There are 2 beds and 1 bathroom in the KOA cabin. The main floor accommodates a queen bed and the loft (not walkable space) accommodates a queen bed. The bathroom has shower/tub.

Where The Little River Runs is located on The East Fork of The Little River.. There is a neighboring tiny home on the left and across the street. The County Road has through traffic; however, remains fairly quiet. If you are a light sleeper, we suggest bringing a white noise machine.

Most cars can travel the surrounding areas with ease.

EARLY CHECK-IN & LATE CHECKOUT OPTIONS
We are at the mercy of the calendar! The only way to guarantee early check-in is by booking the night before. If you want to take a gamble, you can wait until 24 hours before check-in to see if our schedule allows for it. If a guest is checking out the day of your arrival or if we have scheduled maintenance, early check-in may not be possible.
Late checkout will depend on the number of hours requested and if there is another guest coming that afternoon.

1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more):
● For reservations of 30 days or longer, a separate cancellation policy applies:
● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.
2. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival
3. If you are local and / or under the age of 23 please notify us before making your reservation
4. We will charge a small, non-refundable damage waiver fee to cover any potential accidental property damage during your stay. This fee replaces the traditional security deposit.
5. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform`s cancellation policy
6. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.
7. No parties or events allowed
8. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible
9. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed
10. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund
11. Late check-out fee of $50 (if not authorized) applies for check-outs after 10:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them
12. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)
13. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property
14. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit
15. This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules:
Please note that a $50 Pet fee will be applied per pet.
We are unable to host cats and breeds of dogs deemed aggressive, per our insurance policy.
No more than TWO (2) animals, no larger than 60 pounds. If your pet is heavier than 60 pounds, it will require pre-approval from our team.
Pets are not allowed on furniture & please clean up after your pets.
Do not leave your pet home alone unless crated (doggy doo-doo bags are provided)
16. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos
17. For your security and protection the property is equipped with an exterior camera
18. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week
19. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.
20. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs.
21. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation.

Our terrain is a bit rugged. The drive & parking areas are gravel. There is enough parking for one vehicle per reservation directly in front of the property. There is room for additional cars at the top of the hill.
The building is a prefabricated concrete structure (much like a hotel) & you may hear your neighbors if there are other guests staying.

Upon arrival, enjoy the breathtaking scenery that can be appreciated from one of the many vantage points on our property. Come inside, and you will find the view is just gorgeous! The main level of our home boasts floor-to-ceiling windows and an open-concept living space. Guests will enjoy our full, eat-in kitchen, stocked with all the basics needed to settle in and feel "at home." Our living room provides ample seating options and a large flat-screen TV with Roku. A queen bedroom and a full bathroom are located on the main level as well.
Please continue to the upper level of our house, where guests will continue to enjoy views of the valley below. Two queen bedrooms, each with direct access to a shared full bathroom and laundry can be found on this level. An additional lounge space with games and a futon is upstairs.
The lower level of the home offers a shared relaxing/sleeping space, which includes a small kitchenette, a queen bed, a bunk bed, and a sofa. The last private bedroom is in the basement with a king bed. There is also a full bathroom.
Make sure to try to narrow down your favorite outside spot as well! With three levels of decking that wrap around the house, as well as a fire pit and other various places to sit back and relax, you might find yourself spending more time outside than inside! All pets require a non-refundable pet fee. If there is evidence of pet hair on the furniture, excess hair in the home, stains, or waste found in the yard or home, you will be charged the cost to clean this. In the event that a security deposit is collected, we will retain all or part of the security deposit to cover any costs associated with additional cleaning due to pets.

Both bathrooms have been completely renovated. The kitchen has been updated, new pots and pans, dishes, all new linens, sheets, bed coverings!

The two primary bedrooms are on one side of the home, with the family space located in the middle. The opposite bedroom wing offers a queen and twin bed, in room new vanity and ensuite bathroom!! The family room does offer a large screen TV. The kitchen has all appliances and gives the cook beautiful views and access to everyone enjoying themselves during their stay.

Direct access to the oversized beautiful deck with Adirondack chairs, dining table and bbq pit. Fire pit on the lawn facing the valley! Large sliding door allows easy access to the deck.

- "My husband and I really enjoyed our stay at Talking Leaves. The cottage is very charming and cozy! The view is Amazing!!! Loved watching the sunset! The layout is unique with the front door opening directly into one of the bedrooms. There is no door between that bedroom and the den/kitchen, so no privacy or solitude for those who stayed in that room. Installing a simple sliding barn door there would make a world of difference. Also, the dishwasher needs to be bolted to the cabinet. When you fill it, it dips forward when you open it. Finally, we arrived at night and had trouble finding the driveway which is shared with another home. A sign on the driveway for Talking Leaf would have been really helpful. The internet instructions on the greeting email were incorrect but, fortunately, the correct info was available in note by the TV. Otherwise great!"

I say that because there is so much to do within 10 miles of the cabin that we were only there to watch the sunset and sleep. Fortunatley, we did not have any neighbors at the time we were there and the quiet there is astounding. They was an area setup with a table and chairs facing the west and we ate dinner and watched the sunset from there. Talk about a beautiful sunset! I was really hoping to get a glimpse of some wildlife around there but unfortunately we didnt see any. Once the sun went down we had a campfire in the provided firepit and had plenty of provided wood for fuel. Very peaceful and serene. We drove many places and were able to see other cabin rentals and felt as though the magpie nest was a much better choice than the others around due to the fact they didnt have the overlooks we did and had neighbors on all sides whereas ours was secluded enough we didnt see any other people while we were on the cabin grounds.
