Blinds were taped up, toilet paper holder downstairs bathroom was broken & lights didn't work, upstairs bathroom toilet seat was broken (with new seat ready for you to install), coffee pot was broken & dumped on my leg. Banister rail on upstairs main entrance is about to fall off & not secure (definitely a safety hazard). Clearly not the property we were promised. Home description shows 2 queen beds that are actually full size beds. We booked this home for 8 people for 2 nights. We were only given 1 washcloth, hand towel, and towel per person for the entire stay. They only had 1 trash bag in the entire house & then you have to haul off your trash when you leave. Upon check-in, property manager stated they only hand out keys & clean homes (obviously not being done but their going to charge you $85 for). Contacted Hotels.com for resolution. Definitely RENTER BEWARE when booking this property! I booked this home because it had an exceptional 10 review. Once we saw the condition of the home, my sister saw there was another bad review that was being hidden. I have photos."

During summer season, The Land of Oz is just a short hike right to the entrance. No money was spared on this level of comfort when it comes to sleeping. Absolutely the best mattresses on the mountain!!! One bedroom features a one-of-a-kind custom king size bunk bed! Winter Booking Requirement:
**This property is a true winter mountain resort "Experience". It's important to BE PREPARED and remember during ski season the road to this mile high delight can be treacherous and 4 WHEEL DRIVE IS REQUIRED TO RENT THIS PROPERTY. We always recommend having emergency chains if road conditions necessitate as it's much more pleasant to have them than to need them. With an ideal location on the slope, snowmaking by the resort is highly probable even if inclement weather is not forecasted and this access road may still be snow covered.

PLEASE have the proper vehicle, tires, and emergency chains for this location as there are no services available to get you to or from the cabin if requirements and recommendations are not heeded.

NOTE: If you choose to ignore our vehicle requirement and your 2 wheel drive or all wheel drive vehicle is "stuck" at our property you will forfeit your deposit. PLEASE do not rent our home if you do not have an adequate 4WD vehicle with adequate snow tread tires for the winter ski season.

~Stairs are required to enter this property. We ask our guests to make sure this is something they are comfortable with prior to booking.
~The drive does have a slight incline as so many mountain properties do! It is what make us the mountains. It is paved, however, manageable by 99% of our guests regardless of the type of car they may drive. And... it is maintained in the winter by a wonderful local gentleman on call for us with his snow plow! He never lets us down and we feel super fortunate to have him look after our driveway on the many wintry days the high country produces!
~The property does have 1 security camera facing the driveway and mounted above the garage. This is for monitoring the property when it is unoccupied and for monitoring winter conditions of the drive. We turn it off when our guests arrive except to periodically check conditions of snow accumulation. There are no other cameras inside or out on our property.

The cabin had a well equipped kitchen, main living room with a fire place, nice beds and baths. We would book this property again. A few maintenance items the owner might want to address, the area rug in the living room is curled up along the edge which is a tripping hazard ,Ask me how ii know, there is a closet door broken up stairs ,the air hockey table has a broken power cord which is a fire hazard so we unplugged it."

- 4WD or AWD vehicles are recommended November-April.
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, a couple garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided.
- Firewood may be purchased at the time of booking or with a week's notice. You receive two wrapped, kiln-dried bundles and a fire starter for $25 plus tax per night.
- Check in is after 4pm and check out is by 10am​​​​​​​.
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.

The wraparound porch was our favorite place to sit and listen to the babbling brook with our morning coffee and a glass of wine in the evenings. The hot tub was wonderful!
