● For reservations of 30 days or longer, a separate cancellation policy applies:
● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.
2. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival
3. If you are local and / or under the age of 23 please notify us before making your reservation
4. We will charge a small, non-refundable damage waiver fee to cover any potential accidental property damage during your stay. This fee replaces the traditional security deposit.
5. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform`s cancellation policy
6. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.
7. No parties or events allowed
8. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible
9. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed
10. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund
11. Late check-out fee of $50 (if not authorized) applies for check-outs after 10:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them

The Tree Top Retreat has neighbors to the left and right. The home to the right is visible from the back of the home; however, there are privacy screens around the hot tub porch to keep guest`s privacy while using.

Most cars can travel to the home and surrounding areas with ease.
There is no public transportation.

EARLY CHECK-IN & LATE CHECKOUT OPTIONS
We are at the mercy of the calendar! The only way to guarantee early check-in is by booking the night before. If you want to take a gamble, you can wait until 24 hours before check-in to see if our schedule allows for it. If a guest is checking out the day of your arrival or if we have scheduled maintenance, early check-in may not be possible.
Late checkout will depend on the number of hours requested and if there is another guest coming that afternoon.

The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property
14. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit
15. No pets allowed.
16. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos
17. For your security and protection the property is equipped with an exterior camera
18. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week.
19. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.
20. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs

This Beautiful Cabin was taken timber by timber from its original location in Etowah County, Alabama. The cabin is pre-civil war in construction, it was reconstructed using the old mortar technique and then added on to in its current location. The Cabin sits on a private road behind a gate. Secluded is an understatement. Fenced yard for your doggies!. It is situated on a bluff overlooking the Crystal Clear East Fork of the Little River, just below a waterfall which can be heard as soon as you open the door to the car during the wetter seasons. We have an inviting front porch with a cozy antique swing where many a book has been read in the fragrant mountain air. The Cabin itself retains all of its antique charm as you enter the Great room with its enormous original stone double sided wood-burning fireplace serving the great-room and the Master bedroom both located on the lower floor. The Upstairs is separated by a staircase that leads to a private spacious upper loft that contains two Twin beds and a Queen Bed. There is a fully functional kitchen with stainless appliances/dishwasher/stove/oven/refrigerator/freezer. One Bathroom Downstairs, with High Efficency Maytag Washer and Dryer. Flat Screen TV with Apple TV/DVD/Inside/outside Stereo/Xbox/Wireless Internet/Dish Network/Central Heat and Air. Master Bedroom overlooks a large elevated back porch and the river can be heard from an open window. There is a large stone hearth wood burning fireplace in the bedroom. The Bedroom opens onto a cozy screened in porch with a 6 person water therapy spa/hot-tub. There is a charcoal grill on the back porch. There are steps to the fire-pit and picnic area overlooking the river, and steps to the river itself where depending on the water level you can swim/float/fish/lounge or sit in the crystal clear mountain water. The house is about 10 minutes from Downtown Mentone for antique shopping/cultural activity/or fantastic food and music at the Wildflower Cafe or other restaurants. The canyon is also about 10 minutes away, and 5 Minutes from Alpine Boys Camp, Desoto State Park, Desoto Waterfall, and Lake. There are wildflowers galore and wild blueberries and blackberries and plums along the road depending on the season. Wildlife abounds everywhere. The Tin Roof provides a great sound to sleep to when it rains.

- "The property met all of our expectations. If you are looking for seclusion this is the place to go. Not far from DeSoto Falls and DeSoto state park. The river runs right behind the cabin and there are stairs that lead directly to it. The cabin was fully stocked with everything we needed and we couldn’t have asked for a better place to stay. IT is new-old construction taking over a year to build. Construction finish date was November 6th 2016. It is also a sister cabin to 'Away from it All' vrbo-480579 which many of you have had the pleasure of staying in. The cabin is model pre-civil war construction, it was reconstructed using modern mortar technique and then added on to in its current location. The Cabin sits at the end of a private gravel road on 25 secluded acres on the deep section of the Little River. Has a fenced yard for your doggie. Secluded is an understatement. It is situated on a bluff overlooking the Crystal Clear East Fork of the Little River, just below a waterfall and a creek which can be heard as soon as you open the door to the car during the wetter seasons. We have an inviting large covered front porch with swing and with a larger open uncovered front porch with ample log furniture where many a book has been read in the fragrant mountain air. There is also a covered and screened back porch and an open Back porch! - "We really enjoyed our time at Bluffin'. It is cozy with an incredible view. We enjoyed a light (lightening) show across the valley for hours one evening. The alpine glow was also beautiful. I can only imagine what the view would be with the fall colors or a Christmas snow. The cabin had everything you could need to stay for days. The hot tub needs some work, but it was still a lovely place to enjoy the view. It will be really nice when the temperatures are colder. Most cars can easily access the home and nearby areas. There is no public transportation, so bringing your own vehicle or renting one is preferred. While Uber and Lyft are available, getting a ride may not always be easy.

➤ Starter kitchen and bathroom essentials are provided, but guests will need to supply disposables and restock items for the duration of their stay.
➤ Pets allowed with $50 fee per stay. Max 2 dogs under 60 lbs (pre-approval for larger). No cats or aggressive breeds. Keep pets off furniture, clean up after them, and crate if left alone.
➤ Exceeding maximum occupancy is not permitted.
➤ No third-party bookings (must book under your own account).
➤ No parties, events, smoking, vaping, marijuana use, or open flames (candles, incense, sage).
➤ Quiet hours begin at 10:00 pm. Please keep noise to a minimum.

1. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; please be respectful of the neighbors.
2. No parties or events allowed.
**If small events are allowed: We welcome small, calm gatherings such as baby showers, family birthdays, and similar events. However, all events must be pre-approved in advance. Please provide details, including the number of guests and duration, for consideration. Large parties, loud gatherings, or disruptive events are strictly prohibited. Guests are responsible for ensuring all attendees respect house rules and neighborhood quiet hours. Unapproved events may result in cancellation of the reservation and additional fees.
3. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.
4. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed.
5. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund.
6. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them.
7. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in).
8. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property.
9. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit or through Airbnb resolutions if you booked via Airbnb.
10. This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules:
Please note that a $50 Pet fee will be applied per reservation.
Please disclose pets at the time of booking. All pets must be added to your reservation so the applicable pet fee can be applied.
We are unable to host cats and breeds of dogs deemed aggressive, per our insurance policy.
No more than TWO (2) animals, no larger than 20 pounds.
Pets are not allowed on furniture & please clean up after your pets.

A large front porch welcomes you to Eagle's Rest overlooking beautiful Eagle Lake. Upon entering this gorgeous custom cabin, you'll find the comfy living room with wood floors and a stone fireplace, dining area, and fully equipped kitchen with stainless steel appliances. Whimsical details can be found throughout this unique cabin including door handles carved by a local artist and interesting art throughout. There is also a game room stocked with plenty of games, puzzles and toys and an air hockey table. The quiet and inviting king-sized en suite master bedroom is on the main level. A powder room and a laundry room with a full-size washer and dryer finishes out the main level. Upstairs you'll find another full-size bath as well as a loft style bedroom with queen size bed plus two twin size beds. Enjoy views of Eagle Lake while relaxing on the screened porch, accessible from both the living room and the master bedroom. The outdoor space features a large yard, lots of sitting and outdoor dining areas, a charcoal grill and an antique forged iron fountain on the patio. Bring your fishing gear to fish off the dock or cruise around the lake on our paddleboat or your own kayak or canoe. Please bring your own lifejackets. This cabin is adjacent to it's sister cabin, Owl's Perch. These cabins are completely separate with separate entrances and screened porches but they are joined by a deck, so you will likely see the other family staying in the adjacent cabin.

The space
The giant boulders on the property are wonderful and unique. The cabin is small and cozy, but since the bedroom is separated from the main level, there are places to spread out. Our kitchen includes basic equipment for simple cooking, and we also have a gas grill and an electric ice cream maker (no rock salt or hand cranking required).

Anything on our property is fair to use, but please be respectful of neighbors on both sides. Please note that the Gazebo near our deck is not on our property, this belongs to our neighbors.

Please note the following:

(1) We now have two AC units in the summer, and propane heater available for winter.
(2) GPS and phones may not work when you get close, be sure to have your route mapped in advance.
(3) Stairs to the upper floor are quite steep.

The main living area of the home has a great gathering area for families including an open concept kitchen, den, and a family room.

Living Room:
The floor-to-ceiling wood-burning fireplace is the center piece for the comfy living room. The entire family can cozy up on the huge reclining leather sectional and warm up by the fire while playing board games or streaming your favorite shows on the large screen TV.

Dixieland Delight does have fast WiFi for streaming or if you must, working!

Kitchen and Dining:
The kitchen is well-equipped with everything you need to make a delicious holiday meal! There is a Keurig with pods, a drip coffee maker and even a tea kettle and air frier!

There is a dining table and 3 bar stools for additional seating for all of your family meals.

Bedrooms and Bathrooms:
Dixieland Delight has 3 bedrooms and 2 full baths. Downstairs has a full-sized bed that has its own door leading out to the screened-in back porch. You can watch deer roam through the backyard from the comfort of your comfy bed.

Also downstairs is a bunk room with 2 sets of bunk beds, making this the perfect space for multiple families, large families, couples and small families alike.

A full bathroom with a tub and shower combo is downstairs.

Upstairs is the master suite with an extra-comfy queen-sized bed and huge a bathroom complete with double sinks, a large soaker tub and stand-alone shower.

Outdoors:
There is an open front porch with a swing to enjoy the sunrises and a screened-in back porch with tons of seating for the entire family to watch the multitude of deer and other wildlife that frequent the property.

An electric grill and even a smoker are available for use as well as a fire pit area with a picnic table perfect for roasting hot dogs and making s’mores!

The space
Mostly open floor plan with two bedrooms. The first bedroom has a queen bed and a twin. The second bedroom has three bunk beds. Each room has a connected full bath. There is a half bath in the living area. Going by beds alone, 9 people can sleep comfortably. There is also a futon bed and several couches that could be treated as extra sleeping area if needed. Fully stocked kitchen with working appliances and keurig coffee maker. There is a back porch patio looking over the water with a working grill and plenty of picnic space. There are stairs leading from the back patio down to ground level but not all the way to the water. Please be advised that the ground/stairs are very steep and can be slippery after rain and to use caution when exploring the back yard. There is a small fire pit down by the water and a canoe that is available for use along with floaties and life jackets. WiFi and high speed internet are available as well as a landline phone. Cell service can be spotty depending on the phone/carrier, so feel free to use the landline for any calls.

Living Room is equipped with a selection of smart TV options for rainy indoor days. The bedrooms are also now equipped with Roku TVs to ensure that you have access to a multitude of media without having to login to the WiFi or use your personal phone.

For Coffee you have the option of using either ground coffee or Keurig K-Cups. We recommend a medium grind for the Ninja coffee maker.

Our Cabin is equipped with smart home technology and setup to be as energy efficient as possible. For instance, if doors or windows are detected left open for more than 20 minutes the thermostat will automatically disable itself. To the same extent we are notified if any smoke or leak detectors are triggered.

The carport is also equipped with a Tesla High Power Wall Connector for Tesla Electric Vehicles.

The space
Built around 1947 by Lawson Bailey, this rustic cabin has created so many wonderful memories throughout the years. Unlike many of the cabins in the area, it does have central heat/air and wifi. The wood stove creates a beautiful historic backdrop in the living room, while the fireplace is one of the best on the mountain! This cabin is very spacious, but cozy. Your family will be able to gather in the huge living room together or spread out for some alone time! There are 4 bedrooms and 4 full size sofas (one is a sleeper sofa).
Relax and enjoy being in the middle of nature, critters and all. You might see a bald eagle flying above the lake or Curtis the racoon wandering around outside, an occasional spider, lizard, and even a black bear! There are endless things to do: swimming, fishing, kayaking, grilling on the deck, playing cards on the upstairs screened porch, reading in the library.... many local family members and friends have enjoyed weekends here and we hope you make the best memories with your family and friends as well.
**WiFi** is available. Cell phone reception is not the best, as this area of the mountain does not have a local tower. You will be able to get a bit of service outside on the deck or around windows! PLEASE NOTE that wifi does have outages sometimes in this area and could go down for no reason at all, but that rarely happens anymore. Just worth mentioning!

Welcome to Hazel’s Hideaway! This cabin was hand built in the 50’s and has been updated throughout the years. It is a rustic, quaint cabin with some modern amenities to make it more comfortable for your stay. Enjoy the peaceful 4 acre natural setting with direct river access. There are walking trails down to the river to make it easy to find, and to have fun exploring.

The space
There are three bedrooms; one king bed, one queen bed, and one bunk room with a full and a twin. There is also a pack and play in the bunk room, if needed. There is one full bathroom with a tub/shower combo. The kitchen is small yet cozy and fully equipped with a fridge, microwave, coffee maker, stove, oven and pots/pans. We have 3 mini splits for heating/air that will keep the whole cabin cool/warm.

Guest access
You can use any part of the house and enjoy the property outside. There are property line signs to let you know if you’re trespassing on the neighbors yard. Please be respectful and stay on Hazel’s property.

Other things to note
Hazel’s hideaway is a 10 minute drive to Desoto Falls and 35 minutes away from Cloudland Canyon.

We have 2 friendly dogs, Dear Abby (14) & Gumbo (9). Dear Abby is a flat coated retriever, Gumbo is a black lab. They enjoy having guests: human and canine.

The home offers a 2 1/2 story vaulted ceiling Great Room, full kitchen, with a kitchen island bar top and bar stools, open living floor plan and French pine walls and hardwood floors. Contemporary colored walls have been integrated in the bathrooms and kitchen area, and tile flooring has been laid in the downstairs bathroom floors. The Great Room also features a stacked-stone fireplace!

Huge 350 sq. ft. fully screened in porch on back of home features a stacked stone fireplace, ceiling fans and a firebox blower fan unit to push the heat of the fire onto the porch during those cold Spring, Fall and Winter nights. Tree filled lot adds for an additional sense of privacy. Exceptionally comfortable and cozy place to rent and getaway for the weekend for couples, retreats, families, get togethers or just a chance to get some R&R away from the everyday stresses of life.

Home sits on a private, fully wooded 3/4 acre lot which allows for serenity, privacy and a very peaceful, relaxing stay.

Guest access
Access to the home is via a keyless combination door lock on the front door. My property manager will provide you with the combination door lock code to obtain access to the home 5-7 days prior to your check-in to the home.

The entire home is available for your use. The only areas of the home off-limits are two storage areas in the upper part of the home which have padlocks on them.

If you need to reach our property manager concerning access issues to the home, contact information for them will be provided to you at the time you book the home - this ensures you experience no issues upon your arrival to the home.

Southern Star has 1 bedroom with a loft space and 1 full bath. The master bedroom is downstairs and with a queen-sized memory foam mattress provides for a comfortable night's sleep. In the master there is also a small work desk as well as a large walk-in closet.

Upstairs there is an open loft area with 2 twin beds for extra sleeping space.

A full bathroom is also located downstairs and includes a tub and shower combo with a rain shower head.

Outdoors:
There is an open front porch with 2 rocking chairs to watch birds flock to our many bird feeders located around the property. The screened-in side porch has an incredible swing bed, couch, rocking chair, gas fireplace, outdoor TV and more making it the perfect place to spend any season! You can even sleep outside in late-spring, summer and early fall months!

A Weber propane grill is available for use as well as a fire pit with a picnic table perfect for roasting hotdogs and making s'mores!

A 4 person hot tub is situated to give you complete privacy to relax and unwind after a day of hiking the many trails in the Mentone area.

We are finally back and bigger than ever.

650 sq ft with 24 ft high ceilings, all wood, brand new full kitchen and bathroom. Wooded yard with great view of pastures and mountains.

Our small maintenance update grew into a full blown renovation and addition.

The space
The cabin is a wonderful, peaceful retreat filled with books and has a breathtaking view of sunrises, sunsets, the horse farm across the road, and all-in-all the perfect place to get away and recharge.

Guest access
We have over a half acre of land. Our property is completely fenced and suitable for pets. There may be small gaps that very small dogs can pass through. The front gate closes but we are working on ease of the closure and a broken portion on the bottom of the gate.

Other things to note
Campfires: At this time we do not have a fire ring and ask that guests not make one on the property. Our insurance currently precludes us from having fires or open grills on the property. Thank you for your understanding.

Bugs: Sometimes you will encounter bugs such as spiders and ladybugs in our cabin. We do our best to maintain the space but we are a cabin in the woods.

Neighbors: we do have one set of neighbors adjacent to the property. They share our fence line and have dogs that come up to the fence line and occasionally bark.

For guests without previous reviews or less than 5 star reviews on the AirBnB platform, before you arrive you will be asked to complete guest verification through third-party provider Superhog. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. The space
The entire home, as well as the expansive porches, decks and yard. Property is over an acre with lovely views of Valley Head below. There is a hammock for relaxing and a firepit for enjoying the cooler evenings.

Smart TVs in living room and master. Access YouTube TV, discovery+, Netflix, Hulu. We have Alexa speakers in living room, bedrooms for music streaming.

Guest access
Shared driveway, parking in front of Cottonwood cabin. Please respect our neighbors who do not rent their cabin.

There is a fence on one side of property. The other side is fairly well distinguishable by the driveway and trees, but there are stakes, as well.

The space
Our guests are surprised by how much bigger this cabin feels; how well stocked the kitchen is; how much artwork & extra touches throughout the cabin. "You thought of everything!" "The photos don't do it justice"....and we have really good photos! Cozy & super comfy furnishings and beds!

Complete 2020 renovation with new kitchen, baths, hvac, living room. The original two room log cabin serves as the two king bedrooms. Newest additions includes a full Main Bath with clawfoot tub, shower, water closet, custom vanity with 2 handblown glass vessel sinks, closet and a bunk room with closet & separate entrance.
New floor to ceiling windows in the great room gives you a front row seat to nature from the Living Room to the Kitchen. Snuggle up in one of the two big living room chairs or comfy sofa that face the gas fireplace. Gather around the rustic dining table for four or the kitchen island with 2 barstools while meals are prepared on the new gas range.
Rock patio has an old built in wood burning fireplace, table & chairs for outdoor dining. Covered porch w/ comfortable custom crafted rocking chairs helps you get into the Hoot Owl Hollow pace.
The privacy of each suite is perfect for couples or families.
Laundry Room is in separate building just steps away from the Nest, complete with PURE WASH system.
***We also have 2 other cabins on property, each 2 BR/2BA. So if you are looking for a space for a group of up to 14 you will love our accommodations! ***Our home is behind The Nest so you may spot us walking in the yard. Our 3 rentals and 1 home are situated on 6 acres. Nestle into The Nest @ Hoot Owl Hollow for ultimate self care!

The Nest was renovated by award winning designer & master builder, Pat Martin AKA "Famous", known for historic renovation projects such as Highland Plaza in Birmingham & numerous luxury homes along the Gulf Coast.

The entire home is available for guests including front porch & spacious rock patio with gas grill, dining table for 4, Airondak seating for 4. Nice 2 person hammock to the side of the patio.
House looks out to the woods. Full access to yard facing woods.

Other things to note
We provide wood for the outdoor fireplace.

Next door to The Nest is Winking Owl. It has a loft feel, open concept, with Queen and Murphy bed Queen, 2 full baths. If you have a large group this is the perfect companion cabin to The Nest.
Also on property is Hootin Henri with 1 K & 1 Q BR/2 BA.
We live on property. Our home is behind the Nest with vegetation between the houses.
**We recommend wearing shoes outdoors**
If you are quiet you will likely hear the Barred Owls hooting at night. Sometimes they kick up a hootin' nanny & wake us up at night, though that is rare.
You may also spot the deer, turkey & groundhog who traverse the woods. This area is a birdwatchers delight.
