We are a 150 acre working farm with cattle and crops, fronting the South River, at the base of the Blue Ridge Mountains. You can see the house from overlooks on the Blue Ridge Parkway. The view from the house will cure high blood pressure in a minute. We are an ideal base for visiting Charlottesville , Skyline Drive, 151 trail wineries, BR Pkwy. and Staunton.

Because it is an old farm house with additions (total of around 3100 sq ft} the floor plan is unique. Downstairs includes all the public rooms plus a full bath. Upstairs includes three bedrooms, all queens, and a bunk room with 2 singles and a trundle which sleeps 3, and two full baths. One of the baths is off a central hall, the other is off one of one of the bedrooms. The upstairs rooms are on three levels, often requiring a step or two between rooms and the hall. If you are a person easily disoriented when you wake up at night, you may want to stay in the room with the ensuite bath with no steps. Also, it has a metal roof, so you will hear rain and wind storms if one arises.

Please note, the base rate is for up to four people. If you have more than four people it is $10 per person per night extra.

While only a few miles from the interstate, we are in a lovely rural setting. With 3/4 mile frontage on the South River, we have lovely paths for hiking and gentle water for canoeing (no rapids) and fishing, bass and trout. During the summer river water level can be pretty low and not great to canoe. There are other rivers in the area better suited for canoeing and tubing. This area is particularly nice for biking, with many rural roads, and excellent mountain biking trails nearby in the national forest. With 24 wineries within 25 miles, you can enjoy a grand tour or just visit a couple only 10 minutes away. Lake Sherando is 15 minutes away for swimming.

In the Fall the colors of the Blue Ridge Mountains and the Shenandoah Valley are amazing. There is no extra charge for them.

You'll have a full modern kitchen, or many restaurants nearby for dining. The den features a card table and a large HD TV with DVD. We have an outside basketball court, and lots of area for soccer.

Behind the house there is a patio with a wonderful view of the property and the Blue Ridge Mountains. The patio includes a firepit and a hottub.

In our many five star reviews, you will read about people enjoying the games in our large 100 year old barn. Unfortunately the barn burned to the ground January 4, 2023 so we don’t have quite as many activities available on the farm.

If you are so inclined, you can visit our chickens and two donkeys, Fergie and Olive. You can win their hearts with an apple or carrot, or by brushing their coats.

We are less than 30 minutes from Charlottesville (Monticello and University of Virginia), Wintergreen(golf and skiing) and Staunton(Frontier museum and Shakespeare Theater). 45 minutes from Harrisonburg, Masanutten with it's waterpark and skiing, Lexington and the Safari zoo. About 2 hours from Richmond, Williamsburg, Jamestown and 3 hours from Washington DC and Virginia Beach.

Dulles airport is 2.5 hours and Richmond airport is about 90 minutes. 30 minutes from Charlottesville airport.

- "As the meeting planner for a conference (5x per year), I am always looking for unique stays for our guests. This one was a real hit. Spacious, well appointed and close to the Russell Museum. Everyone loved it and we will be booking again!" - "We loved the house: it is new, clean, spacious, tastefully decorated, and thoughtfully furnished. We appreciated having 4 smart TVs, one in each room, a foosball table, and office space upstairs. As we stayed over Christmas and New Year's, the owner even put up a nicely decorated Christmas tree in the living room! The owner was very responsive throughout the booking process, prior to and during our stay. During our 9 day stay, we explored the area, visiting Staunton (charming town with cute stores and cafes), Charlottesville (Monticello and Highland presidential estates, Trump Winery, Carter Mountain Orchard, UVA campus), Richmond (VFMA, Maymont, Agecroft), Roanoke (Taubman art museum, Mill Mountain Zoo), Natural Bridge, Lexington, Grand Caverns, and a few hikes. It would also make for a great base for exploring the mountain scenery of Skyline Drive and Blue Ridge Parkway, both only a few miles from the house, though they were closed during our stay due to "snow and ice". We highly recommend this house as a nice, comfortable base for exploring an area full of natural, historic, and cultural attractions."

The location is situated on 2 acres of land between 5-7 miles of Skyline Drive, National park land and hiking trails.
Guest access
The entire main floor is available to you including the screened in porch, the front and backyard. You will be able to enjoy this private space without having to share it with us as hosts or other guests. (The lower level is safely locked off and used exclusively for storage). There is also a washer/dryer available and ample parking.

We spent a lot of time in Shenandoah NP and the entrance is about 15 minutes from the house. - "We had 2 families stay for a wedding at Sky Ridge, and there’s was plenty of room for all of us. We were able to bring our dog, and it was only 10-15 mins to the rehearsal dinner on Friday and the wedding on Saturday. The space
This is a unique property with lots of charm! It is a historic home with a cabin/Victorian home feel. It has many hang out spots both inside & out. Very spacious! Catch up with friends/family on the glider under the pergola, enjoy bird watching from the large front porch, read a book in the sunroom, roast s’mores by the fire pit, relax in the hammock, have a picnic dinner in the gazebo, or reconnect over dinner in the dining room that seats your whole crew! Many places to spread out here!

There are lots of board games to keep the fun flowing & toys for the kids to play with! We also provide a pack-n-play, baby gate & stroller for your convenience (stored in first floor bedroom closet).

Keep your workout up while you’re away! You will have a home gym complete with 2 exercise bikes, an elliptical, yoga mats & dumbbells. You can also take a short walk on the sidewalk lined streets to the South Greenway trailhead if you’d like to exercise outside! Or go right across the street to the rec center to shoot hoops on the basketball court or for the kids to play on the playground.

Relax in the hammock or have a fireside chat & s’mores by the fire pit! Cook a delicious meal on the beautiful stone charcoal grill (grilling utensils & charcoal found in cabinet next to den door). Our guesthouse is located in the historic Tree Streets Neighborhood of Waynesboro, VA, an official Appalachian Trail town, located at the southern end of the Shenandoah National Park. We've aptly named the guesthouse "The Stable" because it was originally built and functioned as a stable. It has since been converted into a cozy cottage for guests.

The space
"The Stable" is located in our backyard, but has its own private entrance and porches. Boxwoods that line the neighborhood also provide privacy for guests.

This is a 2-story guesthouse with a small kitchen that has an oven, microwave, coffee maker, toaster oven, and fridge. Basic dishware and cooking utensils are provided, along with coffee/tea and basic seasonings.

Central heat is available and window air conditioners are located in the bedroom and living room.

It is important to know that there are a couple of steps to enter the property as well as stairs that lead to the bedroom. The kitchen and bathroom are both 1 step down from the living room.

I live in this house. The Guest Rooms are totally separate from mine. It is in an old suburb in Waynesboro, VA. where
there are restaurants, a wine bar, coffee shops, museums and the Wayne Theatre. There is a lovely walking path called the Greenway along the South River. Waynesboro has many events and is convenient to Staunton and Charlottesville, VA. Also it is the gateway to the Blue Ridge Parkway and Skyline Drive

The space
The space is a lovely private bedroom, kitchenette, and bathroom all to yourself and private from my part of the house. You don't need me to sign you in or out. You can come and go freely. We may hear each other but I wont be listening to you! You can get in touch with me if you need anything or have questions.

Access to the guest room is off the alley behind the house. Pull into the back yard. There is a private entrance. There are steps up to the deck where the door is. If that is a problem I can work something else out.

Hello everyone!

I’m not going to try to convince you to stay at this Airbnb but instead address the issues that guests have complained about in reviews. This listing is priced accurately and cheap because there isn’t much besides 2 king beds, bathroom, washer/dryer. There is a bit of noise from upstairs when people walk around but usually no later than 11 PM.

Please keep in mind when reviewing that you’re not paying very much to stay here. If you’re going to complain, please stay elsewhere.

The space
Full access to lower level and yard. Unfortunately, there’s no kitchen on the lower level and not much furniture, but I hope to have it fully furnished soon. Perfect if you’re looking for a private spot to relax and sleep for the night.

FYI: I’ve listed this as a 2 bedroom space because both rooms have beds. However, for the sake of not misleading my future guests, I’ve considered the main room as one of the bedrooms.

Check-out: 12pm
If you need an earlier check-in, let me know and we might be able to work it out. The reason it’s 7pm is so I have time to clean before each guest.

Heating is provided through three space heaters which adequately heat the entire space.

Please keep in mind that this is a finished basement and not a hotel. I’ve received a few negative ratings because there’s not much besides the two king beds and other essentials. Also, there is a potential of noise because I like to play music and the floor upstairs has some squeaky spots. We will try to be as quiet as we can after 11pm. Please keep these things in mind before reviewing my place! Thank you!

Other things to note
There is a potential for noise because the basement ceiling isn’t insulated. You may hear some squeaky foot steps, talking, and music. I love my music!

The space
The Studio Apartment is a furnished space with a stocked kitchen to include, a sink, refrigerator with freezer, microwave, air fryer/toaster oven, hot plate, and Keurig coffee maker. There’s plenty of cabinet space for food storage. There’s a table for two that looks out over the backyard of the home.

There’s a queen size bed, with bedside tables, lamps, and a dresser. A large flat-screened smart TV, WiFi, ceiling fan, and plenty of windows offering natural light.

There is a full bathroom with a standup shower, along with a clothing/storage closet in the bathroom.

The flooring throughout the space is luxury vinyl plank and ceramic tile in the bathroom.

The Studio Apartment is equipped for a maximum of 2 guests.

The Studio is accessed by parking on the street directly in front of home (do not block the driveway). The home is completely fenced in. If the sidewalk gate is closed please open the latch and follow the sidewalk around to the BACK of the home. If the driveway gate is open, please enter via the driveway. The Studio entrance is on the side of the home--follow the sidewalk to the side entrance with 5 brick steps leading to the door. Home is keyless entry.

Simple Comfort is located in historic Waynesboro, Virginia. We are in a quiet neighborhood, away from the busy highways and all their noise. Its an older neighborhood, but we find it simple and comfortable – our hope is that you will too.

Once here you are 10 minutes from Shenandoah National Park, 10 minutes from the Blue Ridge Parkway and 10 minutes from the Appalachian Trail. We are also 30 minutes from the University of Virginia campus. It’s just over the mountain on Interstate 64.

The space
Includes a private entrance off of the back deck, two private rooms, as well as a private bath. The Sun Room is a great place to just relax, it includes a coffee maker, a small refrigerator with a freezer, a microwave and a television. The Master Bedroom has a king size bed where you can rest up from your busy day. The deck is for your enjoyment, its a great place in the mornings.

Pull into the driveway, go all the way back by the deck. You may park on the street if you want. If there is another car in the driveway, you can always pull in from the alley.

Excellent bed choice with dual setting controls for personal preference. The 2nd upstairs unit is occupied by the owners and their two, 5 lb pups, Carlos & Rosa. Since your space is private with keyless entry, no interaction is required. Owners can be available if contacted.

Street parking is always available in front of the house. Please do not park in the driveway (reserved for 2nd unit). Park on the street and proceed to the front of the house. The keyless entry code will be sent to you prior to check-in time.
There are plenty of city attractions within walking distance such as restaurants, shopping, hair salon, city park, river walk and more directly from the rental space. Although we are in a residential area, the city Main St is only 1/2 block from the home.

Other things to note
No smoking of any kind and no pets. Please do not bring cooking griddles, grills, crock pots or hot plates, as these items are not permitted onsite. Lights in the living room and dining room are all on timers and will cut off automatically around midnight. If you would like this changed just send a text and we will set it to your preference.
