A cozy spot to unplug and relax with trails for walking and biking and access to Shepherds River in the summer. Winter time trail access for snowshoeing, cross country skiing and snowmobiling.

The yurt is heated by a wood stove and has a fire pit outside. We supply the firewood for both. For lighting there are solar motion lights outside and inside the yurt there are two propane lights along with battery operated lanterns and headlamps. For cooking there is a propane stove top and well stocked kitchen area with 2 5- gal. jugs of water for cooking and cleaning. There is also a propane grill outside. For sleeping arrangements there is a full size futon with a twin bunk bed above and then a second full size futon bedding and pillows are provided. The site has its own porta potty and in the summer months an outdoor shower with water warmed by the sun.

You will have your own space where the yurt is. There are trails right from the site for snowshoeing, cross country skiing and snowmobiling. In the summer months the trails are great for hiking and biking and there are spots along the river for a quick dip or to bring a beach chair to sit and keep cool in the water.

We like to give our guests their space. We live close by and are available if anything comes up.

There is a great local restaurant called The Back Burner. We have a great music and food venue called the Stone Mountain Art Center. The Saco river is right around the corner. Our property had maintained snowmobile trails that are connected to the major trail system. Wonderful day hikes around the area and we are only about 25 minutes from North Conway.

Small town easy drive to restaurants, gas, saco river, Burnt Meadow pond and hiking trails.

The master bed was very comfortable and my kids (19, 19, and 21) said the living room beds were decent as well. I would say the full bed was a little too small for two 19-year olds to share, but for smaller kids it would be fine. The kitchen is compact but had everything I needed to cook our breakfasts and dinners. There is also a small grill to use. The fridge and freezer are small but perfect for what we needed for four days. Like everything else, the bathroom is small yet efficient. It was interesting to learn how it all worked and we had no problems with the water supply even though there were 5 adults showering. We did switch to the second tank on the last day. The electric lights all worked great too - we played many board games in the evening. The best part, though, is the roof deck. When we weren’t exploring the cove in the water bug or kayaks, we were up reading a book on the roof deck in comfy lounge chairs. Everyone at Riggs Cove was very friendly and helpful and gave us a lot of information on local places to visit. They even checked in on us on day 2 to make sure we had everything we needed. Finally, we did not have the best of weather but we still had an awesome time so don’t worry if your forecast isn’t perfect. We even weathered a massive overnight thunder and lightning storm with torrential rain and the Nancy Lou barely rocked."

For cooking we have a propane stove top and a well stocked kitchen area including 2- 5 gal. jugs of water for cooking and cleaning inside the yurt and a propane grill outside. The yurt is heated by a wood stove and there is an outdoor fire pit. We also supply the firewood. We have a queen size bed with pillows and bedding and 1 camping cot with pillow and sleeping bag to sleep up to 3 people. Site has its own outhouse and in the summer months there is an outdoor shower with water warmed by the sun.

DOGS ON VACAY: We're dog people and the Nautilus is pet-friendly for most pups. If you can answer "YES" to each of our screening questions, your pup will be approved: Does your dog get along with other pups and humans? Is your dog’s history bite-free? HOW PRIVATE IS THIS?
Each of our eco-island stays is designed with privacy in mind. There are 5 (soon to be 6) stays on 1 Big Sustainable Island. Unless you go looking for neighbors, you probably wouldn't know they are there. Every site has its own corner of the island. You might find folks in the public areas of the island (ie bathroom, boat rack, ferry ride, rope swing, and trails), but your sleeping and eating accommodations are private. Also know that our Island support team, if they're not already on island, they're a text away, if you need help.

The Neighborhood:
Annabessacook Lake is our 1400 acre backyard of clear water, good fishing, and great neighbors. Whether they are year-round residents, summer vacationers, or visitors, most folks you'll meet will tell you that they have been coming here since they were a kid.

Free ferry service to the island runs at:

* 3pm and 5pm - With the standard checkin ferry, we’ll move your crew and your gear to the island and help get you settled in.

*. Pre-arranged Special Ferry Service is available at other times for a $60 one-way fee during regular hours (between 8pm and 7am, the cost is $100 and a hot cup of coffee for the Boat Captain). We'll transport your gear and all your guests on this 10 minute private boat ride.

FREE PARKING: Park in our private parking area for free. Cart your gear to our shoreside dock to begin your "Island Time" journey.

OUTHOUSAPHOBES: We're with you!
New guests might wonder about our island, off-the-grid bathrooms. Rest assured that our compost toilets are designed with usability in mind. They smell great!

We have all been to rural outhouses where this is not the case. It's the number 1 complaint (or is that #2?). Which is why, when we built each of our toilets facilities, we did something different. Through management of airflow, separation of liquids from solids, application of saw dust, and optimizing the force of gravity, we have a composting toilet system that has been in place for years with very little odor and maximum sanitation. So rest easy: if a member of your party is an "outhousaphobe", know that so are we!

The Space:

Sleep soundly in a comfy queen size bed made up with extra blankets and a comforter. The futon couch converts to a full-size bed in the living room. Or, lounge in the outdoor hammock hanging next to the water. Modern amenities include: a compost toilet and hot shower (available during the non-freezing seasons) with towels and soap nearby. Island life is barely "roughing it", even though electricity is battery limited and plumbing is eco-unconventional.

HOW DO I GET TO THE ISLAND?
Every island adventure begins at our shoreside parking/dock area. From there, you've got options: Paddle, Ferry, or BYOBoat. See the details below for schedules, limitations, and FAQ. Know that we make island access for you, your crew, and your gear convenient, free, and part of your adventure.

COOKING OPTIONS: Cooking is easy, so pack heavy on food and light on gear. We supply: kitchen utensils, dishes, pots and pans, French press, coffee, tea, sugar, salt, pepper, and drinking water from our homestead well. You can cook on the propane grill and stove or you can cook over an open fire.

FREE STUFF: Every Maine Island adventure includes: free island transportation, camp chairs, unlimited firewood, lantern, fire starter, matches, canoe, kayak, or stand-up paddle board with life vests and gear. Explore Annabessacook Lake! On the island there is a rope swing, a mile of walking paths, benches and hammocks.

DOGS ON VACAY: We're dog people and the Nautilus is pet-friendly for most pups. We screen all four legged visitors right after the reservation is made so that every island visitor is safe and prepared. If you can answer "YES" to each of our screening questions, your pup will be approved: Does your dog get along with other pups and humans? Is your dog’s history bite-free? Are you willing to keep your pup on leash during your stay? And, are you willing to be responsible for any damages your dog creates?

Come enjoy privacy in the shade of the 100 acre woods in the "East Livermore" section of Livermore Falls, Maine. From Rt. 133 there is a short discontinued road which leads to our quiet woods road. A lovely cabin tent is all set up with a bed and bedding, waiting for you! (There is a nice outhouse, but no shower) Listen to the birds, read a book, talk, play cards, have a campfire, relax, hear the rustle of the trees, wander the pine needle paths. There are no other campers around!
The space
Your site has a 12 X 16 wooden platform on which a 10 x 10 cabin tent is set up complete with a full sized bed, bedding and pillows. The interior has rugs, two small tables and a book shelf and chair. A white tarp is above the tent and deck area to give extra protection from rain and give one a place to sit and enjoy thunderstorms! The deck has two chairs. Solar lights give atmosphere. Picnic table and fire pit are situated slightly below the tent in a private, woodsy open area. A small charcoal grill is provided (but no charcoal), and a selection of utensils and "pots and pans" for use with the grill are on site. Some water and campfire wood is provided.
Guest access
Feel free to wander our "100 acre woods". The site is not on any body of water but water access to a variety of nearby lakes and streams is within an easy drive. Vehicles only can access part of it and need to drive slowly. Parking is slightly beyond the tent site and an outhouse is set back in the trees near parking. There are no shower facilities.
Other things to note
This "glamping site" is set 0.2 miles back from Rt.133 in East Livermore, Livermore Falls. We unlock a cable to our wood's road before your arrival. Drive slowly as the road has some bumps... our small car travels the road well, but drive carefully.

So how does a visit aboard ROAM work?
Upon your arrival, your host will greet you in our parking area and help you unload your luggage. ROAM will be waiting for you dockside a short distance away. After you settle in, we'll make sure you have all the information you need for a comfortable visit.
Your host will then shove off from the dock for a quick ride out to your moored location a few hundred feet off shore. Here, you’ll enjoy the simple joy of waterborne living - take advantage of the swim ladder and plunge in the refreshing lake water, or enjoy the outdoor sun decks, cozy reading nooks, and lounge-worthy space.
You’ll remain on this floating oasis until the morning of your departure, at which time your host will meet you aboard ROAM at the pre-arranged time for a quick motor back to the dock.
ROAM will remain on the mooring unless your host is at the helm, but if you'd like to explore more of the lake while aboard, privately chartered cruises may be arranged separately.
