We have a charming place to offer, nestled on the Rideau River near historic Burritts Rapids, between Merrickville and Kemptville. The property is a cozy, fully updated early-19th century home featuring lots of outdoor space and easy river access from the backyard.

Property Highlights:
1. Private river access with dock and swim raft:
We have newly-installed wooden stairs leading straight from the backyard to our private dock and swim raft that you can dive off of! The dock has plenty of space for fishing, docking kayaks and boats, or unwinding and watching the sunset over the river.
2. Outdoor spaces featuring a comfortable screened-in gazebo:
The property offers two large lawns with tree cover- great for games, picnics, campfires, or simply lounging in the scenery.
Our screened-in gazebo offers an amazing river view with couches and tables; making for a great spot to enjoy a morning coffee, evening cocktail, or games night under the string lights with natural beauty around you.

Nearby attractions & things to do:
- Tip-to-tip trail: Beginning just a hundred metres down the road, across Burritts Rapids within forest, marsh, and dam areas; alongside the river the whole way.
- Historical points of interest:
Visit Lock 17 and the little community of Burritts Rapids just a short walk down the road. Many original 19th century buildings remain, complete with plaques detailing the history of the area.
- Water Activities:
Our stretch of the river- in the long reach of the Rideau- is excellent for kayaking, boating, fishing, and swimming. (Bring your own kayaks, fishing gear, or boat- not provided).
- Henry Street Park beach area and river floating:
There is a little sand community beach approximately 1km from the house, right off the tip-to-tip in Burritts Rapids. The beach offers a swing set and playground on the adjacent street for kids. The beach is excellent for launching floating tubes for the current to take you downriver right back to our dock. Estimated floating time- depending on river and wind conditions- is about 2 hours. It's a perfect afternoon activity to take in the beauty of the area on the water without a boat!

Fitz Cottage is one of the original cottages built in the area. It has seen some extensive exterior renovations through the years but we have been careful to preserve some of the original indoor features from the generations past. Step back in time and enjoy an older cozy & rustic family cottage with some added modern amenities & some quirky old touches too!
The waterfront deck overlooks the river & is a beautiful spot for watching wildlife play in & out of the water. At the end of the day you can also enjoy some incredible sunset views! The view from inside the cottage is also fantastic - even cold rainy days are beautiful, peaceful & relaxing here at Fitz Cottage.
Enjoy the beautiful natural shoreline and river by exploring the area using the canoe and kayaks on location or bring your own watercraft and use the mooring anchor to secure your boat - there are many boat launches nearby.
The shoreline is shallow and weedy with a very gradual entry. Water shoes are highly recommended to protect your feet as there are shells present. The canoe and kayaks can be taken out right from the waterfront. Many enjoy paddling out to the public floating dock to have a nice swim in the deeper water away from the weeds.
You can also enjoy hiking, having a picnic & using the large, cleared beach area in the Provincial Park next door with our free day pass included for the length of your stay. (Day Use pass a value of up to $21.00/day - Park open from May 9 - Oct. 14, 2025 ) Morris Island Conservation is a short 16 min. drive away and they also have great activities for the summer - hiking trails, boat rentals, and picnic area. (Check their website for fees - not included)

SPECIAL NOTES
* The City of Ottawa By-Laws are in effect and enforced for this area. (noise, fire bans, maximum of 4 guests, etc.) For more information on municipal services - the City of Ottawa can be accessed through dialing 3-1-1 and visiting their website.
* Infants and young children are welcome but please note that the cottage is not baby/toddler-proof. We do our best to keep most items out of reach but parents are asked to look over the space before leaving children unattended and to move any items out of reach as needed.
* The outdoor fire pit cannot be used during a fire ban. Please check the local fire status on the City of Ottawa website prior to use. Due to this reason - the outdoor fire pit may not be available during your stay.
*The waterfront is a natural shoreline with weeds - it is not a cleared beach. We recommend wearing water shoes as there are shells present. There is a public floating dock available for swimming past the weeds - accessible using the canoe and kayaks. There is also a day-use pass for the Provincial Park down the road where there are beautiful trails, picnic areas, and a cleared beach for swimming.
*Water Equipment is available to use at your own risk and at no extra cost but we do ask that guests sign an Equipment Loan Agreement before gaining access to the water equipment for our insurance. (Same waiver as used by local rental shops.) Water Equipment includes a canoe, 3 kayaks, and water floating boards.
(Seasonal - Available Approx. June to mid-Oct. - weather permitting)
*Life jackets are required at all times when using water equipment. We have 4 adult life jackets (PFDs) available but please ensure to bring life jackets (PFDs) for any children guests who may be accompanying as their sizing must be fitted just right for their height and weight. Water shoes are required as sharp shells are present on the shore (shoes not included).
*A mooring anchor is available for guests to use if wanting to secure their own personal watercraft during their stay. There are many boat launches nearby. Please note that guests assume all responsibilities for their own personal watercrafts when using the mooring anchor and when boating during their stay. All boating laws and regulations are enforced in the area.
*Fitzroy Provincial Park - Day Use Commercial Pass is available to our guests during the length of their stay at no extra charge between May 9-Oct. 14, 2025. The Park only gives one pass and they are not responsible for any lost or stolen cards. Please return the pass before checking out on your final day. (Replacement cost for a lost pass is: $261.00)
* No landline/phone on location but there is Wi-Fi/Cell Service.
*The main staircase to the home can become slippery when wet, snow-covered, or icy - please be cautious & use the railings and supervise children. In winter, please use the shovel or add salt/sand as needed during your stay (all supplies provided onsite).
