Our neighborhood is quiet, safe and very friendly. You will see dog walkers and kids biking around the circle. At the end of the street turn left to see the ocean and make your way to North Beach - a tranquil, family-friendly beach. If you want more entertainment, head south to the main beach for more restaurants, shops, concerts, arcades, etc. (about 10 minutes by bike if you don't want to pay to park there!)
Local restaurants (Las Olas Taqueria, The Galley Hatch) and stores (CVS, Rite Aid) are just a 5 minute drive away. Hannaford is 7 minutes. Hampton is 1 hour north of Boston, 20 minutes south of Portsmouth and 35 minutes east of Manchester.
Uber and cabs are available in Hampton. The area is perfect for getting around by walking and biking. North beach and the main beach have paid parking.

- "Location of cottage was perfect. Very close to the beach, restaurants, and convenience store but on the quieter end of town, which I appreciated. The shower being located in one of the bedrooms was a little funky, but we made it work. Cottage had all the basics you need to start your stay. Outdoor seating was nice after a day at the beach or pre dinner while waiting for everyone to get ready but I didn’t realize it was more of a community area (people from other rentals using the grill in that space etc.) Owner was very responsive, parking was well explained and smooth. Would definitely stay again!"

Frequent sightings of bald eagles, ducks, geese, and loons. Summer nights often filled with the beautiful wail of the loons. The kitchen is fully equipped with dinnerware, silverware, glassware and pots and pans. We provide a full size coffee maker with filters.

- "It was as advertised. Two bed room with pull out couch. It was clean except for the shower curtain liner (which I always bring one with me) no problem with us. More than 4 adults would be pushing it. It's about 5 houses down from the beach. Easily walkable for Sunrise, lunch and anything you forgot to bring down to the beach. This two-bedroom cottage features one double bed in each bedroom and is situated just a few steps (175 yards/3-minute walk) away from the pristine white sand beach, without the need to cross Ocean Boulevard. Our newly renovated 2 bedroom, one bathroom cottage is perfect for small family vacations or romantic beach getaways. Hampton Beach is within 5 minutes from our property and the boardwalk is right across the road. All of Hampton’s main attractions are within walking distance from our home. This includes arcade games, food, and shopping. There are often live performances nearby, and there are also vendors for surfing, boating, and whale watching. While you’re close enough to enjoy all that Hampton has to offer, you’ll also be far enough away to enjoy peace and quiet from the traffic and noise.

Our home has been newly renovated and updated to provide you with a beautiful and modern space during your stay. Our kitchen is fully stocked with everything you’ll need to cook and includes efficiency appliances, including a dishwasher! The large, open living room with vaulted ceilings will give you plenty of space to relax after a long day at the beach and the front entrance has tons of space for storing all of your breach gear.

⭐VERY IMPORTANT: We do not allow any smoking/vaping of any kind AT ALL in our units or on the premises. We prefer to host non-smokers, as these units are all very close together and we do not want guests bothered by any smells. We would request smokers to consider whether our home is right for them.

- "The location was perfect. You’re literally across the street from the beach. You are less than 20 to 30 feet from the strip of all entertainment. Mr. Mark and Mrs. Kim were amazing, it didn’t matter what time of the night it was ,they were there to accommodate you. The cottage was, small but so cozy and perfect that I wouldn’t have traded it for something else. The only thing is, I would definitely suggest putting a fan in the room, closing the bedroom door for the day that way the room will be so much cooler at night. It does get hot because there’s no AC but it is so worth it, big yard with sand, you have a porch for barbecuing, nearby all the entertainment. I read the other two reviews and they scared me. I’m so glad that I still took it because the other two reviews, I don’t know what they were talking about. For me, it was absolutely perfect and we are definitely going to come back every year, literally this is our new home away from home. I fell in love with this place and the owners. Thank you so much Mr. Mark and Mrs Kim. It was an amazing, amazing week."

Another Great place to visit that is a 15 min drive is down town Portsmouth, nh. lots to do there.

No pets please. If you have pedal bikes bring them!! It’s a 5 minute pedal or Uber to the Hamoton center and the casino ball room. Also, down town Portsmouth is a 15 minutes drive. About the outside of the house: you will find a large patio area with a picnic table, a grill, a firepit, and other chairs for soaking up the views. A dock with two slips is available for mooring your boat. The house faces east and the sunrises (and moonrises) are breathtaking. Sunsets are equally amazing and can be viewed best by paddling or boating just off shore.

About Pawtuckaway Lake: The lake is 1000 acres, 3 miles long, and 50 feet at its deepest point, with many small islands and quiet coves. Clean water, and some of the best fishing in NH with over a dozen fishing tournaments each year (largemouth, smallmouth, pickerel, black crappie, hornpout, yellow perch, bluegill). Frequent sightings of bald eagles, ducks, geese, and loons. Summer nights often filled with the beautiful wail of the loons. Dozens of trails to explore, including the quite popular moderate “Fire Tower” hike.

About Jampsa Trail: a quiet winding 0.75-mile dirt road with just a few friendly neighbors with occasional sightings of deer and wild turkeys.

This is a family street of traditional beach cottages and a great neighborhood of friendly folks! Nudd Ave is known as one of the best streets on the beach because it offers a quiet area with lawns, trees, and parking but it is close to the attractions and had quick access to 95 that avoids the heavy beach traffic. Guests can even watch the summer Wednesday fireworks from the wrap around porch!

Guests have access to four free parking spots across the front of the home, a grill, laundry, and bedding and towels for 8. We ask guests to put on sheets during the busy summer season. We ask guests to wash towels and strip the beds before leaving.

Other things to note
This beach cottage was built the same year Hampton beach was established and we worked hard to restore it since it is one of the few original houses in the area. The classic three-season cottage offers the original layout, plus an addition downstairs that expanded the kitchen and added a fourth bedroom. The upstairs rooms are divided by original bead board partitions that leave a a few feet of space at the ceiling to increase airflow for hot summer nights. If you need total sound privacy upstairs, we advise you to book another spot.

We provide a detailed list for a simple check out process and ask guests to follow this. We charge a fee depending on the status of the house at checkout and communicate this to guests in person.

This is a small neighborhood, with homes quite close together so please be considerate of loud noises late at night & trespassing.

We do have a landscaper come and mow & do a bit of garden maintenance once a week.

Dogs: we do allow dogs, however a maximum of 1 dog. Please crate your dog if you’re out of the house & of course pick up after your dog.


Parking: The driveway is small. 4 sedans can fit, bumper to bumper, but it is VERY tight. If you have a large car: truck, SUV, van. You will likely only fit two vehicles in the driveway. Please don’t park on the front lawn.

3 Cottages, Island Section of Hampton rented together for an awesome friends/family compound. Cottages have separate entrances for alone time/privacy/space. There is combined parking for at least 6 cars. Front cottage: 3 bedrooms; 1st floor bedroom includes a queen bed and the 2nd floor rooms includes 1 queen and 2 twins with ceiling fans. Comfortably sleeps 6. Back cottages: 2 bedrooms each: 1st has a full and 2nd has a twin (85lbs limit) over full bunk bed. Each sleeps 4 and a child. MAX 5

These are authentic 1930's beach cottages but we've done our best to update them with modern features (A/C, Keurig, Ninja Foodie Grills). Each cottage has a full bath and the kitchen features a microwave, toaster oven, Keurig & drip coffee maker, gas stove & Ninja Foodie Grill. Other amenities include A/C, flat screen TV with Xfinity X1 & Wifi, deck/table/umbrella, outside seating, shared outside shower & charcoal grills (charcoal, lighter fluid not provided).

There is a beach entrance on the street or walk 2 streets down to Concord Ave for a FLAT entrance. We are about a 4 minute walk to a coffee shop and convenience store and about 6 minutes from the boardwalk strip and all Hampton Beach has to offer.

There is a beach wheelchair available if needed. Please inform me after booking if you'd like to reserve it.
Bed spreads and pillows are provided. PLEASE bring sheets, pillow cases, towels.
This is a seasonal cottage WITHOUT a heat option.
The entire yard is sand so there WILL be sand in the BEACH cottage. Our cleaner is former military and does her best. If you are looking for a sand free beach cottage, lower your expectations and stay somewhere else. (with love)
