This property was booked in advance because we knew there was limited amounts of properties available. Our check in date was Friday and checkout date Monday. I booked this property through Hotels.com and arrived on the property Friday. We unpacked all our belongings for the long weekend and stocked up on groceries for our 4 day stay. We had an early baseball game Saturday, had lunch at the property and showered to get ready for our day to discover things to do with our 3 kids for the day. As we were leaving the property another family arrived stating that they booked the same property and were checking in. It turns out the property is listed on multiple sites and Hotels.com did not communicate our booking with the property managers and double booked the property. Our family was forced to vacate the property immediately. After explaining our situation with customer service and the property manager they refused to accept our receipt and booked confirmation. We let the property manager know we will need time to pack all our belongings, groceries and sort out the housing issue for the rest of the weekend. The property manager arrived threatened to call the police when they actively saw us packing our belongings. With no where to stay it took 2+hrs for Hotels.com to find us a place to stay. "

Service animals are always welcome, and while the deposit is still required upon arrival, it will be promptly refunded post-checkout once the room has been inspected and confirmed to be damage-free.

This renovated 1950s style 2-bed/1-bath apartment is part of a duplex and is centrally located in the center of town and one block from Historic US 66! In five minutes, you can be on the freeway or Uptown ABQ and in ten you can be Downtown. Recently updated everything from furniture to appliances and everything in-between. You won’t have to worry about noise or safety. The duplex is quiet and gated (with codes). Parking is gated for one vehicle.

I am the building owner and have lived here for 13 years. The other tenants have been here long-term and together we have established a tight-knit (and 420-friendly) community: We really look out for one another. I am a very attentive landlord and respond to most requests within one day. My and two other friendly dogs live here, and you are welcome to shower love on them all you want. They will welcome you with wags and kisses! Please note: This is a second story unit.

Our complex is in one of ABQs neighborhoods-in-transition, with an array of homes in various stages of repair. In the spirit of full transparency, you will see differences from block to block, with ours being one of the most up-to-update. The City of ABQ is committed to revitalizing Central Avenue (Old Route 66) from Downtown eastward toward the mountain by planting trees and installing medians, and a new library has been built a block away.

Nearly all the residents in the two-block radius where our unit is located have made their home here for a long time. There are on occasion shelter-insecure people passing through, but they are not aggressive. One reason we like this neighborhood is its diversity: We are home to people occupying various economic strata and who represent a variety of races, ethnicities, and gender expressions. All are welcome here.

***ABQ Homeless/Crime Situation: I have lived in this neighborhood for 13 years. The crime stats are not encouraging. However, in my and my former tenants experience, your individual experience will differ significantly from the crime statistics you read online. You will see homeless temporarily "parked" in this neighborhood. The surrounding community continues to report, and the city continues to clear these campers. As stressed above, this property is entirely gated and none of my tenants have experienced any crime in the time they have lived here.. I know the neighbors on this particular street; most have been here at least several years, usually more.

Tenants are responsible for any amount of a gas or electric bill OVER $40/month. Reason: Some tenants have set thermostat, literally, to 90 degrees, resulting in exorbitant gas bills. Tenants are seldom charged for any utilities and in the rare event it happens, it has never be more than about $20. This will be billed separately and tenant will be provided a copy of the bill if desired.

Tenants will be asked to wash used bed linens and towels before leaving. Reason: Cleaning crew does not have to wait around for laundry to finish before leaving.

Stay@Granite Ave. is a 1901 brick Victorian cottage. Built at a time when the front porch was a place to sit and enjoy the neighborhood. This home has a huge front porch that welcomes all guest.
Stay@Granite Ave. is located in a residential neighborhood that butts up to Downtown Albuquerque.
Here you'll find some tasty cafes, cool coffee shops, and awesome breweries, several within walking distance.
This suite DOES NOT HAVE A SHOWER, but a wonderful relaxing "clawfoot" tub.

This private room is attached to our home with a SHARED WALL, but you’ll be totally SEPARATE & PRIVATE from us & the rest of our home. Refrigerator, coffeemaker & microwave w/utensils, dishes & mugs. We are less than 1 MILE from OLD MESILLA, located on a PEACEFUL RESIDENTIAL CUL de SAC.

The space
Please note this is NOT a SEPARATE CASITA. We've remodeled our front bedroom to make it an end suite with a separate entrance and you'll find that we've tried to think of everything travelers need! The total space is 250 sq feet. There is a LOCKED DOOR ACCESS within the closet to our main living area - we use it to clean and service the room between guests. It is kept locked with a security bar.

The upper bunk is secured to wall studs with a 250 lb. weight capacity. No children under the age of 12. We have a foldable comfortable cot we could provide for someone under 12 with advance notice.

If you need something, please reach out via the app and we will do our best to provide any toiletries/needs you may need. We offer water, coffee and tea for breakfast drinks. For snacks, we offer bars and oatmeal. You will NOT have a FULL KITCHEN, but you will have your own MICROWAVE, REFRIGERATOR, K-CUP COFFEE MAKER and utensils/plates, in the room for your convenience.

Guest access
Airbnb will provide a door code for you to use with an electronic lock. You’ll have a little separate outdoor seating area for your use.

During your stay
I am retired and can be available any time. You can reach me by using the Airbnb app and I will respond asap.

Other things to note
There is a train that passes through off in the distance near University and Main. It can barely be heard. Our guests report not hearing it. But In case you’re a light sleeper we do provide ear plugs for your convenience. There is also an assistant home device (Google dot) that can provide ambient noise and local information - just following the instructions on the wall.
