Wolftrap Farm features seven vacation rental homes, with the conversion of this 1940's era tenant cottage. Built as on-site housing for a "milker" when the farm was a dairy, this cottage is classic. Our 2015 renovation added a second bath and a screened porch for outdoor dining, with views of three adjoining horse paddocks. Guests have access to our fish-filled ponds, a swimming hole in our creek, endless woodland trails, a "play barn" with pool, ping-pong, Foosball, corn-hole, etc. Great for young families (bring the dog), girls' getaways, multiple generations, wine touring, visits to Monticello, Montpelier and UVA. (NOTE: vrbo classifies the Milker's Cottage as 3 bedrooms because of the sleeper sofa in the living room. It in fact has only two proper bedrooms, plus the sleeper sofa in the living room.)

Newsflash: We have added a Party Patio that can be booked by the hour, where you can enjoy a large Hot Tub, corn hole and other games. If you think you may be interested, pack your bathing suits and contact the owner to reserve your time (90 minutes per day for each day you stay, first come-first served.).

The Milker's Cottage is far from the sounds of traffic, but only a mile off U.S. Highway 15, making for easy excursions for sightseeing and shopping. We are halfway between Gordonsville and Orange, so you have your choice of quaint village or County Seat, each less than 5 miles away. Each has abundant restaurants, quaint shops, museums and all modern amenities.

The drive to Monticello through Keswick and Shadwell is one of the most scenic drives in America. Montpelier is just 15 minutes away, directly across the mountains you see from the front of the farm.

Barboursville, Horton, Keswick and Honna Lee Wineries are all within 20 minutes drive, and Early Mountain is 30 minutes away.

The foot-wide, hand-sawn boards that make up the ceiling reveal this cottage's original time of construction (1856) and its original purpose (housing for house servants of the Manor). Renovated in 2012, it now boasts a modern full kitchen and bath, split-system heat pump, and charming furnishings selected by our professional interior designer. Best of all, the cottage is on our 600 acre horse and cattle farm, where you have beautiful views in all directions, no sound of traffic, endless woodland trails, and quick and easy access to all the attractions of the Charlottesville area. Plus, it has a huge covered patio on the back side, with ceiling fans, lights, a gas grill, very comfortable furniture and views of several of our horse paddocks.

The Servants' Cottage is ideal for couples or families with a few small children (who can use the queen-sized sofa bed) or even for two couples who do not need privacy (the sofa bed is at the opposite end of the room from the queen-sized bed).

Our guests are always thrilled by the opportunity to enjoy such a large and beautiful pastoral setting. Our entry road is almost a mile long, and you pass ponds, cattle pastures and through cedar-lined sections. At the top of the hill, you find our farm complex, with the Manor House (with this Servants' Cottage snuggled in behind), our bell-roofed barn (former dairy barn), our 1856 bank barn, and other farm buildings. The Pond House and the Milker's Cottage are also within view, as is the training ring for our stables. There is a wonderful fishing pond full of bass and bream, and we supply the fishing equipment. And there are miles and miles of woodland trails, two impressive rope swings, horseshoe pits, views of the mountains, ancient boxwoods, and horses and cows to watch. Our wild residents include geese, turkeys, deer, fox, badgers, racoons, coyotes (sadly), thousands of frogs, and the occasional snake, skunk. and field mouse.

Bring your bathing suits to enjoy our swimming hole in the summer and the hot tub at our Party Patio during cooler weather (You need to reserve your time at the Party Patio by contacting the owner. 90 minutes available for each day you stay, first come-first served.).

Auburn Hill MADISON cottage Circa 1802 offer a peaceful private setting on a historic horse farm once owned by Thomas Jefferson and part of the original Monticello estate, a UNESCO WORLD HERITAGE SITE. with close proximity to wineries (10 minutes), town (12 minutes), Monticello (next door neighbor), Rivanna River(borders the property) Carter mountain (8 minutes), Clifton Inn ( 2 minutes) and many other activities. The cottage dates back to 1805, the property was once part of Monticelo and owned by Thomas Jefferson. It has been completely updated and modernized, combining the best of both worlds. There is a private lake (catch and release fishing), along with a 14 foot dingy for those qualified to operate it!

A "Jimmy Buffet Key West" 20 x 40 heated salt water pool complex with a PRIVATE HIIGH END JACUZZI FOR EACH COTTAGE a large grill with side burner, two large bars, pavilion, indoor/outdoor showers, bathroom/changing room, multiple outdoor games, two fire pit, two double hammocks and mountain/pasture views with complete privacy to enjoy the area. Most times it will be only you at the pool area. It is a working farm so there will be help around the farm to keep it well groomed for visitors.

Magical setting for watching wildlife like the bald eagles soaring down the river, multiple deer grazing in the fields, geese and ducks floating on the lake, or Great Blue Heron trying to catch lunch. Once on the farm you do not see any close neighbors (cottage is near main house, but situated to maximize privacy), unless you count looking up at the distant hillside to Monticello(see photo). The whistle or light rumbling of the distant train across the river can be heard on occasion. You can walk down to the rivers edge and sit on a large bolder watching the occasion kayakers floating down the river(or bring your own). James Monroe's home is only 10 minutes away, along with 14 wineries and 15 beer or cider breweries within 10 miles of the farm.

Vacation on our 600 acre horse and cattle farm and stay in our Pond House, on the shore of one of the most beautiful ponds you can imagine. Hometract Cottage is a historic one bedroom home (NRHP, circa 1800) centrally located 15 minutes or less from downtown Charlottesville, UVA, Crozet, Monticello, wineries and more. The cottage features king size bed, ensuite bath, fully stocked kitchen, living/workspace with comfortable sleeper sofa, mature landscaping for privacy, and covered front porch. Hometract is a quiet 3-acre property with terraced garden views. Visit our chicken coop, relax in the hammock, or walk to the garden shop or Duner's restaurant.

Hometract is located in historic Ivy, a rural area characterized by mature forests and rolling hills. We have the privacy of a rural area with few neighbors but also easy access to I-64 & Rt. 250 putting Crozet, Ivy, Charlottesville, Monticello, Keswick, and more all within easy reach. We are walkable to the Ivy Corner Garden and Gift Shop, local favorite Duner's Restaurant, and the Wine & Country gift shop. Boars Head Resort is only 5 minutes down the road with its golf course, restaurants, spa, and music and events. The Foxfield Races are only 10 minutes away.

Road cyclists can enjoy the popular Dick Woods Taylor Gap route passing right past Hometract's entrance.

Welcome to our newly renovated, secluded Cozy Cottage. 20 minutes from the Shenandoah National Park. and 10 minutes from our quaint little town of Stanardsville. Cozy Cottage also shares the 25 acres with the White Lotus Eco Spa Retreat and the numerous amenities that it has to offer. We allow up to two pets for a fee of $75.

Our secluded cottage has an open bedroom with a retro-style full bathroom and a modern kitchen, as well as a small sitting room. It also has a wrap-around deck with a view of its surrounding wooded glade.

Cozy Cottage guests have access to the numerous amenities that all other White Lotus guests enjoy. Amenities include, among other things, a wood fired sauna (available 24/7), meditation room, massage room ($80 per hour), outdoor fireplace, pond (with canoe and paddle boat), 9-basket frisbee golf course, cedar and stone gazebo, 25 acres of wooded space to explore, and all the stars you could ever hope to see (any clear).

The Cottage was originally only one room and served as a blacksmith's workshop and home. Over the years, the house has been added onto, room-by-room, to what you see today. The home itself tops out at about 1,000 square feet.

The Cottage is situated at the end of a long driveway with private parking for guests.

Guest Access:
You will have full access to the home. This includes the front patio, back deck, propane grill, outdoor fire pit, front lawn, backyard, EV charger, and private, off-street parking in the driveway.

The Neighborhood:
The Shade Tree Cottage is a 3-minute drive to the town of Gordonsville. The historic downtown Gordonsville has a laid-back, small-town vibe that features locally-owned shops to go along with a handful of casual restaurants.

Getting Around:
Driving is recommended. The town does not have Uber or Lyft. Downtown Gordonsville is great to explore by foot!

Other Things to Note:
To maintain a secure premise, the Shade Tree Cottage is equipped with an exterior camera on the front porch. The camera is ONLY on the exterior, and there are no cameras inside.

The cottage is in close proximity to The Little House (our other rental property).

The house is old! Like, Civil War old. You may see the occasional bug. The house is thoroughly cleaned after every guest. We have a pest company that services the house on a monthly basis. If you see a cricket, ladybug, etc, it most likely showed up after the cleaning and prior to your arrival.

The neighbors have an outdoor shooting range in the adjacent woods of their property. You may hear them using the range in the warm months. It is facing away from our property and does not pose any danger to our guests.

We are in the process of updating the landscaping. Currently, the landscaping is overgrown in some parts, barren in other parts, and generally in need of some love! Thank you for your patience as we improve the curb appeal over the next few months.

The indoor fireplace is not currently operational, but we are working on it!

The parking area and driveway are located about 75 feet from the front door.

The laundry room is used by our housekeeper for this house as well as the neighboring Little House. There is an exterior entrance from the outside to the laundry room. The door from the kitchen to the laundry room will be locked if the laundry room is in use by the housekeeper. Otherwise, the laundry room door will be open and unlocked for your use.

Absolutely no smoking inside the house. A $500 fine will be imposed if evidence of smoking has occurred inside the home. If you smoke outside of the home, please properly discard all smoking remnants. A $250 fine will be imposed if smoking litter is found on the property.

Upper floor of our Carriage House located at South River Vineyard, a working vineyard producing Viognier and Petit Mensang grapes. The two bedroom, one bath cottage offers views of the vineyards as well as the surrounding Shanendoah foothills and neighboring pastures.
The cottage has a small balcony perfect for morning coffee or evening cocktail hour. There is also a private fire pit and grill for guests to enjoy. Bottom level is used to store farm vehicles.
Located just 20 miles from Charlottesville/University of Virginia, 12 miles from the Swift Run Gap entrance for Skyline Drive, 11 miles from Early Mountain Vineyard, and 15 miles from Massanutten Resort. Bring your bicycles, hiking shoes, and dogs too.

- "We loved the cottage. It was perfect for us with two dogs. There was plenty of room for them to run and play outdoors. Denise, the property manager, was so lovely and kind. She had prepared a basket of delicious homemade treats for us when we arrived. She actually called us a week or so in advance of our stay to see if we had any special needs or requests. Welcome to the Cottage at Perkins Hollow! We are located in beautiful Nelson County, Virginia, also known as Virginia's Wine Country. Nestled on a gentle hillside, we are near the Nelson 151 Brew Trail as well as the Route 29 wine corridor.

Our charming studio cottage offers the opportunity to unwind amid beautiful landscapes and abundant wildlife. With fold-away doors that disappear for an unobstructed view, a large screened-in front porch, and our outdoor tub, you can be a part of nature no matter where you are. Lay on the king size bed and watch the sun track across the mountains or soak in the outdoor tub with a glass of wine, gazing at the stars.

Nestled on a gentle hillside with almost sixty acres to explore, peaceful adventure is all around you. Find all three ponds on the property, hike to Uhler Point, or walk through the garden to watch the chickens play. For those who wish for adventure outside of Perkins Hollow, the Nelson 151 Brew Trail and the Route 29 Wine Corridor well within driving distance. The space
The Cottage is on a 600 acre farm, with horses out the back door. The patio expands the living space, with its patio furniture, swing, gas grill and firepit. Inside, you have a queen sized bed on one end of the room and a sleeper sofa on the other (but no dividing partition). Fully equipped kitchen.

Guests can walk their legs off on the farm's trails and roadways. We have several ponds full of fish, and we can provide the gear. Golf carts available for rent. Horseback riding at neighboring farm. Close to Montpelier, and 35 minutes from Monticello and Charlottesville. Excellent restaurants in Gordonsville, 4 miles away.

We have staff at the farm, available if you need them.

The space
Our Farm Cottage is located in the hub of all farming activity. Adjacent to the barns and ancillary farm buildings it overlooks much of what we do everyday. The cottage itself is comprised of four beautifully appointed bedrooms, one very nice full bathroom, a living room with cable tv, a kitchen, and a laundry room. There is a wonderful backyard for cooking out and entertaining. There is a screened in porch out front that overlooks paddocks and farming operations.

Additional Offerings:

If you have children between the ages of 5 - 17, be sure to ask about our Summer Lesson Program operating between June - September, Monday - Friday 9:00 - 3:00. Fill their weekdays with horseback riding and farming activities while you get to explore everything Charlottesville has to offer. $650 per week, or $120 daily drop in rate.

Non - Summer Program Horseback Riding lessons are also a possibility upon request. A lesson is $60.00 per person and lasts around 45 minutes. $80 per couple or two person lesson.

The heat source for the cottage is an Amish made gas stove that stays on at all times in the winter. It is completely safe and puts out a good deal of heat. In the summer the cottage stays very cool with window units.

Inviting guests that are not also staying the night and therefore included in the overall price of the rental is not acceptable. This puts undue stress on parking and resources and therefore total number of guests must be negotiated before arrival.

Our Pond House is on the shore of one of the most beautiful ponds you can imagine, in the center of our 600 acre farm. Great for young families. Fishing, swimming hole, trails, horses, cows, wildlife, rope swings, hot tub, Game Barn, peace & quiet.
A number of state citation bass have been caught and released from the pond, and the cane-pole fishing is great as well.

We are located on Beech Grove Rd, which is the main road leading up to Wintergreen resort (< 1.5 miles), and the Reeds Gap entrance (< 2.5 miles) to the Blue Ridge Parkway. The famous Craft Beverage Trail on Rt 151 is < 3.5 miles away where you will find shops, restaurants, 7 wineries, 6 breweries, 4 distilleries and 3 cideries.

Enjoy 10 acres of private wooded space that runs along Rockfish river and Piney mountain, on the edge of George Washington National Forest. There is a long paved driveway with one moderate hill to get over. This is important to note during winter weather, but perhaps relevant for all of Nelson county.

The one-level home layout is as follows:

- Large screened-in porch to sit and enjoy the woods and the sounds of the gushing river. A hammock to take a restful nap.
- Upon entering, the first room you will be in is the sitting room with comfortable seating around a coffee table ideal for board games or a comfy reading nook.
- Adjoining the sitting room is the fully stocked kitchen with everything you need to prepare large meals, and a dining area with a door that leads to the backyard. A high chair is available if needed.
- Extended Trex back patio with large dining table with seating for 8 and a propane grill.
