-Please note while the home is cleaned very thoroughly between stays and air filters changed regularly, we do allow dogs at the home. Those with severe allergies will need to consider our home’s suitability for their unique needs.

- No refunds will be given for COVID-19 or weather related cancellations. Please consider purchasing trip insurance that covers any unforeseen circumstances. Please note during hurricane season our area is prone to inclement weather.

- $75 per hour charge for not checking out on time. Please communicate if you need more time, if we can accommodate we will not charge a fee.

- If our property has a grill, please clean after use to avoid an extra $75 grill cleaning charge.

- Ice makers are an extra amenity and no refunds will be given if they are not functioning properly.

-If equipment is used that would make the utilities charge become excessive, that will be charged back to the renter.

- Any cleaning or maintenance issues must be addressed to the host. We must be able to attempt to fix the issue before offering refunds. If an issue is not addressed during the stay, no refunds will be provided.
-To maintain a fair and comfortable environment for all guests, we ask that utilities (electricity, gas, water, etc.) be used responsibly. If there is evidence of excessive utility consumption beyond normal use for the duration of your stay, we reserve the right to charge additional fees for the excess usage. These charges will be calculated based on actual costs incurred and will be billed to the guest.

- No paper towels or wipes (including flushable wipes) are allowed down the drains. If a plumber needs to fix an issue causes by the aforementioned items and reasons, the cost will be billed back to the guest.

- Guest agrees to complete a third party encrypted ID verification independent of the platform booked on for security purposes. If the guest does not complete the verification or the host is not comfortable with the screening results, host may cancel the reservation with full refund to the guest.

For those bringing vehicles - please be advised that the alleyway to the parking alley is 8 feet at the narrowest section, and 10 feet at the widest. The pillar opening to parking pad is 14 feet wide. Please also note that there is no thoroughfare if turning left out of the parking pad. There is also street parking on the side street next to the alley.

- "Issues with damp linens, uneven floors, and unpleasant shower, but the parking situation was horrible. Lastly, and most critically, the parking situation is not ideal and was not explained thoroughly enough. After our first entry to the parking pad, we made a multi-point turn to get out of the residence, since we didn't see any way to pull around, and turned left from the pad into the alleyway. We didn't realize that alley wasn't a throughfare and had items from other properties in the way, preventing us from driving forward. We then had to reverse, go back into the parking pad and make multiple multi-point turns to get out again. Even in a rented sedan, it was very, very tight due to the width of the alley, the fence of the neighbors, and the items on your property around the parking pad. We actually damaged our rental car because we scraped against the brick column. Given it's such a tight space, I would suggest removing those two brick walls to provide more space. After scraping the car, we decided to park on Chincoteague and walk down the alley for the remainder of our stay. If you can't make changes to make parking and getting in/out easier, I would at least suggest folks park on the street and walk and let them know that the parking pad is very tight, has multiple obstructions making turning very difficult (AC unit, fences, walls) and that you have to enter and exit the alley the same way. "

HOUSE RULES:

-No smoking allowed (weed or cigarettes) - evidence will incur a $500 minimum fine. Please smoke away from the home away from windows or doors and dispose of cigarette butts properly.

-Any visitors must also be listed in the guest count. Minimum fine of $50 per person per night will apply for any undisclosed guests. The city is strict about maximum occupancy including visitors and we cannot allow more than the max guest count at any one time.

-Please observe a 9 p.m.- 8 a.m. quiet hour for our neighbors. They are our utmost priority to continue to operate short term rentals for years to come. Noise violations are taken seriously and will have one courtesy warning before removal without repayment for nights unspent.

-Our place is not for parties. $500 minimum fine for parties. A party is defined by any more than 10 occupants in the home at any one time. No refund will be given for nights unspent if we are forced to terminate the reservation due to a party. We want you to have a great time with up to 10 guests in the house maximum, including any visitors. This is a residential area and our neighbors rely on us not to disrupt the community. We want to continue to do short term rentals for a long time so please help us respect our neighbors.

-Please note while the home is cleaned very thoroughly between stays and air filters changed regularly, we do allow dogs at the home, (if this is a pet friendly home). Those with severe allergies will need to consider our home’s suitability for their unique needs.

-No refunds will be given for COVID-19 or weather related cancellations including hurricanes. Please consider purchasing trip insurance that covers any unforeseen circumstances. Please note during hurricane season our area is prone to inclement weather.

-$75 per hour charge for not checking out on time. Please communicate if you need more time, if we can accommodate we will not charge a fee.

-If our property has a grill, please clean after use to avoid an extra $75 grill cleaning charge.

-Ice makers are an extra amenity and no refunds will be given if they are not functioning properly.

-To maintain a fair and comfortable environment for all guests, we ask that utilities (electricity, water, gas, etc.) be used responsibly. If there is evidence of excessive utility consumption beyond normal use for the duration of your stay, we reserve the right to charge additional fees for the excess usage. These charges will be calculated based on actual costs incurred and will be billed to the guest.

-No paper towels or wipes (including flushable wipes) are allowed down the drains. If a plumber needs to fix an issue caused by the aforementioned items and reasons, the cost will be billed back to the guest.

-Guest agrees to complete a third party encrypted ID verification independent of the platform booked on for security purposes. If the guest does not complete the verification or the host is not comfortable with the screening results, host may cancel the reservation with full refund to the guest.

-Any cleaning or maintenance issues must be addressed to the host. We must be able to attempt to fix the issue before offering refunds. If an issue is not addressed during the stay, no refunds will be provided.

-Stays over 60 days will require a clean every 30 days included in your booking fee.

This inlaw studio apartment has 1 queen size bed and 1 small sleeper sofa which can fit someone who is 5'9" or under. There are simple instructions on the fridge on how to use this. the apartment only has streaming services.

Other things to note
When your reservation gets closer you will receive the address from air bnb, the apartment is around the corner on a side street of the main house. You will see a tiger painting on the garage door like in the listing photos. This drive way will be your guest parking. You will see a black wooden gate, this is leads to the apartment.

There is a collapsible pack and play which includes a crib in the closet. The owners manual is included. The thermostats in the studio and the bathroom are not digital though there are labels displaying the off position. It's recommended to make small adjustments since the space will heat up quickly.

The white remote on the end table controls the AC.

For guests with pets, there are dog treats on the closet, help yourself!

If your pets have muddy paws be mindful of not letting them on the bed with you.

Do not leave your dog unattended for extended hours in the apartment.

Since the space is a studio apartment we only allow two pets per guest.

you’ve booked a short stay at a great rate, we’re happy to host you! However, please note:
 This property is stocked for mid-term stays, so we provide only starter toiletries
(one roll of toilet paper, paper towels, and a trash bag).
Please keep this in mind and bring your own toiletries when you come.
Maintenance Access:
 Annual Preventive Maintenance: Some properties have scheduled checks for
smoke detectors, HVAC filters, etc. We will notify you in advance if access is
needed.
 Emergency Maintenance: If urgent repairs are required (e.g., water leaks, electrical
issues) and we cannot reach you within [X] hours, we reserve the right to enter the
unit.
Occupants & Guest Policy:
 The main occupant must be listed on the reservation.
 The reservation must reflect the accurate number of guests and pets.
Mailbox Access:
 Mailbox access is available upon request and is not guaranteed.
 Processing time: It can take up to 24 business hours to be submitted to the
property.
 A refundable key deposit is required (amount: $35). This will be returned when the
key is returned.
