The condo was clean, modern and very comfortable. The kitchen was equipped with anything you would need to meal prep and cook, has great counter space and plenty of silverware, cooking utensils, plates, glasses, etc. (I’ve stayed in places that this was not the case). The beds and all the living room furniture were very comfortable and clean. I was able to see and hear the ocean from the master bedroom, it was wonderful to fall asleep to. We ate breakfast on the balcony and watched and listened to the ocean every morning. The hightop table was perfect to be able to see over the railing. The walk from our door to the sand was literally no more than two minutes. The elevator is a plus and there were carts available for easy move in and move out. The property is quiet, well maintained and clean. All communication with the property and reservation management was seamless, they were available for any questions and responded within minutes. The location was perfect for us as we don’t like to be in the middle of a lot action but we were within minutes of restaurants and stores. This was our first time in the OBX but it won’t be the last. I would absolutely stay in this condo again and would recommend that you do, too! "

World class surfing, fishing, and kite boarding. The house is 60 feet from the beach. The view is incredible! House rents Sunday to Sunday only.
Sip your drink and enjoy the majestic view of the ocean from the deck of Anna’s Beach Cottage. Forget something in the house after walking down to the beach, not a problem. Our home is only steps away from the ocean.
When entering our house, you will be awakened by the colors of shells and the ocean. Our main living area is a place to sit back and soak up the view. We know that eating out is fun but sometimes it’s equally fun to relax and stay in with family and friends after a full day at the beach. Our house is fully equipped with kitchen gear to make cooking a breeze.
The bedrooms are all comfortably furnished making for a great night’s sleep. We even have a portable crib and high chair for the little ones.
So enjoy the beauty of the Outer Banks from one of the best views you can get….from Anna’s Beach Cottage. Our home is fondly named after my great grandmother, Anna, from Vietri Sul Mare in Italy.

We are located on Hatteras Island in the small fishing village of Rodanthe. We are 30 minutes south of Nags Head. Hatteras Island is a fisherman's paradise. The Cape Hatteras National Seashore continually makes the top ten beaches in the United States.
Surfing and Kite Boarding...
Rodanthe is the east coast surfing and kite boarding capital. You can easily watch the surfers from our deck. If you like kite boarding, you have arrived. The Pamlico Sound is a great spot to board, or even in the ocean if you're an expert. Hatteras Island is a barrier island off the coast of North Carolina which makes our island a narrow one. You can see the Pamlico Sound from our deck and take in a sunset.
History....
If you're a history buff, you will certainly enjoy your visit here. Our coast is called the "Graveyard of the Atlantic" because of the numerous shipwrecks over the years. The coast is difficult to navigate, therefore, the first coast guard station is located right down the road from us..Chicamacomico Lifesaving Station. You can also drive 30 minutes south on Route 12 to the village of Buxton and climb the Cape Hatteras Lighthouse. The outer banks has several lighthouses to visit. There is a museum on shipwrecks and pirates (Blackbeard) in Hatteras village. There are many artifacts in the outer banks from shipwrecks. The outer banks is also well known for the first flight of the Wright Brothers over the giant sand dunes at Jockey's Ridge. The Wright Brothers Memorial is a landmark for aviation history.
Nature and Bird Watching....
Pea Island National Wildlife Refuge is a ten minute drive from our house. It's refuge for local and seasonal birds. There is a ranger on staff during business hours. They have nature hikes and discussions throughout the season. This area is known for sea turtle rescue. There are often sightings of loggerheads and other turtles.
Fishing...
Oregon Inlet Fishing center is the hub of fishing charters. The Oregon Inlet connects the sound with the Atlantic Ocean. Charters are popular because the gulfstream is only a few miles from the inlet. On some days you might even see the shrimp boats coming in when you cross over the Bonner Bridge. Charters are available all year round. The fishing center is a great place to go around 4:30 to 5:00 p.m. and watch the fishermen bring in their catch for the day.
Kid's Stuff....
Of course there's our great beach, but if you want to venture out...there are other things to do. You can take the children to the sound side where it's very shallow with little waves. The incline into the water is very gradual which is fun for the kids. North Carolina Aquarium is 30 minutes away in the town of Manteo. There are also small amusement areas 30 minutes north of us which have miniature golf and go carts.
Dining...
If you are looking for a Burger King or McDonalds, you will be disappointed. Our restaurants serve local fish and cuisine and are operated by the locals. Fresher fish would be hard to find. There are places to go out for breakfast and dinner very close to our home if you do not want to cook.

If you’re like me, “family vacation” brings Chevy Chase and the Griswold’s to mind. Bored kids, an over-packed “family truckster” and expensive meals are just the beginning! I wanted to share why vacationing with my family at The Frequent Flyer takes the National Lampoon out of the equation and makes for not only great family fun but also a real vacation for me.
The ‘man cave’ (aka garage area) of The Frequent Flyer is packed with extras to keep everyone busy! From sand toys to bikes and Kayak’s to stand-up paddleboards, the family will have plenty to do and you won’t have to pack, or worse rent, all of the toys that make life at the beach more fun. There are even beach chairs for the whole family!
From the best tanning deck on the house, I can watch my kids play safely on the beach of the shallow-water Sound. They spend hours trying to catch hermit crabs and minnows while I catch up on my tan and favorite book.
The fully equipped kitchen means we can save a fortune on restaurant meals and my teenagers can eat their late-night cereal and frozen pizza. We save buying the bulky but essential items such as napkins, tin foil, saran wrap, toilet paper, and cleaning supplies because the owner provides them as a convenience. And when you decide to eat out, the local restaurants are family-friendly, reasonably priced, and amazing.
The Frequent Flyer from a Watersport Enthusiast
The Frequent Flyer has a grassy 1 acre Soundfront lot, a perfect rigging area for every water sport. The winds from the S to NNE are ideal for kiting and windsurfing on the Sound side. While it is possible to kiteboard on the inside of the bridge area, you will likely want to access the water west of the bridge. As winds go NE to SE, you can launch directly across the street on the Ocean side.
The house includes a ground floor enclosed ‘man cave’ plus a storage room for equipment. There are equipment racks outside for drying and inside to lock up at night. A half bath and two showers are outside under the house, in addition to a cleaning station with a utility sink and hose. We can clean up our gear so that it is ready the next day. Rigging, launching, and storing your gear is a breeze at the Frequent Flyer.
The ‘man cave’ also has a small bar, and a fridge which adds to the convenience factor. This house really caters to those who want access to the Sound and Ocean for watersports. When the wind is not blowing, the Frequent Flyer still delivers with 6 bikes for cruising the island, 3 kayaks, and 2 stand up paddleboards. And of course, no trip to Hatteras Island is complete without a visit to the local surf shops. Fortunately, Real Watersports, Kitty Hawk Kites, and other shops are all within a few miles.
The Frequent Flyer from a Fishing Perspective
Why settle for the Ocean or Sound when you can have them both! The Frequent Flyer is located on a very narrow segment of the island providing access to both Ocean and Sound fishing. If your target is inlet fishing, “Oregon Inlet” and the “New New Inlet” are just north of the Frequent Flyer.
Convenient storage areas make unloading and storing your gear simple. A deluxe, outdoor fish-cleaning table makes prep a breeze. Bring your casting net as bait can easily be caught along the shore of the Sound. If you prefer to buy bait or need to update your fishing gear, several bait and tackle shops are just down the street including, Hatteras Jack.
Offshore Fishing Charters are available from nearby Oregon Inlet or head south to the Hatteras Inlet. The Frequent Flyer is a dream vacation spot for avid fishing enthusiast and novices alike.
The Rodanthe ‘Jug Handle’ bridge bypasses the S-curves area just north of Rodanthe. The southern terminus of the bridge comes back into land South of the Frequent Flyer, along Pappy lane. To fish near and under the bridge, you can walk from the Frequent Flyer private Sound access lot as the water is shallow. Trout and Drum are plentiful.

Enjoy the ocean and sound views from the expansive deck or take the 30 second walk to enjoy the beach! Inspired and designed from all your favorite TV shows; please make yourself at home in this classic beach cottage with a modern flair. All your towels and luxurious bedding are supplied to allow you to just show up and start your vacation. Each BR is fitted with black out blinds for those who need some extra R&R. New cordless blinds have been installed this year in the sun porch room.
This handicap friendly home is the perfect space to take in all the Outer Banks has to offer. Enjoy your meals from the custom farm table while looking out through a wall of windows toward the ocean. The modern European kitchen boasts plenty of space and a bar height counter for additional seating.

Surfers' Oasis got its name for its prime location. It sits just steps away from the beach with direct access to some of the best surfing spots on Hatteras Island. Just feet from the Rodanthe pier, this area is known for great waves and large swells making it a favorite for surfer enthusiasts. Sweet Oceanside 3BR/2Bath 1400 square foot house with gorgeous Ocean & Sound views. Short 3 minute walk down a quiet street to easy beach access (wide path, easy-to find, no double dunes). The first level opens with a wide furnished south sundeck with 6 person jetted hot tub. The spacious great room features a cathedral ceiling with multiple skylights, comfortable resort style furniture, and HDTV entertainment system with WiFi internet access and YouTube TV package. The large open kitchen comes equipped with a fridge, flat-top oven, over-the-range microwave, dishwasher, full-size W/D, air fryer, plenty of counter space, a breakfast bar, and a pass through to the attached dining room that seats up to 8. Bedroom 1 has a King bed, and enjoys a semi-private bath. Upstairs bedroom 2 includes 2 twin beds, and shares a newly renovated bath with Queen bedroom 3. All bedrooms have streaming capable flat-screen TVs and ceiling fans. The second level features access to a furnished ocean-view sundeck. Come and enjoy our beautiful victorian home The five large bedrooms, all have their own tv's and dvd players.
The master bedroom and bath combo, has it's own 12 x24 balcony, overlooking the ocean. The kitchen is well stocked and has room for more than one cook. The house has 47 windows providing a view anywhere you look. There is a large deck extending from the front door to the back. It provides plenty of room for your whole family. You can sit in the large living room and watch tv or go to the den and enjoy quiet reading time. The Castle has a large yard, sits in a quiet neighborhood and offers lots of privacy. Because we are located in a hurricane prone area, The purchase of "Travel Protection Insurance " is required.

Happy Hours is a sound side, pet friendly beach cottage conveniently located next to Hatteras Jacks tackle shop in Rodanthe, NC on Hatteras Island. In this 2 bedroom 1 ½ bathroom home relax & enjoy amazingly beautiful sunsets over the sound. With just a short walk to the beach enjoy swimming, surfing, surf fishing, & much more! Conveniently located near the walk/bike path, shopping, restaurants & the Rodanthe Pier.
When you first arrive at Happy Hours you will walk onto the large, gated wrap around deck which has access to the screened in porch.
Upon entering the cottage, you will find yourself in the large open living area with stairs on the left that will lead you to the bedrooms & full bathroom with shower/tub. Bath towels are provided!
The well-stocked, open concept kitchen is divided from the living area only by an island with bar like seating. Conveniently off of the kitchen there is a ½ bathroom & access to the screened in porch.
You will find a full laundry room with washer & dryer located off of the screened in porch.
Both bedrooms are located on the second level, each offer a queen size bed with small balconies.
Happy Hours is a great central location no matter what you are here to enjoy, be it water sports, shopping, or simply taking it easy!

On the bike path, near CHNS beaches and the quaint shops and recreational activities on the sound & ocean in the tri-village area. The house is very nicely decorated. We enjoyed the backyard bbq grill and fire pit. The back lounge/ covered porch with the hammock was nice to hang out in too. Sunsets on the top deck were gorgeous!! I would recommend maybe a table or simple dining area in the front of the house bc it was cooler there with that late afternoon sun still blazing in the rear of the house. Overall, highly recommend Megan’s house in Rodanthe for a great OBX experience!! PS love the Friday to Friday rental- thanks again, Megan!!"

There was a basket waiting for us with fresh eggs, and a large assortment of snacks. The family here goes out of their way to make sure you enjoy your stay. We only saw them once but they were very prompt to answer any texts with questions about the area or where to find things. The only thing that could be slightly improved would be the television for relaxing at night after a long day at the beach. Great place, great hosts."

- "This property was lovely and suited out family so well.. The owner/property manager we so attentive and made the entire process easy. Cannot say enough good thing!" - "Our stay was great. The house had everything we needed. We especially enjoyed the pool table as our week had heat advisories almost every day. Perfect location with the beach a short walk away and the Sound right in the back yard. The house even had paddle boards and kayaks available. This was not advertised so it was a pleasant surprise. Because we didn’t know they were available, we had rented a kayak and paddle board. A few suggestions… Add at least one handle or safety bar to each shower as the shower floors are a little slippery which was a concern for the older members in our group. Add a very basic cable service to access network stations or install a TV with an over-the-air antenna at least in the main room. It was a bit difficult to get local or network TV using only our own streaming services."

Slow down and relax, you're at BRIGHTWATERS, just 4 lots from the ocean. Brightly colored walls, blonde-wood wainscoting and trim, spacious rooms, and lots of windows keep the mood light, bright and relaxed. A covered, weather-proof entry leads to 2 downstairs bedrooms that share a bath. On the second floor is a master bedroom with its own bath. This bedroom opens onto a deck with a view of the ocean. Two bedrooms on the second floor share a bath; one of them opens onto the deck with ocean views. Upstairs is an open living and kitchen area with a deck and ocean view. It's an easy walk to the famous Rodanthe surf breaks, convenience stores and tackle shops, and the Chicamacomico Lifesaving Station.

- "The only complaint is the bedding and mattress’s need to be improved" - "It rained and the entire Parking lot was mud. TV’s were hard to work in bedrooms. Spa cover was saturated with water and almost impossible to remove. I’m a 240llbs man and a weight lifter and I could barely put cover back on. Hose bib handles were rusted beyond reason and deck was slippery when wet and ice maker did not make ice. Outdoor shower head was rusted and it didn’t work properly. There was white dog hair on the couch and I am allergic to dogs"

- "this house was perfect for us! it is set back one house from the beach which made for a very short walk which was nice since we have little ones and lots of stuff to bring to play in the sand. The house was well equipped with everything we needed to have a great stay! we also loved the location, we have never been to Rodanthe before" - "Perfect location.Great cottage with all the amenities." - "We had a great time here, and would stay again. The location is beautiful. The swimming pool and hot tub are very nicely maintained. The living room is gorgeous, especially after we cleaned the windows. It really is semi-oceanfront. We could see and hear the waves crashing. The property looks like it fell into moderate disrepair years ago, and the new owner is starting to fix it up. It has new floors, some new furniture, new blinds, new curtains. Some things are still broken: some siding, window screens, and interior doors. There were a few pieces of debris in the yard. The floors were immaculate, but the cleaning crew missed the windows and appliances, so we spent our first day cleaning those. The property manager was very apologetic and offered to send a crew mid-stay, but by that time, we had already cleaned. The house has a giant dog-crate, which our dog loved. She slept in it every night of her own choice. For my tastes, the master bed is too soft, and the living room sofa is too firm. On our last day, we experienced a gale: rain and 40mph winds. On that day, it was a little scary. The whole house shook and the windows rattled a lot. Probably not the safest place to be in a gale or a hurricane, but it was exciting and memorable. We may have been the first visitors of the season. Maybe everything will be fixed by summer. I hope so, because this house has the potential to be gorgeous. It could be five stars, but it's not quite there yet."

Couches are very comfy so I slept on it whole week. It was very cozy and comfortable place to stay. Loved how close it was to the ocean. Loved the quiet family friendly atmosphere. My maltipoo loved the house and decks as much as we did. Lots of movies and books and games if you want them. Well stocked kitchen was nice. Loved the remodeled bath down stairs. House is outdated but we didn’t mind because it just felt like home to us. We will definitely stay again if we go back to outer banks on vacation. Really loved our stay all in all. Can I make one recommendation? Please add “Nights in Rodanthe” to your movie collection. We were thrilled to see just how close the Rodanthe Inn from the movie was a stones throw from this beach rental. If I were you I would definitely play that up in rental info 😉"

Three levels of wraparound decks provide lots of space to kick back in the shade and the sun. Inside the home, you are greeted by the expansive game room with pool table, foosball, poker/game table, shuffle board, 3 large screen Smart TVs and a wet bar with refrigerator, microwave and dishwasher. A half bath is convenient for the game room and quick trips in from the pool. Also on this level is a master bedroom with private bath and pyramid bunk with trundle is a great room for the kids. - "Loved the house. Plenty of room for all. Kitchen had everything we needed. Beds were comfortable bathrooms were great. Pool outstanding. Very clean. Will love to stay there again" - "Very nice property with a lot of amenities a nice close distance to a beach" - "The property is a lovely beach house only steps away from the beach. While our family enjoyed our time at the beach, the service was horrible and certainly took away from our overall experience. We woke up at 5 am to drive over 10 hours from New York to arrive at the 4 pm check in time. We arrived exactly at 4 pm and the house had not even started to be cleaned yet. We had to wait outside for several hours with cars full of luggage and upset kids and were not let into the house until almost 3 hours after check-in time! None of the linens were in the house and none of the beds were made. We called the property management company multiple times who were extremely rude. By 10 o’clock at night we still had no sheets and towels and many babies/kids with nowhere to sleep. When the linens were finally dropped off, we had to make all of the beds ourselves. Additionally, the hallways were full of piles of the dirty linens from the prior week’s renters. Talk about unsanitary. We called the property management company multiple times to have them take away the other people’s dirty linens but the piles remained in our hallways for the entire week. When you are spending close to $10,000 on a beach house you expect significantly better service. This is by far the worst experience we’ve had with renting a vacation property and I wouldn’t recommend this to ANYONE!"

OCEANVIEW Rodanthe - Seashore Drive Relax to the sound of the surf crashing on the sand in this beautiful house that sits only two lots from the beach. The view is unbeatable from the multiple levels of decks that wrap around this perfect vacation hideaway. The whole family will enjoy the large private pool or covered 6 person hot tub on the second level deck. The first level has a den sofa bed with TV, bathroom and laundry room. There's plenty of room on the mid-level with a second master bedroom, and two additional bedrooms that share a bath. The top floor features vaulted ceilings and includes the kitchen, dining area, powder room and expansive great room surrounded by windows that show off the breathtaking views. The king master bedroom and bath is also located on this floor. With just a short walk to the pier, you can enjoy some of the best fishing on Hatteras Island or enjoy watching the surfers tackle the waves below.

- "Our family of 6 and our pups really enjoyed this house, it had everything we needed! Loved the hot tub, the proximity to the beach, the space for the dogs to run outside and the heated pool! The view of the ocean was gorgeous and the house is on a private road making for a very quiet trip. Would absolutely recommend and will look to visit again! The hot tub was out of commission for a day but Surf or Sound realty sent out maintenance and got it corrected quickly."

Rodanthe Nights is like vacationing in an oceanfront home! With a hot tub on the deck and beautiful ocean views from almost every window, this home is simply amazing!
This beautifully furnished home is quietly situated just two lots from the ocean. Because of Rodanthe Nights' location in Rodanthe with no dunes, it is closer to the surf than many other oceanfront homes on the Island. You will love listening to the sounds of the surf from all the windows!
Rodanthe Nights is currently undergoing a full renovation, set to be completed by summer 2025! The living area, kitchen, and dining area will be moved up to a brand new top level, along with a king en suite with a private bath and a large open deck. On the mid level, you will find a queen en suite with a private bath, a bunk bedroom with an attached shared bath, a recreation room, and the laundry area, as well as a covered deck with a hot tub. If you’re looking for a fun laid back getaway in a quiet beach town with the most amazing sunsets you’ve ever seen, we have a place for you! PLEASE NOTE that due to erosion, the beach access at the end of the path behind the house is not currently safe for use. Guests can use the Rodanthe Beach Access, which is the preferred access for the Rodanthe area. The Rodanthe Beach Access is located half a mile from the house and includes a parking lot, showers, well-maintained walkway to the beach, and lifeguard.

This seaside cottage features 3 bedrooms & 2 bathrooms. It is only 1 lot lot away from the ocean with ocean views from the kitchen, living room, and deck. There is easy beach access that is only a few steps (65 feet) away! This cottage is less than a half mile from the Pamlico Sound, which is a world class destination for kite boarding, wind surfing, and fishing.

The space
This cottage also features 4 flat-screen TV's, Roku soundbar 2021, high-speed internet, Wheeleez beach cart, and a 44 jet hot tub. Enjoy coffee (commercial Keurig and brewed),or cocktails on the swing inside the screened-in porch overlooking the waves.
This beach side cottage has a recently remodeled kitchen which features new quartz counter tops and stainless steel appliances. There are 2 newly renovated bathrooms which have granite vanities and glass vessel sinks. Of the three bedrooms, two have queen beds and the third bedroom has 2 twin beds. During the summer months the beaches have multiple sea turtle nesting sites and incredible shelling opportunities. It is a short beach walk to Rodanthe pier.
You can take a drive south to Buxton to see and tour the Hatteras Island light house or take the free ferry to Ocracoke island, the HQ for the famous pirate Blackbeard. If you travel north there are also interesting things to visit like the Jockey's Ridge State Park and of course, the Wright Brothers Museum.

VACATION RENTAL CONTRACT
This vacation rental contract is a legal agreement between JAMES AND DONNA GARDNER(also referred to as the “Homeowners” and “Owner” and “Landlord” and “Property Manger”) and you, the Renters (also referred to as “Tenants” and “Guests”). This contract is entered into agreement as of the date when the Renters place their reservation online and the reservation is screened and accepted by the Homeowner. The Homeowner will notify the Renters by email when their reservation is accepted. Owner reserves the right to refuse service to anyone.
Cleaning & Linen Service Policy:
The home is provided with pillows, linens, blankets, & comforters. A cleaning service to clean the house and linens on your departure is included on your invoice. You are responsible that all debris, rubbish and discards are placed in plastic bags and transferred to the large trashcans by the road. Linens, blankets, pillows, bedspreads, and comforters are provided.
The home is provided with a starter set of toilet paper & paper towels. Owners do not guarantee that these extra items will always be available and guests may need to replenish their own paper goods, toiletries, & laundry detergent, etc.
Rental Agreement:
We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following:
1) PAYMENT DUE - All rental monies are due according to the payment schedule disclosed under "Payment Policy" above on reservation acceptance.
2) EARLY DEPARTURE - There are NO REFUNDS for EARLY DEPARTURE.
3) HURRICANES & TROPICAL STORMS - There are NO REFUNDS for hurricanes, tropical storms or weather conditions, even if a mandatory evacuation is ordered (optional travel insurance is offered for Renters protection or Renter may obtain through a third party. Renter ASSUMES THE RISK).
4) CONDITION OF PROPERTY: Owners have, to the best of their ability, given an accurate description of the property and its condition. Guest understands that it is considered as reserved "sight unseen". Our cleaning staff will have cleaned it before your occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as TVs, cable, games, or the Internet and WiFi service are not a basis for any refund. Owner will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests occupancy. When you arrive, if you find that the house has not been cleaned to normal standards please notify the property management company immediately. We will do our best to have tradesmen attend to the problems but may not be able to fix everything over holidays and weekends. Under no circumstances will any of the rental money be refunded or returned because of the condition of the house. The Guest agrees to hold the Owner harmless from any liability for the condition of the house. Due to the nature of beach properties, the sand, stairs, decks and concrete are not always stable. Use at your own risk.
5) CLEANING & REPAIRS: All homes have cleaning included in the total rent. If additional cleaning is required after you leave, it will be charged to your credit card. Guest agrees to keep house, furniture and furnishings in good order. Removing, adding or changing furniture without Owner’s written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. Guest is responsible for cost of replacement of any damage to furniture or premises and replacement of missing items.
6) ENTRY OF PREMISES: With Guest’s permission, which is hereby given, Owner or Owner’s representative may enter the premises during reasonable daylight hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Owner may need to enter the premises. The same permission procedure applies as above. In any emergency, Owner or Owner’s servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency. If Guest abandons or vacates premises, Owner may, at his option, terminate this agreement, re-enter the premises and remove all Guest's property.
7) ACCIDENTAL DAMAGE INSURANCE - Renters will be completely responsible for any and all damage to the home or property caused by Renters, whether accidental or due to Renters negligence. However, Renters understand that the rental includes an accidental damage rental policy providing up to $3,000 in accidental damage protection provided Renters notify the owner and assist the owner in making a claim. Renters understand that Renters are responsible for damage beyond the coverage provided by the accidental damage insurance. Renters are also responsible for damage that would have been covered by the accidental damage insurance if Renters fail to advise the Owner of the damage and provide the necessary information that would allow the Owner to file a claim against the policy.
8) USE OF EXTRAS - Renters will furnish their own beach towels, beach chairs and beach shades (EZUPs, umbrellas, etc.).
9) ASSUMPTION OF RISK: No lifeguard may be on duty. Accordingly, persons using the beach or pool do so at their own risk and the owner assume no responsibility for accident or injury. No one should swim alone. Renters will hold the Owners harmless from any and all bodily injury and/or property damage incurred on the property arising out of Renters' negligent acts or omissions. See disclaimer below.
10) CHILD PROOFING: Guest understands that no special efforts have been made to “childproof” this house, and accept the risk or harm to any children we allow on the property. These risks are not limited to, but include access to the ocean, pool, adjacent street, cleaning supplies in the house and plants in the house, patio and on the street, that might be poisonous if ingested.
11) MISSING ITEMS - Renters will be charged for any missing items reasonably attributable to Renters and not returned after notification. The cleaning service performs an inventory/survey of the property after Guests depart and notifies the Owner of any missing items. Owner will notify guests in the event that items were inadvertently taken, and provide guests the opportunity to return the missing items.
12) PERSONAL PROPERTY: Guest understands that any personal property of and used by Guest is not insured by Owner and Owner shall not be responsible for any lost, stolen or missing property of the Guest or property of Guest left after check out.
13) BEACH CONDITION: Guest understands that Owner has no control over the condition of the beach and cannot be held liable for any changes to beach conditions or any closing as ordered by any official agency.
14) NO PARTIES - This is not a party house. The Renter must be 26 years of age to book this Vacation Rental. Any special occasions such as weddings, receptions, family reunions or increase of occupants (guests not registered on registration form) must be disclosed at the time the reservation is made and is subject to Owner's advanced approval. Prom parties, fraternity or sorority parties and graduation parties are not allowed at any time. Adults cannot rent property on behalf of underage guests, no exception.
15) NON-SMOKING - This is a NON SMOKING vacation rental. Evidence of smoking, such as the smell of cigarette or cigar smoke inside the home by the cleaning crew is sufficient basis to charge the renter for smoke cleanup, AC ducts & filters and furniture. This type of clean up is expensive and Renter is Liable for the deep cleaning Costs incurred.
16) MAXIMUM OCCUPANCY - is 6 adults.Beds are only provided for 6.
17) SUBLETTING: Guest is not authorized to let or sublet all or any part of the premises nor assign the lease or any interest in it without the prior written consent of the Owner.
18) CHECK-IN & CHECKOUT - Check-in is at 4:00 PM and checkout is 10:00 AM. Guests may arrange for extra nights in advance to avoid any late checkout fees. Extra nights are charged at the daily rate and may be granted if available. If Guests are not present when cleaning crews arrive and have left their possessions in the house, cleaning crews will collect their possessions and remove them from the premises in order to prepare the unit for incoming guests. PLEASE checkout promptly, the cleaning crews have a very short time window to prepare the unit for new guests.
19) HOLDING OVER: Because of the nature of Owner's business (short term winter and summer recreational rentals) Guest understands, and is hereby put on notice that any unauthorized "holding over" of the property past the stated rental period could severely jeopardize Owners business and cause loss of rental income from other previously booked guests, temporary and/or permanent loss of business, goodwill and reputation and, among other things, could force Owner to breach an agreement with similar short term summer and winter recreational Guest(s) who may have reservations during Guest's unauthorized "holding over" period. In the event, Owner may be legally liable in damages to said other guests. Guests should be aware that unauthorized "holding over" has been construed as a factor in establishing "malicious continuing occupation" of rental property, which may entitle Owner to treble damages in any unlawful detained action. Guest also recognizes the unauthorized "holding over" could be grounds in court as a cause of action for intentionally interfering with Owner’s prospective business advantage.
20) RELATIONSHIP OF PARTIES: It is specifically agreed and understood that the relationship between the parties herein shall be deemed to be of proprietor and lodger or Guest as opposed to a
relationship of landlord/tenant. Guest specifically waives and make inapplicable to this lodging the provisions of North Carolina landlord/tenant Law.
21) REMEDIES: In the event of a default to the Rental Agreement, particularly, but not limited to Guests unauthorized "holding over" or those acts mentioned above in this agreement, and in addition to all other rights and remedies Owner may have at law, Owner shall have the option, upon written notice or as the Law may hereinafter provide, Owner may immediately re-enter and remove all persons and property from premises. In such an instance, the Rental Agreement will be terminated, and Owner shall be entitled to otherwise recover all damages allowable under the Law. The Guest, as part of the considerations of this special rental, in recognition that this property is booked in advance by other Guests throughout the year, hereby waives all claims for damages that might be caused by Owner; re-entry and taking possession of premises or removing or storing property as herein provided, and will hold Owner harmless from loss, costs and damages occasioned thereof, and no such re-entry shall be considered or construed to be a forcible entry as defined in the North Carolina Code of Civil Procedure or other similar statutory provisions. Further, if for any reason Owner is unable to deliver possession of the premises to Guest at the commencement of the term specified in the Rental Agreement, Owner shall refund amounts paid by Guest, but shall not be liable for any other damages caused thereby.
22) ATTORNEYS FEE/DEFAULT: If any legal action or proceeding (including default, non payments, etc.) arising out of or related to this Rental Agreement is brought by either party to this Rental Agreement, the prevailing party shall be entitled to receive from the other party, in addition to all other relief that may be granted, the reasonable attorney's fees, costs and expenses incurred in the action or proceeding by the prevailing party.
23) INDEMNIFICATION: Guest agrees to indemnify and hold harmless Owner for any liability arising before termination of this Rental Agreement for personal injuries or property damage caused by the negligent, willful or intentional conduct of Guest(s). This indemnification agreement does not waive Owner's duty of care to prevent personal injury or property damage when that duty is imposed by law.
24) PRIOR AGREEMENTS: No prior agreement or understanding not contained in writing herein shall be effective. Furthermore, Owner, other than what is specifically written and set forth herein, makes no other or further representation regarding the nature, character and quality of the premises to be rented, and no representation shall be deemed to exist or be material unless and until it is reduced to a writing and signed by the parties. This Rental Agreement may be modified in writing only, and must be signed by the parties in interest at the time of the modification. It constitutes the entire agreement of the parties. If any provision in this contract held by any court to be invalid, void or unenforceable, the remaining provisions shall never the less continue in full force.
25) FORUM SELECTION, JURISDICTION, LAW AND VENUE– The parties agree to the exclusive jurisdiction and venue of the District Court of the State of North Carolina for Dare County for the resolution of all disputes arising under this Agreement. The sole and exclusive venue (i.e. place where lawsuit may be filed) for any legal proceedings shall be in the County of Dare, North Carolina. Guest expressly waives any other right or privilege with respect to the election of venue or court (i.e. state or federal) and location of the venue of action. GOVERNING LAW – It is expressly agreed that this Agreement shall be governed and construed by the laws of the State of North Carolina only, irrespective of the state of residency of Guest.
Disclaimer:
Renters understand that the Homeowners are not responsible for any personal injury caused by slipping on wet pavement or surfaces, and that tenants are responsible for exercising care when surfaces are wet or slippery due to weather or use of hoses to wash down areas, and further, that the homeowners are not responsible for any personal injury or loss or damage to tenants’ property caused directly or indirectly from foul, inclement weather conditions, Acts of God or nature, failure of heat,
accidents related to fire, heaters, stoves, tenants’ failure to take adequate precautions around wet areas, or any unforeseeable circumstances.
Under no circumstances will Tenants or their guests hold the Owners of the Vacation Rental responsible for any damages or claims of any kind resulting from their stay, except for intentional acts of harm.
This agreement and disclaimer applies to Renters and all guests in the Renters’ party.
I, the Renter, have read, understand, agree to, and will abide by this rental agreement and all conditions stated herein.

VACATION RENTAL CONTRACT
This vacation rental contract is a legal agreement between JAMES AND DONNA GARDNER(also referred to as the “Homeowners” and “Owner” and “Landlord” and “Property Manger”) and you, the Renters (also referred to as “Tenants” and “Guests”). This contract is entered into agreement as of the date when the Renters place their reservation online and the reservation is screened and accepted by the Homeowner. The Homeowner will notify the Renters by email when their reservation is accepted. Owner reserves the right to refuse service to anyone.
Cleaning & Linen Service Policy:
The home is provided with pillows, linens, blankets, & comforters. A cleaning service to clean the house and linens on your departure is included on your invoice. You are responsible that all debris, rubbish and discards are placed in plastic bags and transferred to the large trashcans by the road. Linens, blankets, pillows, bedspreads, and comforters are provided.
The home is provided with a starter set of toilet paper & paper towels. Owners do not guarantee that these extra items will always be available and guests may need to replenish their own paper goods, toiletries, & laundry detergent, etc.
Rental Agreement:
We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following:
1) PAYMENT DUE - All rental monies are due according to the payment schedule disclosed under "Payment Policy" above on reservation acceptance.
2) EARLY DEPARTURE - There are NO REFUNDS for EARLY DEPARTURE.
3) HURRICANES & TROPICAL STORMS - There are NO REFUNDS for hurricanes, tropical storms or weather conditions, even if a mandatory evacuation is ordered (optional travel insurance is offered for Renters protection or Renter may obtain through a third party. Renter ASSUMES THE RISK).
4) CONDITION OF PROPERTY: Owners have, to the best of their ability, given an accurate description of the property and its condition. Guest understands that it is considered as reserved "sight unseen". Our cleaning staff will have cleaned it before your occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as TVs, cable, games, or the Internet and WiFi service are not a basis for any refund. Owner will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests occupancy. When you arrive, if you find that the house has not been cleaned to normal standards please notify the property management company immediately. We will do our best to have tradesmen attend to the problems but may not be able to fix everything over holidays and weekends. Under no circumstances will any of the rental money be refunded or returned because of the condition of the house. The Guest agrees to hold the Owner harmless from any liability for the condition of the house. Due to the nature of beach properties, the sand, stairs, decks and concrete are not always stable. Use at your own risk.
5) CLEANING & REPAIRS: All homes have cleaning included in the total rent. If additional cleaning is required after you leave, it will be charged to your credit card. Guest agrees to keep house, furniture and furnishings in good order. Removing, adding or changing furniture without Owner’s written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. Guest is responsible for cost of replacement of any damage to furniture or premises and replacement of missing items.
6) ENTRY OF PREMISES: With Guest’s permission, which is hereby given, Owner or Owner’s representative may enter the premises during reasonable daylight hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Owner may need to enter the premises. The same permission procedure applies as above. In any emergency, Owner or Owner’s servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency. If Guest abandons or vacates premises, Owner may, at his option, terminate this agreement, re-enter the premises and remove all Guest's property.
7) ACCIDENTAL DAMAGE INSURANCE - Renters will be completely responsible for any and all damage to the home or property caused by Renters, whether accidental or due to Renters negligence. However, Renters understand that the rental includes an accidental damage rental policy providing up to $3,000 in accidental damage protection provided Renters notify the owner and assist the owner in making a claim. Renters understand that Renters are responsible for damage beyond the coverage provided by the accidental damage insurance. Renters are also responsible for damage that would have been covered by the accidental damage insurance if Renters fail to advise the Owner of the damage and provide the necessary information that would allow the Owner to file a claim against the policy.
8) USE OF EXTRAS - Renters will furnish their own beach towels, beach chairs and beach shades (EZUPs, umbrellas, etc.).
9) ASSUMPTION OF RISK: No lifeguard may be on duty. Accordingly, persons using the beach or pool do so at their own risk and the owner assume no responsibility for accident or injury. No one should swim alone. Renters will hold the Owners harmless from any and all bodily injury and/or property damage incurred on the property arising out of Renters' negligent acts or omissions. See disclaimer below.
10) CHILD PROOFING: Guest understands that no special efforts have been made to “childproof” this house, and accept the risk or harm to any children we allow on the property. These risks are not limited to, but include access to the ocean, pool, adjacent street, cleaning supplies in the house and plants in the house, patio and on the street, that might be poisonous if ingested.
11) MISSING ITEMS - Renters will be charged for any missing items reasonably attributable to Renters and not returned after notification. The cleaning service performs an inventory/survey of the property after Guests depart and notifies the Owner of any missing items. Owner will notify guests in the event that items were inadvertently taken, and provide guests the opportunity to return the missing items.
12) PERSONAL PROPERTY: Guest understands that any personal property of and used by Guest is not insured by Owner and Owner shall not be responsible for any lost, stolen or missing property of the Guest or property of Guest left after check out.
13) BEACH CONDITION: Guest understands that Owner has no control over the condition of the beach and cannot be held liable for any changes to beach conditions or any closing as ordered by any official agency.
14) NO PARTIES - This is not a party house. The Renter must be 26 years of age to book this Vacation Rental. Any special occasions such as weddings, receptions, family reunions or increase of occupants (guests not registered on registration form) must be disclosed at the time the reservation is made and is subject to Owner's advanced approval. Prom parties, fraternity or sorority parties and graduation parties are not allowed at any time. Adults cannot rent property on behalf of underage guests, no exception.
15) NON-SMOKING - This is a NON SMOKING vacation rental. Evidence of smoking, such as the smell of cigarette or cigar smoke inside the home by the cleaning crew is sufficient basis to charge the renter for smoke cleanup, AC ducts & filters and furniture. This type of clean up is expensive and Renter is Liable for the deep cleaning Costs incurred.
16) MAXIMUM OCCUPANCY - is 6 adults.Beds are only provided for 6.
17) SUBLETTING: Guest is not authorized to let or sublet all or any part of the premises nor assign the lease or any interest in it without the prior written consent of the Owner.
18) CHECK-IN & CHECKOUT - Check-in is at 4:00 PM and checkout is 10:00 AM. Guests may arrange for extra nights in advance to avoid any late checkout fees. Extra nights are charged at the daily rate and may be granted if available. If Guests are not present when cleaning crews arrive and have left their possessions in the house, cleaning crews will collect their possessions and remove them from the premises in order to prepare the unit for incoming guests. PLEASE checkout promptly, the cleaning crews have a very short time window to prepare the unit for new guests.
19) HOLDING OVER: Because of the nature of Owner's business (short term winter and summer recreational rentals) Guest understands, and is hereby put on notice that any unauthorized "holding over" of the property past the stated rental period could severely jeopardize Owners business and cause loss of rental income from other previously booked guests, temporary and/or permanent loss of business, goodwill and reputation and, among other things, could force Owner to breach an agreement with similar short term summer and winter recreational Guest(s) who may have reservations during Guest's unauthorized "holding over" period. In the event, Owner may be legally liable in damages to said other guests. Guests should be aware that unauthorized "holding over" has been construed as a factor in establishing "malicious continuing occupation" of rental property, which may entitle Owner to treble damages in any unlawful detained action. Guest also recognizes the unauthorized "holding over" could be grounds in court as a cause of action for intentionally interfering with Owner’s prospective business advantage.
20) RELATIONSHIP OF PARTIES: It is specifically agreed and understood that the relationship between the parties herein shall be deemed to be of proprietor and lodger or Guest as opposed to a
relationship of landlord/tenant. Guest specifically waives and make inapplicable to this lodging the provisions of North Carolina landlord/tenant Law.
21) REMEDIES: In the event of a default to the Rental Agreement, particularly, but not limited to Guests unauthorized "holding over" or those acts mentioned above in this agreement, and in addition to all other rights and remedies Owner may have at law, Owner shall have the option, upon written notice or as the Law may hereinafter provide, Owner may immediately re-enter and remove all persons and property from premises. In such an instance, the Rental Agreement will be terminated, and Owner shall be entitled to otherwise recover all damages allowable under the Law. The Guest, as part of the considerations of this special rental, in recognition that this property is booked in advance by other Guests throughout the year, hereby waives all claims for damages that might be caused by Owner; re-entry and taking possession of premises or removing or storing property as herein provided, and will hold Owner harmless from loss, costs and damages occasioned thereof, and no such re-entry shall be considered or construed to be a forcible entry as defined in the North Carolina Code of Civil Procedure or other similar statutory provisions. Further, if for any reason Owner is unable to deliver possession of the premises to Guest at the commencement of the term specified in the Rental Agreement, Owner shall refund amounts paid by Guest, but shall not be liable for any other damages caused thereby.
22) ATTORNEYS FEE/DEFAULT: If any legal action or proceeding (including default, non payments, etc.) arising out of or related to this Rental Agreement is brought by either party to this Rental Agreement, the prevailing party shall be entitled to receive from the other party, in addition to all other relief that may be granted, the reasonable attorney's fees, costs and expenses incurred in the action or proceeding by the prevailing party.
23) INDEMNIFICATION: Guest agrees to indemnify and hold harmless Owner for any liability arising before termination of this Rental Agreement for personal injuries or property damage caused by the negligent, willful or intentional conduct of Guest(s). This indemnification agreement does not waive Owner's duty of care to prevent personal injury or property damage when that duty is imposed by law.
24) PRIOR AGREEMENTS: No prior agreement or understanding not contained in writing herein shall be effective. Furthermore, Owner, other than what is specifically written and set forth herein, makes no other or further representation regarding the nature, character and quality of the premises to be rented, and no representation shall be deemed to exist or be material unless and until it is reduced to a writing and signed by the parties. This Rental Agreement may be modified in writing only, and must be signed by the parties in interest at the time of the modification. It constitutes the entire agreement of the parties. If any provision in this contract held by any court to be invalid, void or unenforceable, the remaining provisions shall never the less continue in full force.
25) FORUM SELECTION, JURISDICTION, LAW AND VENUE– The parties agree to the exclusive jurisdiction and venue of the District Court of the State of North Carolina for Dare County for the resolution of all disputes arising under this Agreement. The sole and exclusive venue (i.e. place where lawsuit may be filed) for any legal proceedings shall be in the County of Dare, North Carolina. Guest expressly waives any other right or privilege with respect to the election of venue or court (i.e. state or federal) and location of the venue of action. GOVERNING LAW – It is expressly agreed that this Agreement shall be governed and construed by the laws of the State of North Carolina only, irrespective of the state of residency of Guest.
Disclaimer:
Renters understand that the Homeowners are not responsible for any personal injury caused by slipping on wet pavement or surfaces, and that tenants are responsible for exercising care when surfaces are wet or slippery due to weather or use of hoses to wash down areas, and further, that the homeowners are not responsible for any personal injury or loss or damage to tenants’ property caused directly or indirectly from foul, inclement weather conditions, Acts of God or nature, failure of heat,
accidents related to fire, heaters, stoves, tenants’ failure to take adequate precautions around wet areas, or any unforeseeable circumstances.
Under no circumstances will Tenants or their guests hold the Owners of the Vacation Rental responsible for any damages or claims of any kind resulting from their stay, except for intentional acts of harm.
This agreement and disclaimer applies to Renters and all guests in the Renters’ party.
I, the Renter, have read, understand, agree to, and will abide by this rental agreement and all conditions stated herein.

Our family warmly invites you to experience a stay in our tiny home, Sea La Vie. Centrally located in Rodanthe, North Carolina on Hatteras Island.
We hope you will find Sea La Ve to be as charming and cozy as we do. With lots of warm lighting, comfy furniture, a bonus outside shower, and private beach access it is the perfect spot to come and escape reality! The beach is located at the end of our road and can be reached by foot in less than 5 minutes, but also feel free to drive.

Parking:
Parking is located on the left side of the house in front of the Sea La Vie sign.
Beach access:
The beach is located at the end of the driveway. You may walk (less than 5 minute walk) or drive.
Please use the driveway located next to the Sea La Vie parking spot.
Vizio Smart TV:
Netflix is included and is already set up for you to enjoy. The remote is located on the sofa table in the living room.
Air conditioner:
The AC (window unit) will always be set to high upon your arrival. Feel free to set it to your comfort level. Please DO NOT run the AC with the windows open.
Beach Supplies:
Two beach chairs and one umbrella are located on the north side of the tiny home for your use. Please RINSE them down after each use and hang them up on the designated hooks.

A code will be sent to you on your check in day.
Hot water heater:
Because this is a Tiny House, most of our appliances are tiny, including, but not limited to, the hot water heater. Please consider the small size of the hot water heater and plan accordingly for shower and dishes. You may not have enough hot water to do both of those activities back to back.
Please keep your music to a reasonable level. Our town has an eleven o’clock noise ordinance.
Enjoy our beautiful beaches, located just behind the house. You can drive or take a short less than 5 minute walk. Please be courteous if you take food and beverages to the beach! We strive to keep our beaches clean, so be sure to remove all your trash and belongings. Feel free to use the two beach chairs and umbrella we have supplied. They are hanging on the outdoor shower. Please DO NOT leave chairs and umbrellas on the beach and remember to rinse them after every use, using the garden hose.
Please be sure to rinse your body and feet after a day at the beach. It will make life a lot easier if we can keep the amount of sand we track in the house to a minimum.
Please DO NOT leave the AC running while the windows are open. The home has a great cross breeze so feel free to take advantage of the cooler, breezy days if you wish. Be sure to turn off all lights if you are going to be away from the home.
Check out: Guests are required to strip linens from beds and place them in the designated laundry basket. Guests are required to have dishes washed and put away, and trash taken to outside receptacle upon departure. Please set the AC on high before you check out.
Hosts of Sea La Vie are NOT responsible for lost, stolen, or damaged property. Guests WILL be responsible for damage to the tiny house. Please feel free to reach out with any questions or concerns. We are just a call or text away.
