Interaction with Guests
At Dark Horse Estate your privacy is top priority. Having said that, you might bump into other guests as you explore the grounds. Every day is different with activity such as film shoots, interviews and, of course, recording sessions. Sometimes you may be able to hear "the creative process" from these sessions inside the apartment. And while late night and early morning sessions are rare, (you know musicians)... it does happen occasionally. Please read our reviews and you’ll see that our guests are delighted with both the atmosphere and privacy.

Other details to note
Note: Once again please know that the Bunkhouse is located on the first level of our
9,000 sq. ft. (three level) studio building. During some private recording sessions,
certain areas of the studio building may be closed off to guests.

Please carefully review HOUSE RULES below. This includes pet policies, property
policies, etc. And please do not hesitate to reach out if you have any questions.

HOUSE RULES:
- SMOKING: Smoking is not permitted in any buildings. Smoking is allowed only
outside, in designated areas.
- PARTIES/EVENTS/NOISE: All parties are prohibited. Our goal at Dark Horse is to
provide a private and relaxing environment. We are also an active recording facility.
Because of these factors, guests may not create a disruptive level of noise. Dark Horse is simply not the place for boisterous groups.
PET POLICY:

We love dogs! We strive to keep our pet friendly homes just that, pet friendly!... by asking our guests to be conscientious about the impact their four-legged friend is having on the home, the property, and the neighbors.

OF PET OWNERS, WE ASK:

A one-time, non-refundable $75 fee per pet for four legged guests. This fee goes toward helping homeowners with the inevitable repairs needed for cumulative pet-wear-and-tear on their home. This is a cash fee, payable upon arrival.

We accept guests of the canine persuasion only ~ sorry, no feline friends, zebras, ferrets, parakeets, camels, etc.

In the home, dogs are not permitted on the beds, chairs, couches, or blankets. If you are unable to prevent this, please bring (clean!) sheets or blankets from home to put over the couches, bedding, and pillows.

If it’s rainy or muddy outside, please throw a dog towel that you provide on the floor by the doors. While some dog- friendly properties provide these towels, please bring your own. Please do not use the towels provided at the property to clean or dry your pets.

Additional cleaning charges will apply for yard clean-up, excessive pet hair, or messes requiring additional carpet, upholstery, or linen cleaning.
Pets may not be left alone in the home unless you have them kenneled or are 110% certain there will be no disturbing barking, scratched doors, or stained carpets. If needed, local pet boarding is available at Waggy Tails Pet Center.

Please understand that we are an active recording studio. Both the studio clients and other visiting guests are looking for privacy and relaxation, and the engineers and musicians are looking for a quiet place to work. We ask that you ensure there is no excessive barking. If you leave your dog unattended in the room and your dog’s barking causes a disturbance amongst other guests, we reserve the right to enter the room and try to calm the dog down. If the barking noise cannot be brought under control, we reserve the right to ask you to vacate the property without refund.

wish to conduct a business or personal photo shoot, a video shoot, a songwriting or

Guest occupies private wing of home.

The Space:
Newly renovated and outfitted with two bedrooms; each with soft beds, a large sofa in the main living area, work station, refrigerator, Keurig with Starbucks coffee, tiled shower, towels, closets with hangers, hi speed Wifi and smart tv to login to your favorite subscription accounts; perfect for a quiet night in! We are easy to locate; street and driveway parking are available.
A great living space for one to five people. You will fall in love with our farmhouse inspired home! The fireplace in the home is not in working order.

The front part of the house may be occupied, but is separate from this space. The yard is not fully fenced in and the backyard is shared between the two units.

This space does not include a full kitchen, but we do offer a keurig, coffee and creamer, a small refrigerator, and microwave.

*Dogs Allowed on a case by case basis (max 2). $125 pet fee per pet. Please inquire w/ host before booking. Breed restrictions apply. No Cats allowed. Pet fee will be added to reservation after booking. Dogs are not allowed on furniture and must be kept in kennel at all times while left alone in unit.

All properties are contactless checkin. Please be sure to arrive to checkin between 4pm & 8pm. If you do arrive later, you will still be able to checkin but may not have assistance if needed. Checkin time is always 4pm unless approved in writing by management. If you book through Airbnb and edit your checkin time to be earlier than 4pm, you will not be able to checkin until 4pm.

If making a reservation with a same day checkin, checkin time is subject to change depending on cleaning schedule for that day.

Sorry, we do not host locals. Any local that books this property without contacting management first for approval will have the reservation canceled without refund.

No parties or gatherings of 5 people or more please! If you do not comply, you will receive a negative review and will be charged additionally for extra clean up.

For reservations that are made through platforms other than Airbnb, and guest is entitled a refund, guest will be charged a 3% credit card processing fee that is deducted from their refund.

Every day is different with activity such as film shoots, interviews and, of course, recording sessions. Sometimes you may be able to hear music from these sessions inside the apartment. And while late night and early morning sessions are rare, (you know musicians)... it does happen occasionally. Please read our reviews and you’ll see that our guests are delighted with both the atmosphere and privacy.

Note: Once again please know that the Bunkhouse is located on the first level of our
9,000 sq. ft. (three level) studio building. During some private recording sessions,
certain areas of the studio building may be closed off to guests.

HOUSE RULES:
- SMOKING: Smoking is not permitted in any buildings. Smoking is allowed only
outside, in designated areas.
- PARTIES/EVENTS/NOISE: All parties are prohibited. Our goal at Dark Horse is to
provide a private and relaxing environment. We are also an active recording facility.
Because of these factors, guests may not create a disruptive level of noise. Dark Horse is simply not the place for boisterous groups.

PET POLICY:

We love dogs! We strive to keep our pet friendly homes just that, pet friendly!... by asking our guests to be conscientious about the impact their four-legged friend is having on the home, the property, and the neighbors.

OF PET OWNERS, WE ASK:

A one-time, non-refundable $75 fee per pet for four legged guests. This fee goes toward helping homeowners with the inevitable repairs needed for cumulative pet-wear-and-tear on their home. This is a cash fee, payable upon arrival.

We accept guests of the canine persuasion only ~ sorry, no feline friends, zebras, ferrets, parakeets, camels, etc.

In the home, dogs are not permitted on the beds, chairs, couches, or blankets. If you are unable to prevent this, please bring (clean!) sheets or blankets from home to put over the couches, bedding, and pillows.

If it’s rainy or muddy outside, please throw a dog towel that you provide on the floor by the doors. While some dog- friendly properties provide these towels, please bring your own. Please do not use the towels provided at the property to clean or dry your pets.

Additional cleaning charges will apply for yard clean-up, excessive pet hair, or messes requiring additional carpet, upholstery, or linen cleaning.
Pets may not be left alone in the home unless you have them kenneled or are 110% certain there will be no disturbing barking, scratched doors, or stained carpets. If needed, local pet boarding is available at Waggy Tails Pet Center.

Please understand that we are an active recording studio. Both the studio clients and other visiting guests are looking for privacy and relaxation, and the engineers and musicians are looking for a quiet place to work. We ask that you ensure there is no excessive barking. If you leave your dog unattended in the room and your dog’s barking causes a disturbance amongst other guests, we reserve the right to enter the room and try to calm the dog down. If the barking noise cannot be brought under control, we reserve the right to ask you to vacate the property without refund.

The Chalet is the 3500 sq. ft. luxury home on the private world of Dark Horse Recording. For 25 years this secluded sanctuary has been home to many of the biggest stars in the world, such as Taylor Swift, Keith Urban, Alice in Chains, Tim McGraw, Korn, Matchbox 20, Carrie Underwood and Neil Diamond. So... during your stay you’ll find yourself among very good company!

This home is the centerpiece residence on the Dark Horse estate. This timber, stone and glass structure features awe-inspiring old-world charm and rustic elegance. As you drive into the massive timber frame portico and enter the foyer, you’ll be greeted by a nine-foot concert grand piano under a sky lit cathedral ceiling. The historic fireplace, stone archways and custom furniture all come together to create an exquisite masterpiece.

The Chalet has multiple gathering areas, three bedrooms, two and a half baths, dining room, a cozy theater space adjacent to the gourmet kitchen, and a screened in workout room overlooking the property.

Some of the most celebrated recording stars in the world have made The Chalet their home while working on their music in the Dark Horse studios just 150 yards away. I live on the estate so I'm almost always available! And when I'm not, you can call me or the estate manager pretty much any time, and my well-trained staff is almost always available to meet your needs!

Though you'll feel like you're out in the country, you'll actually be right on the edge of historic downtown Franklin, which is one of the most popular cities in all of Tennessee. Known for it's especially beautiful downtown shopping district and its unrivaled series of festivals and parades, downtown Franklin is a charming destination that perfectly complements the thrill ride that is downtown Nashville... which is just 20 miles up the road!

Located in Franklin, enjoy what this studio has to offer. Our studio apartment offers a great combination of location and relaxation. It is separate from the main house located 1.1 miles south of the Square on Main Street in downtown Franklin. There is a private office space on the first floor. Up a flight of stairs is a private modern bathroom, studio style open floor plan with spacious bedroom with a full bed and daybed, with a trundle bed, a fully equipped kitchen and den with ample seating. Off the den is a spacious, private deck with seating. With amenities like AC, heating, WiFi, a washer/dryer machine, and an iron, guests will have a pleasant stay.

- "Property upon arrival in disarray. Property had not been cleaned from previous occupant. Cleaning lady showed up after we had already checked in. Offered to clean but we would have had to leave property for her to clean. After driving 7 plus hours we declined to have cleaning done. Cleaning lady did replenish toilet paper and paper towels. Cleaning lady offered to come the next day to clean while we were out, but declined that as well because our pet. I washed bedding and tidied up the areas as best I could. I washed bedding and placed back on bed.I had contacted manager prior to cleaning lady arriving. Management never replied back on my email about the uncleanliness of property nor an apology given during our two night stay. "
