A large south-facing 2nd floor deck is perfect for enjoying sunrise coffee or sunset refreshments. Both bedrooms have their own air conditioner and fan. The well-stocked efficiency kitchen/living area includes fridge, oven/stove, microwave, coffee maker, air conditioner, 40in Roku TV and wifi. There is a brand-new enclosed outdoor shower (shared with 1st floor) for after-beach rinse and covered storage area for stowing beach gear beneath the steps. NOTE: This is a 2nd floor property accessed by an outdoor staircase. See pix.

Ocean City beaches require beach tags, which can purchased on the beach.
For those unfamiliar with Ocean City, New Jersey it is a "dry" island - alcohol can be brought on and consumed, but is not sold in stores or restaurants on the island. As a result Ocean City tends to be family oriented and very quiet at night. Strathmere, just over the 55th street bridge has "full service" restaurants, just minutes away. Atlantic City is 25 miles, about a 30 minute drive, north. The south end is the quietest end - the boardwalk is on the north end, and accessible by Jitney or car. Corson's State Park is great place to walk, birdwatch, fish or launch a boat or canoe/kayak.

Dogs must be taken off premise for bathroom use with immediate pick up. There is no fenced in backyard.

• Early checkin and late checkouts even when available and reserved are not be guaranteed due to stringent cleaning standard & schedules due to pandemic effects. If available, $25 for early checkin 2pm and late check out 12pm. Extended late check out please ask. Failure to check out on time may results in $50 late check out penalty plus for each twenty-four (24) hour period (or any portion thereof) that you overstay, an additional nightly fee of up to two (2) times the non discounted nightly listing fee.

• No smoking (cigarette, marijuana, vaping) of any kind inside the property. Smoking detection monitors inside the unit. $300 smoke remediation deep clean charge for damages, immediate cancellation and guest removal from property. Smoking is permitted outside in designated areas 5ft away from all entrances. Must discard any used substrates in provided outposts.

• No events, no house parties, no after prom/senior week rentals, or bachelor/ bachelorette parties. Any unauthorized event or party is grounds for immediate cancellation of reservation, authority involvement and physical removal of guest’s and their property from the premises. Zero tolerance. Very strict.

• Quiet hours 10PM to 8AM. City of Brigantine noise ordinance. Decibel detection monitors located inside the premise required. Violation of noise ordinances will be met with a friendly warning. If warnings are not recognized or there is failure to respond immediately, the host reserves the right to immediately cancel the reservation according to cancelation policy. This may escalate to authority involvement and/or physical removal of guest’s and their property from the premises.

• Beach sand must be removed by outside shower or hose prior to entry.

• All guests are encouraged to purchase travelers insurance. Please read cancelation policy.

Many of these rules are specifically targeted toward the party crowd and not for intended to discourage respectful adults. HOUSE:
The House is a 3-bedroom, 2 baths (+outdoor shower) one block from the Beach. It has a fenced-in yard, breezy and spacious screened-in porch, garage, and private parking space.

Our house is a one-floor beach bungalow, and all three bedrooms are conveniently located on one level yet conveniently spaced out for privacy. The Master has a queen bed and can fit a crib, the second bedroom has a queen bed, and the third bedroom has a trunk bed: twin over full, plus a full-size futon.
We also have a sleeper sofa in the living room. In addition to the full bathrooms, we also have an outdoor shower available from May through October located right outside the garage entrance.

Indoors: Central air, washer/dryer, fully stocked kitchen, brand new beds, new furniture, and beach decor. Smart TVs, wifi, board games, and reading material for the unfortunate rainy days!
Linens and towels provided.

Outdoors:
Screened in patio, chairs, table, swing.
Outdoor shower for washing off after the beach.
Off-street parking.

Beach:
Oceanside beach access at the end of the street ( 2 min walk). Towels, chairs, and 6 beach tags

The garage/ storage /rec room includes all the beach supplies you might need: chairs, an umbrella, a beach cart, toys, and beach games. Rainy day ??We have a ping pong table for indoor entertainment!

You will have full access to our home including a private driveway, screened-in porch, garage, and front and side yards.

Our home is all one story and there are only 3 steps to get into the house. Perfect for toddlers or anyone who has trouble with stairs.
Other things to note:
No prom groups, no parties, no smoking, no candles. Well-behaved pets are allowed with a pet fee ($125). More then one pet will need to be approved by the owner. Renters must be 25+

The host was extremely responsive and was accommodating to our needs and questions. I'd say the only drawback was that because the street the home is situated on is right off a fairly big and highly travelled road there was more traffic noise than would have been ideal. But as long as you are prepared for that going in it's really a wonderful getaway. I'd be happy to stay there again. "
