The Hancock Cottage was purchased by the current owners in 2016 and underwent an extensive renovation, opening in October 2016. This cottage will wow you with it's modern amenities and vintage charm.
This property is ideally situated on a hill in a safe and quiet neighborhood three blocks from Historic Route 66 where there is plenty of shopping and restaurants. The Grand Canyon Railway is within 5 blocks or a minutes drive. The view is amazing day or night! Williams is approximately 60 miles to the entrance of the South Rim of the Grand Canyon.
This lovely cottage is ideal for single or two family getaways who want to be close to the Grand Canyon, Railway, Polar Express, Bearizona, National Forest Land for hunting and fishing. This historic 1911 home has two bedrooms and one bath along with a sofa bed couch.

Your 1b, 1ba Cottage comes with a dual-heated, King bed and a pellet stove with a backup gas heater. The Cottage sits on 10 acres+, unlike 1-2 acre or less, packed areas like Kachina Village, Mountain Aire, Baderville, Doney Park, or Sherwood Forest, which are tightly packed neighborhoods. These “city neighborhood styled areas” are NOT desirable; mixed communities with nice houses and junk properties intermingled and virtually no land or easy forest/wildland access.

At The Cottage, you will not be in a suburban or semi-rural neighborhood. You’ll be staying far from local cities. This is a free-standing, remote, deep-in-the forest place with a gorgeous view of the famous Spring Valley and mountain views of Mt. Sitgreaves. Walking, hiking, biking, snowshoeing and cross country skiing start at your door. The Cottage is a separate home, with living room, kitchen, bedroom, bath, & dining nook. Kitchenware and utensils, salt, pepper & some spices stocked for your convenience.

The Cottage is nestled in 40ft-75ft pines, the perfect place for a weekend getaway deep in the Kaibab National Forest. This property was initially developed in 1990 by the Wrigley Family. Yes. Wrigley Field (Chicago Cubs), Wrigley Chewing Gum. Known by legacy as “The Wrigley Ranch,” it’s the last vestige of the once incredibly expansive, former land holding of one of America's most prestigious families.

Friendly dogs welcome. But they MUST be perfectly controlled by voice commands OR must be on leash. Dogs may not be left alone in cottage unless we approve in advance. Incessant barking is banned by law. Unless you can absolutely control you dog(s) please don't bring them. No felines (cats) unless we approve in writing in advance. No Pit Bulls or Rottweilers, however. Over 500 canine guests so far.

As remote as this may be, you'll be safe and secure as we are here on property to assist in any unusual or emergency situation. We have never had such an occurrence. However, we do have clear and efficient plans for any unexpected emergency. We have many motion sensor night lights.

Free amenities include pellet stove fuel & gas BBQ fuel. BBQ tools included. Bring your own fire pit wood or buy here for only $10 per 12 add'l pieces.

Tarry on out to our pond and enjoy sitting on our glider/bench while the ducks frolic. If you like, bring fresh fruits and veggies to hand feed all the free-grazing birds. Horses love carrots and apples! Take the goats for a walk.

Walk freely on our 10 acre property plus its 30 acre add’l fenced forest land or just head out onto walking/ski trails to Spring Valley Tank where elk, antelope and deer get their water. Continue your hike on 1000s upon 1000s of acres on the Sitgreaves mountain range or Spring Valley Knoll.

Fishing at local lakes most Spring, Summer and Fall. Many lakes are nearby in Williams including Cataract, Kaibab, Dogtown and White Horse lakes.

Grand Canyon a little over an hour due North. Bearizona drive-thru wildlife park about 13 miles West. Sedona and its Red Rock majesty about an hour SE. Meteor Crater and Painted Desert about 45 mins East. Out of Africa wildlife park and indoor shooting range about 1:15 SE. Verde Valley Railroad in Clarkdale, next to Cottonwood. SnowBowl winter ski resort and its Summer Fun activities nearby in Flagstaff.

Folks often ask how close walking trails are. Start at The Cottage’s door and virtually head out! Take a 2 mile RT flat walk to Spring Valley Tank, a very popular watering hole for all thirsty wildlife around here on the Spring Valley X-Country Ski Trail. Take a hike or dirt bicycle ride to Shulz Pass and see its gorgeous high mountain meadows about 1 mile past Spring Valley Tank. Or for near 360 degree views of most of Northern Arizona’s highest peaks plus a glimpse of the South Rim of the Grand Canyon, take a 4 mile hike due East to Lone Tree Lookout, about 1/2 mile past Spring Valley Knoll. And if you dare and you’re in high altitude climbing condition, try mountain hiking to the peak of Mt. Sitgreaves due West of here. No fire roads. No trails unless you stumble upon an elk trail.
No Wi-Fi because of satellite bandwidth limitations/costs. No cell phone reception because you're too deep in the woods! To use your cell phone, you'll need to drive out to the prairie about 2 miles down the road.

Max stays: 9 nights. 650-700 sq ft is an estimated cottage size; what we were told when we purchased the property.

"Emergency" hosted laundry services for spills on bedding at $25 per load (wash and dry). No self-serve laundry available. If you have a different type of laundry emergency, please ask if we can help.

This is a NO SMOKING COTTAGE indoors. OUTDOOR SMOKING AREA: Concrete areas and around the outdoor fire pit. NO BUTTS IN FIRE PIT nor to the ground ever. Store butts in cans or bottles. NO SMOKING OUTSIDE OR OFF THESE TWO VERY SPECIFIC AREAS. NO SMOKING ON TRAILS NOR ANYWHERE IN SURROUNDING NATIONAL FOREST. Fires in the forest are a major concern here no matter what official bans may be in place or not. Official bans may include a ban on outdoor smoking and allow smoking in your vehicle only.

Horseback riding is usually available year ‘round, limited by weather and ground conditions (mud/snow). Smooth sole riding/cowboy boots mandatory (we rent boots @ $5 per ride). Other mandatory wear: long sleeve shirt, long pants (no shorts), jeans preferred (no leggings, comfy pants, or jogging outfits), ski clothing OK in Winter, waterproof clothing/rain gear during Summer monsoons (June 20 - Sept 20), well-lined or heated gloves in Winter, thick or heated socks in Winter, sunglasses recommended in Summer and if snow cover is >50%, and long Johns or layers in Winter. We saddle. Free but mandatory acquainting where you groom, pick hooves, do ground work and ride in small areas to start. Then, we will rate your comfort, confidence and control and set riding limits accordingly: on our roads only, in the 3 acre fenced pasture, our 30 acre fenced property, or ride off property. All off property rides require a guide.

Hosted target shooting may be available at additional cost that varies depending on weapons chosen and cost of their ammunition. Ask for quotation, scheduling and availability. Strictly supervised. Or bring your own guns and ammo for target shooting near here. Varmint hunting requires an AZ hunting license. Big game requires tags must be acquired about a year in advance. No game processing on site.

It was so much fun to have our entire group together in one "room", and definitely more cost-effective vs purchasing 2+ hotel rooms for the night. - "This was a lovely stay during my visit to the Grand Canyon. The home was spotlessly clean and overall in excellent condition. All the amenities are well provided for. The check-in was a breeze, the hosts are very communicative and gave clear instructions. The only thing I did not like was the almost mile-long gravel road off AZ-64 to get to the home. But this would not stop me from renting this lovely home again and again in the future for my visits to the Grand Canyon. The drive to the Grand Canyon National Park is about 30 minutes. You go through Tusayan, which is a nice little town. Overall, very satisfied with my stay here and would highly recommend to anyone visiting the Grand Canyon."

The location was great. Walking distance to all the town had to offer but far enough away that it was nice and peaceful and quite. - "This place was perfect or family as a home base while we travelled around Arizona and the Grand Canyon. Only 45 minutes to the Canyon, 40 minutes to Williams, Az, 60 minutes to Snowbowl for skiing, and a couple hours to Sedona." - "We mainly needed a place to sleep that would fit all of us comfortably and keep us close to the Grand Canyon. This was the perfect tiny house. There were 5 of us but the amenities were fine for our group. The property was the perfect location for visiting the Canyon, it was clean, and very quiet. The only downsides are: 1) I sent a few emails and replied to a text several weeks before our arrival, asking about the possibility of checking in a little bit before 3pm and never heard back from anyone but we ended up getting there after 3pm anyway so it was fine. 2) the smoke alarm starting going off at midnight. I was with my 3 small children so this was annoying for a few reasons A) the smoke alarm is in the center of a vaulted ceiling, I had to lean all the way over the loft to just barely reach it. B) Even after taking the batteries out, it kept going off. I had to unplug the wires to make it stop. All in all, this was a good experience and if I was traveling to the Grand Canyon again, I would stay here again. I'm sure the smoke alarm was a fluke incident."

There are other buildings on the property: 2 other tiny house rentals, a historic cabin, a barn, sheds and we live in a tiny house on the other side of the property. Explore the expansive grounds or venture a few minutes to Sycamore Canyon, Schulz Lake, Sycamore Falls or Dogtown Lake.

Due to our rural setting, we do not offer WiFi at this time. Most cell phone carriers have great service here and you can use a hot spot to connect to the TV. There is a DVD player in the home and we have a DVD library available.

Part of the drive to our property consists of dirt roads. They are hard packed and maintained by the county on a very regular basis. For reference, we have a minivan and it handles the dirt roads very well.

This is a rustic homestead and we take special care to conserve our natural resources. We utilize well water, septic tanks and solar power when possible.

This location is superb for getting the most out of your Grand Canyon experience, being right in the middle of the action of the Grand Canyon, Bearizona, and the Sky Walk.

1 car parking area. Please come and go as you wish. The front door is a smart lock and need a 4 digit code to get in, guest will receive code at check-in time. There is also a gazebo and BBQ grills that guest have access to.

Other things to note
The location is in between the city of Williams, AZ, and the Grand Canyon South Rim. Although we use Williams’ zip code and city name in our address, our location is not inside the city of Williams, but it is 30 miles away from it. Please check the address with your GPS before driving to the location. From Highway 64 you will turn down a DIRT road called East Woodland Ranch Road. During winter months, it does snow, but most of the time the road is still drivable, even in cars. It’s located inside a mobile home park that has streetlights and is fenced in, but the area around the mobile home park is desolate and old. However, with it being so isolated, star gazing is highly recommended while you stay with us. There is a gas station 5 miles from the location that sells small amounts of produce and snacks. We do not have kitchens, but we suggest bringing food with you because there aren’t many options nearby besides the gas station and small restaurant 5 miles away from the property. We have charcoal BBQ pits, gazebos, and picnic tables around the property for guests to use. If there are any problems with the room, please message me through the booking platform, as it’s the fastest way to receive a response. Please be courteous to people who live and are traveling the area like yourself. For winter months we have a space heater located under the sink cabinet.

Welcome to our cozy cottage in the heart of downtown Williams, just a short walk from historic Route 66. This charming, vintage home blends old-time character with modern comforts for a stay that’s both relaxing and memorable. Thoughtfully decorated with retro touches and warm, inviting furnishings, it’s the perfect place to unwind after a day of exploring the Grand Canyon, Northern Arizona, or the sights along Route 66. The space
This cottage is located in the backyard of the historic Victorian “Fern Rigg” house. Owners live in the front house and the backyard is shared with a dog, two cats and sometimes children. 4 adults max. 5 people max if traveling with children.

Entrance path is on the side of the garage. Guests are welcome to use the yard but please do not disturb the residents of the main house.

Other things to note
Friendly dogs are welcome (no cats); however, the yard is shared with my black lab (who is friendly with other pets and humans) and my children, who are with us part-time. This is an old house (one of the first built in Williams). Please be mindful of this with the sewer system (only toilet paper) and when operating windows. Please do not expect it to operate like a new home. It may be drafty and you may see insects depending on the season.

Backyard propane fire pit is available to rent as an add on service that we provide. Must be requested and paid for ahead of stay.

Families of 5, 2 adults and 3 small children under 8, are welcome to book as long as only the beds are used for sleeping.

KITCHEN: is set up for you to cook and bake. Full assortment of pots, pan, measuring cups, cutting boards, etc. Pantry has olive oil, spices, coffee and tea. There is also a mini Cuisinart, electric mixer, crock pot, Nutrabullet blender, and toaster. Plastic plates, bowls, and cups for little kids.
Vintage wood stove in kitchen for extra heat and cozy ambiance. Firewood & kindling provided.

BEDROOMS: The large bedroom has a queen bed, dresser, luggage rack, closet and large sunny window.
Smaller bedroom has a queen bed, twin bed, dresser, closet and door to the patio.
Comfortable Helix Sleep hospitality quality mattresses.

PATIO & STAR GAZING: Private patio with cute historic fence. WiFi outside to allow for outside workspace. Modern patio chairs and table to relax and enjoy the stenciled mural and solar powered string lights.

BATHROOMS: Modern bathroom with tub, shower, towels, & toiletries.

LIVING ROOM: TV Room with smart TV, large couch, comfortable chairs and south west decor. We do not have cable, but feel free to log into any of your own streaming accounts (Netflix, Hulu, etc) & log out when done. Small collection of DVDs available as well.
Ambiance and warmth provided by a modern propane stove. Ceiling fans for cool air in the summer.
Couch is not considered a sleeping option. Please keep guests to beds.

SUNROOM: Sunroom with chairs for reading and a handmade wooden desk for remote work. Adjusting desk chair and extra lighting provide a quiet place to work with the fast internet; Wifi speeds of 75mbps. Our bookshelf is full of hand selected books about the local area and history.

LAUNDRY ROOM: Washer & dryer, laundry detergent provided.

HEATING: The house has multiple heat sources and guests are expected to be considerate with their heat use. A new furnace heats the whole house, while the TV is heated by a propane stove. The wood stove in the kitchen is for your use & ambiance. Wood, kindling, fire starters, and instructions are all provided from October through March.

NO A/C: We have cool weather here in the summer and most homes don't have AC. You won't miss it.

Ceiling fans are in the bedrooms, kitchen, and TV room. The month of June can get pretty warm, but the fans and windows open at night will make it comfortable!

BACKYARD: The cottage has a large fenced backyard that borders National Forest and 2 neighbors. Landscaped wit native and drought tolerant plants. We are landscaping this year with the goal of reaching Monarch Way station status. Being pollinator friendly with native plants is very important to us. The original outhouse to the property was long ago converted into our woodshed where gets can access extra firewood. No fire pits to maintain strict forest fire safety. Native grasses and landscaping.

INTERSTATE ACCESS: Easy interstate access from a paved road; snow plowed frequently in the winter. Motorcycle friendly driveway and access; U-Haul moving truck friendly.

WINTER: The cottage is open all year round and we enjoy hosting many winter guests. Plan on cold temps and snowy days. 4WD is recommended for winter guests. Route 66 and the interstate are plowed frequently providing great winter access to the cottage. Driveway plowing will be provided for guests.

The cottage is not located in town, it is a rural home. Wildlife occasionally come into the backyard.
