This is a great room for a single night stay for a solo traveler or maybe even a few nights there is a shower and bathroom in the hallway there required hours between 10 PM and 8 AM. the bed is made fresh daily and the window let’s in natural light from the morning but also there is a darkening shade and curtains in case you do not want to be disturbed by the morning sun.

The space is located in a very nice neighborhood in Glendale. I do rent other rooms out of the house so he would be sharing a bathroom with other guests however it locks and it is private with a shower, a toilet and a sink with a mirror. The owner also lives here, so the west part of the house Where the owner resides is off-limits to all guests please note that you do not have kitchen access with this listing, nor do you have access to the washer and dryer. If you’d like a breath of fresh air, there is a front patio with a seating area. You are more than welcome to use that there is no smoking inside and quiet hours are between 10 PM and 8 AM.

Guests have access to the front patio the room in which they are renting and the bathroom that is included. The house does have a kitchen however, that is on the owner side of the house and is not permitted for guests to enter that area so there will be no kitchen usefor any guest in the house please note that you should also understand that any guest of yours should never enter the house. This listing does not allow guests to invite anyone to the property at any time.

The owner does live on the property so when he is available, he will be accessible to guests if they need anything however he tends to interact with his guests minimally. There is a self check in method so you will not need the owner to let you in the property.

The living room features a 60” smart tv that has featured smart apps of Netflix, Hulu and live cable. The couch pulls out into a queen sized memory foam bed. There’s also a comfy yellow accent chair. In the evening, the electronic fireplace with automatically turn on to provide a homey ambiance and can also be used as a heat source if needed.
The kitchen is loaded with all of the necessary cookware. There’s also timed lights under the cabinets and over the cabinets that provide a cozy ambiance.
The bathroom and all the water runs on a tankless water heater and will provide an unlimited amount of hot water. There’s also a luxurious rain shower head and a deep tub for children and adults to soak in.
The bedroom consists of a 32 inch tv that is connected to a Roku device and provides all the same smart apps as the living room. There’s a comfy pillow top queen to enjoy a great night of rest on. There’s a walk-in closet to fit all your luggage and has storage of additional pillows and sheets as needed.
Additional features are a large sized stackable washer and dryer, spacious yards both in the front and the back. A grill, unheated dive pool and security door. Your privacy and safety are our top priority. We do lock the door between the suite and the main home, however, we have added a door lock latch for your peace of mind.
The backyard is separated with a second gate, your outdoor space is located between the entrance gate and the back gate.
West of our home there is a small park with walking trails and directly south you will see a family park and playground. You are free to utilize both of these spaces.
The sectional located in the living room is a queen-sized sofa bed, Extra pillows and bedding are located in the coffee table directly in front of the sofa. As well as in the hutch in the bedroom.
Feel free to setup the coffee pot the night before to wake up to the smell of freshly brewed coffee - we have included complimentary coffee and cream for your convenience.
Although we do not have a stove in our guest suite, we do have a built-in air fryer/microwave/convection oven available. Please see user guide located in the cupboard below on how to use safely.
The bathroom comes stocked with fresh towels, hand soap, shampoo, conditioner, body wash, hair dryer, toilet paper, Q-Tip's and cotton balls. Forgot your toothbrush? No problem! We have extras available if you need.

This is a very cozy little apartment. It is attached to the main house but, they don’t communicate. It has its own private entrance, off the street parking for one vehicle and AC units. There is a 60” smart fire TV in the living room and a smaller one in the bedroom, they are already connected to the internet. Coffee station has several k-cups, two different coffee cream flavors, sugar and substitute, there are coffer cups to go as well. We also provide a few free snacks and water bottles.

This property has a private entrance and off the street parking for one vehicle. There is one exterior surveillance camera for your security. You will not be sharing any part of the property with anyone else. There is also a shaded porch area with rocking chairs for you relax in.

The space
The Craftsman Guesthouse is a modernized Additional Dwelling Unit with an open concept floor plan. The entire Guesthouse is "smart" and energy efficient. All of the outside carriage lights automatically turn on at sunset and automatically turn off at sunrise. All of this is fully automated and changes daily based off of data received from the internet. This is a great safety and security feature. You have the peace of mind knowing you will have a lit up pathway at night.
There is a multi-zone minisplit that heats/cools the different living areas. There is one remote control for the minisplit head unit in the Kitchen/Livingroom area. There is a second remote for the Master Bedroom head unit. The Master Bathroom shares common air with the Master Bedroom.
The guesthouse features T-Mobile @ Home high-speed internet. Internet access is available via wireless and hardwired ethernet.
The kitchen features plenty of natural light from the 6 panel craftman style front door, the East facing French doors and a solar tube/skylight. The kitchen features brand new stainless steel appliances - refrigerator, dish washer, oven/stove and microwave. I love the refrigerator and it's ice maker - you can dispense ice from the front door as well as from a tray in the freezer itself. The refrigerator also features a middle pull out drawer that can be set for drinks, meats, veggies, etc. The kitchen has two pendant lights over the kitchen island and four LED lights flush mounted into the ceiling. All of the Kitchen and Livingroom lighting can be dimmed for your preference and convenience.
The Kitchen and Livingroom area form a large open concept living space. The Livingroom contains a foldable, convertible like leather futon that turns into a full size bed. The futon is where 2 additional guests can sleep. There is a large LG Smart TV mounted on the right (East) wall.
There is a loft up above the Livingroom area. it's "finished off" in terms of flooring, lighting, it's own TV and hardwired ethernet internet connection. The loft is currently not usable. We still have to build railing and a ladder/steps.
The Master Bedroom is spacious, yet cozy and quiet. The Master Bedroom is separated from the Livingroom by a sliding barn door. The Master Bedroom features a built in desk with plenty of power outlets, USB outlets, an Ethernet port for hard wired Internet access and dedicated LED lighting.
The Master Bedroom closet has a closet organizer system, which includes multiple shelves and multiple coat hanger rails. The closet has its own dedicated LED lighting as well.
The Master Bathroom has a 48 inch marble vanity top with multiple pull out drawers and a large wall mounted mirror.
There is a Delta tub/shower combo with sliding glass doors. The Moen showerhead allows you to use one or both showerheads simultaneously. The tankless hot water heater is located within a few feet, which results in hot water coming out within seconds. The Delta EverEdge tub has 19.5 inch walls, which provide 12.75 inches of soaking depth.
There is a wall mounted makeup mirror with a foldable shelf for your curling iron or other accessories. It even has USB ports on the side so you can charge your phone while getting ready.
There is an Amana stackable washer and dryer. Both units are front load.
Guest access
The Guesthouse has a Smart Deadbolt on the main door with a backup key located on property.
When pulling up to the property, you will enter through the far East side gate. You will see the guesthouse towards the far left (West).
Please note the backyard is a shared or common area with the Main House and Apartment on the property. It is possible to have the Main House and the Apartment rented out at the same time to the same or different guests.
Other things to note
The outside firepit is not functioning *yet*. Please do not place and burn wood or any other objects in it. There is a natural gas line on the side of the firepit. Any fires or damage around the gas line could cause a gas fire. Stating the obvious :)
We also have two of our large construction trailers still on-site. One of them is taking up space in the driveway (the grey one). One is located on the West side of the front yard (the white one). Neither of the trailers will interfere with your stay.

Welcome to our guesthouse in Peoria! This unit sits on 2 levels and offers over 700sqft of living space. The main level includes the kitchen (fridge, microwave, and stove), living room (with pull out couch), and a half bath. The upstairs has a large bedroom with desk, large closet, and full bath. The unit gives you access to our shared backyard with pool, BBQ, and fire pit. You will have a private driveway for 1 vehicle.

Studio85 is a detached, unique, modern guest suite situated on the hosts acre property in beautiful Peoria, AZ. 15 miles away from State Farm Stadium and 4 miles from MLB Spring Training. This 900 sqft former RV garage has been newly converted into a contemporary space. Tucked away on a quiet homestead surrounded by pine trees, it has a rural feel, but only a short distance from the best shopping, sports, & food AZ has to offer. Hosts live onsite, veteran owned, military, & family friendly!
The space
Studio85 is an eclectic 900sft studio with a 12 x 12 bathroom/laundry space. There is a main sleeping area with a queen bed that can convert to a couch, and a full size hidden Murphy bed. It's equipped with a full kitchen to cook meals, a pool table, and a reclining sofa. There is also a black futon that can convert to a bed if needed, as well as an air mattress. A spacious patio graces the back of the studio and is equipped with a seating area. Close to the stadiums, premium entertainment districts, golf, and shopping centers!
The hosts live on the property. The Studio has a private entrance and driveway, separated from the main home by locked gates (there is no access to the main home's pool or yard). Entrance is by a coded keypad; the code is sent before your arrival.
Our neighborhood is quiet, and all residents live here full-time. Quiet hours are from 10pm-8am. No parties please- you may have friends/family to the unit however please limit your number of guests to 4 total. No overnight guests that are not on the booking.
The driveways have Ring spotlight cameras, and there is ample lighting on the back patio and sideyard.
*Luke Air Force Base (F35 training base) is 15 miles away, and it is possible to hear the sound of jets on occasion.
Your small (under 20 pounds) non shedding dogs are welcome (no cats). The Studio has a small private patio and side yard for your 4 legged friends. No pets on the furniture please, and please note that there is desert wildlife in the area- pets should never be left unattended. Dogs must be potty trained and non-destructive. The hosts have dogs, and they may bark if they are outside and if they see you through the fence.

Guests will have access to the 900 sft studio, a large enclosed patio, and a long rv driveway fit for any size vehicle. The Studio is accessed through a large rv gate.
Other things to note
The hosts live onsite and the neighborhood is very quiet. No parties, drugs, fireworks, and quiet hours are strictly enforced. Please limit your number of friends or family over to 4. Anything over 4 visitors constitutes a party. The hosts reserve the right to enter the guest house if there is any issue.
There is no bbq grill, and landscapers will enter the yard on a bi-weekly basis to clean. The owners have dogs and kids; please note the dogs may bark if/when they see you, and the kids often play outside. There can be jets from Luke AFB that fly over.
The Queen and Full beds are super comfy and the futon converts to an extra sleeping area if needed. A queen air mattress is also available.
