for kids or can even sleep two couples.

Also downstairs, you will find a fully stocked and renovated kitchen adjoined to the dining room, a living room with a comfortable couch & 75" HDTV, and the third bathroom.

The main driveway has a Tesla charger with EV attachments to charge your EV. The garage can be used to store items and access the courtyard. The outdoor courtyard features lounge seating, a fire pit, and a BBQ.

Pippa's Place has one of the best locations in town. Less than a block walk to Hopmonk to enjoy the beer garden and live music / shows. The Joe Rodota Trail offers a scenic path for a morning walk or bike excursion to Russian River AVA wineries. Another block further takes you to the town square and the Barlow, where you can enjoy worldclass restaurants, wineries, breweries, boutique shopping, weekly farmers market, yoga & wellness, a movie theater and much more.

We now only offer 30 or more day rentals! Our guesthouse is located on a gorgeous ridge just outside the town of Sebastopol. The bedroom and bath are both spacious and light filled with views of gardens. The complete kitchen is separate from the bedroom by a short hallway, has french doors opening to a private patio and another small garden. Come enjoy time in Sonoma County, hike the redwoods, visit a winery or two, have a picnic on the patio outside your room and relax.

The bathroom is a large (150 square feet) bright space with a shower (no tub). Down a hallway is the light filled kitchen with a patio and private garden. The kitchen is fully functional including a stove with oven, refrigerator, toaster oven, microwave.

Great patio outside great for sipping morning coffee or evening wine. Nice screened door leads to roomy hallway and open kitchen/living area. Most everything provided CABLE & WIFI, fluffy towels, fuzzy robes, shampoo, conditioner, soap etc. Large bathroom with all the amenities. Kitchen with lots of storage space...utensils, pots and pans, cookie sheets, olive oil, balsamic vinegar, kitchen staples etc. Washer/Dryer.. COZY and COMFY...Did I mention that this is the perfect location!

About this Home:
This private one-bedroom master suite is located in a quiet neighborhood, just 5 minutes from downtown Sebastopol. Enter in the back of the house through double french doors into a large bedroom with attached private bathroom. Close to wineries and bike trail, just 50 miles from the Golden Gate Bridge.

Extras:
Ask for anything you might need in advance & I am happy to assist. We can work out use of the laundry or BBQ if requested. Picnic baskets or beach towels also available.

The space
You’ll enjoy an extra large room with double skylights. A private bathroom is connected with heated bathroom floor to warm up the floor tile. A large shower & double sinks complete the bathroom. In 2022, I have recently added a new "barn" style door between the bedroom & bath for added privacy.

There is a mini refrigerator and toaster oven for your use. I provide coffee & tea fixings as well as oatmeal, fresh fruit & yogurt in the room for a light breakfast. Outside of the french doors has a section of the patio to enjoy a glass of wine in the evening or morning coffee.

*This master bedroom suite shares one wall with the main house. Does not include kitchenette. Similar to a hotel room - the room is not set-up nor allows cooking within the room.

*I have Arlo security cameras outside to monitor the property surrounding my home. (City of Sebastopol Business License #640)

The backyard is a shared space. Guests have two chairs and a small table ideal to sit outside with morning coffee or evening wine & snacks. I am happy to share my backyard BBQ on request for grilling.

*Attention: This space might not be appropriate for guests with mobility challenges as the walkway is uneven and garden like. I have a unique space and do not have railings at the room entrance or grab bars either by the doors or in the bathroom.

It is homey and comfortable with eclectic decor. Very well appointed with private entrance and patio with many beautiful flowers. Very calming in every way.
The room accommodates two easily and we will allow a third person with advance notice.
We have lived here for 34years and raised two children in this home. The neighbors on either side of our home have been here as long as us. We have a great neighborhood and love our neighbors. Once families move in to this area they hardly ever leave. There is only one way in and out of this housing plan and walking the Kelly Plan is a nice walk. Very safe area. The entrance can feel funky as it is named Industrial Avenue and there is a large industrial building straight ahead but you will be turning on the second street (Barbara) off of Industrial. These are older homes built in the late 40's and ranch style. Very quiet at night and some have said "too quiet"!
You can walk to town (we think driving is the best though) because there is just one area that does not have a sidewalk so you have to be careful. We have walked many times from town our home - about two miles.

The space
The studio is a private 400 square foot stand alone unit in the back of a quiet property with views of the shared garden with a grandmother Gravenstein apple tree. Though the unit is one room, the spaciousness and layout will make you feel as though you have multiple living spaces.

The king bed has Japanese tatami and an Avocado mattress, a real luxury to help you relax during your stay. The custom couch can be used as a single bed for a third person if desired.

The kitchen includes a full-sized fridge and induction range. It is fully equipped and ready for avid cooks to come stay. Please note that there is no microwave, but you can easily reheat food using a pan and a little water. If you've never used an induction range, be sure to read our instructions! It works more like gas even though it's powered by electricity.

The kitchen cabinets, table, benches, and small desk are all hand-made custom pieces. We want to make sure this place is beautiful and unique for you to enjoy!

This is a private space with it's own key, although it does share a wall with the kitches for the rest of the house. There may be some gentle noise from the main house during the day since we do share a wall. Also we do walk about the property during the day. This is completely self-contained with sleeping, sitting area, bathroom and stocked kitchenette and totally separate from the main house except the entrance room which doubles as a laundry room. We have a separate entrance and try not to enter the laundry room while guests are with us.
This is a very quiet rural setting. We have a small outside sitting area (which is part of the property) with two chairs and a serving table. We also have a vegetable garden down below on the property that guests are free to go to to pick veges and enjoy meditative quiet times. It is lined with jazmin.

Please note that this is a rustic country setting outside of town. Owners also live on the property and are involved in projects. Huge vegetable garden and apple trees abound... feel free to pick food during your stay as season permits!

We have made the modern bungalow beautiful and special because we love our guests and get so much pleasure from sharing a wonderful space with fantastic people. The main living and sleeping area is one large 460 sq. ft. space. It is separate from our house and remodeled in 2016. We are excited to welcome and meet Airbnb friends, old and new. The space has a separate entrance. It is spacious, cozy, clean and modern with Mid-Century furnishings and colorful art. There is NO TELEVISION but there is great WiFi and also a 9 screen movie theater just 2 blocks away. The open floor plan is divided into a comfortable sleeping area and spacious living area. Our guests have loved the comfort of the queen bed with Stearns and Foster mattress, memory foam topper and luxury, high quality bedding. There is a ceiling fan for those occasional warm summer nights and a heater to keep the space cozy in winter. The food prep space is almost a kitchen
(NO STOVE/OVEN). It has a coffee pot (coffee provided), teakettle, toaster, microwave and compact fridge. In the open living area you will have a table and chairs for having coffee or enjoying a simple snack or meal. We provide coffee, tea and filtered water. Lots of local information is there for you on the desk. Bring your laptop and use our high speed wifi. Of course there is also a lovely bathroom which is bright and clean. The bathroom includes high quality shampoo, conditioner and hairdryer, for you to use. We hope that you have the time to enjoy the outdoor seating areas and lovely landscape, too. Our location is downtown Sebastopol with easy access to lots of great restaurants, wine tasting, hiking, walking, bike trails. Once you park your car in our off street parking, you can walk to everything in Sebastopol! Our home is in a great in-town neighborhood. We are situated on nearly a third of an acre so the backyard feels like a bit of an oasis in the downtown. Spend some time in the quiet, colorful back yard and enjoy some sunshine in the beautiful landscape and views of the Laguna and Santa Rosa mountains.

Guests will have privacy in their separate studio living space and we invite you to also relax in the shared back yard which is a beautiful, colorful garden oasis. There are several outdoor seating areas, where you can have coffee and breakfast in the morning or wine and cheese and snacks in the afternoon. It is always a treat to share the incredible landscaping; a work of art that Hap has created.

Other things to note
We are licensed by the City of Sebastopol (License # SKA0001). Airbnb adds the city 10% occupancy tax to the final payment amount. The space is perfect for two people and large enough to accommodate a third ( with a high quality futon cushion) but please let us know if there will be more than 2. There is a small charge for extra guests. We love children but our space is not set up for toddlers. Please check with us if you are bringing children. Check in time is 3pm and check out is at 11 but both will be flexible if no other guests are scheduled just before or after your visit.

We call our second-story studio apartment the Magic Treehouse because it is up in the trees that enhance the view and provide a magical ambience. The high ceilings add an openness that is very relaxing. It is within walking distance from downtown Sebastopol and close to many other fun and beautiful places. Come check it out!

The space
The space features a well-stocked efficiency kitchenette for essentials, a living room with desk area, record player, and a couch that folds down into a double bed. One small bedroom includes a closet and double bed, and another room is flexible and currently set up as a reading room. Both rooms have lofts accessible by ladder for storage, relaxing, or sleeping. There is one small bathroom, a utility space, plus a private front deck. Driveway is shared with residents of the main house, though one dedicated parking space is provided.
