Spring has sprung at Fairhill Farm Country Vacation Rentals and, yes, we are open for business. We have received a number of inquiries from folks that want to escape to the rural country side for fresh air, open space and stunning mountain views. Our two farms comprise nearly 300 acres fronting on the South River with private hiking trails, springs to explore and miniature horses to enjoy. Our three vacation rentals with fully equipped kitchens are at least 1/10 mile apart with a population density of about one person per 50 acres. Now that’s social distancing! We also use CDC procedures to clean, disinfect and prepare our vacation rentals for each guest’s arrival. The cottages are also self-check-in and our staff stringently practice social distancing with each other and with our guests. Our local grocery as well as drug stores are open and our restaurants are providing curbside pick-up and/or limiting dine-in to ten people. The Shenandoah National Park, Appalachian Trail and Skyline Drive are less than a 15-minute drive from our farms and the entrance fees have been waived. Finally, please know that our prices are at our normal rate. We find it morally and ethically reprehensible that some popular vacation spots at the beach or in the mountains have doubled, tripled or even quadrupled their rates. We will be happy to host you but regardless please be safe and follow all recommended guidelines as the nation works its way through the threat of this virus.

While we enjoy hosting, and depend upon this additional income, our mission has never been to set a new world record for the highest number of annual guests in a short-term rental. We enjoy maintaining and cleaning our rental, and the opportunity to improve our guests' experience before and after their arrival. We also are not property investors with multiple rentals in various locations. We live exclusively in this home, a lovely part of which we are happy sharing with you!

Potential for Noise
WE LIVE ABOVE and sometimes work from home. Guests will hear some of the usual daily home activities or may see us gardening or dining outside. A guest who requires absolute quiet may prefer another rental. Again, WE LIVE ABOVE!!!

No unregistered guest-visitors on the property or in the house without prior permission from the host. Only two unregistered guests allowed. Non-guest visitors will need to leave the rental by 10:00PM.

Quiet Hours: 10:00PM-8:00AM We request that you observe our Quiet Hours and refrain from causing excessive noise during your stay.

When leaving please be sure all electrical appliances and interior lights are turned off and the door locked. We have an outside light over the driveway for guests returning at night.

Please understand that woods and streams are near our home. You might see or encounter wildlife during your stay, including, but not limited to deer, rabbit, fox, raccoon, skunk, opossum, birds, bees, wasps, mosquitoes, spiders ants and other insects. These creatures reside in nature and we have no control over them. We spray the interior and exterior regularly and urge guests to close the rental doors especially during spring and summer. We do not refund if you encounter such creatures during your stay.

All furniture should remain inside the rental and not rearranged.

The kitchenette includes a two burner stove, microwave and toaster oven. If you wish to prepare large quantities of food or elaborate meals for large groups, we advise guests to consider a rental equipped with a full size kitchen.

This rental is not suitable for pets and other animals due to severe allergies of some family members.

During your stay we do not provide daily cleaning of the apartment or a daily change of towels as can often be requested in hotels. In general, we do not offer a daily and unlimited supply of Nespresso coffee capsules or bottled waters.

Welcome to Deer Hideout Retreat! We are located in Palmyra, Virginia on two acres of land. There is so much to do and see around here, and we hope you choose our home for your stay. We are surrounded by several vineyards, we are a 19-minute drive to Monticello, and 28 minutes away from the city center of historic Charlottesville.
Our guests will be staying on the lower ground level of our home. This has its own private entrance leading to a walk-out patio area with a coffee table, love seat and two chairs. The private guest suite also includes your own bathroom with shower, mini refrigerator, and a bar area complete with a small sink. We have a Dreamcloud CA King size bed. If there are more than two guests, we will put out an additional queen size bed. (When booking, please select the number of guests so we can have the bed ready). We have provided a coffee machine (with coffee), tea, utensils, cutting board, plates, bowls, mugs, and glasses. Guests will have absolute privacy during their stay. If there is anything you might need, please let us know and we will do our best to make your stay more enjoyable.
We live on the top two floors of our home with our dog, two cats, and child, so you may hear some noise and a few foot steps from time to time, but we always try to keep things quiet. You may also hear an occasional bark or meow. We do not allow our pets into the guest suite.
Guests will have the entire lower ground level of our home with its own private entrance. Guests will also be free to roam the property (2 acres). Our property is family-friendly, and there is a large grass area to let your children run and play.
We have provided a parking space just for our guests . There will be a mulched pathway that leads our guests down to the guest suite entrance.
We do live on the property, however we give our guests their complete privacy. We are both more than happy to help out in any way and answer any questions you might have.
We do welcome pets. There is a one time $40 pet fee. Please add pet while booking. Pets need to stay off furniture and please pick up after your pet goes potty.
We have an automatic lock on the guest suite door, and the code will be given to you before your arrival. Please use this code when you are entering the code, and the door will unlock.
Upon checkout, there will be a paper on the counter for instructions.
Pet(s) live on property - We have a dog that lives on the property. She will bark during arrivals and departures, but she is always fenced in.
Potential for noise - We live on the top two floors with our dog, two cats, and child, so there may be noise at times, (mainly from the dog). You may hear an occasional bark or meow. However, we will do our best to keep it to a minimum.
Surveillance or recording devices on property - There are numerous cameras on the property (outdoors only), for your safety and ours.
We welcome you to make your self at home, we just have a few rules that we would appreciate if you followed them. There is no smoking, vaping, or any type of drug use allowed on the property (this includes outdoors). Any evidence of this, including smell, will result in a minimum $500 fine, and you will be asked to leave.
No unauthorized guests are allowed on the property. No parties or events are allowed. There is a limit to four guests. If you have more children, and they can share the second bed, that is not a problem. Please let us know how many guests there will be so we can set up the second bed. Pets are allowed. There will be a one time $35 fee for pets. Please mark down that you will be bringing a pet. You can either pay the pet fee through the website or leave the cash on the bar counter. Any damage caused by a guest or pet will be charged through VRBO. Disrespect of the guest suite or property will not be tolerated. Please treat our property how you would your own. We would kindly ask you to take off your shoes if there is any mud outside. Please keep hands and legs away from dog:) "She is always fenced in". So, if you have a Pet-family member, bring him/her with you there is plenty of room and welcoming host! Kevin and Desiree were open to a brief meet and greet and this was important to us as guest to have a brief moment to meet our host. If we had more time to visited, sharing a cup of coffee and chat would have been welcomed. We love the beauty and spirit of our farm so much that we want to share it with people who appreciate a peaceful vibe. You'll find that we are very relaxed, inclusive and welcome guests to enjoy the farm for all it has to offer. Spend as much time with the animals as you'd like - many free range so they'll visit you. Enjoy our private beach on the James River (with a fire pit), inflatable tubes and rafts are available at no extra charge and the house is stocked with books and games...even Legos for ages 18+. Dog are allowed and we charge a non-refundable $25 pet fee.

We're located in historic Scottsville Virginia (the heart of Virginia’s Monticello Wine Region). Seated in the foothills of the Blue Ridge Mountains, the 25 acre farm is home to many domestic, farm and wild animals. The lush green rolling pastures offer exquisite views of the Blue Ridge Mountains and direct access to the James River. It truly is a serene private paradise.

Our focus at the farm is two-fold. Promote agro-ecotourism and support our sister non-profit, Gentle Moon Conservancy. The mission of Gentle Moon is to provide lifetime care and shelter for animals in-need and inspire environmental stewardship through the power of individual action.

We are a working farm and have livestock guardian dogs who free roam guarding the farm. River, Ben, Daisy and PB are very friendly and will likely greet you when you first get here. They work at night so don’t be surprised if you hear them sounding off in the shadows protecting the farm from critters.

Safety and privacy is very important to us. The farm gate is locked overnight and reopened early in the morning. We will provide guests the gate code when needed.

Other things to note
Please let us know when you book that you're bringing a dog/s. Most of the animals on the farm roam free so you'll be greeted by a few Great Pyrenees (livestock guardian dogs), goats, geese, chickens, turkeys and peacocks. We also have barn cats that like to keep our guests company outside of the tiny house. Please be mindful of this if your dog is uncomfortable with other dogs and animals. Please don't bring your dog/s if they are high-strung, overly sensitive, aggressive, or not trained. Our livestock guardian dogs are hard-wired to protect so if they sense an uncomfortable vibe from another dog, it will make them uncomfortable and they need to be focused on doing their jobs.

Your dogs are welcome to be off-leash as long as they won't chase or harm people or the farm animals.

Please pick up after your dog.

Nancy's Beach House is a charming getaway with private entrance, outside deck and patio amongst beautiful mature gardens. We are located minutes from Monticello, James Monroe's Highland and several wineries. Enjoy the fully equipped kitchen and all the comforts of home. It was originally decorated as a beach house because Nancy felt a beach vibe upon seeing the openness and ambiance of the space. In keeping with the beach house vacation feel, there are games, puzzles and music for you to enjoy.

The space
The house is a duplex and the host lives in the other apartment. There is an extra thick wall between the apartments so noise is rarely a problem. This is an old house in the country and the gardens have a wide variety of trees, shrubs and perennials. If you have asthma, allergies or immune deficiencies then this may not be the place for you.

Guest access
Separate apartment with a private entrance, covered porch and an adjacent deck with picnic table for guests' exclusive use. Also, there is a large front stoop with a bench.
