I can say that my decision to buy this apartment in spite of its higher price in respect to other flats of the same size was due to the fact that I found it had some very special and unique features:

1) the fantastic view from all the windows over the canal . You see a canal crossing where the gondolas seem to slip under the building and you feel like living on a bridge in a romantic atmosphere.

2.)f the central location a a at five minute-walk from Sa Marco square and Rialto bridge

3) the terrace

4) the apartment is on the second floor and has a magnificent view.

5) the charming history of the calle and the Paradiso arch.

6) the 'calle del Paradiso' is very quiet and it is close to ' salizzada San Lio 'where you find all kind of shops

I would also like to say that the renovation was completed in 2015 and that the apartment was completely equipped with new furniture.

A deposit is not requested: we don't ask you to pay for a deposit at your arrival since we have never had any problems with our guests.

I am an architect and I put a great deal of passion in carrying out the restoration works. I saved all the original characteristics and I tried to recuperate as much as possible from the old decoration. For example the 'seminato ' floor - a kind of Venetian mosaic - was recreated according to the original pattern (but now it is perfectly even, a very rare thing in Venice!), the ceiling rafts are the old ones and have been perfectly restored, the bedrooms parquet floors are made of elm- wood

It was a great pleasure for me to restore this apartment and I would like to rent it out to people who will appreciate it and think of it as their home in Venice.

At the time of check-in, it will be necessary to register the data of each guest as required by Italian law, so a valid ID will be requested. Upon arrival, the payment of the tourist tax of €5.00 per person per night (excluding children under 10 years old) will be required, as requested by the City of Rome.

The switching on and off of air conditioning and heating is subject to the current Italian regulations (DPR 16/04/2013 n.74). In summer, the average air temperature must not be lower than 26°C (with a tolerance of -2°C) for all types of buildings. In winter, the weighted average air temperature must not exceed 20°C (with a tolerance of +2°C).

If necessary, we can arrange transfers to and from the main airports of Rome and to and from the Port of Civitavecchia with a van and private driver.

The apartment is located in one of the most beautiful old “palazzo” (built in the 1400's) of the historic center of Rome , a short walking distance from Piazza Navona and from the most important city monuments.

This particularly favorable position makes it an ideal location for anyone who wants to visit Rome without tiring himself.

The door of the “palazzo” is huge in antique massive wood with studs and above coat of arms. The entrance hall where time ago the horses and the carriage went through conduct to a beautiful and elegant courtyard (15th century) with its characteristic double lodge supported by antiques granite columns with carved capitals.

On ground floor close to an antique fountain and a generous in fruits and fragrant flowers orange tree, stand the iron gate to access at the apartment.

The apartment, on two levels, is very quiet and light, and has recently been restructured and furnished elegantly with antique furniture which has been in my family for generations. Inside is made up of a good sized living room with a divan/bed, a completely furnished kitchen, and a bathroom with shower. On the upper floor there is a double bed with an additional single bed, and a bathroom (with some steps) with tub and shower. It comes with Air Conditioning, Wi-Fi, TV, Dishwasher, Washing Machine and Iron.

NEARBY
The neighborhood also offers a range of fashionable shops and characteristic eating places, (trattorias, pizzerias, wine bars….) where typical Roman cuisine can be enjoyed so that visitors will really feel part of the atmosphere of old Rome.

A covered and secure parking is available near the apartment within walking distance (350 mt). The cost for 24h is 24 euros.

Restaurants, trattorie and pizzerie, supermarkets, groceries & bakeries are just around the corner and a fascinating open air fresh food market is held every morning in the medieval Campo de’Fiori square a few steps away from the apt. - "The apartment is beautiful and situated next to Il Duomo. It is 10 minutes to the main train station on foot. The taxi from the airport was able to leave us practically at the front door. There are many cafes, bars, and restaurants literally steps from the building entrance. It is also a short walk to L’uficcio, La academmia, and Ponte Vecchio. Everything in the apartment worked great, including the AC and clothes washer. We are two adults and a child and found the size to be just right. This is a great place for a small family. For me the only negatives would be the amount of stairs as it is on the top floor. Bringing up the luggage after a long flight was unpleasant, but you only have to do it once. If you have physical limitations however you might reconsider. As the apartment overlooks the piazza there is ambient noise that goes into the morning. This includes live musicians, church bells, and some evening revelry. Personally we love this as it sounds like Italy and makes the location festive. I wouldn’t call it loud or intrusive at all. We slept great every night. The check in and check out process couldn’t have been easier. Luca was wonderful and began communicating with us before we arrived in Italy. He sent very detailed instructions to get to the property including what to tell the taxi driver in Italian. Our family loved Firenze and enjoyed very much staying in this very charming property!"

The second bedroom also has a king-size bed and offers direct access to the terrace and the second bathroom through a French door.

All beds are equipped with orthopedic memory foam mattresses and additional toppers to ensure maximum comfort. Guests can choose between feather and memory foam pillows.

The first bathroom is accessible from the living room, while the second is en-suite to the second bedroom. Both bathrooms are fully stocked with essentials, including extra toilet paper, soap bars, shower gel, shampoo, conditioner, cotton swabs, makeup removal pads, and a hairdryer.

- "Luigi makes this place your home away from home with almost anything you could want or need. He was spot-on with his recommendations, and connections: seamless airport/train transfers & reservations at restaurants that were booked weeks out (he knows them on a first-name basis). We found oustanding bottles of wine at the shop he sent us to and exquisite coffee, pastries and groceries for breakfast at home. Everywhere he sent us was perfect and friendly! What we appreciated: coffee pods, laundry & DW detergent, big bath sheets (towels), oil, sugar, salt & pepper, a nonstick pan (for eggs laid just days before), multiple sizes of mugs, dishes & utensils, endless hot water (on demand) for a daily soak in the tub, and the convenience of an elevator for my nearly 80 yo in-laws. It also had great natural lighting and a sweet inner balcony. The streets were just quiet enough to sleep with the windows open all night (late March). If you poke a head out of the window in the living area, you can see Pantheon. The taxi stand down the street (to the right of Pantheon if you face it) made for cheap excursions when my in-laws couldn't walk another step. The beds were a comfortable foam with down blankets. We really liked having USBs by the bed to stretch our plug adapters. Both bedrooms could accommodate CPAP machines. It is about 6 floors up. Location, location, location! I cannot wait to come back! It was absolutely magical! I"

How to reach the apartments by car:

From the “A1” highway take the Firenze Sud exit. Follow the ramp all the way and cross the bridge on the Arno river; at the stop light at the bottom of the bridge, turn left and follow the directions for the Viali di Circonvallazione (the river should always be on your left!). Take the riverside avenue to the San Niccolò Bridge, exit to the left then turn right onto Viale Giovanni Amendola. Arriving at Piazza Beccaria – easily recognizable from the antique gate – continue straight to Piazza Donatello – with the cemetery in the center – and drive around that cemetery, following the signs for the ZTL (limited traffic zone) and the Santa Maria Nuova Hospital. Turn right at the first traffic light onto Via Alfieri, take the first right (Via Giusti); then take the first left (Borgo Pinti)

By Train.
From the Santa Maria Novella station you can reach the apartments by taxi, it is a short ride about 10 euro (we don’t recommend proceeding on foot, especially with luggage; the distance requires at least 20 minutes walking) or by bus, with line 14 (for Il Girone or Ripa), departing from the station. Get off at Colonna 01 stop. From here head towards Borgo Pinti on foot. In just a few minutes you will reach the apartments.
The best is to take a taxi!!!

By Plane
The ‘Amerigo Vespucci’ airport of Florence is 8.5 km away. To get to the apartment use the taxi service; travel time is 30 minutes, and the cost averages between 30 and 35 Euro. From the airport the shuttle goes directly to the Santa Maria Novella Station; from there you can proceed to follow the instructions outlined in the section ‘By Train’.

We have lived in five different apartments in Florence over the last six years, and “Pinti 1” is easily our favorite; we lived there for over three months last year. It is beautifully and comfortably furnished, it’s stylish, and it clearly shows the love and care of its owner, Mrs. Claudia Morace. Borgo Pinti is a quiet, mostly pedestrian street. It’s off the “tourist track,” yet within easy walking distance to the historic center of the city. San Ambrogio market, the best market in Florence, is about seven minutes down the street. The apartment is on the top floor of a quiet building, up manageable flights of stairs. It has two floors: the top floor contains the master bedroom and bathroom and a small, quiet alcove for reading or other pursuits. The main floor contains the kitchen, dining area, living room, large bathroom, and guest room. Morning sunlight pours through the large living room window. There is a big dining room table – we seated eight for Thanksgiving dinner – and an abundance of dishes and pots and pans. The apartment is supplied with many quality bed linens and towels; there are three televisions, one in each of the bedrooms and one in the living room, and there’s a good desk where one can work at the computer; the apartment is wired for the internet. Easily our greatest surprise was that the apartment has screens, a luxury in Florence where mosquitoes seem to thrive year-round. A wonderful domestic, Marta, seems to know everything about the apartment, and if she can’t answer your questions, Mrs. Morace is only too happy to help. Speaking of Mrs. Morace, we have never met a more pleasant and accommodating landlady; the instant we met her we were struck by her warmth and friendship. We never felt that our relationship was “strictly business.” She and her beautiful apartment remain one of our happiest memories of Florence – where we hope to return very soon.

Insider Tips: VRBO in Florence, Italy

This travel tip comes from my friend Shelley in San Diego, California, who stayed in a three-bedroom apartment - a 'dream in the heart of Florence' - in December. When she told me how perfect it was for her family, I couldn't resist sharing her comments with you. I love that it's in an upscale area and close to good neighborhood restaurants. It sounds like a great deal and someplace you might want to consider for the next time you travel to Italy.

Vacation rentals are great for authentic travelers who want to connect with the community and the local culture. In my opinion they are better than hotel accommodations for 3G (three-generation) family vacations.

'We had the pleasure of staying in Claudia's beautiful apartment while visiting our daughter who is studying in Florence. We arrived on Christmas day, which we expected to be less than convenient, but Claudia was gracious enough to let our daughter store some food in the kitchen and provide her with a key in advance so that we did not need to disturb anybody's holiday with our arrival. Additionally, the kitchen was stocked with water, juice, coffee, a fresh fruit basket, and wonderful olive oil that Claudia bottles herself

The Gaffaro apartment (named after the bridge it overlooks) is conveniently located for your arrival and departure as it is a short walk from the train station and the bus station at Piazzale Roma. You can walk to Rialto in 15 minutes and get to St. Mark's square in 20 minutes by taking the vaporetto at San Toma'.

Via de Neri, the road at 20 mt from Via Vinegia is full of all kind of shops: groceries, take away, chemistry, fruiters, ice-cream, bakeries, mini market, bars, laundry...
Anything you may need is just around the corner

Car: The centre of Florence is closed to car with specific rules. We suggest you NOT TO ARRIVE WITH A CAR if you can. You won't need (and you won't be allowed too) to use it during your staying in the city.
Florence is on the main fast trains line that connects all the main italian cities: Rome, Milan, Naples, Bologna.. on this line trains run every 20/30 minutes and the rides are definetely much shorter than a car trip.
Also from Venice fast trains are available and a train ride from Pisa airport takes only 1.10 hour..
So if you plan to take a car just to reach Florence we strongly recommend to check trains instead.

But in case you should have it, we will be glad to give you all the informations you may need for entering and parking in this area.

The best part is how accessible it is. You step out the door and you are at a tram/bus stop. So it’s easy to get everywhere. The bus/tram/metro system in Rome is great.. You can also get to the Metro and a regional train with either 2 stops on the bus or about a 10 minute walk!

The holiday home is on he first floor and it`s ideal for a vacation by the sea in Salento, with everything that Porto Cesareo has to offer. The staircase takes to the apartment, characterized by the star vaults. It consists of a master bedroom, a living room with dining area and kitchenette and a bathroom with shower. The house is completed by a balcony with a beautiful view on the symbols of Porto Cesareo: the sixteenth-hundred tower and the Isola dei Conigli.
