The Bungalow is a 450 sq. ft. Studio w/Private Entrance and No Shared Space located 3 blocks North of Rose Hill elementary school with plenty of street parking and close to Microsoft Campus, Downtown Redmond and Downtown Kirkland all within 3 miles of our Rose Hill Kirkland neighborhood. Our air conditioned newly constructed Backyard Bungalow was finished in January 2016.

The space
The BUNGALOW is more like a master bedroom or hotel suite mainly because it doesn't have a full kitchen, but it does have a smaller refrigerator/freezer and microwave. There is no closet for storage just a lot of hooks to hang stuff on. It does have its own private entrance and a quiet location in our backyard.

This guest studio is all yours, walk from the street, along the West side the house to backyard to your own private entry at night time, motion sensors will light the way! It is approximately 450 sq. ft. in size, the walk from the street to unit is a completely paved flat walkway.

Other things to note
Because we don't have a full kitchen and storage space in the Bungalow, its not the best fit for longer term stays so please consider carefully before booking 14 days or more. We do not allow any outside cooking units like hot plates in the unit. No smoking or pets allowed on property.

Quiet and cozy craftsman style studio. The space has a 1 bedroom with double doors to kitchen/dining area, and full bathroom. The space is great for 2 people 3-4 can be tight but possible. In total the space is about 380sqft. The studio is located directly behind our home and attached to our detached garage. Facing east towards large backyard, which makes it very quiet and private. You have your own entrance and most of the amenities you need while traveling. Most stores, coffee shops and restaurants are within 5 min drive. We are within a 2 min walk to a nearby park. We are on the property each day and can accommodate your needs while traveling. You can Access the studio from our driveway and will have access to back yard area. This unit is next to another completely separate unit on the property.

Rates are $85 a night for a three night minimum. For extended stays discounts are calculated automatically at up to 10% off. Prices do not include applicable sales tax. A $70 cleaning fee is required. For long term stays we do require mid stay cleaning. Fee's will be added to your reservation.

Our converted detached garage has loft-like details like a metal ceiling, chalk paint and plywood walls. It is on Crestwoods park, the Forbes Creek stairs, the cross Kirkland corridor, and downtown Kirkland and downtown Juanita ( a little over a mile - long walk or short uber ride).

The little house has a kitchenette with fridge, toaster oven, sink, and induction burner and pots and pans.

The space
In the summer, the wall to wall curtains allow you to open the door but still maintain privacy from the main house. We also set the recessed lighting on two tracks so if the overhead door is open, the other lights can be on.

Guest access
You get the full guest house, a converted detached garage, the grass and "patio" area outside the sliding glass door. You get one parking spot behind the house, but there is unlimited street parking just up the driveway.

Other things to note
There is a 42" tv and while there is no cable or satellite tv, we do have an amazon fire stick with Netflix and more. We also have an Amazon Echo for guests to use.

Note about the heaters: There are two baseboard heaters and an electric fireplace that works on a thermostat. When we last stayed in the guest house, it was the coldest night in a long time and it was very, very warm in the house.

Note about the internet: There is a WiFi extender.

Note about the shower: The house has a tankless hot water heater (so you never run out of warmed water) but in the winter, the incoming water temperature can affect it. The low-flow setting is always very hot, but the highest pressure settings can only be warm on the coldest days.

Note about blinds in bathroom: There is no cord or wand to open and close, this is by design. Lift 2 inches to open and lower back 2 inches to close (blinds will be at bottom of window).

We want to be upfront & transparent about this to set accurate expectations. Our weekdays start at 6.30/7am and you may hear us walking in the kitchen if you're sensitive to noise.

The space
The bedroom features a built-in closet and a comfortable king-size bed. The living room has a queen sized pull-out sofa couch that easily accommodates an additional two guests, making the space perfect for up to four people. You can enjoy entertainment with our Smart TV and built-in surround sound system, which creates an immersive and high-quality audio experience.

Each room has its own climate control, allowing you to adjust the temperature to your liking for maximum comfort. The bathroom and kitchen are equipped with heated floors, adding a touch of luxury to your stay. We are located minutes from Bridle trails state park, and have a lush green neighborhood which is safe to walk in. Please note that we are a family home with two kids and a friendly, hypoallergenic dog who never gets into the unit. Because this is a basement unit, there is potential for occasional noise. There is also potential for a super cute dog sighting in the backyard. However, please be assured that we will do our best to minimize the noise during your stay.

We want to ensure the safety and security of our guests and our property, so we have installed security cameras in common areas (these actively recording cameras record voice and video of backyard and front of house/driveway) of the Airbnb property. These cameras are only used to monitor the exterior of the property and are not intended to invade the privacy of our guests.
