The Marion is in a quiet residential area. A newer elementary school is behind the home. The 253 sq ft guest house has a desk/chair, TV, queen sofa bed w/ 2 ottomans, twin bed, bathroom, kitchenette & closet. At the end of the driveway, parking is directly outside the door of The Marion - to the right side of the red bud tree. The Marion will be directly to your left. Additional outside areas include the round paver patio & the oak tree covered front yard is a shared space with The Grand Marion.

The space
The Marion is a separate dwelling which you will approach from the driveway before you reach the main home, The Grand Marion. A carport and an open patio breezeway separates The Marion from the main home. The two units do not share a wall. The guest house is very cozy and accommodating. It has a Smart TV/internet, a fully stocked kitchenette and bathroom. There is a single bed plus the sofa transforms into a queen bed (the back folds over to lock in the two ottomans). Coffee and other provisions are available.

Besides access to the entire guest house, chairs and tables are set up outside the front door of The Marion for guests. Additional sitting areas include the round paver patio near the driveway and the oak tree covered front yard is a shared space with The Grand Marion.

Important to note: For 2 or 3 guest bookings only. The faux leather couch transforms into a queen bed. The back of the couch folds over to lock in the two ottomans. Our very clean trailer parked in our driveway with full-hook-ups and the best deal in the city. Sleeps more than listed, 1 king bed, 2 bunks but prefer smaller groups (3). This is a private studio apartment (a converted garage) with a queen bed, full bathroom and kitchenette. Private entrance at the back of the house. The studio is attached to the main 5-bedroom house, which is another airbnb. The only shared space is the laundry room (lockable doors) and the backyard. You may see or hear other guests during your stay.

I have found over time that every Airbnb is different and every guest’s expectations are different when they book a short term rental. It is my goal to make sure that I am as transparent as possible so that you can make an educated decision on your choice of where you would like to stay.

PET POLICY: All pets must be approved in advance. You must confirm that the animal has no history of property destruction, indoor urination/defecation, aggression, or excessive noise. In order to maintain an allergen-low environment for other guests, we have our cleaners do deep cleans after every animal stays there and hire a carpet / upholstery cleaner if necessary. Any undisclosed pet will result in a large penalty. FEES: Dogs and cats: 14 days or less: $100 // 15 days or more: $200. This fee does not cover any damages caused by the pet that result in excessive cleaning or repairs.

ESAs / Service animals: If you have an ESA animal please send me a copy of the paperwork including the letter from your healthcare provider. If you have a service animal trained to help you with a disability, I will be asking you the following legally allowable questions: 1) Is the service animal required because of a disability? 2) What work or task has the animal been trained to perform? (Your disability does *not* need to be disclosed)

NOISE: No excessive noise. No parties. No yelling. Quiet hours are strictly 10pm - 8am. You may hear guests in the main house. However, if they are disobeying the quiet hours or rules, please let us know asap.

SMOKING: No smoking anywhere on the property:

CLEANING: Sometimes a cleaner does a poor job and it catches me (and you!) off guard. Please let me know if the cleaner missed something(s) important and allow me to fix the issue. I assure you that we strongly value cleanliness and any lack of cleanliness is not on purpose.

AC: We will add an AC unit when it starts getting hot. Please let us know if that's the case.

Historic carriage house close to everything!! Easy 5 minute Uber to Autzen or Matt Knight arena. 3 miles or less to both locations. For traveling nurses, the two hospitals are both less than three miles away. Spfd historic district is the best kept secret in the Eugene/Spfd area with breweries and restaurants just a four block walk from your bnb. Planktown Brewery & The Public House are the most popular places to have a drink. Public house is a converted church which has taps and food carts.

The space
This listing is the guest house, enter from the alley and private parking for up to two cars at 415 1/2 This is a one bedroom with a queen size bed and a couch that will also fold down into queen size bed. We supply all regulars a hotel would like bedding, pillows, towels and soaps. You will also have a Keurig with a few coffees and all of the necessities for cooking, plates and silverware, a toaster microwave, blender and even dish and hand soap. You shouldn’t need anything and even a brand new flat top stove, we supply the pots and pans if you want to whip something up.

Great location right in the middle of the historic district in Springfield and four blocks to two of the best brewery locations in Eugene or Springfield, Planktown and The Public House, converted from an old church into a brewery with food carts style restaurants inside as well.

Traveling nurses!! Just three miles to Riverbend hospital or a 9 minute commute and even closer for McKenzie Willamette, which is just an 8 block walk if you like.

Just three miles to Autzen Stadium, or Downtown Eugene and only 2.6 miles to Matt Knight arena which is located right on the Oregon campus. I know this is a different city than Eugene but traffic coming from Springfield towards these event sites is a much easier commute than most listed Eugene bnb’s. The longest commute in in Eug/Spfd is generally 20 minutes but it’s just a quick five minutes to campus or Autzen or even downtown Eugene.

Yes!! We have air conditioning. House is generally pretty cool but the ac keeps it from getting too hot and stuffy in the evening. Ceiling fan in the bedroom and living room also.

Got a bike? We are about a half mile to the bike trail that runs along the Willamette River for miles. It would actually be a faster commute to the football games if you had a bike and Autzen always has bike parking for the events.

The entire guest house will be available to you without interruption from us, the owners. There’s parking for at least two cars with access from the alley off of 4th street. A small from porch and a bench outside if you feel like hanging out. The driveway is private and although the home is nearby to the main house, your coming and going is generally not noticed.

Other things to note
There is a camera on the front porch facing the parking area. We’ve had too many people smoking and sneaking in extra people. If it appears this is happening we have the option to pull up the video. As hosts we live in the front house but absolutely do not even look at the video unless we think there is a problem; cigarette smoke, excessive night noise. We own and run a small business in Downtown Springfield and both work more than full time so we don't have time to sit and watch video.

There is an uncovered outdoor seating on the deck for enjoying the views of the backyard and birds. We do have a little house on the property as well that often has airbnb guests as well. The laundry room is in this space follow the directions in our guest book.

The Friendly neighborhood is a lovely area to stay with dining, coffee shops, bus stops, grocery stores are all a short walk, drive or bike ride down the street. You are just a couple miles to the UO camps, 3 miles to Autzen, 5-10 minutes to all the major medical centers and 10-15 minutes to hiking and bigger trails. The coast is 60miles. The space
Located near the University of Oregon and Hayward Field, our cozy cottage welcomes you with a private keyless entry, loft bed, full bathroom, kitchen, and living space. This is perfect for one or two people who either want to share the full-size loft bed, or use the loft bed and couch, which lays flat into a bed. The kitchen is stocked with dishes, cooking utensils, mini fridge, microwave, and single-cup Keurig coffeemaker. Amenities include blow dryer, iron, and ironing board.

5 KEY THINGS TO NOTE:

(1) Because of the low clearance in the kitchen, this space is best for those who are under 5-foot-11 in height — or who don’t mind ducking to get to the bathroom and move around the kitchen. :-)

(2) The cottage is private, but the area around it is shared. We actively use the backyard for gardening and playing basketball, so you might hear a ball bouncing. You're welcome to use the sport court and the backyard as well! Also, you might hear some socializing over the fence, but we keep quiet during quiet hours.

(3) Because it's a small space, there is no TV, so you may want to bring a laptop or tablet if you'd like to watch something.

(4) The loft bed is not recommended for those who are afraid of heights or who are at risk of rolling off the mattress. You are using the stairs and loft at your own risk.
