Our home is on a very private 2.5 acres with amazing views. Don't be surprised to see a fox trot by, a large owl spying down on you, a bobcat sneaking by or maybe a turkey or two. This is true rural Florida.

The space contains one bedroom, furnished with a queen bed. Living-room has a large sectional sofa and TV. Kitchen is a "kitchenette", small but does what you need it to. Full size fridge and range, microwave, and sink. All you need to enjoy simple meals at home, nice dishes along with basic pots and pans.

If you are visiting friends and family in Citrus Hills, Black Diamond, Beverly Hills, Lecanto or anywhere in the county, we make a great meeting spot. We are centrally located, right in the middle of county.

Many conveniences are close at hand, Walmart is one mile from the house, its a safe 20 minute walk if you chose. Publix is 2.5 miles to the east. Within walking distance is a a mom/pop burger spot; a sushi restaurant that also serves traditional Japanese, Thai, and Chinese; a Wawa, Wendy's and McDonalds; and a small park and multi-use paved bike trail.

The apartment is below our main home. You have a separate entrance and total privacy. That's why its called the "Down Under"!

Our stay was short, so we didn’t cook, but the kitchen was well-stocked with all we would have needed. The bathroom was stocked with hand soap, shampoo, conditioner, and body wash. The washer and dryer are on the other side of the duplex, which we could have used but didn’t need. Communication with the host was great! The unit is close to attractions and restaurants. Be sure to go to Fort Island Beach to watch the sunset! Overall, I would recommend the rental and would be happy to return. "

We have provided you with many seating options to include Adirondack chairs surrounding the second wood-burning fire pit, dockside seating, plus your very own private seating area right outside your back door. Bring your boat, canoe, kayak, fishing equipment, binoculars, and camera! The sights and sounds are unlike anything you have experienced by both day and night. All the wildlife here loves Professor Rousseau and you, his special guest!

Kings Bay also has a kayak launch, fishing pier, and three waterfront restaurants serving seafood, often fresh off the boat from the two waterfront fishing operations. Within a few blocks of these two iconic manatee hangouts are several incredible restaurants, cafes, and unique shopping venues on North Citrus Avenue. If your idea of getting around includes a boat, kayak, or canoe, or if you enjoy fishing, you’ll love Professor Rousseau’s. Fish from our dock and utilize our fish cleaning station next to the shore. Launch your aquatic device from our private boat ramp or dock, and you’re on Lake Rousseau, a human-made 3,657-acre lake that offers incredible fishing opportunities. You'll find walleye, pike, smallmouth, and occasionally largemouth bass, year-round.

Safety first! The lake is full of submerged stumps that provide cover for fish. Keep in mind high-speed boating may be dangerous.

In your Pirates Lair book, you will find a map of the boat pathway to the Withlacoochee and Rainbow Rivers which feeds our beautiful lake with water. The Rainbow River begins with a headspring basin that produces between 400-600 million gallons of freshwater per day. Getting Around:
If your idea of getting around includes a boat, kayak, or canoe, or if you enjoy fishing, you’ll love Professor Rousseau’s. Fish from our dock and utilize our fish cleaning station next to the shore. Launch your aquatic device from our private boat ramp or dock, and you’re on Lake Rousseau, a human-made 3,657-acre lake that offers incredible fishing opportunities. You'll find walleye, pike, smallmouth, and occasionally largemouth bass, year-round.

Safety first! The lake is full of submerged stumps that provide cover for fish. Keep in mind high-speed boating may be dangerous.

In your Palm Paradise book, you will find a map of the boat pathway to the Withlacoochee and Rainbow Rivers which feeds our beautiful lake with water. The Rainbow River begins with a headspring basin that produces between 400-600 million gallons of freshwater per day. This river provides us with a glimpse of rare habitats full of a wide variety of fish, wildlife, plants, and looking-glass clear waters. If you would like access to the Gulf of Mexico several public boat ramps are available including one that is only a few miles away from your front door.

- "From the outside could see the apartment front door was badly in need of a paint job and the window blind had some broken slats. Walking inside found the apartment very clean, bug free, and furniture was very acceptable but the apartment toilet, sinks, trim work, etc. need replacing. Not a great paint job on the walls. Don't believe the front door would stand up if someone tried to kick the door in. Put some running water in a glass and found it cloudy and unacceptable looking-so I wasn't going to drink it. I see potential in the property, so maybe improvements will be made."

▶ We are happy to accommodate small pets at our property. Hunter Springs Park features a sandy beach for swimmers, a kayak launch, a picnic area, plus a boardwalk for viewing manatees. Kings Bay also has a kayak launch, fishing pier, and three waterfront restaurants serving seafood, often fresh off the boat from the two waterfront fishing operations. Within a few blocks of these two iconic manatee hangouts are several incredible restaurants, cafes, and unique shopping venues on North Citrus Avenue. One of Professor Rousseau’s favorite places to shop and dine is Amy’s.

Another City close by is Dunnellon. For those of you that have decided to launch your boat and travel to the Withlacoochee and Rainbow Rivers, two notable restaurants are the Blue Gator Tiki Bar and Swampy’s. Leave early to grab your boat parking spot during busy seasons!

Getting Around:
If your idea of getting around includes a boat, kayak, or canoe, or if you enjoy fishing, you’ll love Professor Rousseau’s. Fish from our dock and utilize our fish cleaning station next to the shore. Launch your aquatic device from our private boat ramp or dock, and you’re on Lake Rousseau, a human-made 3,657-acre lake that offers incredible fishing opportunities. You'll find walleye, pike, smallmouth, and occasionally largemouth bass, year-round.

Safety first! The lake is full of submerged stumps that provide cover for fish. Keep in mind high-speed boating may be dangerous.

The Withlacoochee and Rainbow Rivers feed our beautiful lake with water. The Rainbow River begins with a headspring basin that produces between 400-600 million gallons of freshwater per day. This river provides us with a glimpse of rare habitats full of a wide variety of fish, wildlife, plants, and looking-glass clear waters. If you would like access to the Gulf of Mexico several public boat ramps are available including one that is only a few miles away from your front door.

Keep it simple at this peaceful and centrally-located place. This unique apartment is completely private, attached to a home with its own front entrance for you, and we have our own entrance in our backyard. The owners live in the other part of the house in back. Full bathroom, king bed, hot plates available to use, parking along side the carport by the log, along with full living room with a mini sofa bed. No pets, no smoking.

The house has been divided into two apartments. The front door is the entrance to the rental apartment. The owners have their private entrance in the back yard to their apartment.

Crystal River is only 18 miles west of Inverness, 25 mins by car. Small cabins in Crystal River are renting for $250 to $300 per night. With only a 25 minute drive, you can save big bucks for a 1/1 apartment for only $75 per night. ▶ Laundry: There is a shared laundry space available for all guests staying in the 11 units. We kindly ask everyone to be considerate of others when using the laundry area. Please remove your items promptly once finished and leave the space tidy for the next guest. Your cooperation is greatly appreciated!

▶ To avoid insects and mold, please keep all windows and doors closed. Leaving them open while the AC is on could result in a fee up to $500. For your comfort, we recommend setting the AC between 72-83°F.

▶This apartment is privately owned and does not include maid service or daily cleanings. The cleaning fee covers a final cleaning (after your checkout).

▶ Unregistered guests are not permitted.

▶ We are happy to accommodate small pets at our property. A non-refundable pet fee of $125 per pet per stay will be applied only to guests who indicate they are bringing a pet when making their reservation. If this is not indicated at the time of booking, we will request the pet fee payment manually.

▶ No parties. Significant noise or playing loud music after 9:00 pm will result in you being asked to leave without a refund for the remaining time of your reservation.

▶ No smoking of any substance is permitted in the unit. Evidence of any type of smoking will result in a $250 fee, and you will be asked to leave without a refund for the remaining time of your reservation.

▶ Check-in is at/after 4 pm and check-out time is no later than 11 am. Early check-in or late check-out is subject to availability. Late check-out without prior approval will result in a fee of $100 per hour for each hour after 11 am.

▶ During check-in, you will find towels, linens, shampoo, conditioner, soap, and toilet paper provided for your convenience. Please note that we do not provide additional supplies during your stay, so we recommend planning accordingly.

▶ Please note that moving the furniture in the apartment is not permitted. Violation of this rule can result in a penalty in the amount of $250.

▶ TRASH: Located at the green containers in the parking area. Please place all trash in the two 96-gallon containers. All trash must be sealed in bags before being placed in the bins. Trash is picked up on Monday morning.

▶ Do not flush paper towels, wipes, trash, or feminine products down the toilet. Please use the bins instead. If it is found that something has been flushed and clogged the septic system, you could be charged damages.

Due to the recent impact of Hurricane Milton, the Florida Fish and Wildlife Conservation Commission (FWC) has implemented temporary boating restrictions on the Withlacoochee River to ensure public safety. As of November 13, 2024, the following sections of the river are affected:

1. Big Flat Rock to Camp Izzard Boat Ramp: Closed to all vessel traffic.
2. Camp Izzard to Marion/Sumter County Line: Closed to all vessel traffic.
3. North Hooty Point to south of East Newman Drive: Idle Speed/No Wake zone in effect.
4. East Squire Court to south of East Shawnee Trail: Idle Speed/No Wake zone in effect.
Citrus/Hernando County Line to south of the Riverside 5. RV Park: No restrictions currently in place.
Iron Bridge Primitive Boat Launch to CSX Railway 6. Trestle: Idle Speed/No Wake zone in effect.
