- "Petite Retreat was really an amazing lil place. I felt so at home and comfortable. Everything I needed was supplied, even some toiletries. It is across the street from Mayo Clinic so I could walk if I wanted. Within 2 miles were all the necessary stores for my stay. I brought my bicycle and was pleasantly surprised with the area, very biker friendly. Jax Beach is probably a 5 mn drive and Neptune about 10mn. I wasn't there for the beach but since it was so close I couldn't help but go almost daily. Just can't say enough about it and the area. Thanks guys for a great stay"

This is a bottom unit that is apart of a quadplex. You will have guests living above you and may be able to hear light footsteps during your stay. The upper flooring is cork padded flooring so it is rather quiet but you will be able to hear footsteps from time to time.

There is a key code to enter the unit.

I live nearby and am available if needed at a moments notice. Check in is contactless and we will not need to interact in person unless you need something.

The house is in a quiet neighborhood on a road full of multifamily homes. It is a straight shot to the beach, only about a 10 block walk.

Driving is normal but biking around is the best! There are a couple different companies that rent bicycles.

You can also get Ubers and Lyfts very easily. There is an app called Beach Buggies that you can download that offers free rides in the beach area only (please tip your driver though!).

The unit is a downstairs unit in a quadplex. There are other guests staying in the same home but your unit is completely private. Kind of like a very small apartment building.

CANCELLATION POLICY: There is a 5% cancellation fee for all bookings to cover processing fees.

The neighborhood is extremely laid back. In Jax Beach, bikers have the right away at all times and there are a lot of us! You will see several people riding around on bicycles, especially on the weekend.

I highly recommend riding bikes if possible, its the way to go!
Parking can be difficult at times at Jax & Atlantic Beach but it is possible. Or you can park anywhere for $5.
City Ordinance quiet hours are from 10 pm to 8 am. Please be considerate of nearby neighbors.

In general, getting around in Jacksonville requires a ride. The immediate area around the flat has some great restaurants and shops within walking distance, but there are great little pockets of walkable shopping and nightlife that can be reached with a 5-minute Uber ride or a drive.

We are pet friendly and charge $25 per night per pet for short term stays. For longer stays, we charge $150 per week and $300 per month per pet. If you plan to bring a pet when booking with us, please inform us in advance. The fee for pets is non-negotiable for any animal.

*If you neglect to inform us ahead of time that you are bringing a pet with you than we reserve the right to either TERMINATE your stay early or charge an additional $100 on top of the original pet fee.

The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (I often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $25
1-2 hr early arrival/late departure: $50
2-3 hr early arrival/late departure: $75
3+ hr early arrival/late departure: $100 or the cost of an additional night’s stay, whichever is more

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.

We have a smart thermostat in this home and do limit temperatures to the following ranges to reduce our environmental impact:
Summer - 70 to 85 degrees F
Winter - 60 to 75 degrees F

● No garage access. For liability reasons, per our insurance we must keep the garage doors closed. Why you may ask? In the past year we have had garage doors ran into, hit by trucks, fall off the tracks, and even our garage door motor knocked off the ceiling by a vehicle. Each time is generally a $1500+ fix.
● You must be 21 years of age or older to book a reservation, and an individual who is 21 years of age or older must be present throughout the duration of the reservation.
● Please no eating or drinking in the bedrooms (closed water bottles are an exception). Additional cleaning fees to remove food/drink stains will apply.

discretion and inspection to consume these items if they wish. The host does not take any responsibility
for the consumables.
● Please do not rearrange the furniture.
● Events/parties are strictly prohibited and will result in a $1000 fine. A party / event is in effect any time the guest count exceeds either the maximum allowable on the property or the number of guests booked.
● If guests are found to have had a party without host permission which results in additional cleaning or
maintenance required, guests will be responsible for additional cleaning charges. In the unfortunate
event that neighbors are disturbed, GUESTS WILL BE ASKED TO VACATE THE PROPERTY
IMMEDIATELY.

This is a large two room apartment attached to a house. Each area is separate which works well with a couple with a child or friend to sleep on the sofa.

We are on property most of the time to take care of any of your needs in a short space of time. We appreciate our guests and your stay is very important to us. If you have any problems or concerns, please give us the opportunity to address them.

We are in Florida, so once in a while an uninvited guest appears. We have pest control that comes every month. We can always call them if something needs addressing. Have a great stay and welcome to our little house.

Steps away from the beautiful white sand Jacksonville beach and parks. Within walking distances to restaurants, bars, coffee shops, shopping plazas and wholefood market. 10 minutes drive to Mayo clinic, St. John town center the heart of shopping and dining in Jacksonville. A shot bike ride or 10 minutes walk to Jacksonville Seawalk Pavilion. Less than 35 minutes drive to Jacksonville international airport.

The space
A bright and cute cozy one bedroom bangalore with one queen bed and one fulton in the living room. The open kitchen is equipped with basic cooking
wares. utensils and a nice size fridge for you to prepare a healthy meal during your stay. The living room has a smart TV with futon couch and a small table for guests to use for dining or for work station. There is a shared indoor patio and outdoor patio right at the entrance for guests who might need to smoke cigarettes or enjoy a glass of wine.

Pet policy:
PETS are welcome to our beach retreat. There will be an additional $98 pet fee required for first dog and $35 for each additional dogs after first one. Our housekeeping need special cleaning procedures for our next guests after each pet check out. Please let us know if you have any questions regarding pet fee.

We don't have assigned parking spaces. There are plenty of free street parking no any restrictions right outside of the house. The street parking might get busy on weekends beach hours. After the peak beach hours, the street opens up and very quiet.

The space
Family-friendly and perfect for the budget vacation. Just steps from world class beaches and Starbucks. This space is the downstairs unit of a second story building, with a large backyard and patio. The unit sleeps a maximum of 4, with a queen bed, two twins, and a twin size pull-out sofa. Fresh linens and towels guaranteed. Central Heat and Air conditioned with wifi + cable television. Fully equipped kitchen, fit to cook meals!

Guest access
Guests access the apartment via secure lockbox. We ask that the key be stored in the lockbox as often as possible to reduce the risk of loss. Street parking is available immediately outside the unit's front door. Parking spaces for one vehicle is available in the building's driveway located south of the building at 10th St S. Please provide vehicle model, color and tag number prior to arrival to prevent towage. Unassigned public parking is also located on Second Street. Beach wheelchairs for the disabled are available upon request at the main lifeguard station located at 2 Oceanfront North.

Other things to note
We work hard to assure the maximum degree of sanitation and cleanliness in the studio upon each reservation, and gladly stock personal materials to aid guest's continued hygiene and positive personal state.

Beach staffing is weather dependent. In case of severe weather, lifeguards will continue monitoring the beach via truck patrols. Most beach accesses employ a prominently displayed colored flag system to signify tide and weather conditions. The ocean is always unpredictable, and we urge guests to keep in mind that even on clear and calm days, hazards still exist. Below is an index of our local Jax Beach colored flag rating system:

Two Red Flags: No water activity is allowed. Lifeguards and local law enforcement patrol the beach ensuring the safety of everyone.

One Red Flag: The public is encouraged to stay out of the ocean. Even the strongest swimmers can easily find themselves in dangerous currents. Rip currents are difficult to locate and are created without typical warning signs.

Yellow Flag: The public is encouraged to only swim in front of posted lifeguard towers. The lifeguards can spot most dangerous rip currents and inform the patrons accordingly. Lifeguard towers are usually posted at locations of safety.

Green Flag: The public is still encouraged to swim in front of posted lifeguard towers. Strong rip currents are static and can emerge with little warning.

Purple Flag: (Man-o-War, jellyfish of any variety, blue buttons, sea nettles) These dangerous marine creatures are difficult to spot because they tend to be under the water surface. Caution should be taken while swimming.

The space
A large downstairs studio unit in a triplex. The building is made of scallop shell coquina, a beautiful material incorporating from local seashells.
The Cozy Studio Sleeps no more than 2 adults. There are one queen sized bed and two couches in the unit. One of these couches pulls out into a queen sized bed. Kitchen with long counters leads to the backyard, where a cemented patio leads to a large grassy yard where you can smell and hear the ocean just steps to the east. Outdoor patio table seats 4. There are three closets containing extra pillows and bedding, as well as books and board games. The TV is installed on a sliding mount and its orientation can be modified.
At the south east corner of the house just behind the wooden gate is a sprayer for rinsing off sand and salt water.
The beach access at the end of the street has a convenient shower to rinse off and is less than a block to the east.

The Cozy has been recently renovated. New beautiful White Washed Wood Look PocelainTile Floors, Stainless Appliances, New Cabinets and Gleaming Granite Counter Tops await your arrival. To add to our 'Beachy Theme' the walls have been painted blue with White Bead Board Chair Railing surrounding the room. We work hard to assure the maximum degree of sanitation and cleanliness in the studio upon each reservation.
