An expansive rolling lawn in the front to enjoy watching the deer in the morning while having a cup of coffee on the wide front porch. Forest areas on the side and back of the house. Enter the home in the front door and a warm and welcoming living room await you with a couch, 2 comfortable chairs, and a gas burning fireplace. Throw blankets and pillows for snuggling while watching a movie. TV and DVD player with a selection of movies to choose from. The dining room with bay seated window has a large table to seat 6 comfortably. The front porch also has a dining table. Spacious, well appointed kitchen with all you need for preparing delicious meals after a day of hiking the Appalachian trail or sightseeing. Dish-ware, flatware, sauce and saute pans. Wine glasses, coffee mugs, serving ware. Crock pot, blender, mixer. Coffee pot with coffee bean grinder (Starbucks coffee beans in the pantry). You will find a few condiments in the refrigerator, spices, herbs, oil in the pantry. The loft bedroom has a Queen bed and a Double Bed with a private bathroom and shower. The first floor bedroom has two twin beds and a separate bathroom with walk in shower. Loft area also has a desk with laptop and printer for your use. Our house is nestled on the eastern slope of Afton Mountain just below Rockfish Gap in the northern tip of Historic Nelson County on the “Sunrise Side of the Blue Ridge” It’s just 3-minutes away from where the Blue Ridge Parkway meets the Skyline Drive and 4-minutes to the southern gatehouse of the Shenandoah National Park. Hiking, skiing, golf, biking, and sightseeing; the area calls to the outdoor enthusiast.
If history is your thing you're fortunate that we have that too! But if you are the type that prefers a quiet spot with a good book that's possible too; the house has two porches and outside of the occasional train rumbling past it's pretty quiet. There are music and performance venues in the nearby communities of Crozet, Waynesboro, Charlottesville, and Staunton. In recent years Nelson County has enjoyed a renaissance of sorts in the age-old crafts of brewing, distilling, and viticulture; Nelson County's popular Brew Ridge Trail begins just three miles down the road where you can tour numerous breweries, cideries, vineyards, and a distillery or two.
One section of our property was once the site of the freight station for the original Blue Ridge Railway which sits alongside the recently renovated Claudius Crozet Blue Ridge Trail. This Rails-To-Trails addition will include Crozet’s 4300-foot-long tunnel dug 500 feet below Afton Mountain during the 1850s. It was one of the longest tunnels ever built in its day and the first tunnel ever dug simultaneously from both sides. The tunnel/trail opened to visitors in the fall of 2020 to rave reviews.
The house (our first home) is a simple wood-framed 2-story cottage with about 1200 sq feet of living space. We don’t know how old it is but 25 years ago we met a woman who told us she was born in the house in 1911; we don't think it's much older than that. Much of the house has been modernized and renovated. The upstairs bedrooms are small by modern standards and have sloped ceilings and the stairway was built for a time when people were shorter so you folks over 6’2 should watch your noggins. There are two bedrooms upstairs; one with a queen and the second bedroom has two twin beds. There is a modern bathroom with a shower and a small office nook.
On the first floor, you will find a well-equipped kitchen, dining, and living area in an open and well-lit floor plan. The original living room was converted to a first-floor bedroom with a king bed in 2022.
Just two steps from the new primary bedroom and off the family room you will find a small full bath with a tub/shower.
The cozy open front porch faces east onto a small shaded front lawn. There are views to the east and south that open up in the winter. It is the best place to escape the heat of the day or to enjoy early morning coffee.
The fully enclosed back porch was fully insulated in 2022 to make it more comfortable. It is not heated or air-conditioned as of yet since we want to see how it responds to the insulation.
The trailhead for the Blue Ridge Tunnel, a major local attraction, adjoins our property at one corner. The eastern access trail is a nearly level hard-pack surface 1/2 mile to the tunnel entrance. The tunnel, which opened for train traffic in 1858, is 4300 feet long and was dug simultaneously from east and west.

We’re located just 25 miles west of Charlottesville, UVA, and Monticello, 4 minutes from I-64 exit 99 or 10 minutes from I-64 exit 107. Waynesboro is 10 minutes to the west. It’s just a 15-minute walk to the Appalachian Trail. Wintergreen's Valley section, Stoney Creek is a 15-minute drive down the Rockfish Valley. The skiing area on the mountain is another 15 minutes beyond that or, if weather permits during non-freezing temperatures, you can shave some time by traveling the scenic Blue Ridge Parkway route to the mountain section. Enjoy everything the Blue Ridge Mountains have to offer.

We love the peach orchards, berry farms, hiking, driving Skyline Drive year-round (especially when the leaves change in Autumn), Wintergreen skiing in the Winter, and wide open spaces for kids to play free at the nearby parks, trails, and wide-open spaces at the breweries and wineries. When we go with just adults, we love the wineries... it's the Napa of the East Coast :)

Sweet Afton is a historic cottage, yet recently updated with modern amenities (central heating and air, updated kitchen appliances) and tasteful new furnishings provide a fresh, relaxing and bucolic atmosphere. The plot has well maintained gardens surrounding the house and walkways, a hammock, a fire pit with 6 chairs and two porches to enjoy a morning coffee or evening glass of wine with company.
Upon the entry to the cottage (enter from driveway in the rear) there is a full kitchen with refrigerator and all of the cooking essentials you will need. Off of the kitchen is a spacious dining room (seats 6) with large bay windows providing beautiful mountain views towards the southwest. From the dining room, a central hallway leads through to the front of the house. Off the hallway, are both bedrooms (queen beds), the full bath and an inviting living room with a pull-out couch (king but also can be a double), a TV and a desk. All of the rooms feel very spacious due to the 10 ft ceilings and natural light from the large windows.
On the front of the house is a covered porch with six rocking chairs and a gas grill. Large bushes in front of the house provide privacy from the nearby road.
Truly a perfect retreat with everything you need and a great location.

This home has a beautiful, well-appointed kitchen with dining area perfect for eating or playing games with friends/family. The living room is very cozy and comfortable. On one side off of the living room is the queen and twin bedroom with an attached full bath. On the other side off of the living room is the king bedroom with a desk and chair for remote work. This room also includes an attached full bath. A laundry room is also available for guest use.

102 year old home in a historic neighborhood convenient to library, ymca, post office, grocery. Many shopping choices 3 miles away. 30 minutes drive to Charlottesville. This second floor room is well appointed with a high four poster bed and area rug over original (refinished) wood floors. Great morning light and mountain views. Very comfortable luxury bedding. Closet and dresser storage for extended stays. Access to first floor common areas. Shared bath only if other guests are present.

Our guesthouse is located in the historic Tree Streets Neighborhood of Waynesboro, VA, an official Appalachian Trail town, located at the southern end of the Shenandoah National Park. We've aptly named the guesthouse "The Stable" because it was originally built and functioned as a stable. It has since been converted into a cozy cottage for guests.

The space
"The Stable" is located in our backyard, but has its own private entrance and porches. Boxwoods that line the neighborhood also provide privacy for guests.

This is a 2-story guesthouse with a small kitchen that has an oven, microwave, coffee maker, toaster oven, and fridge. Basic dishware and cooking utensils are provided, along with coffee/tea and basic seasonings.

Central heat is available and window air conditioners are located in the bedroom and living room.

It is important to know that there are a couple of steps to enter the property as well as stairs that lead to the bedroom. The kitchen and bathroom are both 1 step down from the living room.

I live in this house. The Guest Rooms are totally separate from mine. It is in an old suburb in Waynesboro, VA. where
there are restaurants, a wine bar, coffee shops, museums and the Wayne Theatre. There is a lovely walking path called the Greenway along the South River. Waynesboro has many events and is convenient to Staunton and Charlottesville, VA. Also it is the gateway to the Blue Ridge Parkway and Skyline Drive

The space
The space is a lovely private bedroom, kitchenette, and bathroom all to yourself and private from my part of the house. You don't need me to sign you in or out. You can come and go freely. We may hear each other but I wont be listening to you! You can get in touch with me if you need anything or have questions.

Access to the guest room is off the alley behind the house. Pull into the back yard. There is a private entrance. There are steps up to the deck where the door is. If that is a problem I can work something else out.
The photo of the front of the house is to find it. Then you drive to the alley behind or walk around to the back for your entrance.

If you need to get in touch during your stay texting me is the best way. If you want to meet we can but it is not necessary. It's up to you!

Centrally located near the library, Gypsy Hill Park, and downtown Staunton, our private, walkout basement apartment has individually controlled heating and air conditioning. It includes a brick patio, private rear entrance and historic details from the late 1800's. It is generally quiet, but you may sometimes hear the two adults upstairs. Come enjoy this peaceful and centrally-located space.

The space
The house was built in 1895 and the apartment is comprised of the rooms that were the original kitchen and family dining room. The fireplaces have been bricked up but the kitchen still has exposed brickwork and the original dining room has the mantle and built-in china cabinet.

You will enter through a private door from the brick patio into a small foyer where you can hang your coats and drop your bags. Two steps down to the left is the spacious bedroom. Through the doorway on the right is the kitchen and dining area, workspace, and bathroom.

Other things to note
The bricks are 100 years old and not perfectly even and there are four steps on the walkway with no railing. Please note that this house was built when people were shorter so the kitchen, dining area and bathroom ceilings are 6' 5" high. The toilet area is a step up so the ceiling height is 5' 9". The shower is also a step up so its ceiling is 5' 8" high with an adjustable height shower head and a swivel stool if needed. The sofa bed is twin size and is only 6' long so it is better suited to children or adults less than 6' tall.
