There is a smart home device in the living room that monitors noise decibel levels only. It does not record audio or video.
Adult supervision is required at all times for children both indoors and outdoors, including in the hot tub and game room.
Swim at your own risk – No lifeguard is on duty.
Please do not wear your outdoor shoes inside the property. PLEASE!

Absolutely no smoking (of any kind) inside the property. A $1,000 fine will be charged if evidence is found to cover air treatment and carpet cleaning. Right to cancel reservation without refund
No parties, events, birthdays, bachelor or bachelorette stays. Large gatherings beyond the home’s capacity will result in a $1,000 fine if evidence is found/present.

No mail/packages delivered to the property – Please use a nearby pickup location instead.
No moving / rearranging of the furniture

This home is privately owned; the owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. By accepting a reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

Property Disclosures
Please note that this property only has two assigned spaces for driveway parking on the left side. Street parking is available throughout the day and night. Large commercial or SUV vehicles may fully fit within the space. It is part of a duplex; however, each unit has its private entrance and fully fenced backyard to ensure privacy and separation. You will have zero interaction with the other unit, providing a quiet and independent living experience. Our home is situated on a popular street, and occasional vehicle traffic may occur. As these items are fully disclosed in advance, no refunds or adjustments will be offered during your stay.
We have three (3) actively recording cameras overlooking the front & side entrance and backyard. These cameras record video and audio upon live motion detection.
• All cameras are exterior-only and do not point inside the house.
• There is a smart home device in the living room that monitors noise decibel levels only. It does not record audio or video. All camera devices are on the exterior of the property and in no way, shape, or form point inside the house to protect your privacy. Devices are on 24/7. There are no indoor cameras.

You will enter through the backyard via the rolling iron gate. Please park only on the left in front of the double iron gates that have keypad entry. There is a keypad to the double French doors of the space. This unit is separate from a main house, but has shared parking in the backyard. You will have room for one car, park only in front of the double iron gate on the left.

Other things to note
No parking on the street in front on Wednesday’s 5:00 am to 9:00 am for street cleaning. No parties at this house. There is smoking allowed on the private patio only, if you smoke inside, we will charge you $200 for extra cleaning to remove the odor. If you have a dog, just let us know. There is a $100 charge for each dog per booking.

There is a main house separate from this part of the property. The other entrance is through the large iron gate at the rear of the property. You will have parking in the backyard for one car and must park only on the left side in front of the double iron gates. This is a shared space. Please note: There is a minimum stay of 30 days at this property. if you need EV charging, let us know before your arrival, and we will have that ready for you. There is a small charge per night to use this service.

Guests must immediately alert host to any issues regarding maintenance or request for repair service within 24 hours of check-in. We have monthly Pest Control service to take care of any issues with pests. Host will not compensate or refund for any issues not reported within 24 hours of arrival. Guest must also allow host and/or repairman/technician, or cleaning crew access to the property to remedy the issue after host has been notified. If guest stays after issue is addressed or remedied, there will be no further remuneration or refund. If guest is unresponsive, host will assume issue is remedied, and there will be no further action required, and no refund.

There is a Ring doorbell camera at the back door of the main property that actively records picture and sound 24/7. It is located at the back of the house of Unit A which overlooks all visitors to the property. There is another ring camera attached to the double iron gates to the left of the driveway camera which looks out over the driveway and Unit B entrance and records video and sound 24/7.

For bookings of more than 45 days, We will arrange a convenient time for a cleaning. I will send a ‘request for payment’ for $125 through the resolution center prior to each scheduled cleaning.

We require that if you have a dog or dogs at the property, that you do not leave them alone inside when you leave. If you leave the dog(s) home alone inside, they must be crated during your absence. Any damage from dog(s) or cat(s) will be assessed and a ‘request for money’ will be sent to you through the Airbnb platform, and payment must be made. Booking of the property confirms that you accept these terms.

Guests are required to vacate the property at the end of their booking. Not responsible for any items left at the property.

We are not responsible for any accidents or injuries on this property.

We also provide a Keurig coffee maker and electric kettle, so you can enjoy a hot cup of coffee or tea at any time of day. And for your convenience, we have a washer and dryer, so you can pack light and still have clean clothes throughout your stay.

Please be mindful of noise levels to avoid disturbing our neighbors. We kindly ask that you keep noise levels to a minimum, especially between the hours of 10PM and 8AM. Additionally, we offer 1 parking spot on the driveway, so you'll have a convenient and secure place to park your vehicles.

This is a pet friendly unit. We understand that pets are a part of the family and they deserve a vacation too. We allow max 2 house trained pets only. Please add pet(s) to the reservation when booking. The following are pet rules:
- Are not allowed on any furniture (pet bed can be provided, if needed)
- Damaged to home or furniture will be fined $500
- Please pick up pet waste
- Please refrain from leaving pets alone for long periods of time
