The open floor plan is drenched in sunlight during the day and a skylight above the comfy queen bed allows you to count the stars as you fall asleep. The cozy loft space is a special place for an older kid or the young-at-heart adult. Similar to a treehouse, it is only accessible by climbing a narrow, vertical ladder and may not be suitable for everyone.
The kitchen has all the essentials--stove and oven, microwave, coffee maker (drip and K-cup), fridge/freezer and dishwasher. Cookware & utensils, towels & cleaning supplies are provided. There are indoor and outdoor dining areas that seat four. The bathroom is small, but functional with a large sunken tub and separate shower stall with soap and shampoo.
The heart of the cozy living room is the wood-burning fireplace. It is a great space to snuggle on the sofa, watch a little TV (basic cable and a DVD player are provided) and catch up on your reading.
The expansive outdoor space provides a large wrap around deck with a propane grill and Adirondack chairs on the upper level. On the lower level, your dog will appreciate being able to enjoy the large fenced back yard while you relax in the private hot-tub. This is the perfect place to unwind after a day spent hiking the Jenner headlands, exploring the coastal redwoods or kayaking in the river mouth.
While people of all ages are welcome at The Haven, the property and house have not been furnished with children in mind. Features that make The Haven a special place for adults (the elevated deck, hot-tub, wood-burning fireplace and sunken bath tub, for example), may not be suitable or safe for young children.
The main living space is all on one level; however, there are stairs to enter the house and the bed is on an elevated platform. Access to the hot tub area requires navigating stone steps, a gravel path and changes in terrain.

Jenner is an awesome place for pooches! One pet is welcome to join you during your stay at The Haven (please disclose when you make your reservation). There is no size restriction or pet fee. While fenced, the yard is NOT escape proof, so pets cannot be left unattended in the yard, and must be crated if they are left alone in the house.
Getting to Jenner
Jenner is about an hour's drive to Santa Rosa regional airport (STS) , 2 hours to Oakland (OAK) and 2 1/2 hours to San Francisco (SFO). A car is strongly recommended, as ride share & public transit options are limited.

This vacation home offers the best of both worlds: a place to relax and a location to explore nature. Located on a quiet cul de sac, the house features decks that offer a view down a redwood canyon to the ocean. (The Point Reyes peninsula is visible on a clear day!) Listen for the barking of the seals or the whistle of an osprey as it glides overhead with a fish.
A short drive takes you to some of the most spectacular hikes and beaches on the California coast, including Stillwater Cove, Fort Ross, and Salt Point State Park (known for mushroom foraging).
The fully supplied kitchen features a pantry stocked with the basics such as coffee, spices, sugar, and rice. Bring your own groceries and cook, head down the hill to a nearby restaurant, or take the spectacular drive to Gualala for a variety of dining options.
Our guests have told us (and we agree) that the stay is wonderful rain or shine. The bookshelves feature a variety of reading materials, games, DVDs and videos. In case that isn't enough, we also have internet access!

The Viking House is a prime location to enjoy the Sonoma County coast. While Bodega Bay is often foggy and grey, it's been our experience that Jenner generally gets more hours of sunshine, even in the winter. Although it's not unusual to see fog in the mornings in all four seasons, the weather remains pleasant throughout the majority of the year. In summer, it's bright with warm sun, but, with gentle ocean breezes, it remains much cooler than inland areas.
Russian River: Kayaking and canoeing are some of the best ways to experience the river. Just down the street from the house, you can rent a kayak and experience a whole different perspective of the town and the surrounding hills. Paddle around Penny Island, go to Goat Rock beach or get up close and personal with birds and seals fishing in the mouth of the river. When you get tired, you can bring the kayak up to shore at the house and rest before heading out again. Once you've explored the areas around Jenner, you can head upriver to Duncan's Mills and Guerneville where you can also rent equipment to enjoy redwood views in slower moving waters. Bodega Bay: A visit to the bustling fishing community of Bodega Bay will be a highlight of your stay. On the way, you can stop at a variety of beaches, including Shell beach, one of the best places to explore wildlife in Tidal pools and study interesting geological rock formations. When you get to Bodega Bay, exploring the shops, art galleries and fine restaurants is a pleasant way to enjoy the area. Also, many coastal adventures can be arranged. You can book and rent gear for all kinds of fishing and watersport outings, including deep sea fishing, whale watching (in season), surfing and more. Horse lovers will enjoy riding on the beach through Chanslor Stables. Golfers will relish memorable views while hitting a round at Bodega Harbour Golf Links, an 18 hole Scottish links style course. Film buffs will enjoy taking a short drive inland to the town of Bodega where Alfred Hitchcock filmed the classic movie, 'The Birds.'
- "Great views and great location!" - "Can’t beat the sweeping, unobstructed views from the upper deck, perched above the lazily flowing Russian River estuary. There are only a handful of houses on the steep bank in Jenner, with several being part of non-pet-friendly Jenner Inn & River’s End—if you travel with your furry friend, this may very well be your only option! The house is well appointed, with all the plates, pans, pots, and glasses that you’ll ever need, as well as condiments & spices. There is adequate space for a car right in front & the tall wooden fence very effectively mutes any road noise. Access to the river is fairly steep, but adequate to launch your own kayak or canoe. The “center” of Jenner, with a gas station & convenience store, Cafe Aquatica (open for breakfast & lunch), and a wine bar & souvenir store, is within walking distance; River’s End with its upscale restaurant is at about the same distance in the opposite direction. Pet-friendly dining options require a short drive to the picturesque Duncans Mills. We loved our stay & will definitely be back!"

The owners unit at Casa Panama is occupied by Toni and your privacy is her highest concern. Entrances and outdoor spaces are entirely separated and privatized. Inside the home, a third of the space between her space and Casa Panama is left unoccupied for soundproofing. Noise is really sincerely never an issue so feel comfortable to not worry about that. There is a very friendly mature miniature poodle on the property along with an indoor cat but neither animal ever has any access to the rental portion inside or out.
Please always call on Toni if you need anything at all. She has been in this business for over 30 years and sincerely enjoys hosting her guests. The neighborhood is small and quaint and you will be delighted to know the roads have recently been repaved! This is a seaside town on the hill overlooking the Russian River as it makes its way to the sea. Most of the homes are smaller second homes. Casa Panama stands out as being one of the original homes in the area and is one of the most formidable in size and location. Be sure to visit the coffee shop on the river as you come into town where besides great coffee and sandwiches you will be entertained by local musicians on the outdoor stage. Next door to the coffee shop is a new wine tasting business, the Visitor Center and the Post Office. Kayaks are available just in front on the water making it fun to take a quick trip out to the beach or up river. Walk the beaches. Watch the birds. See the seals. Collect shells and driftwood. Go fishing. Check out Bodega Bay. Zip Line through the Redwoods at Canopy Tours on the way to Occidental! Have breakfast there at Howards Cafe! Eat at the Union Hotel! Shop til you drop. Take the drive back down Coleman Rd to the coast!
Just 10 minutes away on Hwy 116 heading towards Guerneville is Duncans Mills where there are wonderful shops, another great coffee shop with fresh baked pastries and pizza and two wonderful restaurants and a wine shop that has a stellar reputation! Cafe Aquatica is the town center for coffee, delicious food and live music on the weekends. Afternoons are for wine tasting at Jenner’s new wine tasting bar. We are very proud to be the town where Rivers End Restaurant is located. It is one of the finest restaurants in all of Sonoma County and is about 3 minutes drive away! Beaches and hiking trails are all around the immediate area along with plenty of famous wineries! For shopping don’t miss Duncan’s Mills and Occidental or the fun coastal shops and galleries in Bodega Bay. Or, for deep sea fishing or other water sports Bodega Bay will also accommodate!
Day Trip and explore north along Hwy 1 for Fort Ross and some of the most scenic areas along the California coast or go south and end up tasting oysters on the way to Point Reyes. When Jenner is home base you will be amazed at all there is to see and do.

While you're down at the river consider reserving a kayak or a kayaking tour i.e. star gazing or a bird watching trip around Penny Island. Surfing and wind sailing are for the brave at heart or are enjoyable to watch from a distance too. Be sure to visit the Jenner Visitor's Center just next door to the cafe. Another option is to head up the hill from the house a short walk to the back gate of the Jenner Headlands or drive just 1.5 miles north on Hwy. 101 to the Headlands Trailhead main gate. Either way enjoy access to 14 miles of new trails and expansive views in this new park! You will need to bring those hiking shoes! The area is well known for Levi’s GranFondo bike race. This event was the brainchild of professional road cyclist Levi Leipheimer who used to train here on these roads which is how his tough training route became a famous event that finishes dramatically coming down Hwy 1! Since viruses die faster in sunlight and in high humidity, we immediately open the house hours before your arrival and air it out completely. At Casa Panama we are fortunate to have the benefit of full sun from sun-up to sundown with a little higher humidity. Couple that with fresh air and sea breezes and you will likely agree this atmosphere can revitalize both your health and your spirit.
As a proactive precaution we are wiping down all hard surfaces including floors, cabinets, counter surfaces, appliances with a bleach solution. Since the best defense against active viruses remains frequent hand washing we make sure there is plenty of soap, paper towels and wipes in all kitchens and bathrooms for your use. All bedding is changed and washed between guests. We want to thank you for your patronage and let you know how much we care about your families’ welfare and your experience here.

It has a large soaking tub w/ recycling fresh water that stays heated at 103 degrees, sliding doors that open wide to the ocean view, a moon eclipse sconce light over the tub and a rain shower to complete the experience. It’s the perfect place to relax and soak in the beauty of the coast any time of the day or night.

The Cove House in Timber Cove offers a dramatic and romantic experience you will savor for a lifetime. Intimate enough for the honeymoon of your dreams yet spacious enough for two couples. Relax and toast to your good fortune in a rare bluff top swimming pool and spa overlooking a rugged ocean cove, View whales, dolphins, ospreys, harbor seals and wildlife from every room of the house. We spot whales all year round. Our location is perfect to witness the gray whale migrations, they have even swam into our cove with their calves. The harbor seals nurse their pups on the rocks just below the house. Designed by John Cook, the Cove House is constructed entirely of redwood and glass. Snuggle up next to the soaring wood burning fireplace with a glass of wine. A candle lit table with a view takes on a whole new meaning in our home, The moon dances across the cove to miles of whitewater coastline. The beautifully appointed primary bedroom with king size bed opens out to the oceanfront garden, pool area and outdoor shower. Enjoy stars and sweeping ocean views from the queen bed in the loft accessed by a spiral staircase. Flat screen TVs await you after a day of exploring the Sonoma Coast, wine tasting, beachcombing or simply doing absolutely nothing. Awake to the roaring surf as the mist lifts off of the rugged coastline. The smell of the surf mixes with your coffee as you curl up in the big leather chair. South facing floor to ceiling windows and cathedral ceilings allow the warm morning sunshine to fill the open and spacious living room and dining room. Don't be surprised if a pelican is sitting on the large upper deck off of the living room to greet you. Seagulls, hawks, ravens, herons and seabirds preform aerial ballets while ospreys dive into the surf emerging with the catch of the day. The Cove House sits on a very private one acre forested lot with redwoods, pine, firs and coastal flowers. It is the perfect place to unplug, rejuvenate and reconnect with each other. Turn on the music, pour a glass of wine and finally open that book you have been meaning to get lost in.
You don't have to take just our word for how spectacular this location and house are. Ansel Adams photographed our cove on one of his frequent visits to Timber Cove. The renowned architect John Cook wrote that the Cove House is an example of some of his best work. We are only the second owners and this is the first time the Cove House has been available for rent.
The Sonoma North Coast offers a wide variety of activities if you wish to get out and explore. Kayaking, diving, wine tasting, golf, fishing, hiking and parks filled with redwoods are all a short drive away. The Timber Cove Resort can be seen from the house. You can enjoy live music and fine dining there. We love going to the local farmers market on Sunday mornings, We buy delicious breads, homemade spring rolls and freshly made cheese and take a drive through the redwoods on the back roads before returning to our retreat.
You should be aware that the house is two stories. The living room, kitchen, dining room, large deck and half bath are on the entry level. The loft is above the kitchen overlooking the dining room and balcony. The primary bedroom, separate full bath, garden, patios, outdoor shower, swimming pool, and spa are located on the lower level. The nearest town with full service grocery stores is Gualala about 25 minutes north. Only Verizon cell phone service is available in Timber Cove. We do provide phones with free local and long distance calling in the US and Canada. If you bring a computer, notebook or pad, we do have free wireless Wi-Fi DSL internet service. There is DirecTV with HBO on both flat screen televisions, a DVD/CD player. We provide some DVDs, lots of CDs, board games, a chess set and jigsaw puzzles for your enjoyment.
If cooking is one of your passions, then the Cove House is for you! Take advantage of Sonoma County's bountiful farm to table produce, sea foods and organic meats. Not only does the kitchen offer fantastic views, it has been updated with stainless steel appliances including a 5 burner cooktop, LG oven and microwave wall unit, full-size refrigerator/freezer, ice maker and dishwasher. The small appliances include coffee maker, coffee grinder, electric tea kettle, blender, slow cooker, air popcorn popper and toaster. We provide spices, oils, pots, pans, bake ware, dishes, glassware, cooking utensils, serving utensils, paper goods, foil and plastic wrap. A full kitchen inventory is available upon request. A propane gas grill is located on the balcony off of the dining room.
With your safety and comfort in mind 0ur professional hospitality staff expertly cleans, sanitizes and prepares the home prior to your arrival. No smoking and no pets have been allowed in the house. Pet allergies are not an issue. Big fluffy robes, plenty of towels and luxury bedding are provided. Guests also have access to the washer and dryer.
The Cove House is perched atop an eighty foot cliff. Most of the property is unfenced. Wildlife wander freely and frequently through the yards. We do not make any exceptions to our NO PETS ALLOWED POLICY. Even small dogs will scare away our seals and wildlife for weeks.

This gorgeous 2.5-acre property sits on a private oceanfront point and the home was constructed so that every room takes advantage of the sprawling ocean views. The open concept living, dining and kitchen spaces are spacious to accommodate a group of six guests.
Bedrooms include a main suite with a Cal King Bed and two additional bedrooms; one with a Cal King Bed and one with 2 Queen beds. Each room features an ocean view with windows that open to the sounds of waves crashing against the rocky coast. All of the bedrooms also have their own private patios.
During the day explore the tide pools from your own private beach. From the property you walk down a gorgeous rock staircase to reach the water.
In the evening, relax in the outdoor hot tub with views of the Milky Way and shooting stars. Or take a midday dip for endless ocean views. The living room features a plush sofa and wood burning fireplace for ultimate relaxation.

Once people settle in they usually don't want to leave. Enjoy the sea birds, seal and whale shows right from the living room. If the surf is up it crashes dramatically between the split rock island in front of the enormous living room windows. If you are lucky enough to time your visit with a storm, the waves crash up and over the split rock island that emerges from the ocean right in front of the living room, but of course you are tucked away inside enjoying the show from the warmth of indoors.

The kitchen is designed for entertaining with a gas stove and serving bar. Large deck with BBQ sits above a 1-acre open grass field that slopes down to the cliffs above the ocean. Backyard views are whitewater and great for whale watching.

Spacious and gorgeous living room , one bedroom with king size bed , one with queen size bed and modern kitchen with spectacular valley views. Great out side seating for morning coffee in the sun filled deck with spectacular Velley view. Whole house is remodeled recently.everything in the house is brand new.Walking distance to boat launch, Russian river estuary, tasting by the sea wine bar, cafe Aquataca, gift shop ,convenient store/gas station and amazing sunsets. I want to acknowledge these are stressful times. We all need family getaways maybe more now than ever but we need to feel safe. Here's the extra precautions we are taking to advance our 5* cleaning service for our guests and family and friends.
Since viruses die faster in sunlight and in high humidity, we immediately open the house hours before your arrival and air it out completely. At Casa Panama we are fortunate to have the benefit of full sun from sun-up to sundown with a little higher humidity. Couple that with fresh air and sea breezes and you will likely agree this atmosphere can revitalize both your health and your spirit.

Villa Vista is the owners unit at Casa Panama and will be occupied by the owner again on 7/1. It will not be available to rent after that date. If you are interested in a smaller unit now that Villa Vista is no longer available, please also consider looking at Casa Panama 2-3 Bedroom Option on this site. We try to make that option available off season Sunday through Wednesday. We also open that opportunity up when Casa Panama has not rented during anytime of the year and that is usually posted 1-3 weeks before it’s available. If you are interested and it helps you tell Toni you’d like to be on a list to be notified and she will be happy to do that.

Jenner is surrounded by 10,000 acres of open space and parkland. The proprietary gate to Jenner Headlands is just a few minutes walk from the house so you can leave your car behind and hike 14 miles of new trail with gorgeous views in all directions. Kayaks or tours from Watertreks can be arrranged just down the hill on the river. Kayak to beach if you want or go up river as far as you dare. Cafe Aquatica is on the river just a short walk down the hill for coffee, tea, and delicious sandwiches and open-air music. Next door is a nice wine tasting bar and a great gift store. Don't forget to discover all the trails, water activities, zip lining and sporting options like mountain biking, golfing or even fishing an eco tourism destination offers. Shopping is grand at Duncans Mills. Art galleries there are amazing along with more to see in the art world in Guerneville, Graton, Occidental and Bodega Bay. For wine tasting see our wine tour ideas developed with fun places to stop and see along the way! There is so much to do and beauty to witness in this area you may need an extra day or two! You will access the house from the driveway walking in onto a deck that takes you to a sliding glass door into the kitchen level. The bedroom and bath is an open floor plan down one level. The living room area is up a short flight of stairs from the kitchen and it has a sleeper sofa for extra guests.
Villa Vista is a part of the Casa Panama property. It was the owners unit for years and will be available through July 1, 2024. It has three different levels than are in the main house. Special attention was given when designing the unit to make it very private and isolated from the rest of the house for the owners. It was opened as a vacation rental just recently and has the best of view on the property with a unique sense of peace and quiet that makes it really special. Special soundproofing insures your privacy with a section of the house blocked off between floors.

You can drive to Goat Rock beach in just about 5 minutes or rent a kayak and paddle over across the estuary. If you drive, the parking lot on the sandy side gives you access to the river. Park close to the restrooms and take the trail behind it to the river for a sheltered spot with a scenic river view and a lovely place for the kids to play. Another great place to hike is Shell Beach. To get there drive South on Hwy 1 about 3 miles to the entrance clearly marked. Shell Beach is a gorgeous hike along the coastal bluff or go across the Hwy on the Pomo Trail to Willow Creek. Check the park system maps for more hiking trails. Don’t forget you can walk from the house up Willig to the back gate of the Jenner Headlands. Or, if you'd like to see the main gate entrance you can drive 2 miles north on Hwy 1 to park there and experience the coastal side of the Headlands. Fort Ross is another 10 minute drive north with plenty of parking and shouldn't be missed!

The neighborhood is small and quaint. This is a seaside town on the hill overlooking the Russian River as it makes its way to the sea. Most of the homes are smaller second homes. Casa Panama stands out as being one of the original homes in the area and is one of the most formidable in size and location. Be sure to visit the coffee shop on the river as you come into town where besides great coffee and sandwiches you will be entertained by local musicians on the outdoor stage. Next door is a new wine tasting shop, the Visitor Center and the Post Office. Kayaks are available just in front on the water making it fun to take a quick trip out to the beach or up river. Walk the beaches. Watch the birds. See the seals. Collect shells and driftwood. Go fishing. Check out Bodega Bay. Zip Line through the Redwoods at Canopy Tours on the way to Occidental! Have breakfast there at Howards! Eat at the Union Hotel! Shop til you drop. Take the drive back down Coleman Rd to the coast!
Just 10 minutes away on Hwy 116 heading towards Guerneville is Duncans Mills where there is wonderful shops, another great coffee shop with fresh baked pastries and pizza and two wonderful restaurants, and a wine shop that has a stellar reputation! There are 4 steps from the parking area to the entry to the house. Once inside the house has two levels. On the entry level there is one of the bedrooms (Two bedrooms if you rented the third bedroom as an option) and 1.5 baths, the kitchen, dining room and a deck overlooking the lower decks and hot tub. On the lower floor is the second bedroom, the den and the decks and hot tub.
At Casa Panama, the fenced decks which, include the spa are for your private use. The driveway is shared with the owner but it’s large enough to accommodate your automobiles and it does not face the owners unit or disturb her in any way.
The Jenner Headlands have just opened 14 miles of new trail. The back entrance to the park is just up the road a few minutes walk. The views from the park and the hiking is a wonderful opportunity that shouldn’t be missed. Other hiking options abound. The coastal trails at Goat Rock and Shell Beach meet along safe and well maintained pathways along the shore line or above with views along the entire coastline. Castle Crag is a place to relax from the bustle of cities and freeways, yet is still within a short driving distance to the finest experiences offered in California. On a protected hillside behind Jenner, this home offers incredible views of the river and the ocean. Excellent stargazing can be viewed from the upper deck (bring binoculars and/or telescope). A short walk to the ocean reveals resplendent wildlife including a seal rookery, blue herons, pelicans, seagulls, cormorants, sandpipers, ospreys, snowy egrets, hummingbirds, and many more.
This beach house offers 4 bedrooms and 3 bathrooms. The master bedroom features a Queen bed and en- suite bathroom. The second bedroom offers a Queen bed and the third offers a Queen bed. These bedrooms share a bathroom. The fourth bedroom offers 2 Twin beds, and has a shared bathroom down the hall. If needed, a double futon is in the sunroom. Two decks provide space for a barbecue and a large hot tub. The main living area on the upper floor is a spacious sunny area with connecting living room, sunroom (family room) and fully equipped kitchen. All of these rooms offer incredible views of the Russian River estuary.
Located in the quiet and quaint village of Jenner, Castle Crag is less than two hours north of San Francisco. It has magnificent views of the river valley, estuary and river's entrance to the ocean. As the village is somewhat sheltered from ocean breezes, pleasantly warm weather is the typical climate for most of the year, with occasional sea mists. For those interested in visiting wine county, this home is only a 30 minute beautiful drive along the river to the Korbel Champagne vineyards and many other world class wineries. There are excellent restaurants all along the river and the coastline between Bodega and Jenner. Swimming, surfing and sailing are 15 minutes south at Salmon Creek and Bodega (made famous in the Hitchcock movie The Birds.) Excellent hiking trails and horseback riding are only minutes away, as well as canoeing and rafting on the Russian River.

Wireless Internet: Castle Crag has a ViaSat modem with unlimited data, which allows guests to stream television on the SmartTV or their personal devices. Because this is a Satellite service, there could occasionally be service outages, or data speed slow downs, but these should only be temporary and they should be self resolving. For a long time Castle Crag was unable to provide any internet service in our rural location, so we are very pleased to offer guests this option and welcome you to use the internet during your stay.

Come visit this luxuriously appointed home located on the Sonoma Coast and Sonoma's award winning Wine Country. The home is built into a massive rock high above a year-round creek that feeds to the Russian River and the Pacific Ocean. This home is drenched in sunlight and has beautiful gardens throughout creating a private oasis with 2 outdoor fireplaces enjoyed year round. We have views of the Russian River estuary, where we often kayak and paddle board. We have an outdoor private hot-tub with an outdoor shower that over looks the creek. The home abuts the Jenner Headlands preserve where there are miles of hiking from our front door. 3 minute walk to the local Wine Bar, Cafe Aquatica and the kayak/paddle launch. Our gardens our beautiful year around. And our neighborhood is a birders dream. You are going to love your stay!

1: Sonoma Coast house is a private residence and we ask that you treat our furniture, appliances, and décor with the same respect and care you do in your own home and require from guests staying at your home.
2: This is a smoke-free property.
3: Due to severe pet allergies we are not able to accommodate pet stays.
4: 10 (Ten) PRE-APPROVED AND AUTHORIZED DAYTIME OR 6 (Six) PRE-APPROVED AND AUTHORIZED OVERNIGHT GUEST MAXIMUM REGARDLESS OF AGE. Due to constraints of the septic system and neighbor/noise issues, people other than those listed in the Vacation Rental Agreement with Approval and Authorization may not be on the property or stay overnight in the property. No unauthorized guests without written pre-approval from Property Owner.
5: BLUFF WARNING: Sonoma Coast house is situated on an ocean bluff/cliff. Guest agrees to limit individuals on all promontory walkways and decks and to restrict individuals from area of proximity to steep and dangerous including slopes, bluffs cliffs or restricted stair paths leading to bottom of cove and to insure that Guests supervise their guests or Licensees. Oceanfront rentals present danger to guests. Individuals shall not lean or sit on guard rails or hand rails. Guests and their guests assume all risks in the use of walkways, decks and areas in proximity to ocean and bluffs. Geological conditions are constantly changing which could result in sudden structural instability. If any instability is noted, Guest will notify Homeowner immediately and discontinue further use of walkway or unstable areas. NO OCEAN ACCESS, NO FISHING, DIVING OR SWIMMING AT THE PROPERTY. CITATIONS WILL BE GIVEN. There are public diving and fishing access points at Stillwater Cove and Salt Point State Park. Parks with beach access are nearby. Be aware of the tides.
6: This property is privately owned. Guest’s or their guest’s or Licensees personal property, including vehicles are not insured by Homeowner against loss or damage due to fire, theft, vandalism, rain, water, criminal negligent acts of others or any other cause. Homeowner does not insure against personal injury to occupant or guests due to any reason other than the condition of the premises. It is recommended that all Guests or Licensees carry or obtain traveler’s insurance to protect occupants, guests and personal property from any loss of damage. Guest agrees to indemnify, defend and hold harmless Homeowner from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage or injury to Guest, occupant’s guest, Licensees or their personal property. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
7: No minor children are allowed on the property without adult supervision at ALL times. Children are not allowed on the decks, in the spa, sauna or swimming pool or in the yard without constant adult supervision.
8: Handicapped access is very limited. Sonoma Coast house is a 2 story home with stairs leading to front door, w sets of interior stairs in main entryway between 1st and 2nd floors, Garage entry is on 2nd floor, exterior steps throughout the promenade with uneven pathways and steps alongside the exterior house leading to picnic areas and hammock.
9: Keep the property and all furnishings in good order. If you move any furniture, please move it back before leaving.
10: HOUSEKEEPING: The cleaning fee covers the cost to clean and prepare the house for your stay and to launder linens and towels. Please unload dishwasher and put garbage/recycling in the outside cans before departure. The cleaning fee covers specific housekeeping time needed for this house. If Guests request additional cleaning during the stay arrangements can be made. An inventory of all household items is conducted following each check-out and Guest will be charged for any missing items. Breakages, if reported, will be handled with a lot more forgiveness. We pay a living wage to all it's employees.
11: SPA and SAUNA: No children under the age of 18 are permitted in the spa and swimming sauna without adult supervision at all times. When using the spa and sauna remember there is a certain health risk. Use at your own risk. The spa and sauna are on a regular cleaning and maintenance schedule. Do not use soaps or oils in hot tub or sauna. A fee will be charged if the spa or sauna has to be drained and cleaned after your stay. Plastic wine glasses and tumblers are supplied for your safety. Please do not bring glass into the spa or sauna area.
12: The fireplace is wood burning. Wood is provided for your stay. Please do not overload the firebox. Do not leave the fire unattended. Be sure to let the fire burn down before going to bed or leaving the house.
13: The house is on a septic system. In the event of a power outage, DO NOT flush the toilet or use the sinks or shower on the lower level. The septic pump is electric and will not pump up hill without power. The septic system is very effective; however, it will clog up if improper material is flushed. Do not flush anything other than toilet paper. Please place all vegetable peels in the trash rather than the garbage disposal.
14: Only Verizon cell phone service is available in Timber Cove. Sonoma Coast house offers VOIP, Alexa calls and WIFI calls.
15: Situated on the North Pacific Coast, electricity is not as reliable as in cities. There are occasional power outages. In the event of any short term or extended power outage, call the Homeowner or emergency contact numbers provided in the information book. Homeowner is not responsible for power outages, failure of equipment or food items that have perished.
16: WILDLIFE: We do not allow pets of any kind at the property as it is home to many wild birds and animals that may attack or kill your pet. Please do not feed any wild birds or animals or allow them to come into the house. It is common to see deer, fox, raccoons, squirrels, chipmunks, osprey, ravens and bobcats in the garden. The cove is home to seals, sea lions, whales, dolphins, river otters and too many seabirds to list. Blue and orca whales can be spotted all year round. Sonoma Coast house is in a prime spot for the California gray whale migration and yes, they do swim right into our cove just below the house.
17: NO SPECIAL EVENTS, PARTIES OR SHOOTS: unless approved in writing by Property Owner and all requirements are submitted/approved in writing/separate and additional fees will apply. The property is located on a one acre lot in a peaceful and serene area. Please be respectful of neighbors relative to any loud noise and music. Sonoma House cannot accommodate group events. Timber Cove has private security staff that patrol all roads and properties.
18: Guests are to securely close and lock all doors and windows upon departure. Turn off coffee maker and appliances. Turn off Thermostats Check for running water and toilets.
19: The Guest’s Security Deposit is fully refundable if the house is left clean and undamaged. Refunds will be made within 14 days after check-out.
19. STORM/ ACTS Of GOD/ IN EVENT OF FORCE MAJEURE POLICY: No refunds can be given for any events including but not limited to: storms, acts of God, bad weather, power outages, streaming video content becomes unavailable, WIFI goes down or neighboring construction noise.
20: Booking Requirements - all Occupants must provide valid Driver's License from the state of residency / Passport scans (International guests). All Occupants must sign "Waiver of Liability".
21: Primary Occupant must sign Property Owner's Vacation Rental Agreement with Property Disclosures.
22: Maximum 3 cars allowed on property / per rental and must provide plates.
23: Standard Check- In Time @ 4:00PM / Check- Out @ NOON / Early Check-In is not available. All check in times are by appointment. Your scheduled check in time is 4PM. Our Property Manager will wait 15 minutes post scheduled time then will leave the property. Check in will then be subject to a rescheduling fee of $100.00 and Property Manager's availability.
24: Late Check-Outs subject to availability and must be approved in writing by Property Owners and you agree to the following fees: 12:30~5:00P – $450.00
25: A)Stays 7 days or longer require mid-stay cleans at the cost of $250.00/clean every 2 weeks. If your booking request is longer than 7 days we will need to revise your quote and resend it for your review and payment. Daily cleans are available and need to be requested in advance so we can coordinate with crew. (B) Daily cleans are $150.00 and will require a revised quote be sent for review/payment. (C) Should the property be left in poor/excessively bad/dirty/soiled condition that requires the cleaning crew to stay beyond their contracted 4 hour check out clean; an extra cleaning fee will be deducted from your Security Deposit at the time of check out at a rate of $350.00 min with an additional $50.00 each additional or fraction of an hour after 1st 2.5 hours of overtime.
26: Sonoma County Occupancy Tax of 12% is included in the rental for all bookings 30 days or less.
WRITTEN EXCEPTIONS: Any exceptions to the above rules and policies must be approved by the owner in advance.

Road and Other Noise: Erinleigh by the Sea is located directly next to and below the Hwy 1. Traffic is busiest on fair weather weekends and tends to quiet in the evenings. Not as much of the traffic noise carries to the house as it is situated below the road and there are new windows, but sound carries across the water, and you’ll hear life music from Café Aquatica and folks paddling the estuary during the day. Wildlife and waves can be noisy too!
Road to Erinleigh by the Sea: No matter how you get here, the last part of your journey is along Hwy 1 which is twisty and turny in sections. With drivers in a hurry and taking their time. Please be cautious when pulling onto and off the road.
Rural Setting and Critters:
We live in a rural area with ants, spiders, rodents, and larger critters from raccoons and mountain lions to bears. While we make the best effort to protect against them from coming into homes, we also do not use poison where it can harm wildlife, pets, and children. And keeping all critters out is simply not possible. We appreciate your help in putting tasty smelling items into refrigerators, proper disposal of trash, and understanding that ants (especially) come in without warning and may not have been present at the time of cleaning.
Cell Phones: Please be aware that many cell phones will not have service at this location. There is wifi.
Stairs: While the living areas in the house are all one level, there is a flight of stairs from the parking area to the front door. Please look at the photos if stairs are a concern.
Pet Policy: No Pets. Service animals are always accommodated under the ADA.
Fencing: The area between the house and Hwy 1 is fenced with a locking gate. The rest of the property is not fenced.
A Note About TVs: The Smart TV has Netflix, Amazon Video, Hulu, and hundreds of streaming channels. Guests are welcome to bring their login info for these apps. The television does not have cable services.
River Access: While perched above the river, there is not direct access to the water from the house. The Jenner Boat Launch is 0.2 miles from the house and the perfect (safe) location to launch your kayak, canoe, or stand-up paddleboard. Conditions vary from year to year and can change rapidly – use your best judgement to determine your risk level and comfort in the water/physical activity.

This is the third time I've stayed at Erinleigh. Peaceful, welcoming, quiet, clean, and bright. This stylish vacation home is *thankfully devoid* of airbnb-typical staged word art and cheap furnishings. The bed is medium-firm and the dining and kitchen areas perfectly proportioned for the scale of the unit.
If I had to critique: The bathroom is the weakest part of the unit. It's dimly lit. Sink is dual faucet with spigots that are too close to the sink bowl. The clawfoot bathtub/shower, while antique-y, is cramped and somewhat cumbersome to get in and out of.
The standout feature is the porch that extends out over the Russian River. During a previous stay, I was awakened by the call of a pair sea lions swimming past the porch. On this last trip a family of 5 river otters swam past the unit looking for breakfast. There are usually a variety of birds around. The sound of the ocean soothes the soul when sitting out on the porch.

This is a wonderful little cottage right on the Russian river. It has great views and is pretty much right in Jenner. The place was quiet, clean and comfortable. The only thing that I would say, is that there is no door on the hallway side of the bedroom or curtains on the French doors. So, for those on different sleep or work schedules, this may be an issue. Road and Other Noise: Erinleigh by the Sea is located directly next to and below the Hwy 1. Traffic is busiest on fair weather weekends and tends to quiet in the evenings. Not as much of the traffic noise carries to the house as it is situated below the road and there are new windows, but sound carries across the water, and you’ll hear life music from Café Aquatica and folks paddling the estuary during the day. Wildlife and waves can be noisy too!
Road to Erinleigh by the Sea: No matter how you get here, the last part of your journey is along Hwy 1 which is twisty and turny in sections. With drivers in a hurry and taking their time. Please be cautious when pulling onto and off the road.
Rural Setting and Critters:
We live in a rural area with ants, spiders, rodents, and larger critters from raccoons and mountain lions to bears. While we make the best effort to protect against them from coming into homes, we also do not use poison where it can harm wildlife, pets, and children. And keeping all critters out is simply not possible. We appreciate your help in putting tasty smelling items into refrigerators, proper disposal of trash, and understanding that ants (especially) come in without warning and may not have been present at the time of cleaning.
Cell Phones: Please be aware that many cell phones will not have service at this location. There is wifi.
Stairs: While the living areas in the house are all one level, there is a flight of stairs from the parking area to the front door. Please look at the photos if stairs are a concern.
Pet Policy: No Pets. Service animals are always accommodated under the ADA.
Fencing: The area between the house and Hwy 1 is fenced with a locking gate. The rest of the property is not fenced.
A Note About TVs: The Smart TV has Netflix, Amazon Video, Hulu, and hundreds of streaming channels. Guests are welcome to bring their login info for these apps. The television does not have cable services.
River Access: While perched above the river, there is not direct access to the water from the house. The Jenner Boat Launch is 0.2 miles from the house and the perfect (safe) location to launch your kayak, canoe, or stand-up paddleboard. Conditions vary from year to year and can change rapidly – use your best judgement to determine your risk level and comfort in the water/physical activity.

This is the third time I've stayed at Erinleigh. Peaceful, welcoming, quiet, clean, and bright. This stylish vacation home is *thankfully devoid* of airbnb-typical staged word art and cheap furnishings. The bed is medium-firm and the dining and kitchen areas perfectly proportioned for the scale of the unit.
If I had to critique: The bathroom is the weakest part of the unit. It's dimly lit. Sink is dual faucet with spigots that are too close to the sink bowl. The clawfoot bathtub/shower, while antique-y, is cramped and somewhat cumbersome to get in and out of.
The standout feature is the porch that extends out over the Russian River. During a previous stay, I was awakened by the call of a pair sea lions swimming past the porch. On this last trip a family of 5 river otters swam past the unit looking for breakfast. There are usually a variety of birds around. The sound of the ocean soothes the soul when sitting out on the porch.

This is a wonderful little cottage right on the Russian river. It has great views and is pretty much right in Jenner. The place was quiet, clean and comfortable. The only thing that I would say, is that there is no door on the hallway side of the bedroom or curtains on the French doors. So, for those on different sleep or work schedules, this may be an issue. SAME DAY RESERVATIONS: We are unable to accommodate same-day online reservations past 9am. It should not happen, but in case the system is allowing you to book for same-day arrival and it is after 9am, please reach out to us before completing your reservation. Our office closes at 5pm. If it is after 5pm, please do not complete your reservation; no one will be available to process your reservation and prepare for your arrival.
HOUSE RULES: The homes we manage are private residences, beloved by their owners and located in resi-dential neighborhoods. Please help us, Airbnb, and the vacation rental industry at large by treating the home and the neighborhood with care. Here is a quick list of the most important rules (see below for our complete terms and conditions):
-No parties, gatherings or events. The maximum occupancy is strictly set by the Sonoma County Vacation Rental Ordinance, and exceeding the max occupancy can result in hefty fines and loss of permit.
-Excessive noise, including no outdoor amplified sound, is not allowed at any time. Observe Quiet Hours, which are between 9 pm and 8 am.
-Park mindfully. Parking in certain neighborhoods is scarce, certain spots that look like street parking are claimed by neighboring houses. We do our best to provide details on where to park, and if there is any question, please ask. No RVs or trailers.
-This home does not allow pets, including daytime pet visitors.
-Treat the home and homeowner’s possessions with respect and report any damages to our office right away.

VACATION RENTAL CONTRACT TERMS & CONDITIONS:
Here are our full terms and conditions. A link to these will be provided to confirmed guests, or you can check back here on the listing to reference these house rules and other booking terms. Thank you for tak-ing the time to read! And, please share with additional guests.
OCCUPANCY: The maximum occupancy, equal to the number of people the home sleeps, is the maximum number of people, including children over the age of 3, (infants age 2 and under do not count towards occupancy) allowed at the property at all times. The maximum occupancy for a vacation rental is mandat-ed by the Sonoma County Vacation Rental Ordinance and is strictly enforced.
In the event the maximum occupancy is exceeded, RRVH (full business name Russian River Vacation Homes or RRVH for short) reserves the right to charge at least a minimum $500 violation penalty, plus any costs incurred by RRVH and/or the property owner as a result of the ordinance violation, excessive wear and tear to the property, extra cleaning, and damages to the property and/or surrounding properties. In general, two additional day guests are allowed at no extra cost, as long as RRVH has given Guest prior written approval (excludes certain homes). RRVH reserves the right to terminate the reservation immedi-ately without refund if the maximum occupancy is exceeded.
No campers, RV’s, tents, or trailers are allowed on the premises.
AGE REQUIREMENTS: Guests must be 21 years or older to rent or check in to a vacation rental.
PARKING: Vehicles must be parked either on the premises or on street parking directly in front of the property. No campers, RV’s, tents, or trailers are allowed on the premises.
NOISE: Per county ordinance, quiet hours are between 10:00pm and 8:00am and no outdoor amplified sound is allowed on the premises at any time. In addition, loud or unruly behavior is restricted by a local ordinance, whether or not the maximum occupancy is exceeded, and may result in citation or arrest by local law enforcement. Neighborhood disturbances caused by Guest and their invitees puts the home’s permit to operate as a vacation rental in jeopardy. Guests who continue to engage in excessively loud and unruly behavior after being asked to stop by either law enforcement or a RRVH representative are also in violation of the ordinance and this agreement, and may be asked to vacate the premises immediately without refund.
PET POLICY: No Pets Allowed. Guest agrees that no pets will be on the property at any time. Guests who bring an animal to a home that does not allow pets will be assessed an additional charge, which may in-clude carpet and furniture cleaning, flea-bombing and damage charges. Failure to promptly remove a pet from a no-pets-allowed home may result in the immediate termination of the reservation, without refund.
DAMAGE WAIVER: There is a non-refundable Damage Waiver fee for all reservations, already included in the rental fee. The damage waiver covers up to $3000.00 of unintentional damages to real or personal property of the rental unit that occurs during the stay. Any damages that exceed $3,000.00 will be charged to the guest directly. The damage waiver does not cover replacement of missing items, additional housekeeping charges, intentional damage or gross negligence, or damages resulting from a violation of the rules outlined in this agreement. To ensure that they are not charged for any damages, Guest is re-sponsible for reporting any accidental damages to RRVH prior to check-out.
PAYMENT OF RENT AND FEES: Payments for the following fees are made through Airbnb: Rental Fee, Cleaning and Linens Fee, 12% Sonoma County Transient Occupancy Tax, Damage Waiver Fee and Airbnb’s Guest Service Fee. RRVH may charge higher rates for bookings made on 3rd party platforms, such as Airbnb, to cover additional costs associated with listing on the platform. Payments for additional services, such as rental items, travel insurance or additional nights will be paid and collected through the Airbnb platform.
OPTIONAL VACATION RENTAL INSURANCE: Vacation Rental Insurance is available for your reservation. Va-cation Rental Insurance reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. You may add Vacation Rental Insurance to your trip by contacting us directly.
DATE CHANGES: Guest may opt to change the reservation to different dates within one year of the original arrival date by informing us in writing no later than 2 weeks prior to the original arrival date. If the reser-vation is moved to dates that fall within a time period that rents at a lower rate, no refunds will be given. All high-season rates, holiday rates and night minimums will apply to any changed dates, and special offers and discounts are only transferable to dates that fall within the valid time frame. A $40 change date fee applies.
SWITCHING HOMES: Reservations are not transferable between homes. If Guest decides to switch the res-ervation to a different home, the switch is considered a cancellation and the cancellation policy applies. If the original home booked becomes unavailable or uninhabitable, RRVH reserves the right to relocate the Guest to comparable accommodations as determined by RRVH and agreed to by the Guest. Guest agrees that RRVH shall not be held liable for any sequential or secondary damages, including but not limited to relocation or additional travel expenses or for any other loss.
REFUNDS: No refunds will be given for Cancellation or Interruption that occurs due to inclement weather. Nor will refunds be given for any occurrence out of RRVH’ control including, but not limited to, power outages and loss of phone or internet service.
CHECK-IN and CHECK-OUT: Guests failing to abide by check-in and check-out times will be assessed a charge of one night’s rent. Guaranteed paid early check-ins and pre-paid late check outs are possible dur-ing our off-season (October 1st to April 30th), depending on availability. Paid early check-ins and late check-outs must be arranged at least 24 hours in advance.
VACATING THE HOME:
-Remove all trash & recycling from home. Place in appropriate outside cans/bins.
-Wash all dishes and leave drying in the dishrack. If the home is equipped with a dishwasher, you may leave the dishwasher running.
-Clean up any messes or spills that may have occurred during your stay.
-Put all furniture and home items back in place.
-Check for any personal items.
-Turn off lights, heaters, and secure the home.
-Return any keys and/or remotes to their starting location.
CLEANING:
The cleaning fee covers the cost of a ‘normal’ after-guest cleaning. In the event that the home requires more cleaning than deemed normal, the additional cleaning hours will be charged to guest at the rate of $30.00 per hour. Common reasons for extra cleaning charges: extra trash removal, cleaning food spills, excessive pet hair removal from furnishings, picking up cigarette butts or other trash. Most extra cleaning costs are not covered by the damage waiver.
MID-STAY CLEANING: We require mid-stay cleans for stays longer than 13 nights. The online booking sys-tem will not automatically add mid-stay cleans, so we will contact you to add the cleaning to your stay after the reservation is made. Mid-stay cleanings cost between $60 and $90, depending on the size of the home. For stays 13 nights or less, mid-stay cleaning is available upon request, at a rate of $30 per hour. Please contact our office if you would like to add additional cleaning services on to your stay.
MISSING/DAMAGED ITEMS: Items provided with the vacation home must remain at the home at all times. Guests are responsible for the replacement and labor costs for any missing items. Accidental damages up to $3000 are covered by the damage waiver, see details above.
HOME AMENITIES: All homes are privately owned and equipped for basic vacation needs. The homes are furnished at the minimum with sheets, blankets, pillows, bathing towels, basic cooking utensils, and char-coal or propane grills. Supplies included with your stay: bar soap, laundry soap, dish/dishwasher soap, sponge, kitchen garbage bags, basic cleaning supplies, shampoo and conditioner, and toilet paper (1 roll per person the home sleeps) and paper towels (1 full roll per kitchen) are supplied at all homes. See the home’s amenities list for details. There is a local Safeway if you need to purchase additional supplies dur-ing your stay. Most homes with a wood burning stove or fireplace do not provide firewood.
PHONE: All of our homes have a landline as cell phone service can be spotty in our area. The phone num-ber and details on the service are provided with the arrival instructions. If the home phone offers local call only, you need a calling card and/or credit card to make long distance calls. If it states unlimited calls in US, the home’s phone has free nationwide long distance.
MAINTENANCE: RRVH routinely inspects homes for maintenance issues and wear and tear. Even so, Guest should inspect the rental property upon arrival and report any pre-existing problems to RRVH within 2 hours of check-in. Maintenance problems in the home will be handled in a timely and professional man-ner. In no event will we issue a refund for a problem we had no opportunity to resolve. Although each property is completely equipped for rental purposes, we cannot accept responsibility for aesthetic con-flicts. When guests are unable to preview vacation home, guests accept such property as described and hold the agency harmless for any discrepancies upon taking occupancy.
PROPERTY MANAGER AND OWNER REPRESNTATIONS ENTERING PROPERTY: Occasionally, the Owner or their designated representative(s), including housekeeper, caretaker, or repair person, may enter the property at any reasonable time for inspections, routine maintenance or repairs with advance notice if possible, to Guest via email, text or phone call. Pest Control, landscape and pool and hot tub, utility and maintenance personnel may enter the grounds of the property at any time, without prior notice. Staff may visit the home to check on safety issues or violations of rental terms and conditions
BBQS: All homes are equipped with either a gas or charcoal BBQ. Guests are responsible for cleaning BBQs after use. Food remnants or excessive grease splattered on the BBQ grill may result in an extra cleaning charge. Guest is responsible for following any specific instructions posted in the home or at the grill. For propane grills, propane is provided. We make every effort to ensure that there is at least one spare full tank at the property prior to guest arrival. Upon arrival, check the tank. If the spare tank is emp-ty, it can be exchanged at our office during business hours or you may have tank filled and exchanged at a different location. You can submit a receipt to our office for reimbursement. Keep the valve on the tank closed and the gas off to the BBQ when the BBQ is not in use. For charcoal grills, charcoal is not provided. The Safeway in Guerneville is open late and is a convenient place to purchase charcoal.
BOATS AND DOCKS: Guest uses all boats, docks and water related amenities at their own risk. Guest will not hold homeowner, RRVH, or any of their agents responsible for loss or injury as a result of their use. If the home you rented comes with boats and/or a dock, the following terms apply: Boats and most docks are only available when the summer dams are in, approximately mid-June through September. Summer dam installation and removal is out of our control and is subject to change. RRVH does not guarantee the availability of boats or docks. If boats are provided and available, guests are responsible for boats during their stay and will keep all boats properly stored and locked when not in use. In the event that a boat goes missing during the course of their stay, Guests will be billed the cost of replacement.
LEFT ITEMS: RRVH is not responsible for any items left behind. Please make sure you remove all personal items before departing. There is a $20 service fee plus shipping charges to retrieve and return items.
SMOKING: Smoking is not allowed in any of our homes. If smoking inside does occur during your stay, RRVH will charge an extra cleaning charge of $500.
HOT TUBS AND POOLS: To see if the home you rented provides either a hot tub or a pool, refer to the home’s web listing. Guest will not hold the homeowner or RRVH responsible for any accidents or medical conditions that may occur from using the hot tub/spa and/or pool.
All hot tubs and pools are routinely and professionally serviced. If the home is equipped with a hot tub and/or pool, the guest is responsible for maintaining it in good condition. Guest requests for extra pool or hot tub service may be at the Guest’s expense. In the event that the water is found to be contaminated after departure, the Guest may be responsible for the cost of draining and cleaning the hot tub and/or restoring the pool to usable condition. Use of the hot tub or pool that is considered non-malicious but still results in additional service is covered by damage waiver. Malicious use is not covered. Due to our remote location and difficulty in securing parts in a timely manner, RRVH cannot guarantee the function of a hot tub or pool. No monetary adjustments will be made for any malfunction RRVH did not have the oppor-tunity to resolve, nor for any malfunction due to user error and/or misuse.
TRASH: Guests are responsible for putting their garbage outside in the cans the night before garbage day. Please recycle as much as possible. Guest must put trash and recycling bins out on the street the night before for early pick-up the next morning. If guest fails to put the garbage out, Guest agrees to pay the cost of trash removal.
USE OF PROPERTY: Our vacation rentals are for accommodation only. Commercial use of the property is strictly prohibited unless RRVH has given prior written approval. This includes, but is not limited to, movie production, professional photography shoots, retreats for which the Guest has advertised and been paid by participants, and any activity related to marijuana production. Use of the property for a commercial enterprise (legal or illegal) will result in immediate termination of the booking without refund. Guest will be responsible for all costs associated with bringing the property back to its original condition plus an administration charge of 20% of the restoration costs, or $500, whichever is greater.
ONSITE MONITORING DEVICES: For the safety and security of guests and the home, some homes have on-site devices such as security cameras and noise monitors. Check the Know Before You Book section of the home’s online description for specific information on any devices located at the home you booked. Any attempt to turn off, damage, disrupt or remove these devices will lead to fines and/or eviction without a refund.
LIABILITY: Guest agrees to indemnify and hold harmless the homeowner, RRVH, and their agents from any loss or personal injury suffered by vacationer or his or her guests or invitees in relation to the rental of the vacation home including, but not limited to, the use of recreation amenities such as hot tubs, pools, tram-polines, boats, docks and play structures. Guest shall immediately inform RRVH upon learning of any un-safe or hazardous conditions.
24/7 GUEST EMERGENCY CONTACT: In the event of maintenance emergency or any other matter that cannot wait until our regular business hours, use our emergency phone extension, provided after you re-serve. Please note that we do not monitor our Airbnb inbox after-hours so any message left there will not be received until our office reopens.

Located in the hills above the coastal village Jenner-by-the-Sea, this one bedroom cabin comes with all the essentials for a perfect romantic retreat to the Sonoma Coast. The space
The Haven is an inviting and cozy space with high ceilings, large windows and skylights. There is a comfortable queen bed in the main sleeping area and a twin bed in the cozy loft--a space that is accessible only by climbing a narrow, vertical ladder (great for older kids and nimble adults who don't mind a short climb).
The kitchen is well-equipped for making meals and dining in. A tea kettle, drip coffee maker and a K-cup machine are provided.
There is a gas grill on the deck--perfect for preparing the fresh catch of the day.
The bathroom is small, but functional and offers a large sunken tub and a separate shower stall.
A large, wraparound deck offers a wonderful place to begin (and end) your day, or to spend an afternoon relaxing in the sun.
The large, private lot is partially fenced. Your dog is welcome to explore off-leash in the fenced backyard (the fence is NOT escape proof).
The backyard is a private, serene place to watch local wildlife or relax in the hot-tub.
Guest access
Guests will have access to the entire house and the large, partially fenced yard with a private, professionally maintained hot-tub.
Guests do not have access to laundry machines.
The house is not equipped for charging electric vehicles.
Other things to note
Jenner is an incredible place to visit any time of the year. Russian River wineries, world class restaurants, the Russian River resort area, and Sonoma and Mendocino Coast beaches are all easily accessible by car. Hiking at The Jenner Headlands and kayaking in the Jenner estuary is not to be missed.

This is the first house built at Timber Cove by the founder of Timber Cove Properties (Dick Clements) and served as the model showcase for what future Timber Cove development would look like. This rustic and rural house was designed and built by the same architect who designed and built the world famous Timber Cove Inn (one mile south). The house is a fairly large, lodge-style house which sits on two acres of private land surrounded by grassy meadows, the Timber Cove Creek, Redwoods and Pine trees. Walking distance to Highway One and the Pacific ocean, the picturesque house features a dramatic redwood construction and entire walls consisting of windows in almost every room. The living room is highlighted by a massive stone-lined walk in fireplace. An outdoor hot tub offers partial ocean views and the serenity of the Sonoma Coast.
The space
Beautiful house sits on two acres of private land making it quite and secluded. However, the house is well situated to nearby beaches, restaurants, wine tasting rooms, Highway One, Pacific Ocean, etc. Our new electric central furnace and nest thermostat keeps the house warm and toasty all year around. Large outdoor deck provides beautiful views of the Pacific Ocean and hot tub and hand made redwood patio table enhance the outdoor hot tubbing and dining experience as well.

In terms of accessing the house at check in (starting at 4 pm), the back door adjacent to the carport will be left unlocked and a copy of the key will left on the dining room table.

The space
This cute cottage offers incredible views of the river and the magnificent coastal landscape. It was originally built almost 100 years ago. And it has been carefully and thoughtfully renovated over the years.
It has 2 large and comfortable bedrooms. One on the main floor, and one upstairs with its own ensuite bathroom. Each bedroom has a queen-size bed.
Downstairs the bathroom features an original clawfoot bathtub with a shower head.
The kitchen is well equipped with vintage appliances that still work great.
We understand that Airbnb has a world of options. If our listing is the best one for your dates and budget, it’s very important to outline the following about our Jenner Gem:
- The driveway is long (~60 feet) and relatively narrow (~10 feet wide). No U-turn possible. Nervous drivers might have a hard time. There’s no alternative or street parking. Neighbors are sensitive about parking in front of their houses.
- The heating/cooling is provided by recently installed mini splits and space heaters. If you wish to use the fireplace please bring your own firewood. We recommend Duraflame brand. Easy and safe.
- There’s no dishwasher or sink trash disposal.
- The water heater tank might not accommodate 4 consecutive long showers.
- Upstairs bedroom is carpeted.
- We kindly ask all guests to take their shoes off when in the house. Feel free to bring your own flip flops or slippers to use indoor.
If you are comfortable with these conditions, we will be super happy to have you and your guests over. We love to host! But given the limitations of the house, we need to be sure that guests are aligned with what we can offer.

Guests do not have access to the back part of the exterior of the property (where the shed is, currently closed for maintenance). No access to the garage and laundry.

Driveway: it's a no-thru one-way road and is narrow. Please drive slowly and back out when leaving.
Quiet Hours: County noise ordinance after 9 pm, neighbors enforce quiet time 10 pm - 7 am.
Weather: Jenner gets chilly, even in summer. Pack layers!
Children: Property not childproof, your little ones must be under constant supervision.
Pricing: Over 30% of your reservation cost goes to county taxes, Airbnb fees, and cleaning.
Cleaning: We pay above living wage for professional cleaning. The cleaning fee covers only part of the cleaning cost, the rest is included in the daily rate to ensure a competitive price.

Blue Heron is a 3 bedroom, 2 bath home located in the little village of Jenner on the Sonoma coast in California. Spectacular views of the Russian River estuary and Pacific Ocean from every room.
The space
Blue Heron is a two level home where windows and views abound. The main floor living areas include a living room with attached large deck, fully equipped kitchen, a Wolf stove, and a dining area with barbeque area outside. The large viewing deck has comfortable lounging furniture and a dining table. There is also a bedroom on this level with a queen bed and attached bathroom. Upstairs is a bright sunny family room with games, large screen TV, and gorgeous views; and another deck. There is a master bedroom with queen bed and attached bathroom, and a 2nd queen bedroom with a sink. The bathroom upstairs has an extra door and is accessible to both bedrooms and the family room. The family room sectional pulls out to a queen sofa bed.

Blue Heron provides a fully equipped kitchen with granite countertops, white cabinets and new appliances. A bar cart with wine glasses is available. A Weber BBQ and tools are available for your use.
Enjoy your meals inside on an 8 person dining table or outside on the deck table. If you want an evening out, walk to the River's End Restaurant for cocktails and a lovely dinner. Or walk down the hill to Cafe Aquatica where you can enjoy organic coffee and chai, have breakfast or lunch and listen to local musicians while watching the river flow by.
Views from Blue Heron are breathtaking and can be enjoyed throughout the house. Guests enjoy many living spaces and can be spread out in this multi level home; chatting on the deck, reading in the living room, playing games and watching TV from the family room, or bird watching from the decks.
Outdoor adventure abounds here. Rent kayaks to paddle on the Russian river, take long walks on one of the many Sonoma Coast beaches close by, hike the local trails and redwoods, or head inland to tour wineries/breweries.
Other things to note
We have internet service fast enough to zoom and stream HD movies. We provide a landline telephone for calls in the US and cable TV via streaming YouTubeTV, and courtesy Netflix and PBS Passport streaming. With cell service limited, you can use Wi-Fi calling and texting on your mobile phones.
We have decks with high drop offs as well as in some bedrooms. If you have children, we would like you to keep this in mind and be aware that they would need to be adequately supervised. The deck railings are up to code height and the windows have stops to allow limited openings.

There are 4 steps from the parking area to the entry to the house. Once inside the house has two levels. On the entry level there is one of the bedrooms (Two bedrooms if you rented the third bedroom as an option) and 1.5 baths, the kitchen, dining room and a deck overlooking the lower decks and hot tub. On the lower floor is the second bedroom, the den and the decks and hot tub.
At Casa Panama, the fenced decks which, include the spa are for your private use. The driveway is shared with the owner but it’s large enough to accommodate your automobiles and it does not face the owners unit or disturb her in any way.
The Jenner Headlands have just opened 14 miles of new trail. The back entrance to the park is just up the road a few minutes walk. The views from the park and the hiking is a wonderful opportunity that shouldn’t be missed. Other hiking options abound. The coastal trails at Goat Rock and Shell Beach meet along safe and well maintained pathways along the shore line or above with views along the entire coastline. From Shell Beach you can also take the inland trail across Hwy 1 to another park site near the Russian River. Please check with Sonoma County Parks or ask us for more information. Jenner is surrounded by thousands of acres of open space and State Parks. There are ten adjacent State Parks that span the coast between Jenner and Bodega Head!
Other things to note
I want to acknowledge these are stressful times. We all need family getaways maybe more now than ever but we need to feel safe. Here's the extra precautions we are taking to advance our 5* cleaning service for our guests and family and friends.
At Casa Panama we are fortunate to have the benefit of full sun from sun-up to sundown with higher humidity. Since viruses die faster in sunlight and in high humidity, we immediately open the house hours before your arrival and air it out completely. Viral particles are less able to travel in moisture than dry air. Couple that with fresh air and sea breezes and you will likely agree this atmosphere can revitalize both your health and your spirit.
Just coming to the coast for exercise has significant health advantages. In a recent newsletter from Hill Park Medical Center they suggest to move your body and get plenty of fresh air because exercise and movement helps to pump our lymphatic system and boosts the production of immune cells that actively protect us against bacteria.
We’ve taken extra precautions to advance our cleaning procedure. We are wiping down all hard surfaces including floors, cabinets and drawers, counter surfaces, doorknobs, light switches, remote controls and appliances with a bleach or disinfecting solution. Since the best defense against active viruses remains frequent hand washing we make sure there is plenty of soap, paper towels and sanitizing wipes in all kitchens and bathrooms for your use.
All bedding, including sheets, pillowcases and comforter duvets are changed, washed and sanitized.

Sonoma Coast River Retreat is the Main Cabin which accommodates a total of 4 guests. The Main Cabin includes 2 bedrooms and 1 bath with an open floor plan to living room with fireplace, dining, kitchen and laundry on the main level. 1 Queen bed in Bedroom 1 and 2 twin beds in Bedroom 2. Heated full bathroom with bathtub. Private courtyard with hot tub, fire pit & BBQ. Viewing deck off the dining room with Adirondack chairs.
Occasionally guests need a third bedroom. Guests have the option to book the lower level, Quail's Nest (see "Additional photos"), which can then extend the number of guests to 6.
This space is a Primary Ensuite with King bed, sitting area, wet bar, wood stove, dressing room and full bath. Access from the main house or from a private, separate entrance. Additional fee for the Quail's Nest is $125/night to be charged as a separate payment through the AirBNB Resolution.
If the Main Cabin guests do not add on the Quail's Nest, it remains empty, as it is not a stand-alone listing.

The space
2 acres in the redwoods; large open living space; private and quiet. Bedrooms are spacious and peaceful with the most comfortable organic mattresses - there’s no rest like sleeping in the redwoods! Our kitchen invites you to create delicious homemade meals with all the supplies you could ask for. And most importantly, our new 1,000 foot redwood deck has a seating area, cedar soaking tub, plenty of space to do yoga, and allows you to fully surrender to the stillness of the redwood forest.

The house and two acre property are yours to enjoy! We have a 400 linear foot fence to create a sense of privacy while still enjoying the vastness of the forest. Please meander the property to the seasonal creek, check out the mushrooms and variety of trees, and play in all that nature has to offer! We do ask that the gates to our fenced in area are closed at all times other than when you enter and exit.
The approx 2,000 square foot home is yours to enjoy. 2 bedrooms and 2 bathrooms, a large dining room and living room, with an open kitchen.
We have one room not included in the listing that we use for storage and keep closed and locked.

The Sonoma coast is a nearly untouched haven. The benefit is quiet and peace like no other. But for our city folks, please note that it is remote! There are limited local amenities. Please come prepared with groceries and essentials. You can pop down to Timber Cove Resort (1 mile away) to enjoy a glass of local wine or wonderful meal, or if you want to enjoy a cup of tea and watch the whales. We have other spots fairly close, but for the most part, this is a true getaway! We also have fort Ross store 1.5 miles down the road for basic goods (ice, milk, toothbrushes, local cheeses, and other basics), but the closest grocery store is 35 minutes north in gualala (surf grocer, which is great!) We are happy to provide you with more local tips before your stay. We occasionally have WiFi connection outages. If there is an outage during your stay, please let us know and we’ll troubleshoot with the internet provider.

If you have rented Casa Panama, the decks, including the spa deck below, is for your private use. No other unit shares this space. You are free to stroll the property, however please respect any "Private Area" signs you see.

I want to acknowledge these are stressful times. We all need family getaways maybe more now than ever but we need to feel safe. Here's the extra precautions we are taking to advance our 5* cleaning service for our guests and family and friends.
Since viruses die faster in sunlight and in high humidity, we immediately open the house hours before your arrival and air it out completely. At Casa Panama we are fortunate to have the benefit of full sun from sun-up to sundown with a little higher humidity. Couple that with fresh air and sea breezes and you will likely agree this atmosphere can revitalize both your health and your spirit.
As a proactive precaution we are wiping down all hard surfaces including floors, cabinets, counter surfaces, doorknobs, light switches and appliances with a bleach solution. Since the best defense against active viruses remains frequent hand washing we make sure there is plenty of soap, paper towels in all kitchens and bathrooms for your use. All bedding is changed and washed washed between guests. We use anti bacterial fabric spray on all soft surfaces. The space
Neon Fish resides in a gated community with only 5 other houses on large lots so it is safe and private. Our house is the last house on the street that faces west to the Pacific which makes the ocean views and sunsets outstanding!
The open floor plan on the upper level is contemporary and flows easily from living to kitchen and dining. The chef's kitchen is easy to navigate complete with spices, oils, condiments, kitchen appliances and utensils--Everything you need to make a delicious meal.
The Juliette balcony is close to the dining table so you can enjoy the sound of the ocean waves and sea air. Auto fireplace is near dining table for added extra ambiance.
The lower level and 2 bedrooms are separated by the spiral staircase for privacy. Each bedroom has it's own deck and bathroom. Both bedrooms are equally nice in their own way.
The oceanfront door on the lower level that separates the bedrooms opens to a private bluff. It’s really difficult to describe how amazing this is so you'll have to see for yourself.
Enjoy all of the property's outdoor spaces- both oceanfront with lounges/cushions, a private fenced in courtyard with outdoor seating, fire pit and a backdrop of beautiful coastal trees and more ocean views. *We like to take a walk after dinner in our beautiful neighborhood and come back to Neon Fish to sit near the fire pit. The star gazing is incredible and the moon on the Sonoma Coast without any light pollution is outstanding!
For dusk/evening change of mood...The Neon Fish vintage art piece fills the living room with a pink glow.
The spa/sunroom is one of the favorite rooms in the house. It has a large soaking tub w/ fresh recycling water (no chemicals) and stays heated at 103 degrees. The sliding doors open wide to the ocean view, the rain shower is adjacent to the tub and a moon eclipse sconce light is above the tub to complete the experience.
Wonderful hiking all up and down the coast with StillWater Cove Beach just a hop, skip and a jump away. Across from Stillwater Cove you'll find an old growth redwood/fern forest loop trail with creeks, birdsong and a variety of flora and fauna.
