It has a kitchen with all of the standard large and basic small appliances and all were clean and in working order. If you don’t want or need to cook in the kitchen, there are a couple of eateries within close walking distance with others at further walking/driving distances. During our two night mid week stay it was very quiet even though the Inn is off of a very busy local street. This property looks to be well used over many years and is kept to a relatively high standard of cleanliness and comfort. We had never used this type of remote check in/keyless service but it worked very well. At one point, I had to contact the Inn via phone and was able to speak with someone right away. I would not hesitate to stay here in the future. "

Greetings from John at the American House! This is the perfect getaway to destress and relax! This is an original Lincoln Logs home, nestled in two and a half acres of private woodland, with 100 feet of lake frontage. No noisy omotorboats at this end of the lake, just lots of wildlife and an occasional canoe or kayak. A hand crafted canoe is ready for your enjoyment, as well as 3 kayaks. Very private property with almost anything you may need provided down by the water, including an outdoor screen with projector and a dock for launching the canoe and kayaks. Check out the pictures!

Cabin sleeps five, with a queen bed in the master bedroom on main floor, a double log bed and a queen bed in the loft, as well as a twin rollaway in walk in closet. The bathroom is off the spacious den. There is an air conditioner in the master bedroom. Normally the cabin stays quite cool by following a few easy tips. Please help yourselves to the well stocked kitchen and linens. A brand new gas stove is in kitchen. Large TV in the den with lots of movies to watch. Two twelve by twelve foot Canopies right on the water with a stocked fire pit and hammocks nearby. Electricity, WIFI, refrigerator and rain barrel all conveniently located. Large outdoor screen with Bluetooth speaker for viewing movies or concerts also down by the water. New, a private screened gazebo right on the water with a gas firepit 100 ft from the main area (where the tent used to be).

You can enjoy the many outdoor activities year round right out the back door. Play a round of gold at a nearby golf course, Hiking trails only steps away, MTB trails and the Ashuwillticook Rail Trail all within a mile, as well as many back roads to explore on your road bike. Snowshoe or ski Mt. Greylock in the winter months and leaf peep and hike during the Fall. Visit a museum or see a dance troupe or play at one of the many Theaters in the area. Enjoy local musicians in one of the many local parks that host Music in the Park or catch a concert at Tanglewood or MassMoca or the Newly opened Adams Theater. Enjoy Tanglewood, MassMoca, Clark Art, or one of the many other museums or theaters in the area as well. You will never be short on things to do in the Berkshires.

Ten minutes to Great Barrington, Simon's Rock, Butternut and Stockbridge, twenty to I-90, Tanglewood, Catamount and Kripalu in a secluded and peaceful setting among old trees. Free ranging ducks contribute eggs and entertainment.

The kitchen is efficient and well equipped. The host is attentive but not intrusive. There is plenty of closet space, comfortable seating, books to read, a smart TV, and several work places in a beautiful, peaceful, drama free house.

The space
There’s hay, feathers and pollen, so if you have allergies, or the sight of a daddy-long legs freaks you out, you might not be happy. If you have bad knees the furniture may be uncomfortably low, the gravel road too bumpy, the art might be slightly disturbing, ducks might be louder than you would expect.

Guests will not be able to entertain their friends. The people listed in your reservation are the only ones allowed onto the property, so if you have local friends you’ll need to hang out with them at their place.

Only two people share the kitchen and bath. There is once a week cleaning and linen service. If you have a car you’ll need AWD.

Turkeys, bobcats, "trash pandas,” deer, ducks and the occasional bear ramble around at dawn and dusk. Frogs sing charmingly at night, and guests report sleeping very well.

Staying beyond the 11 AM check-out without approval will incur a $50 fee. Please coordinate with the host for any extensions in advance. Early check-in at 1 PM is available only with prior approval and there is a $30 early check in fee.

Wifi Access: Please make sure the internet wifi router (Round shaped google nest device) is connected to power and on. If it’s not connected to power, the internet speed will be impacted.

One Vehicle Limit: Guests are allowed to park only one vehicle in the provided spot. Additional vehicles will need to find alternative parking, which may include street parking or nearby public lots. Please be considerate of other guests and residents in the parking area and driveway. Please park ONLY in front of the building.

No Smoking: Smoking is strictly prohibited inside the apartment. If you need to smoke, please do so at the outdoor areas away from the building and dispose of cigarette butts properly. A smoking fine of $150 will be applied if the no-smoking policy is violated.

Pets are not permitted. An unauthorized pet fee of $50 per night will be charged to cover allergen and cleaning expenses. This helps maintain a pet-free environment for guests with allergies. In the event that there is a violation the reservation is terminated without refund.

Quiet Hours: Please respect the quiet hours from 9 PM to 9 AM to ensure a peaceful environment for all tenants. Keep noise levels to a minimum during this time. In the event that there is a complaint from neighbors, the reservation will be terminated without any refund.

Damages and Accidents: Any damages to the apartment or its contents caused by guests must be reported to the host immediately. Guests will be held responsible for any intentional or negligent damage. Inform the host of any maintenance issues promptly within two hours of check in.

Occupancy: Maximum occupancy of 2 people is strictly enforced, regardless of age. Violation of maximum occupancy will result in termination of the reservation with no refund. Only guests who have been pre-approved and registered are permitted on the property. Any additional guests must be pre-approved by the host. Violation of this rule will result in an additional fee of $100 and cancellation of the reservation with no refund.

Movable Space Heater: Keep the movable space radiator at least three feet away from curtains, bedding, furniture, and other flammable materials. Never cover the radiator or place anything on top of it while it's in use. Please ensure the radiator is placed on a flat, stable surface to prevent tipping over. Do not leave the radiator unattended while in operation. Please avoid using extension cords or power strips with the radiator; plug it directly into a wall outlet. Allow the radiator to cool down before moving or storing it. In case of any unusual noises, smells, or malfunction, immediately unplug the radiator and contact the host for assistance.

No Parties or Events: Please refrain from hosting parties or events in the apartment. The space is meant for quiet enjoyment and is not suitable for large gatherings.

Visitors Policy: Only registered guests are allowed to stay overnight in the apartment. If you plan to have visitors, please inform the host in advance and ensure that they adhere to the apartment rules.

Trash Disposal: Dispose of your garbage in the designated dumpster located outside the building. Leaving trash inside or outside of the apartment will result in $25 fine.

Furniture: Do not rearrange furniture or decor.

Security and Locking Doors: Ensure that all doors and windows are securely locked when leaving the apartment or going to bed. This helps maintain a safe and secure environment for everyone.

Front Porch Security: Please do not make loud noise in this area as this may disturb other tenants or guests. Please lock the door while not in the apartment.

Illegal activities: Engaging in illegal activities on the property is strictly forbidden. This includes, but is not limited to, the consumption, possession, or sale of any drugs that are illegal in the state of Massachusetts. Additionally, any other activities deemed illegal under Massachusetts law are prohibited at the property. Violation of this policy will result in a fine of $250 and immediate termination of the reservation without refund.

Check-out Procedure: Before checking out, please tidy up the apartment, wash any used dishes, and place all trash in the designated dumpster outside of the building. Please close all the doors, windows and turn off the AC (if on) before leaving the place.

Please refrain from removing towels, linens, cups, TV Remotes, and kitchen items from the property. These items are provided for your convenience during your stay. Violators be fined $25 fee on top of the replacement cost of item.

If you're looking for quiet & character, then you've found it. My flat is the upstairs one in a duplex: cozy, open, lots of light with a shared bathroom. I'm a 5 minute walk to downtown GB, a 25 minute drive to tons of cultural & outdoor activities, or you could just chill on my balcony as the river drifts by. I don't do the breakfast part of Airbnb nor coffee but there are a handful of great coffee shops within 5 minutes of my flat that open at 8.

The space
My place is the upper flat in an old Victorian. Please note the adjective OLD. It is not a sleek, pristine place - there are cracks, odd floors, NO locks on the bedroom nor bathroom doors and because I live in a super safe area, I rarely lock the front door. My apartment is VERY lived in by me. If you want an über clean, streamlined place, try Holiday Inn, you won't find it here : ) What you will find is a cross between an art gallery, thrift store, kids room and yoga studio that has a few old paint drips on the floor, and some marks on the walls and creaking floorboards. I collect things - like suitcases, pins, art, quilts and tiny items and my space reflects that. I make things - dances, muffins, hats, sweaters, cards and my flat reflects that as well. People tell me my place has a great vibe, is colorful and easy to be in. There are STEEP stairs to get to my flat and then another set of steep stairs to get you up to your bedroom. They are doable, but steep : )

We are 15-25 minutes from Tanglewood, Kripalu, Mt Greylock, the Rockwell Museum, MassMoCA, skiing and hiking. Our home is centrally located to all of the fun things to do in the Berkshires. We've lived here for over 20 years and are happy to provide helpful insights for your stay. One of the reasons we love the Berkshires is that each season offers wonderfully unique experiences for any visitor.

The space
The large guest suite/studio is perfect for three people with a comfortable and luxurious king-sized bed, twin bed and plus a queen-sized air mattress can be added to accommodate more guests. The spacious room also offers a private full bath, seating area (loveseat, TV and coffee table ), office space (desk with comfortable chair) plus a large walk-in closet for your belongings. A mini-refrigerator and microwave is provided to guests as well as coffee, tea and a light breakfast of homemade banana bread, oatmeal and other snacks. The guest room is located on our second floor so there are steps to get into our home as well as into the guest area.

Guest access
Guests are welcome to spend time in shared areas such as the enclosed front porch and large back deck with comfortable seating and fire table as well as a glass table and chairs. Snacks and a homemade banana bread can be found in your room as well as water, coffee and tea.

Our kitchen is also available on a limited basis for guests to cook quick meals for themselves. While there is a dishwasher, guests are asked to clean up after themselves in the kitchen; load dishwasher, wipe off counters etc. Snacks and a homemade banana bread can be found in your room as well as water, coffee and tea.

During your stay
Your host will be present and available to answer any questions you may have about our home or the Berkshires. We have many brochures and maps available for our guests.

Other things to note
It is important to note that we are a cat home with a few well-behaved, fun and unassuming cats.
Parking: Guests are requested to park on the right-hand side of the driveway leaving access to the garage.
