grounds. Tours of the studios are available almost every day based on the recording

Interaction with Guests
At Dark Horse Estate your privacy is top priority. Having said that, you might bump into other guests as you explore the grounds. Every day is different with activity such as film shoots, interviews and, of course, recording sessions. Sometimes you may be able to hear "the creative process" from these sessions inside the apartment. And while late night and early morning sessions are rare, (you know musicians)... it does happen occasionally. Please read our reviews and you’ll see that our guests are delighted with both the atmosphere and privacy.

Other details to note
Note: Once again please know that the Bunkhouse is located on the first level of our
9,000 sq. ft. (three level) studio building. During some private recording sessions,
certain areas of the studio building may be closed off to guests.

Please carefully review HOUSE RULES below. This includes pet policies, property
policies, etc. And please do not hesitate to reach out if you have any questions.

HOUSE RULES:
- SMOKING: Smoking is not permitted in any buildings. Smoking is allowed only
outside, in designated areas.
- PARTIES/EVENTS/NOISE: All parties are prohibited. Our goal at Dark Horse is to
provide a private and relaxing environment. We are also an active recording facility.
Because of these factors, guests may not create a disruptive level of noise. Dark Horse is simply not the place for boisterous groups.
PET POLICY:

We love dogs! We strive to keep our pet friendly homes just that, pet friendly!... by asking our guests to be conscientious about the impact their four-legged friend is having on the home, the property, and the neighbors.

OF PET OWNERS, WE ASK:

A one-time, non-refundable $75 fee per pet for four legged guests. This fee goes toward helping homeowners with the inevitable repairs needed for cumulative pet-wear-and-tear on their home. This is a cash fee, payable upon arrival.

We accept guests of the canine persuasion only ~ sorry, no feline friends, zebras, ferrets, parakeets, camels, etc.

In the home, dogs are not permitted on the beds, chairs, couches, or blankets. If you are unable to prevent this, please bring (clean!) sheets or blankets from home to put over the couches, bedding, and pillows.

If it’s rainy or muddy outside, please throw a dog towel that you provide on the floor by the doors. While some dog- friendly properties provide these towels, please bring your own. Please do not use the towels provided at the property to clean or dry your pets.

Additional cleaning charges will apply for yard clean-up, excessive pet hair, or messes requiring additional carpet, upholstery, or linen cleaning.
Pets may not be left alone in the home unless you have them kenneled or are 110% certain there will be no disturbing barking, scratched doors, or stained carpets. If needed, local pet boarding is available at Waggy Tails Pet Center.

Please understand that we are an active recording studio. Both the studio clients and other visiting guests are looking for privacy and relaxation, and the engineers and musicians are looking for a quiet place to work. We ask that you ensure there is no excessive barking. If you leave your dog unattended in the room and your dog’s barking causes a disturbance amongst other guests, we reserve the right to enter the room and try to calm the dog down. If the barking noise cannot be brought under control, we reserve the right to ask you to vacate the property without refund.

- PLEASE NOTE: All accommodations are to be used as vacation rentals only. If you
wish to conduct a business or personal photo shoot, a video shoot, a songwriting or

Guest occupies private wing of home.

The Space:
Newly renovated and outfitted with two bedrooms; each with soft beds, a large sofa in the main living area, work station, refrigerator, Keurig with Starbucks coffee, tiled shower, towels, closets with hangers, hi speed Wifi and smart tv to login to your favorite subscription accounts; perfect for a quiet night in! We are easy to locate; street and driveway parking are available.
A great living space for one to five people. You will fall in love with our farmhouse inspired home! The fireplace in the home is not in working order.

The front part of the house may be occupied, but is separate from this space. The yard is not fully fenced in and the backyard is shared between the two units.

This space does not include a full kitchen, but we do offer a keurig, coffee and creamer, a small refrigerator, and microwave.

*Dogs Allowed on a case by case basis (max 2). $125 pet fee per pet. Please inquire w/ host before booking. Breed restrictions apply. No Cats allowed. Pet fee will be added to reservation after booking. Dogs are not allowed on furniture and must be kept in kennel at all times while left alone in unit.

All properties are contactless checkin. Please be sure to arrive to checkin between 4pm & 8pm. If you do arrive later, you will still be able to checkin but may not have assistance if needed. Checkin time is always 4pm unless approved in writing by management. If you book through Airbnb and edit your checkin time to be earlier than 4pm, you will not be able to checkin until 4pm.

If making a reservation with a same day checkin, checkin time is subject to change depending on cleaning schedule for that day.

Sorry, we do not host locals. Any local that books this property without contacting management first for approval will have the reservation canceled without refund.

No parties or gatherings of 5 people or more please! If you do not comply, you will receive a negative review and will be charged additionally for extra clean up.

For reservations that are made through platforms other than Airbnb, and guest is entitled a refund, guest will be charged a 3% credit card processing fee that is deducted from their refund.

Every day is different with activity such as film shoots, interviews and, of course, recording sessions. Sometimes you may be able to hear music from these sessions inside the apartment. And while late night and early morning sessions are rare, (you know musicians)... it does happen occasionally. Please read our reviews and you’ll see that our guests are delighted with both the atmosphere and privacy.

PET POLICY:

We love dogs! We strive to keep our pet friendly homes just that, pet friendly!... by asking our guests to be conscientious about the impact their four-legged friend is having on the home, the property, and the neighbors.

OF PET OWNERS, WE ASK:

A one-time, non-refundable $75 fee per pet for four legged guests. This fee goes toward helping homeowners with the inevitable repairs needed for cumulative pet-wear-and-tear on their home. This is a cash fee, payable upon arrival.

We accept guests of the canine persuasion only ~ sorry, no feline friends, zebras, ferrets, parakeets, camels, etc.

In the home, dogs are not permitted on the beds, chairs, couches, or blankets. If you are unable to prevent this, please bring (clean!) sheets or blankets from home to put over the couches, bedding, and pillows.

If it’s rainy or muddy outside, please throw a dog towel that you provide on the floor by the doors. While some dog- friendly properties provide these towels, please bring your own. Please do not use the towels provided at the property to clean or dry your pets.

Additional cleaning charges will apply for yard clean-up, excessive pet hair, or messes requiring additional carpet, upholstery, or linen cleaning.
Pets may not be left alone in the home unless you have them kenneled or are 110% certain there will be no disturbing barking, scratched doors, or stained carpets. If needed, local pet boarding is available at Waggy Tails Pet Center.

Please understand that we are an active recording studio. Both the studio clients and other visiting guests are looking for privacy and relaxation, and the engineers and musicians are looking for a quiet place to work. We ask that you ensure there is no excessive barking. If you leave your dog unattended in the room and your dog’s barking causes a disturbance amongst other guests, we reserve the right to enter the room and try to calm the dog down. If the barking noise cannot be brought under control, we reserve the right to ask you to vacate the property without refund.

The Chalet is the 3500 sq. ft. luxury home on the private world of Dark Horse Recording. This home is the centerpiece residence on the Dark Horse estate. This timber, stone and glass structure features awe-inspiring old-world charm and rustic elegance. As you drive into the massive timber frame portico and enter the foyer, you’ll be greeted by a nine-foot concert grand piano under a sky lit cathedral ceiling. The historic fireplace, stone archways and custom furniture all come together to create an exquisite masterpiece.

The Chalet has multiple gathering areas, three bedrooms, two and a half baths, dining room, a cozy theater space adjacent to the gourmet kitchen, and a screened in workout room overlooking the property.

Located in Franklin, enjoy what this studio has to offer. Our studio apartment offers a great combination of location and relaxation. It is separate from the main house located 1.1 miles south of the Square on Main Street in downtown Franklin. There is a private office space on the first floor. Up a flight of stairs is a private modern bathroom, studio style open floor plan with spacious bedroom with a full bed and daybed, with a trundle bed, a fully equipped kitchen and den with ample seating. Off the den is a spacious, private deck with seating. With amenities like AC, heating, WiFi, a washer/dryer machine, and an iron, guests will have a pleasant stay.

- "Property upon arrival in disarray. Property had not been cleaned from previous occupant. Cleaning lady showed up after we had already checked in. Offered to clean but we would have had to leave property for her to clean. After driving 7 plus hours we declined to have cleaning done. Cleaning lady did replenish toilet paper and paper towels. Cleaning lady offered to come the next day to clean while we were out, but declined that as well because our pet. I washed bedding and tidied up the areas as best I could. I washed bedding and placed back on bed.I had contacted manager prior to cleaning lady arriving. Management never replied back on my email about the uncleanliness of property nor an apology given during our two night stay. "

Unlimited blackberries during season (Late June to Early July).
Walk to organic farm and the nearby. Bike to Lake Gratitude. Canaan Valley Farms is just across the driveway. Ask Ryan and Chané for a tour.

Three magnificent trails pass by the Southern Hospitality Ranch. The Short Meadow Trail goes through a pasture then crosses a creek, goes through a hardwood forest and ends at The Fork Inn. The Log Meadow Trail winds through a meadow, crosses a small creek, goes through a young forest parallel to Big East Fork Rd to the four-pole barn. One half mile along the Farm Trail brings you to Center for Sustainable Stewardship's Farm Store. The Governor's Trail starts right behind the Ranch. Trails are maintained by CSS. Donations gladly accepted!

The Neighborhood:
Very quiet location. Seven miles from historic Leipers Fork (Distillery tours, Puckett's Live Music - don't miss Thursday night's open mic) and Franklin (old time Main Street, fancy restaurants, boutique shopping). Nashville honky tonks are 23 miles away, midtown 19 miles away

Getting Around:
Private vehicle is essential for getting around. Uber / Lyft will bring you from Airport or downtown honkytonks.

The Space:
Blackberry bushes line our gorgeous ridge. All you can eat when in season. Watch the thorny branches when hiking the Blackberry Ridge Trail down to the creek and farm (Hiking pass from Big East Fork Retreat is required to hike). Complete the loop by taking the VisionQuest Trail up the pristine creek back to Blackberry House or take the Retreat shuttle (Call for availability). Close to Leipers Fork, art and culture.

This beautiful house is cool in the summer and warm in the winter. Hardwood floors throughout. It includes a modern kitchen, laundry room, dining area, living room and generous deck with gas grill, table and lounge chairs. There is a 20' x 38' living room with adjacent dining room.

The apartment is on the upper level. Queen bed in one room and full bed in the other room.

This lodging is near The Fork Inn Retreat, which lies at the beginning of a pristine creek within a gorgeous valley. 20 miles from downtown Nashville and 8 miles from historic Franklin and light years away from the stress of city life. The Retreat is part of a 1400-acre Conservation easement and features a 6-acre lake as well as Love More Cafe, a live music venue. Big East Fork Farms downstream provides organic produce.

The House is located 19 miles from Midtown Nashville (Hwy 440) and 23 miles from HonkyTonk Central if you use Hwy 100. Taking McCrory Road to I-40 has less stop lights, but is a longer route. Picturesque and historic Downtown Franklin is 8 miles away.

Guest Access:
Guests will be able to access living room with TV, kitchen, dining area, outside porches, outside firepit. For stays longer than three days, the full kitchen may be shared with the party living in the other side of the duplex. Hiking trails start right outside your door.

You may walk around the Fork Inn's private lake and trails. Visit the organic farm across the road. Sweet farm animals include cow, donkey, pigs, and chickens. The farmers and the non-profit Center for Sustainable Stewardship love giving tours. Arrange them in advance.

Guest Access:
You can access your entire apartment plus may have the option of the adjacent full kitchen, living room, and dining room if the adjoining apartment has not been rented. A long breezeway between the separate portions of the house assures privacy to each of the two units.

The Little Red Door is located in historic downtown FRANKLIN. It is an easy 5-10 minute walk to nearby coffee shops, restaurants, shopping, barber shops and salons, and historic civil war sites.

This place is all about comfort. Warm colors and local art adorn the space as well as an assortment of books and magazines for your enjoyment. The sleeping accommodations can be 1 king bed or two twin beds. You let us know how you would like the space set before you arrive.

The kitchen is equipped with a small refrigerator, garbage disposal, microwave, full size toaster oven, one stove burner, ice maker, French press and automatic coffee maker, hot pot and dishes, silverware and other essentials for your stay. The kitchen table expands to seat 4 or can be used as a workspace.

The bath has a full size shower equipped with shampoo, body wash and lotion. Q-tips and cotton balls, tissues and a hair dryer are also available.

The space
This 450 sq foot loft is completely separate from our living space. Your suite is completely private, including the street level entrance just steps away from your parking space.

The space is Covid-19 guideline sanitized. Your host personally cleans and sanitizes the suite 24 hours prior to your arrival. Cleaning supplies will be left for guests to use during their stay.

The Loft is behind our family's residence, above our new detached garage. Our home was built in the year 1900, so this property has a lot of character and charm.

The apartment is located through a room in our detached garage. A full bathroom is at the bottom of the stairs as you enter the private loft apartment. The rest of the apartment is up a flight of stairs. We have a comfortable Queen bed. There is also a couch that can sleep one more person, but it is not a sleeper sofa. There is also an double air mattress available as needed.

This space is the lower level of my home. It backs up to one of the many forests in the area. Deer and wild turkey are frequent visitors in my backyard. Seeing this wildlife never gets old!

The space
Sit at the fire pit table and start your day with a great cup of coffee or organic tea while staring into the forest. Return later in the evening, light the fire, and enjoy a glass of wine.

Self check in makes it easy to access this apartment. It is a comfortable, well-appointed space with a luxury queen size bed, high quality linens and pillows, the living room sectional can be used as a single bed, a dedicated workspace, relaxing living area with sectional sofa, and a cozy shag rug. TV with YouTube TV access via super-fast internet. All original watercolors are hung throughout the apartment creating a warm and inviting feel. Grab the guitar and create a song.

The kitchen area is spacious with dining table and chairs. It is equipped with silverware, dishes, glassware, wine glasses, corkscrew, sea salt and pepper grinders, paper towels, napkins, cutting board, small knife, can opener along with basic cooking utensils. Donut shop coffee, organic tea, creamer, raw sugar, and honey are provided. There is a refrigerator/freezer, Keurig coffee maker, and versatile toaster oven. A washer and dryer set are available along with chemical free detergent. I do not use fragrances or air-fresheners, to keep the home non-toxic and welcoming for those with sensitivities and allergies. The kitchen area is not vented for the stove, so I ask my guests to only cook low and slow, with the window cracked to prevent cooking odors in the apartment.

Our studio apartment offers a great combination of location and relaxation.This two story apartment is separate from the main house located 1.1 miles south of the Square on Main Street in downtown Franklin. There is a private office space on the first floor. Up a flight of stairs is a private modern bathroom, studio style open floor plan with spacious bedroom with a full bed and a daybed, a fully equipped kitchen and den with ample seating. Off the den is a spacious, private deck with seating.

The space can accommodate up to 4 people (total per The City of Franklin laws). There is a single serve Keurig coffee maker with a variety of coffees. She makes everyone feel safe and she is adorable while doing it. Her deep "Whoo Whoo" bark is intimidating and keeps strangers from entering the property.

Friendly, quiet dogs are welcome on a case by case basis. The property is fenced in with sections allowing room for our Phoebe to roam and guard without being in the way of guests coming and going.

"The Suite Spot"- A "not so average" basement apt- Light & airy. Just off W. Main St in a historic stone cottage. 1 mi fm downtown Franklin (a 20 min walk/ 5 min bike or Lyft ride, 35 min ride to downtown Nashville). Right across the street fm the best authentic mexican food in middle TN. This apt has cottage charm sporting painted concrete floors but softened up w/ plush rugs and bed linens. After seeing the sights, come home to "The Suite Spot" -grill out, sip a glass of wine, watch a movie.

The space
Enjoy a morning walk to downtown Franklin, perhaps grabbing a chicken biscuit at Pucketts or a cup of coffee at Starbucks. Historic Leipers Fork is only 6.3 miles from "The Suite Spot" and less than $10.00 for a Lift or Uber pick-up. If you bring bicycles, Southern Williamson County is a safe and beautiful place to bike. Did I mention the Natchez Trace parkway? Take it from me..I biked the entire Trace on vacation and it is simply stunning. I also can direct outdoor loving visitors on extended day trips to Cummings Falls, Virgin Falls, the worlds largest tree house and other beautiful areas in Middle Tennessee.

Guests will have access to their apartment and the washer/dryer/iron and board located just outside the apartment. Also the patio is available for relaxation as well as the propane grill. We have a small man-made pond under construction so you might just see some Koi if all goes well.

Other things to note
We allow small dogs on a "case-by-case basis" any may charge a small pet fee. Because of insurance restraints, we cannot allow big dogs similar to Rottweilers, German Shepherds, Pit Bulls and the types of dogs that our insurance claims they will not cover in the event of a mishap or claim. We will provide a crate for your dog should you need to leave it alone while you are away from the apartment.

The temperature inside is set at 70-71 and controlled remotely by us. Please choose another place if you require any major temperature adjustments. The central system fan does run very quietly to keep the temp as comfortable as possible. If this poses an issue please consider another place. We have also had increasing issues with the electronics being disconnected during stays so if you disconnect the TV or internet there will be a $100 charge to get them reconnected. Call for any electronics assistance.

The space has a 75" TV and complimentary popcorn station . We have ATT Direct TV sure to find something for everyone to enjoy. You can sign in using guest mode and YOUR OWN accounts for streaming.

Detail Amenities Include:

The Fork Inn’s LakeTrail West Cabin contains the Leopard Room (Queen bed and optional twin bed), Bird Room (Queen bed), nook room (twin bed). Full bathroom (shower and separate tub), half bath, living room, dining room and full kitchen. A wooden deck adjoins the cabin on 3 sides. Trail through the woods leads to the Fork Inn’s 6 acre Lake Gratitude. Prime biking roads. The overlook is short walking distance has the best view of the sunset! NO PETS

The space
Set deep in the hardwood forest 7 miles from both historic Franklin and Leipers Fork, the wooden interior was built around a 1910 log cabin. There is plenty of privacy. Guest have sole use of the kitchen and living area as well as the back porch. There are two bedrooms on the second floor which share a bathroom. A nook room on the first floor is adjacent to a half bath.

A walk through the forest and down a hill brings you to Lake Gratitude Natural Area where one may canoe, kayak, hike or walk along the creek.

Only registered guests are permitted on the premises.

Two hiking trails start from your cabin and lead to Lake Gratitude. The Fork Inn Trail is 1.2 mile loop and is located near the non-profit Center for Sustainable Stewardship which is a short ride (or long walk) away.

Other things to note
Bicycles and kayaks/canoes are available from the Center for Sustainable Stewardship a short walk away. Big East Fork Farms has organic vegetables and a variety of sweet farm animals to meet and feed.
The entire cabin is private and for your use only. There are two other cabins under the same roof, each with private entrances, and private porches. Because these lodgings are in a forest, we consider them to be cabins. They have been designed to be private and the only time you will encounter others is on the incoming driveway area. If you would like to not have anyone in an adjacent unit, you may be able to unlist the neighboring cabin (at a fee of $150/night). Unit LT1 is located above LT5. Blackberry bushes line our gorgeous ridge. All you can eat when in season. Watch the thorny branches when hiking the Blackberry Ridge Trail down to the creek and farm (Hiking pass from Big East Fork Retreat is required to hike). Complete the loop by taking the VisionQuest Trail up the pristine creek back to Blackberry House or take the Retreat shuttle (Call for availability). Close to Leipers Fork, art and culture.

The space
The Parrot house is located at the top of a hill on a dirt road. No more that three cars have parking space. While its best to have four wheel drive, experience drivers can make it with two. The top floor has two bedrooms each with a queen bed, and a loft with two single beds. One full bathroom serves these 3 sleeping areas. The bottom floor has a bunk bed for two, a single bed, and a queen bed served by a full bathroom on the main floor above. The main floor living room is amazing. An adjacent office has a door that goes out to the deck and outside table. The fireplace is non-working. Sit in the deck and look out on the forest or take a snooze.

The Grand Apartment takes up the second portion of the structure and is completely set off from the 3+ bedroom apartment. They have first dibs on the hot tub. You may use it ($50 set up fee) if no one is renting the Grand.

Three couples will be comfortable in this spacious and unique executive house overlooking a pristine valley. Two bedrooms are connected by a bathroom. Lounge outside in screened and unscreened outdoor porches. Third bedroom has its own bathroom. Guests have access to full kitchen downstairs and option to rent the living, dining, and or laundry rooms. Walk down hill to an 8-acre lake or down the road to see friendly animals at an organic farm. Bikes avail at nearby non-profit. No parties or pets.

The space
Downtown flat above Main St. in Franklin, TN. Recently renovated this is a wonderful place to enjoy all Franklin has to offer.

Other things to note
Parking can be difficult in Franklin, but this flat comes with a carport which affords EASY access. It fits one or two cars depending on size.
Also we are a flat that is located above a store in the center of downtown Franklin. So people are walking about, noise from cars, trucks, lawnmowers, musicians playing instruments, construction all come with the charm, when stay in a city center and are out of our control.
