This apt building is in the University District which is in downtown Eugene. It is close to numerous venues, 7-11 across the street and Whole Foods 5 blocks away.

Easy access to anywhere via car. Bus stop is 2 blocks away and there are hourly bike and scooter rentals on every block. You can also walk almost anywhere and the terrain is flat for miles.
Please take care of the unit and it`s belongings and leave in the same condition as when you arrived.
Clean and replace all kitchen items in cupboards on your day of departure.

You'll go downstairs & enter through the laundry area where you will access to the stackable washer/dryer. Take your shoes off & feel relaxation set in as you walk across warm tiled floors, through the original 1910 door, into the bright & cheerful open living room & gourmet kitchen area.

The kitchen is well fitted with a dishwasher, Dacor natural gas cooktop/electric range, microwave, toaster oven, rice cooker, coffee maker, full size fridge/freezer with ice/water, dining table that seats 4. TV & Wi-Fi included.

Owners live upstairs & will assist as needed. Our family has lived in this home since 1915. We have a mini Australian Shepard named Banjo who will greet you upon your arrival. If he barks, he is asking you to scratch his butt!!

I believe there was an electric cooking element but we did not get it out of the cupboard, preferring to go out for dinner at the very nearby (walkable) main street area. The Public House (and Whiskey Bar) and Tavern on Main were excellent, as was "Lovely" at breakfast time. It was nice to have a full size HE washer/dryer in the studio. But the private courtyard garden with hot tub, fire table and patio furniture was the crowning feature. Turn on the festive string lights (or keep it dark to gaze at the night sky) and enjoy! If early morning light wakes you, bring a sleep mask (the windows have good blinds but the panels in the door let in enough daylight to brighten the room very early on summer mornings.) Also some slip on shoes or flip flops to walk out the hot tub would come in handy. The room was furnished with great high quality linens, towels, and gowns that were great to use before and after the hot tub. A wonderful little place to stay."

The Studio and it's separate entrance is located down a long string of stairs (no railing) at the back of our main home. The space offers a peaceful and relaxing setting with natural filtered light through surrounding trees, bird song, and forested views - which are especially nice from the hot tub (hours: 8am - 10pm). The large patio with bbq and water fountain, make the smaller footprint of the studio feel much larger.

The Studio is ideal for two people. It can accommodate three people with prior approval and extra fees per night. If you plan to make use of the sofa-bed, please let us know at the time of booking so we can set it up for you (the extra bedding is not kept in the studio.) Access to the studio is down 36 steps without a handrail. Street parking for 1 vehicle in culdesac (2nd car must park a little further down the block.) We strive to keep our property as quiet and private as possible, as such, we ask that no outdoor music be played (unless you’re playing an instrument) and only registered guests be on the property. The hot tub is visible from the main house. My husband and I live in the house above the Studio. You may encounter us in the driveway or taking care of the hot tub or grounds during your stay, however we will always let you know if we need to be in the areas assigned to the Studio. Noise carries REALLY well in the woods, to respect our neighbors we have set Hot tub hours to: 8:00am to 10pm. If you book the Studio for 2 or more weeks, there is a mandatory free cleaning 1/2 way through your stay. We do NOT allow parties, events, photo shoots, smoking of any kind, pets, or guests on the property other than those registered.

This is a charming above ground studio apartment in the quiet Friendly St neighborhood two miles to University of Oregon/Hayward field. It is in the lower level of an historic Craftsman bungalow in a lovely safe neighborhood. Access to a washe/dryer for stays one week or longer. Neighborhood shops/restaurants nearby by. Close to Lane County Fairgrounds. Enclosed backyard. Dog friendly upon approval with a $15 (no cats). Outside security cameras in car port and outside door.

The space
Our house is an historic Craftsman bungalow built in 1917. It is perfect for those who appreciate vintage houses. This has always been a completely dry basement. Being a basement studio, ceilings are lower than average: the bedroom ceiling is 6'8', the bathroom ceiling is 6' and the shower ceiling is 5'9' and has a hand held shower head. Cooking facilities include a microwave, coffee maker, refrigerator, single hot plate and countertop oven. There is a laundry sized sink beside the washer in the common area that can be used to wash dishes or other uses. Half of the apartment is above ground and has windows on both sides that let in light and face the enclosed backyard garden. Dogs are accepted upon approval and with a $15. We do not accept cats. Backyard is immediately accessible from the apartment and there are many places to walk your dog in the neighborhood or let them play in the backyard. You’ll be expected to clean up after them. Please see house dog rules.

There are three motion detector lights in the car port and one motion detector light over the back door that will light up when you approach. There is a safety camera over the back door entrance.

Welcome, to the Bohemian Artist's Suite designed to refresh you with the inside/outside relationship of suite and garden surrounded by ancient oak trees. A path from my driveway takes you through the garden to your private entry, a south facing deck and french doors. This eclectic one bedroom suite has a queen bed, private bath, kitchenette and laundry. It is my intent to enchant, relax, and nourish you during your stay. Many urban amenities are within walking distance from the suite.

The space
This one bedroom with a queen bed is a perfect retreat for 1-2 people.
The Artist Suite is full of light with south, east, and west facing windows, and large outdoor living space. Your private bath is complete with a shower. Your kitchenette Includes a refrigerator, toaster oven, hot plate, electric tea kettle, slow cooker, and microwave.

The kitchen and hall of Artist's Suite share a wall with my family room. The closeted wall of your bedroom is shared by the closeted wall of a spare bedroom within my house. If your party needs an additional bedroom I am open to making this spare bedroom with a queen bed available upon special request. In this event a locked privacy door between Artist's Suite and my home is unlocked.

Set in an Oak woodland context, my garden has many edible and colorful delights for you to enjoy. Birds and other wildlife frequent, feed, and nest in the garden. I keep bees in the wilder part of my half acre, behind the green walls of the "Secret Garden", where you stay. Tranquility, fecundity, and beauty abound in this relaxed and nourishing setting. The french doors from your master bedroom open to your lovely private garden deck with a intimate and distant views of the landscape. When inside, large windows wrap you in the layers of green texture and colorful bloom.

Wireless Internet and off street parking is available. You will be sharing my property but not the listed Suite with my joy filled but shy dog Moana. She is not allowed inside your Suite. On the backside of my 1/2 acre sits a cottage. Not to worry, there is plenty of privacy and no shared space. Come and be rejuvenated!

This studio is walking distance to the University of Oregon, the Hult & Shedd Performing Arts Centers, The Jazz Station & Downtown. Urban is Eugene full of character, eateries and entertainment.
The attached studio has a separate entrance, a kitchenette & outdoor patio.
The main bed is a queen and the second is a twin that is a futon love seat with ottoman. If there is a third person it would be best to be a child. The space can accommodate a small family of 3 in this way. Best for 1-2 people

The apartment has a separate entrance through a locked gate, that is accessible by walking down the garden path from the driveway. The studio entry door has a key code for entrance. There is a sliding door in the bathroom that is locked and makes the main house inaccessible. Keeping the studio bathroom locked makes it inaccessible from the main house. It can be locked from both sides.

Other things to note
You may hear dogs barking when you arrive. They are enclosed in the house and will quiet down quickly. They have a separate yard and do not enter the patio backyard.

Smoking of any kind is not allowed in the home. There will be a penalty fee if it is determined that there was smoking in the home during your reservation period.

MINIMUM AGE:
Guests named on the reservation must be 18 years or older. By booking a reservation, you represent and warrant that you are 18 or older and have the legal capacity and authority to enter into a contract. The name on the reservation must be present at check-in and throughout the duration of the stay.

CHECK-IN / CHECK-OUT:
Check-in time is at or after 4pm and check-out time is 11am. Early check-ins and late checkouts are based on availability and can be requested one day before. Additional fees may apply.

Guests have private rooms, and like a European hotel, they share other spaces on the property. Off the front entrance, you'll find the coin-operated laundry area with two sets of machines. At the back of the first floor is the dining room, kitchen and game room with 75" TV, video game system and computer/printer. There is also a back outdoor patio with seating, fire pit and small charcoal grill.

The second floor features a second full kitchen and eating area at the back of the property. The third floor has its own kitchenette. All kitchens are stocked with coffee and tea options!

Bathrooms are available to guests on all levels. The first floor has two accessible bathrooms offering in-shower fold-down benches for those that would like them. The second floor has two bathrooms, one with a double sink and two showers. The third floor has one full bathroom.

During your stay
As hosts, we do not live at the property, but are close should you need immediate support. We respond quickly to questions or requests made through the AirBnB messaging system. Our cleaning crew cleans all public spaces daily. For those staying more than a week, we will schedule days to clean your linens and towels.

Other things to note
Our electronic locks and key system make it simple for you to access the property at any hour. Late check-in is never a problem! We typically ensure rooms are ready for check-in by 4pm. If you need access early, you may request an early check-in, but we cannot guarantee it. Check-out time is 11am.

We can accommodate large groups and events. Please contact us for more details. Events are only allowed with prior authorization from the host and events may incur additional fees based upon the number of guests.

A refundable $250 damage deposit is required for your stay. This deposit helps cover any potential damages beyond normal wear and tear. It will be fully refunded 2 days after checkout, provided there are no damages or excessive cleaning required. We appreciate your care and respect for our home!
