The pet fee is a one-time, non-refundable fee that covers a cleaning post-checkout to prevent any allergy-related illness in the cabin. Pet-related damages or the need for excessive cleaning will be debited from the guest.

Prior to check-in, you will be asked to sign a rental agreement. There is a $500 additional cleaning charge if there is any smell or evidence of smoking. Anyone found breaking these rules will be asked to leave without a refund.

We provide a starter set of household supplies -dishwasher tablets, dishwasher soap, paper towels, toilet paper, shampoo, body soap, hand soap, and laundry tabs.

Also plenty of restaurants to eat in or take out from nearby. And the host, Derrek, could not have been better! Very responsive before, during and after our stay and even dropped off some kitchen items we were running low on. I have to disagree with some of the recent reviews too. The house temperature was very comfortable (Nest thermostats everywhere), the WiFi was great, and the photos really don't do this house justice - they have updated a lot and there is so much space throughout the house. Our family will definitely be coming back!"

- "Great house for a big group. The pool table was added fun for everyone. The younger ones loved the hot tub. Plenty of room for everyone to spread out. Our group was age 13 and up. We were 10 people but easily could’ve been many more. The house is on the older side, but it’s perfect for a Windham ski week. I would definitely rent it again. Host was super easy to get in touch with, although we didn’t need much as we frequent Windham mountain every winter."

*Honesty Is The Best Policy:*

- Every home in town uses well water. Though our home is overly equipped with (2) 300 Gallon Tanks, our well water filters through the highest quality of filtration systems and can sometimes take some time to refill. Please be conscious of water usage when staying with large groups. Also, we recommend bringing bottled water for drinking.
- Our home sits high atop Mount Pisgah and therefore travel to the top may be difficult for 2WD vehicles in the snow. Our private road and driveway is always plowed in a timely manner but please be conscious of which vehicles you use for your stay. We recommend an SUV or 4WD vehicle in the winter.
- For your safety, we have a surveillance camera at the entrance of the property.
- Privacy on the mountain top does also mean that Wifi can sometimes be spotty. We do our best to provide high-speed, Starlink (SpaceX) satellite WiFi which is extremely fast and includes unlimited data usage but don't forget, you're here to enjoy the great outdoors!

There are several ways to get to Mt Pisgah Rd. Best suggestion is to use GPS. *IMPORTANT - once you turn on Mt Pisgah Rd, continue up to the top of the street. GPS may direct you to turn off of Mt Pisgah which takes you behind the house. Stay straight and our driveway is at the top of the street.

The house includes 2 levels of living area and a finished basement. The main living area offers a handsome 20ft cathedral ceiling, with sliding doors that open up to a 450sq ft. covered deck. The entire house includes baseboard heating and central AC throughout.

On the main level, you'll find:
- Entrance through the foyer, open to the large living/dining area
- Warm, charming living/dining space of 400sq ft. that includes a massive 20ft cathedral ceiling, a working wood-burning fireplace, a large living area that can comfortably seat 6 people, and a dining table that sits 8
- Large, covered deck featuring outdoor seating/dining as well as a gas grill that can be enjoyed year-round with stunning views of the Windham mountains and ski resort depending on the season. Patio furniture is outside only between Memorial and Labor Day.
- Fully equipped kitchen with oven, microwave, coffee maker, pots, pans and standard kitchen and cooking equipment
- 2 bedrooms, one with a queen bed and the other with a double + twin bunk beds

On the upper floor, you will find:
- 2 mezzanines offering an ideal working space on one side including a monitor with possible laptop connection, and a lounge reading nook on the other side
- Master bedroom and en-suite bathroom complete with both a shower and bathtub

In the basement, the garage is not accessible for cars as it is set up as a mud room for you to comfortably gear up for ski or hiking days. A study room with minimal furniture offers a second working space with a desk and monitor, as well as access to the laundry room which includes both a washer and dryer for guest use.

There are security cameras on the property, monitoring 24/7. To respect your privacy, no cameras are inside the guest-accessible part of the house. Tampering, disconnecting, blocking visibility, or any other alteration of the security cameras' proper function is strictly prohibited and may result in loss of deposit and immediate cancellation of booking. Please let us know if you have any questions related to the security cameras.

Cars can be parked either in the large driveway, or up to 2 under the deck if you prefer to avoid inclement weather. There are steps to access each floor (including the main floor) of the house.

Snow plowing (winter): The house is located on a private road which is plowed and cleared when snow reaches ~3in. During periods of snow or ice, residual snow will be present and a 4-wheel drive vehicle is recommended. No refund of any kind will be provided for inclement weather. Due to shortage of staff/resources, the snow removal company does not clear out the steps to access the main entrance door, but a broom and shovel will be easily accessible if need be and should only take seconds to clear out.

With access to summer and winter activities all within 5-minute drive, this house is the perfect blend of quiet retreat and accessible attractions all year long. Local attractions include:

The chalet is located in a private road, 5 minutes away from the Windham Mountain.

Garbage will be collected on Mondays. Our service provider will be entering the garage/mud room to collect and dispose of garbage, so do not be surprise if you see him coming in.

Lawn care (spring through fall): lawn mowing is scheduled every 2 weeks, our team will work as quickly as possible to minimize any disruption.

Smoking of any kind is strictly prohibited indoors and will result in loss of security deposit. Additional fees may incur if odors or damages are noticed. Smoking outside is permitted but proper disposal of cigarette in the trash is required to avoid loss of security deposit.

Pets are permitted but please contact us prior to booking with pets as some breeds and sizes have restrictions due to the terms of the insurance policy.

House is professionally cleaned and sanitized between each stay. Additional cleaning services can be provided at a fee for longer stays.

We offer high speed cable internet, allowing ample broadband to download and stream on multiple devices at once (200Mb download speed). Note that upload speeds are limited to 10Mb (cable internet in the country has lower upload speeds); this is sufficient for several people to work at the same time (and be on Zoom calls), but if you require to upload significant sized files, you should expect longer upload times.

Please ensure you fully understand our cancelation policy. Even the best-laid plans can change, given the current Covid-19 pandemic and the potential for travel restrictions in some states, and the unpredictability of travel interruptions, such as, weather, family emergencies, sudden illness, natural disaster, etc we highly recommend our guests purchase travel insurance to protect their vacation investment.

By booking, the guest agrees to sign our house rules, and pay an additional $500-1,000 deposit prior to check in (amount depending on groupe size and booking history). Booking guests acknowledge that access to property will be denied until deposit is paid in full or reservation is forfeited without refund. Our family loves vacationing to the Catskills and we want to make your family stays as easy as possible so we have numerous child friendly amenities such as a high chair, pack and play, children’s dinnerware and children’s books.

Walk up the stairs to the cozy loft area where you can sit on an oversized arm chair (or two) with a book or perhaps challenge a friend or family member to a game of chess – all while enjoying the wonderful view of the mountain.

The primary bedroom on the main floor has one king bed and en suite bathroom with a jetted tub.

A second bedroom upstairs has one queen bed.

A third bedroom also has one queen bed. The third bedroom features a staircase that leads up to an oversized attic with vaulted ceilings. The attic space features two full beds and two twin beds (one of them being a trundle bed). While the queen bed is in a separate space from the attic (separated by a staircase), there is no door separating the bedroom from the attic (which is why we do not consider the attic space to be its own bedroom).

A fourth bedroom features a queen bed as well as an en suite Jack and Jill style bathroom.

Take advantage of the fully furnished basement that features a second living area pool table, foosball table, board games, and even an in home gym with a bench, free weights, yoga ball and oversized gym mirrors.

There is a wraparound deck with outdoor furniture to take in the view from the deck. There is also a fire pit and Adirondack chairs facing the mountain. Enjoy the view while cooking using the outdoor Weber grill.

There is high speed Internet for you and your party to easily stream on multiple devices.

This house has 4 bedrooms and can easily sleep 10. We have a master suite with a king bed, 2 rooms with a queen bed and a room with 2 bunk beds. Plenty of space for you to relax after a long day of fun and adventure. It has a fully equipped chef’s kitchen and fast wifi for streaming or work.

For the nature lovers, the house is a short distance from the Windham mountain and Windham vineyard (they are basically our neighbors). It’s also surrounded by many other outdoor spots (hiking trails, golf etc.). When you get hungry after the adventures check out the amazing bars / restaurants in our very cute town of Windham (Don’t forget to try out the local Catskill brews).

Spending time indoors is as much fun as outdoors. You can start with a few rounds of pool with your friends and family followed by some dart board. Once you get tired you can cozy up next to the fireplace to play some board games. And if it’s nice and sunny outside we have a volleyball net to burn those calories. Not done yet, don’t forget to gather around the firepit to watch the sunset, go al fresco with a lot of seating next to the fire pit or sit in the hot tub with a view of the mountain. We also have a brand new grill for the chef inside you.

Whichever amenity you or your guests decide to enjoy, there is plenty to choose from to create a truly memorable experience.

- "We stayed here on a ski trip with friends. The property manager forgot to have the house cleaned before we came, and as a result the cleaners arrived when we arrived to check in. We wanted to eat dinner at the house but were forced to go out for dinner since it was not ready. The house was missing any blinds in 2 of the three main bedrooms (a big deal for parents with kids who wake up with the sun), and the tv did not work. The main toilet was brown and disgusting and master toilet was not working. When toilets flushed, water spouted out of a sink and sprayed all over the floor. We were later locked out of the house for 45 mins since the front door keypad doesn’t work well. The house is not in great condition. When we complained, the property manager did come and put up some blinds and fix the tv and sent a plumber. But this was halfway through our stay. Truthfully i don’t usually write bad reviews but the owner was so unfriendly and did not acknowledge any of the issues which should have led to a price reduction, which really left a bad taste in our mouths. This house was very over priced for what it was. I would recommend staying closer to the mountain for cheaper and nicer accommodations. "

The house is about a 5 minute drive from Windham Mountain where you can ski, snowboard & snow-tube! On a nicer day, there's hiking trails, restaurants and a local farm to visit.
