• Walk out basement: Head downstairs and you'll find the two bedrooms - one with queen bed and twin trundle underneath, and the other with king bed and bunk beds. You'll also find the full bathroom with shower and laundry room with washer and dryer.

The Highline Lodge was Killington’s first ski lodge, built by the Hubbard Family around 1960 and originally named Alpenhof Ski Lodge. It is only original ski lodge remaining on Killington Road. Enjoy staying in our historical home!

CHECK-IN/CHECK-OUT DAYS:
Our goal is to be as flexible as we can regarding check-in and check-out days for our guests! That being said, we do have a couple of limitations to ensure the wellbeing of our housekeeping staff:

-During ski season, we are generally not able to offer check-outs on Fridays or Saturdays, or check-ins on Saturdays or Sundays.
-Check-in/check-out days also vary around holidays.

Cabin #4 is a open concept living room, dining, & full Kitchen with two Bedrooms each directly off the open concept area. Each bedroom has it's own 1/2 bath with a Jack & Jill style Tub/Shower between. Each bedroom also has a queen size bed.
There is a second entrance from the main entrance that has storage space for skis, snowboards, & boots.

Takeover the Inn! The Birch Ridge is available for your group or family to rent as one entire ski lodge. We can sleep up to 28 people in our 11 rooms, all with ensuite bathrooms (some with gas fireplaces & jacuzzi tubs). Most rooms feature a king or queen bed, but we have two family rooms with queen beds & twin over full bunk beds, and one two-floor loft suite with queen bed, sofa bed & kitchenette. In addition to the rooms, you'll have full run of the house which includes an amazing renovated A-frame Great Room with lounge & bar, dining room with pool table, large entryway & sitting area with games & flat screen TV. One additional half bathroom completes the property. The commercial kitchen is available for guests, or you may hire a private chef for your stay & they can takeover the kitchen & dining room too! Located right on the main road in Killington, you're 1.6 miles to the base & can walk to the Sunup bakery for breakfast or The Wobbly Barn for dinner & nightlife. You can even catch the shuttle to the mountain on the main road! The charming covered carriageway makes this a true Vermont experience & doubles as a place to park your cars in the event of a snowstorm! Two large outdoor hot tubs are available for soaking your sore muscles after a day on the slopes. Our event space next to the property is a tented area with tables and chairs and available to rent separately during the spring, summer and fall. The outdoor patio in front of the Great Room is a great place to relax in front of one of our fire tables. You will not forget your stay at The Birch Ridge!

The Birch Ridge common areas were renovated in Winter 2023 and feature an amazing A-frame Great Room with full bar area, 12' shuffleboard table, coffee station with Keurig machines, microwave, water cooler, beautiful gas fireplace, streaming TV, receiver with surround speakers, high-top tables, comfy sofas, swivel chairs and bar stools. There's plenty of room for your entire group to gather together after a day on the slopes and create your own bar scene! The entryway is the perfect place to take off your boots and hang your coats, while our outside ski storage provides a safe spot to store your gear. The sitting area provides another small gathering place with streaming TV and games, plus a half bathroom. An elevator provides accessible access to the second floor should you need it (key required). Behind the bar, you have a True bar back refrigerator with lots of room for beverages or snacks, second beverage cooler, dishwasher (coming soon), bar sink, wash basin and glassware. You can also get all the ice you need from our commercial ice machine. Outside is our new patio complete with lots of outdoor seating, fire tables and gorgeous mountain views.

The dining room in the second A-frame structure features tables and chairs with seating for 20, plus a pool table, 75' smart TV and sofa. Head out the door to the front patio, and you'll find one of the two hot tubs along with a gas barbecue grill. The full commercial kitchen at the back of the dining room is available to guests. Due to the commercial setup of the kitchen we request that guests confirm use of that area with us before booking and sign a waiver for its use.

We have gigabit Wifi through the property with a mesh network that provides a strong signal everywhere. The common ares also feature Synexis devices which fights viruses, bacteria, mold and odors using an innovative dry hydrogen peroxide technology. Our parking lot is large and will accommodate around 20 cars. The carriageway (covered bridge) up to the property may be used to park cars inside during snowstorms to keep them snow free. We also have a side road up to the property for larger vehicles. We have two EV chargers onsite.

The property is not staffed. We will clean prior to your arrival and after your departure. Access codes to our smart locks for contactless check in and check out will be provided.

Next to the property is our large tented event space with tables and chairs. This area is available in the spring, summer and fall for an additional rental fee. Please note that a separate event fee applies for any events to be held on property - whether in the event tent or inside the property. Any such events must be disclosed and agreed upon in advance of booking.

Room 5 is our only two-floor loft suite that also features a kitchenette with peninsula, two-burner electric cooktop, mini fridge, microwave, sink, dishwasher, dinnerware, glassware, cups, cookware, and utensils. This unit features a sliding door out to a private patio (summer only) as well.

• Our minimum rental age is 25.
• An event fee will apply to any special events held at the property and must be disclosed and agreed upon prior to booking. The tented event space is available for a separate rental fee in the spring, summer and fall.
• We will provide you with door codes for our smart locks for contactless check in and out. There are smart locks on the main door and all room doors.
• We have some flexibility around our standard check in and check out times depending on other bookings. Guaranteed early check in or late check out may be available for an additional charge.
• Our entire property is non-smoking (e-cigs included). You may only smoke outside and 75-feet away from the building. There is a $1500 fine for smoking in the property.
• You must e-sign and return our written rental agreement after you complete your booking.
• For your safety and ours, we have cameras on the outside of the property, in the common entryway and in the common hallways of the property. There are no cameras in any living areas.
• Fireworks are not permitted.
• Pets are not allowed. There will be a $1500 fine for any unauthorized pets.
• Pack 'n plays and high chairs available upon request. (Please let us know in advance.)
• All rooms have portable or mini-split AC units in the summer.

- "Great spot, close to everything" - "We had a blast staying at the Birch Inn. We had reserved another house for our seven families, but then owner of that house had to cancel two days before our trip. Fortunately, we lucked out in finding the Birch Inn, which had just opened up after recent renovation. The lodge is awesome - with an awesome bar and two hot tubs. With 11 beautiful bedrooms - each with its own bathroom - we had enough space for all of us. The location is fantastic as well - just a couple minute drive to skiing at Killington and a walk away from restaurants and shops. The owner was also great to work with. You’ll be delighted to be at the brand new constructed cabin with 4 bedrooms and 2 full bathrooms. A brand new 7 person hot tub is perfect for those long days after either hiking or on the ski slopes! The first floor bedroom has a king bed with the bathroom located right outside the bedroom door. The upstairs has three large bedrooms with queen beds as well one room with a queen loft bed that can sleep 4 in one room! The 2nd floor full bathroom is right outside of the bedroom doors.

We have thoughtfully decorated throughout the home, with attention to the smallest details. In the winter months you will enjoy our wood burning stove that will instantly create a cozy environment! We provide free unlimited fire wood as well! (available in fall and winter months) We also have an outdoor fire pit for year-round use. And for those warm summer days we have AC in every single room!

The Birch Ridge “shared” common areas were renovated in 2023 and feature an amazing A-frame Great Room with full bar area, 12' shuffleboard table, coffee station to get your caffeine fix, microwave, water cooler, beautiful gas fireplace, streaming TV, receiver with surround speakers, high-top tables, comfy sofas, swivel chairs and bar stools. The entryway is the perfect place to take off your boots and hang your coats, while our outside ski storage provides a convenient spot to store your gear. The sitting area provides another small gathering place with streaming TV and games, plus a half bathroom. An elevator provides accessible access to the first-floor rooms should you need it (key required). You can also get all the ice you need from our commercial ice machine.

The common dining room in the second A-frame features tables and chairs with seating for 20, plus a pool table and sofa. Head out the dining room door to the front patio, and you'll find one of the two shared hot tubs along with a gas barbecue grill.

We have a fast gigabit mesh Wi-Fi network that provides a strong signal throughout the property. The common areas also feature Synexis devices which fights viruses, bacteria, mold, and odors using an innovative dry hydrogen peroxide technology. Our parking lot is large and will accommodate over 20 cars. We have two EV chargers onsite.

The property is not staffed full-time. Common spaces are shared with other guests. We will clean prior to your arrival and after your departure. Access codes to our smart locks for contactless check in and check out will be provided.

This classic European-style ski cabin features an entryway on the ground floor that leads to two bedrooms, each with its own en-suite bathroom, as well as a jacuzzi room.
The first floor is home to the main living area, which is designed with an open-plan concept, including a newly renovated kitchen, dining space, and an additional bedroom with an en-suite bathroom, totaling three.
The kitchen is fully stocked with all essential appliances, crockery, and cooking tools. The living room is made more inviting with a grand central stone wood burning fireplace, providing an excellent area for social gatherings. Kitchen:
Fully equipped kitchen with gas range, Keurig Machine, Drip Coffee Machine, toaster, waffle maker, Instapot. Le Creuset frying pan, cast iron pans for making the PERFECT crispy Vermont bacon or buttermilk pancakes. 12 foot dining room table that sits 10+ people. Fully stocked with the basics—olive oil, seasonings, coffee and tea. Pottery barn dishes, wine glasses and other drink ware. Our home is for entertaining— you’ll find serving ware, cheese boards, cheese knives and all of the necessities for a beautiful night cooking at home.

Bedrooms (all named after our favorite Vermont activities):

The Farm Room: Downstairs primary bedroom with queen bed and en suite full bathroom with shower. Cubbies for storing suitcases/shoes and a large dresser. This is our favorite room to stay in—if you leave the blackout shades open you’ll have the sun rising over the mountain top in the morning! Snuggle up under the Pottery Barn bedding and enjoy the only bedroom on the first floor!

The Green Mountain Room:
Upstairs primary bedroom with king sized bed, pottery barn duvet, dresser, floor length mirror and closet. Awesome views of the birch trees in our front yard! We’ve also retrofitted the large closet as an office/glam room space equipped with a desk and LED mirror for getting ready. This room is like a luxury tree house.

The Winter Room:
Bunk bed room with two double beds, pottery barn bedding and closet. Desk/seating area for getting ready with a dresser. We like to think this room’s perfect date would be a hot toddy at The Foundry after a day of ripping double blacks.

The Paddle Room:
Summer camp but for adults— two bunk beds both fitted with double beds. Getting ready area with desk and a dresser. This room overlooks the two story living room. This room’s perfect date would be canoeing around Kent Pond followed by a night roasting s’mores on our back patio. PS: did we mention the stargazing at Camp Poe is next level??

Patio:
Speaking of star gazing— this is where the magic happens. Our brand new patio has Adirondack chairs and an outdoor fire pit, brand new hot tub for 7 people and custom built 12 ft dinning table! BBQ on our new gas grill (propane provided) and enjoy the space. This is our favorite part of our home—leaves in the fall are absolutely incredible and the views of the nearby mountains are amazing!

Guest have full access to our 6 acre estate and home. There are two owners closets and an unfinished basement that will be locked.

Other things to note
Guests will receive a personalized door code to access the house.

The front door and back patio are monitored by video camera for security purposes. There are no cameras inside or facing the home.

With 4+ bedrooms, 3 full bathrooms, 14 beds, a hot tub, and wifi, these modern cabins are perfect for large family gatherings. Built in 2017, they offer easy access to mountain activities and are close to restaurants, bars, and a day spa. Ample parking is available on the 1-acre lot, making it an ideal destination for your mountain retreat.

The space
The North Cabin at The Innsbruck Cabins @ Killington provides ample space for families to spread out and relax. The large living room features a 65" HD TV, while the second floor offers a spacious game room with a 55" TV. It's the perfect place to unwind after a day of outdoor activities.

Private Entrance, no shared areas, your very own deck, hot tub and game room. Locks are eletronic with personalized codes for security. lots of parking.

1. BBQ Usage: Due to high bear activity in the mountain area, grills will not be used.
2. Cleaning Fee: It is expected that the cabin is left clean and in a similar condition to its initial state upon arrival. The cleaning fee covers sanitizing surfaces, light cleaning, and draining and sanitizing the hot tub. All kitchenware needs to be cleaned.
3. Use of Premises: The tenant and their immediate family (up to 10 people as per the online booking) are allowed to occupy the North Cabin. The premises should only be used as a private dwelling, and no business or trade activities are permitted. The common driveway must be kept clear, and parking in the common driveway is prohibited.
4. Condition of Premises: The tenant should inspect the premises upon arrival and notify the landlord of any concerns or issues within 30 minutes of arrival. Any damages not reported in a timely manner will be considered the responsibility of the tenant. The tenant should leave the premises in the same condition as they found it.
5. Maintenance of Premises:
a. Snow Removal: The property will be plowed during snow events. The tenant should use provided snow shovels, salt, and sand to maintain safe passages. Cooperation with the snowplow company for vehicle relocation is expected.
b. Parking: Driveways, sidewalks, decks, and entryways should not be obstructed. The tenant is responsible for shoveling, sanding, and salting until the arrival of snowplows.
c. Windows: Windows and doors should not be left open during inclement weather or when the cabin is unoccupied.
d. Hot Tub: The hot tub's water level should be monitored and kept filled to within 4" of the top. The hot tub should be covered when not in use, and water should continuously run through it to prevent freezing and damage.
