The cottage has a galley kitchen with a stove, oven, toaster, microwave, refrigerator, coffee maker, blender and dishwasher. There is also a French press coffee carafe. The kitchen is stocked with condiments including coffee, tea, cream, salt, pepper, sugar as well as honey from our bees. The local fox population has relieved us of our chickens so unfortunately you'll need to stop at one of the local roadside stands for fresh eggs until we can replenish the flock. There is a gas and charcoal grill for guests use as well. The galley kitchen includes a bar with stools for dining. The LR has a sofa and several chairs as well as a television that receives NetFlix, Amazon Prime as well as most cable stations including ESPN, HGTV, HBO, NESN, etc. The cottage also has wireless internet access.
A gas fireplace provides heat for the LR. During the summer months we put an Air Conditioning unit in one of the bedroom windows for additional cooling. Every room has a ceiling fan that can be controlled separately from the lighting. A canopy of trees over the cottage helps keep it cooler in the summer, and there are four skylights to add additional natural light.
The sofa folds out into a bed, and there is also a twin bed in the LR that can be used as additional seating. The Bedroom has a Queen bed, dressers and a closet. While there is a small shower stall in the bathroom, there is an outdoor shower stall on the back of our house that guests are welcome to use when the climate is warm enough. (Our house is on the opposite side of the driveway.) It affords excellent water pressure and a view of the farm while washing off sand from a day at the beach or on the road. We also have a washer/dryer in our basement that guests are welcome to use. Access is from an outside door. While we believe the cottage is ideal for one or two adults, or adults with small children, it does sleep four. Four adults might feel cramped unless you are spending most of your time outdoors since the cottage is 800 square feet total. Besides the queen bed the sofa folds into a bed, and there's a twin that serves as additional seating in the LR when not used for sleeping.
Stays of a week or longer will automatically receive a 7.5% reduction in the base rental fee - stays of 30 days receive a 10% reduction.
PETS: Under limited conditions we will host your well-behaved dog - we have free ranging chickens so are not likely to allow larger dogs or breeds bred to hunt. Unless explicitly approved please don't bring a dog - if we do approve your dog there is an additional $50 cleaning fee. We'd also require that your dog is leashed while on the property and that they are not allowed on the furniture or left alone in the cottage unless they are in a kennel. These restrictions are non-negotiable as they are the result of lessons learned the hard way! While we are not cat haters we cannot allow them in the cottage due to potential for future guests with allergies. Fish, birds, children and turtles are welcome if housebroken.

Excellent Easton's Point location, just off Tuckerman Avenue. Charming cottage located on a quiet street walking distance to Easton's Beach, 2nd Beach, numerous restaurants, and Newport's scenic Cliff Walk. Only a short driving distance to downtown Newport, several historic mansions and Bellevue Avenue.

This studio style cottage is located in a quiet, residential neighborhood adjacent to an owner-occupied dwelling. It is ideal for a single person, couple or small family (max. 1 older child) coming to enjoy a lovely, relaxing vacation in the Newport area.

Due to the structural set up of the rental (stairs and loft) and the safety of guests we can only have older children, aged 12 and up traveling with their families.

This 2 bedroom traditional cozy cottage in Breakwater Village is located within 2min walking distance from private beach. Rejoice and rejuvenate in this tiny slice of paradise. This recently-constructed cottage (built in 2011) is situated at the end of a private lane, directly on a cove. From the old stone wall in front, it’s literally a stone’s throw to the ocean. To the right of where your stone lands is a rocky shoreline (fishing!), to the left is a pebbly beach (swimming!), and within hiking distance around the points on both sides (beach combing!) are large sandy beaches (sand castles!). A small stream flows into the cove. Less than two miles by road from public beach (South Shore) or hike on shore around the point to a private beach (Briggs).

The cottage has one bedroom, living/dining room, galley kitchen with dishwasher, washer and dryer, one full bathroom (w/ shower), an outside shower, a mostly unfurnished loft that can sleep three, screened porch, and gas grill. We are your neighbors and appreciate reasonably quiet renters.

Come listen to the ocean, admire the stars, walk along the shore, read a novel and feel the wind. The way vacation used to be.

This one bedroom cottage is the perfect retreat for a couple looking for a get-away. Overlooking one acre of rolling hills with signature Block Island stone walls, this delightful cottage offers privacy and the Island's best stargazing.
Located just over a mile to downtown and the beach, it is easy to enjoy all Block Island has to offer. Walking distance to Greenway Hiking Trails as well as New Harbor, the cottage provides a convenient home base for exploring what The Nature Conservancy refers to as "A last great place."
The cottage offers one bedroom with a queen sized bed (with a very comfortable mattress) and a love seat in the living area. **All sheets and towels (plus beach towels) are included. A high-top table is also in the open living area.

There’s a full kitchen that, unlike a lot of rental houses, has knives that are actually sharp enough to cut things and nonstick pans that aren’t completely ruined. There’s a nice grill for those swordfish steaks you’ll get at Dick’s Fish in New Harbor, and the perfect pots and serving dishes for big batches of clams with white wine and garlic. Eating out on the island can be very expensive, so being able to cook nice meals in a rental is great. It even has carafes for making iced tea and a full set of tupperware for your leftovers. There’s a big yard you can lie down in to look at the stars, and tables for eating outside. Oh and it has THE most essential thing – an outdoor shower. Charming four season cottage in a spectacular location on Fogland Point. Large wraparound deck faces the Sakonnet River and features a gorgeous panoramic ocean view. We particularly enjoy cocktails on the deck or sitting around the fire pit at sunset. The sunsets on Fogland Point are unusually gorgeous.

The front yard leads to private rocky beach great for swimming, fishing, kayaking, shell collecting and exploring the water's edge. Located a short five minute walk from the town swimming beach (lifeguard on duty seasonally) and boat launch. Fogland Point is an ideal location for kayaking, stand up paddle boarding, and is one of the best windsurfing and kiting locations in New England.

This two bedroom cottage has a queen sized bed in the master bedroom, a set of bunk beds and a single bed in the child-friendly second bedroom, and a futon couch in the closed-in porch (where you can hear the sound of the water at night). The house is fully winterized with the exception of the closed-in porch. Maximum of six guests when porch is usable, and only four during the cold months.

The house is equipped with wi fi, smart TV, DVD player and a bluetooth/mp3 player. Though the kitchen is small, it is fully equipped with microwave, coffee maker, blender, mixer, baking pans, etc. A front-loading stackable washer/dryer is located in the bathroom. All linens are provided.

The house is very kid-friendly and comes with beach toys, books, a few videos and a lot of games for family evenings or the occasional rainy day. The closed-in porch, complete with lobster lights, is great for enjoying sunsets and quiet evenings with the sounds of waves lapping on the rocky beach below.

Sadly our cottage is not animal-friendly. We use the cottage ourselves several weeks per year, and one of our daughters has a severe allergy to dogs. Therefore, the cottage is strictly an animal-free zone in order to protect the well being of our daughter.

The cottage is located less than 10 minutes from Gray's Ice Cream, frequently rated best ice cream in RI. Besides Gray's there are other businesses worth exploring in historic Tiverton Four Corners, including several antique shops and galleries, a toy store, gift and home decor shops, designer clothing shops, cheese and pate' shop, bookstore, library, restaurants and more. Tour Sakonnet Vineyards, only 10 minutes away. Great food abounds at local restaurants, fresh seafood markets, and country stands (in season) in both Tiverton and neighboring Little Compton. Local restaurants feature great home cooking and seafood specialties, like seafood chowder, lobster rolls, fried clams, clam cakes and homemade pies.

Water Sports:
The cottage is located a short 5 minute walk from one of the best windsurfing and kiting locations in New England. Rental equipment and private lessons are often available on the beach. According to a popular windsurfing website, "Fogland point is one of the most popular spots in the state. It is one of the windiest sites not on Cape Cod. There is a sheltered shallow cove area on the north side of the point (you can walk across except at high tide) and slightly more open sailing on the south side. Great area for all skills of sailors. The beach is nice... and not too busy. Pebbly, sandy beach, not very big waves... One of the most beautiful and scenic sailing sites also. There's a saltwater marsh, and some tidal pools with lots of sea life."

The sheltered shallow cove on the north side of Fogland Point is wonderful for stand up paddle boarding. Last summer we watched a SUP yoga class moored out in the cove.

Our daughters have loved playing around the marshes. When they were small they collected hermit crabs, as they grew they graduated to playing hide and seek in the marshes on surf boards and in kayaks.

A totally renovated 2 bedroom cottage with 2 bathrooms and an outdoor shower. Brand new private wooden staircase to 50 feet of private beach. Outdoor seating area with a fire pit on top of the sea wall overlooking the Atlantic ocean. There is a brand new wood deck that follows the sea wall and holds a large table and umbrella with seating for 6. Also a natural gas grill for all of your grilling needs next to the outdoor shower. As you enter the 700 square foot 2 level cottage, there is a brand new high end kitchen with quartz countertops, Wolf dual fuel range, Subzero refrigerator and wine cooler, and Bosch dishwasher. The quartz island holds 3 stools and the table in the corner has seating for 4. The remainder of the downstairs living area has a 3 seat couch and a 48" flat screen Smart TV . Internet services provided.

There are ocean views on the first floor from the south side windows. A half bath and bedroom with 2 queen bunk beds, a twin pull out trundle bed and a washer and dryer that complete the first floor. As you climb the spiral staircase to the second floor loft/bedroom, there is a view of the Atlantic ocean from every window. This floor has a full bathroom with custom tile shower, rain shower head . The bedroom/loft has a queen bed with a large dresser.Every room in cottage provides high end paddle fan.
The street side of the yard has plush grass and new landscaping. The native pea gravel driveway with parking for 4 cars is lined with Belgian blocks. The entire property has been landscaped with native species including hydrangeas and peonies. There is natural rock stepping stones leading from the driveway to the main entrance of the house and also from the deck to the wooden staircase that leads down to the sandy beach.

You need to bring your own linens, pillow cases, sheets, towels, beach towels, hand towels, dish towels, etc. There are 3 queen beds and 1 twin size bed in the house.

This cottage is at the Watch Hill end of Westerly, far enough away from the traffic, but close enough to all of the amenities that Misquamicut Beach has to offer.

This isn't rustic, some may say it's quaint or cozy, but I call it a small, simply beautiful island cottage that can make your summer a truly enjoyable one to remember. This is a non smoking property and we do not allow pets for the comfort of all our guests.

Weekly rentals start at end of May and go to early Sept. Rental period must be made to go Saturday to Saturday, no exceptions for the summer period. Be sure to adhere to this when making reservation request. Spring and fall 3 night minimum and can be any days of the week as available. Also inquire about longer terms for the winter.

Another day we took a trip into Newport to do the Cliff Walk. Here is a great tip...Park at the Newport Transportation and visitor's Centre. The city trolleys are free during the summer and the driver will give you a voucher that will lower the parking to $5.00. If the driver has none, go in the visitors centre and ask for one. Host Marty was an absolute joy to deal with. All our questions were answered promptly and accurately. He even provided a big bag of ice in the freezer so we could enjoy a nice cold beverage after a long drive to Rhode Island. Welcome to our cottage. We hope that you enjoy your stay. There is a lot to see and do for those of you who like to be on the move. For those who like to just sit, relax and watch the water, this is the perfect place.

During your stay, there are a few things that we ask…

• Please put all trash bags into the trash cans and use bungies to prevent critters from getting inside.

• If you brought a dog, please clean up after routinely so we avert any tracking into the cottage. And, please no animals on the furniture!

• Beach chairs are located in the outside shed all the way to the right. Please do not lock the shed door.

• You never know when a wind will come up plus there is the tide, so if you bring chairs down to the beach, please keep tabs so we don’t lose any.

• Checkout Day – vacate by 10 am
1. Empty the refrigerator and freezer
2. Wash all dishes
3. Put trash and recycling in outside bins
4. Lock the door and put the keychain on the hook and ensure the single key is in the lockbox and juggle the combination

Trash pickup is Tuesday morning early. Please position on the other side of the fence the night before for pickup.

Lawn Service is usually Saturday – They are quick!

WINTER MINIMUM STAY IS 9 MONTHS. SUMMER WEEKLY SATURDAY TO SATURDAY. This cottage has two bedrooms. One with a queen bed, with storage above the bed and drawers built in under the bed, with 2 closets and a bureau. The other bedroom has a set of bunk beds, ideal for the kids. With a closet and built in toy chest. Bathroom is a full bath and shower combination. Vanity and medicine cabinet to hold all your toiletries. Living room has a couch and 2 butterfly chairs. Kitchen has a butcher block table and 4 chairs. Kitchen is fully furnished with a microwave, coffee pot, blender , electric glass top stove, refrigerator, tea kettle, dinner plates, silverware, glasses all sizes , pots and pans, everything you could possible need for your use during your vacation time. The cottage has internet and cable. On the huge deck you have your own gas grill and patio furniture. We just put in an open outside shower so you can rinse off all the salt and sand from the beach and be refreshed to sit out on the deck and relax with a cocktail. You have off street parking for 2 cars.

THE SPACE
Sleep 4 (maximum overnight occupancy) in this immaculate rental. Built in 2015 with all new everything, overlooks a beautifully landscaped property and is just minutes from Old Harbor by foot. This beautifully appointed 2nd floor free-standing unit (there is nothing beneath you but an unused garage space) features 2 bedrooms: one queen, and one with two singles. There is a full bath indoors, plus a bonus outdoor second shower. Skylights, plenty of windows throughout, ceiling fans and central air ensure a wonderful island experience!

The 2 acre property features an expansive lawn (great for kids to run and play!), includes a hammock, fruit trees and an organic garden you are welcome to enjoy. The kitchenette has a refrigerator, microwave, stove plate, Keurig and drip coffee makers. There is a small dining table that does expand to seat 4. We provide all the basics (cutlery, dishes, cookware), so you can dine in, or enjoy the gorgeous view on your private spacious balcony - complete with your own grill, peach tree! and ample seating for friends.

The cozy living room features a large Vizio HDTV, complimentary WiFi and Cable TV. The full bathroom (indoors) includes a pristine walk-in shower, complimentary amenities (soap, shampoo/conditioner, hair dryer), and new mini washer & dryer (for a few items at a time). The outdoor shower offers both hot and cold water. The unit boasts ample storage with plenty of cabinet space, 3 closets, and a full size dresser. Solid oak floors throughout.

GUEST ACCESS
The entire rental and all of the grounds are available for guest use. You have your own balcony, grill, space for your bicycles and parking for up to 2 cars. The spacious, well kept yard is especially kid-friendly, though we have none of our own (so the property is nice and quiet, should you be seeking a peaceful retreat).

The owners are on property in the main house should you need anything, but you have total privacy as the rental is separate.

OTHER THINGS TO NOTE
The apartment is a single floor unit located on the second storey of a detatched unused garage, there is nobody beneath you. You do need to ascend a flight of outdoor stairs to access the unit. Maximum overnight occupancy is 4 people. While we welcome you to invite guests over, we ask that you limit it to 6 persons. (Need extra space for guests? We have an additional 2 bedrooms for rent in the main house on the property, which share a private entrance, staircase, and full bath)

Regrettably, we generally cannot accommodate pets*, as we have our own little maltese on the property already.

*on rare occasion, we may be able to permit one small (under 12 lbs) female dog per stay for an additional non-refundable one time pet fee of $100. please inquire.

WHAT IS PROVIDED/WHAT TO BRING
We provide basic linens and bathroom towels (indoor use only, please bring your own beach towels), a few rolls of TP and paper towel (long term guests will likely need to bring additional toiletries/sundries/etc). The kitchen has dishes and basic cooking utensils, a few K-cups for the Keurig, and there's also shampoo, and a small laundry detergent

THE NEIGHBORHOOD
A stone's throw (less than half a mile) from Old Harbor, you are about a 10-15 minute walk away (all sidewalk!). Nearby amenities are the local school playground (close enough to walk to, far enough not to hear any 'school' noise), Empire Movie Theater, scooter rental, the ferry, and all the shopping and yummy restaurants you can handle on Water Street.

GETTING AROUND
We are close to the ferry, the airport, and all of the fun that Old Harbor has to offer! You can walk to Old Harbor, the ferry, restaurants, shopping, nightlife, etc on one of the few sidewalk lined streets on Block Island. You'll love the convenience, privacy, and outdoor space that this rental offers, you can leave the car at home and just bring your sneakers!

The space
This is a large, private, two floor cottage. The first floor is a large open concept space with a living area that includes a convertible sofa for overflow guests. There is also a full bath, full kitchen and laundry. Upstairs, there are four bedrooms (one queen and three doubles) and a full bath. Each bedroom is on an individual heating zone and there are lots of fans for summer stays (no AC). The private patio includes seating and a grill. Guests have access to their own SOLO fire pit (safe and easy to use!) and we provide the wood). We also have croquet, bocce and other outdoor games as well as a selection of indoor board games for all ages.

Most of all, we love to share this place with others-and that is why we love hosting so much.

There are three sleeping areas. Two bedrooms are on the main floor (one with a queen bed and the other with a full bed). The third sleeping area is on the lower level with one full bed.

The kitchen is compact but fully equipped with the items you need to make meals a pleasure, with microwave, coffee maker, toaster, and plenty of cookware, utensils and dishes on hand. To enjoy a cool respite and privacy from the main floor, take the spiral staircase to the lower level where you’ll find additional space featuring a sitting area, desk and office chair and sleeping area (1 full bed) and access to the yard. The laundry with washer & dryer are also located on this level. Pillows, blankets, mattress and pillow protectors and bath mat are provided. Tenants need to bring their own sheets and towels and personal care items. Sheets and towels can be ordered for an additional fee as an extra option prior to arrival. A starter supply of paper towels, toilet paper and some spices are also provided along with cleaning supplies for your use during your stay.

Other things to note
On the back deck, a propane grill, patio table, chairs and umbrella makes outdoor dining a breeze. Since unexpected gusty winds are rather common, the umbrella should always be closed when not in use & when leaving the cottage.

As members of the Charlestown by the Sea Association, we are able to offer parking privileges at the association’s parking lot adjacent to Charlestown Town Beach. Parking is on a first come first served basis. We provide a parking pass and key for access. You’ll need to place the parking pass in your windshield and ALWAYS bring the key for entry & exit. The key & pass must be returned to the cottage at the end of your stay.

Trash and recyclables are collected on Fridays. Tenants are responsible for putting their trash and recyclables in the designated outdoor bins (stored under the back deck) and placing the bins by the curb the evening before pickup and bringing the emptied bins back in.

The outdoor shower, with hot and cold water, is located on the south side of the house. While it is not enclosed, it does offer a place to refresh and wash off the beach sand to help keep the cottage as sand-free as possible.

Come relax and unwind at Martin Mere cottage, a quiet and peaceful, 2+ acre property, surrounded by ponds and wildlife located on the west side of Block Island. This is a vacation home that the entire family can enjoy. Children and pets can run and play in the yard, fish can be caught in the ponds, evenings can be spent enjoying sunsets and grilling on our back deck, after a long day at the beach you can rinse off in our outdoor shower.

Martin Mere is located three miles from downtown, on the southwestern side of the island. It is a 4 bedroom home equipped with one king bed, three queen beds and one twin bed. One full bath, a half bath and fully enclosed outdoor shower w/hot and cold water. Hardwood floors and a spacious living room and dining area. Full kitchen includes refrigerator w/ice maker and filtered water, toaster, coffee maker, mixer, and blender. Central heating. Stainless steel propane grill, private, filtered well water, as well as many other amenities. We have StarLink High Speed Internet available for your use! As of Summer 2023 we will have AC units in each bedroom for your comfort.

Boat reservations are required for your vehicle and should be made immediately upon booking your rental. Call the Block Island Ferry for reservations and scheduling.

Dog Owners: This house is pet friendly, with a $150 pet fee per dog. Up to 2 well-behaved dogs allowed. Pets should be monitored while outside and picked up after.

The deck, backyard and firepit offer outdoor space for eating and hanging out with friends and family. Rinse off in the outdoor shower and hang your bathing suits and towels on the clothesline to dry after your trip to the beach.

Our beach cottage in the country is located on a dead end country road and looks out over a beautiful meadow, part of an abutting farm. It is within walking distance from the quaint New England main street of Wakefield where you will find many shops and restaurants. You are also within 10 minutes driving distance to many beautiful beaches, a short drive to Newport and a ferry ride to Block Island. You can have all kinds of seaside adventures while coming home to your quiet country cottage.

The space
The space is cozy, eclectic and clean with many areas to sit, read, nap. It is decorated in a lovely cottage style with comfortable beds, lovely linens and textiles and paintings from a local artist. It is a house you want to kick your shoes off and relax in. The kitchen is well equipped and has a peninsula with stools to gather around. Also, a gas grill is available as well. There are air conditioners in two of the bedrooms and fans to keep you cool. At the end of your day at the beach, you'll love the outdoor rain shower. You won't want to leave!

It is a very quiet street so, this would not be a house for parties or loud gatherings. My long time neighbor is an elderly veteran and I do not wish to ever disturb him. We keep quiet time at 9 pm. There are stairs going down to the family room and going up to the bedrooms. Though we do not have cribs or safety gates provided, children are welcome if you are able to bring these types of items if needed. The house best accommodates 2-4 adults or 2 adults and 2-3 children. We do not allow more than 4 adult guests to stay on a given visit.

Although it’s a cozy house, we have made great use of the space. We have an air conditioned back room with a tv and a door that separates the room from the rest of the house. It’s perfect for late night tv watching or an office by day as it can be private from the rest of the house. The table in the kitchen can seat 3, kitchen island seats 4, and outside table seats 8. All of the rooms have hooks for hanging clothing and storage in drawers under the beds. The master also has a small bureau for added clothes storage. Inside and outside showers are perfect for cleaning off after a long beach day!

Ice cream, pizza, sandwich shops and more all within a few minutes walk.

Weekly rentals are typically Saturday to Saturday from late June through August (week stay minimum).

The private beach is uniquely placed between the state and the public beach so away from the crowds. The beach in front of the house is private and for exclusive use of our home.
We have done extensive upgrades with new beach front sliding doors, upstairs half bathroom, upper level beach side deck, outdoor mahogany shower and new upper level flooring. New kitchen on the ground floor with views to beach front and side of the house.
Barbecue (blackstone grill) on the ground floor deck, loungers on both lower and upper decks and small round exterior table on the front upper deck for romantic sunset drinks/dinner for 2 people.
Excellent reliable wifi for working from home (Cox 150Mbps). I set up one of the small round deck table in either of the bedrooms and have an instant home office.
We have just winterized the house so hope to be able to offer a beach experience way beyond the normal beach rental season. If you do not see availability during off season drop us a note - it may be available although are spending as much time as we can there to enjoy the renovations!
For any guests that has a severe dog allergy - please be aware we do have pets and while we do everything we possibly can to remove all traces of the dog, this property may not be suitable for anyone with a severe allergy.

Other things to note
As this is a true beach cottage, water is limited and so there is no laundry. Please bring bed linens and towels (pillows, blankets are of course provided). We can also share details for linen rental through our local rental agency if this helps.
