When you book, please let me know that these work for you.

RENTAL AGREEMENT. Guests when they book will be sent a link to a Rental Agreement that is required to be electronically signed AT THE TIME OF BOOKING. Please let me know right away if you're having any technical problems doing this.

GUEST PHOTO ID. For safety of my property and all other guests, each guest upon signing the agreement is required to provide a complete (no info hidden) copy of their government-issued photo ID.

To guests who value their privacy: no parties will have access to or view their IDs other than me in my one-person, one-location operation, as they are stored in an encrypted server that only I have access to, and no biometric scanning or analysis are ever conducted on any of them.

TWO GUESTS MAXIMUM. The maximum number of Guests allowed to stay in the Patio Cottage is two (2).

ADDITIONAL GUEST(S). The Patio Cottage is open only to the Guest(s) already booked. If you would like an additional person to be added as a Guest during the Rental Period, you are welcome to make a request for this change. If it can be accommodated, the rental rate will be adjusted accordingly, if at all.

CHILDREN. The Patio Cottage is not a suitable rental for children or infants. A child is defined as any person under the age of 18.

VISITORS. For this property to maintain its short-term rental license, it is required by the City to limit the total number of guests and their visitors on the property.

Because of this, visitors of registered guests may possibly be permitted onto the Property ONLY after guests have first checked with me about it. This includes any person(s) you may wish to come visit you or to assist you with checking in or out.

MAIL AND PACKAGES. If Guest wishes to receive mail or packages during their stay, they must have them sent to another address and not to this property.

Guests can legally have mail and packages sent to the local Piedmont Post Office, which is only a few blocks away, at:

DELIVERIES. For the security, safety, privacy and comfort of all guests, delivery personnel are not at any time permitted past the gates leading to the back or side patios. Deliveries must be made either at the front door of the main house or at the gate to the side patio, where Guest can greet the delivery personnel to receive their items.

PARTIES/EVENTS. The city of Portland does not allow any parties or events hosted by guests.

PETS/ASSISTANCE ANIMALS. Due to health restrictions, the Patio Cottage is unable to accommodate any pets or companion or assistance animals.

NO TOBACCO SMOKERS. The entire property is restricted from smokers of tobacco anywhere at any time, either inside or outside, or at the curbside.

SHOE-FREE AREA. A "Shoe-Free" policy inside the Patio Cottage ensures that the floor and rugs stay squeaky clean for all guests to enjoy. Provided by the door are clean wash-and-wear slippers for you to use, if you'd like.

FIRE SAFETY. For the safety of the property and its inhabitants, the lighting of candles, incense, sage, and any other flammable materials is not allowed on the Property. In the case of emergency, a fire extinguisher is on the kitchen counter.

CANNABIS. Consumption of medical and recreational marijuana (cannabis) is legal in Oregon. If you would like to smoke or vape cannabis, you may do so outside on the patio after first checking with me, in order to ensure that no other guests staying on the property at the time have expressed sensitivity to the scent.

Smoking or vaping of cannabis is not permitted inside the rental.

If you are sensitive to cannabis smoke, please let me know when you book so that I can ensure that other guests will not be smoking it on the property while you are here.

GUEST SATISFACTION/REVIEWS. I am available to make your stay as pleasant and comfortable as possible. If you come across even the tiniest of issues preventing that for you, please let me know right away so that I can resolve it to your complete satisfaction while you're here.

ABOUT THE SPACE
The eco house is a separate 800-squre foot home accessed through a courtyard alongside the main house. Light and airy and featuring reclaimed wood, the house is constructed for environmental sustainability and energy efficiency with exceptional indoor air quality. The house features oak floors throughout, low VOC finishes, wood windows, salvage fir trim and cabinets throughout.

The house has two bedrooms and master bath upstairs and a half bath downstairs. The house has a high efficiency heating/cooling system for year-round comfort. The space has a full kitchen, with new stainless appliances and granite countertops. Tea and coffee beans are provided. Additional groceries can be purchased nearby at the neighborhood grocers: New Seasons Market and Hawthorne Fred Meyer.

The living space has french doors that open out to the courtyard. A large dining table also provides a comfortable laptop work space to use with the dedicated guest wifi network. Summer guests can enjoy the cool of air conditioning unit. The bedrooms feature white oak floors, queen beds with brand new natural latex mattresses for comfort, health, and environmental sustainability. Super soft 100% cotton sheets are provided for your comfort. To maintain guest privacy and comfort, there shades on all windows. The master bathroom is adjacent to the bedrooms and has a full size tiled shower and large sink with ceramic countertop. The house also includes front load washer and dryer. There also is a half bath downstairs adjacent to the living room area.

Located close-in to downtown, the neighborhood is walkable to everything. Zipcars also are conveniently located a few blocks away and the bus stop for the 10 minute trip downtown is one block south.

A cozy cottage in the heart of The Willamette Valley. Walk to restaurants and tasting rooms and then relax on your own front porch or barbecue on your private back deck. A historic cottage built in 1920 with period-correct furnishings but with all of the comforts of a modern home, such as screaming fast WiFi and central heat and air. The home is furnished with antiques to make you feel like you've stepped back in time.

Amenities:

The Valley Wine Cottage comes fully stocked with everything you will need for your stay - from half and half and a selection of coffee and tea for your morning repast (perhaps on the front porch rockers?) to varietal-correct Riedel glassware for wine lovers, to toiletries (including bath salts for the restored vintage tub).

Each bedroom comes equipped with two fluffy robes and slippers, a hair dryer, space for hanging clothes, shelves and a luggage rack. Each bedroom is light and bright with two windows (but with blackout curtains so you can sleep in - as you should on your vacation!). Newberg is the very heart of Oregon Wine Country. There are over 300 world-class wineries within a 20 minute drive to our house and 10 tasting rooms within walking distance of our cottage. We are also just blocks away from the Hoover-Minthorn House Museum - the childhood home of President Herbert Hoover. You can take a short stroll to the historic Cameo Theater, which shows first-run movies in a historic gilded theater. Newberg is also home to one of the last remaining drive-in movie theaters on the West Coast. If visiting your college student at Nearby George Fox University you can walk or take a two-minute drive. We are blocks away from world-class dining (including "The Painted Lady," which is voted Oregon's best restaurant), antique stores and coffee shops.

How to get around:

You can walk to tasting rooms, restaurants, antique shops and historical sites. It's a short drive to Wineries and World-class dining. You can walk or take a 2 minute drive to George Fox University. Uber usually takes 5 minutes to arrive.

Fully appointed kitchen, laundry and outdoor spaces make this the ideal place to call home for a long weekend or extended trip. The home was fully renovated in 2017 to include brand new central heat and air conditioning, a new water heater (for luxurious baths in the restored clawfoot tub) and new electrical wiring and plumbing. You'll only feel like you've stepped back in time.

The home is appropriate for long stays (visiting winemakers or traveling distributors?) or for business travelers with a designated desk area stocked with office supplies, and screaming-fast Fios Wi-Fi.

Come shelter in a beautiful place! We are using enhanced cleaning procedures and keeping the cottage vacant at least 24 hours between guests. We sanitize all high-touch surfaces before you check in. We also provide masks, hand sanitizer and Lysol wipes for your stay. Many restaurants deliver to the cottage and we have lovely outdoor dining space on the back deck. "Best Tree House I've ever seen!" Recent Guest

Let the kid in you come to play in this real treehouse held up by four trees, 18 feet off the ground. Zip line down or take a giant soaking tub. A magical stroll through the woods leads to the suspension bridge. You won't believe you're only minutes from town. Wear appropriate shoes as it is a short 2-minute hike to the tree house. At times, it can get a little slick.

The space
Three trees grow right through the deck and can be seen from all the inside windows. The deck is huge, with its own dining table. The solitude and views are wonderful. The kitchen is designed with all "retro" appliances. The fireplace lights up the dining room table and heats the space. All the walls are pine, and the indoor shower and full bathroom is made of artistic tile. The stairs are a brilliant space-saving design. Easier than any ladder or stairs I've ever seen in most tiny homes. Upstairs is a super comfy queen bed, a large "Hammock," and a couch/work space that turns into a double bed. You can watch movies suspended in the air on the hammock, looking down at the dining area. It's so comfy you might even prefer it to the high-tech mattress. There are three skylights looking straight up at the massive trees and three upstairs windows. There's air conditioning and wildlife, from owls and eagles to rabbits, coyotes, chipmunks, and deer. And you won't believe you are a ten-minute drive to all Portland has to offer, from the rose garden, council crest, hiking, and amazing food in trendy northwest like bamboo sushi, salt and straw, and voodoo donuts.

Guest access
You will have access to the Tree House, the giant deck, the Soaking tub, AND the secluded "Picnic area." And two parking spaces that lead to the 3-minute walk/trail. Please do not leave these areas, though. And make sure, if you bring a pet, they must be on a leash. Although it does not seem like it, there are neighbors nearby.

Maybe just needed maintenance. All in all very fun stay. Had everything we needed, comfortable bed, and being from a small town and outdoorsy we were very cozy!"

You'll be just two blocks away from charming downtown Newberg with its many restaurants, cafes, bars and shops. You will also be less than a mile from George Fox University and minutes away from hundreds of beautiful wineries. At the end of your day, enjoy wine on the patio with a fire pit and cafe lights. We have done our best to fill the house with everything you'll need to have a relaxing stay. Each room (two bedrooms and the living room) has a separate AC unit that is remote controlled. Each bedroom has a high-end queen mattress, comforter and black out curtains. The fully fenced in backyard and entire house is all yours during your stay.

My Tiny Creekside Retreat is a great option for crews, professionals traveling for work, and is a way safer, more secure, and affordable option than local hotels.
Hosting guests, however, who have not made the reservation itself carries additional risk and hosting challenges. As such, in our desire to support our local employers we have recently developed and released this 3rd Party Booking Policy.
1) Booking must be confirmed at least 2 hours in advance of arrival.
2) Payment of an additional $150 refundable cleaning deposit via an Airbnb resolution center request will be required prior to arrival.
3) A contact name and verifiable cell phone # must be provided for at least 1 of the guests who are staying. Contact will be made with them prior to their arrival to verify their ID and ensure they are aware of the expectations during their stay.

I would invite anyone looks not for a quiet outdoors feelings to look into this property for your family!" - "Great quiet little getaway. 2. We have a no-animals-on-the-furniture policy. That includes beds and lofts too!
3. Our limit is 1 pet per stay, unless we've chatted and made special arrangements.
4. Cat lovers, bring your own litter box along for your feline friends.
5. We've got you covered with pet waste bags—please use them for clean-ups, every single time.
6. We're all about quality time together, so no leaving furry friends solo in the home; even in a crate.
7. Oopsie moments happen! If they do, there are handy cleaning supplies under the sink.
8. A daily sweep of the house will do wonders, and is required, to keep fur from taking over.
9. Guests at our Creekside Cottage, we've set up a pup relief area on the side of the house (with a sign!) to save the lawn. Feel free to use it, or any other spot on the property except the front lawn.
10. During your stay may encounter our friendly young barn cats and our very tame, large, free-range bunnies outside. If your pup s prone to chasing bunnies or are particularly reactive to cats, or any unexpected outdoor critters, this is likely not a good fit for your needs.
11. Disruptive pups (uncontrollable barking, digging, etc…) will be asked to leave and will not be eligible for a refund.
12. If you play by the rules, your deposit is returned to you. However, after any rule-bending (including extra laundry, cleaning, or upholstery work), know that it's not gonna’ come back to you. Plus, intentional rule breakers might face extra fees. Let's keep things snazzy!

Our property is tucked away on a quiet residential side-street, lined with charming, unique homes and colorful gardens. Enjoy stress-free parking and leisurely strolls to nearby cafes, bars, and restaurants.

We host two separate units on our property: each completely self-contained (no shared spaces) and with their own private entrances.

The Cottage unit, nestled behind the main house, looks onto the green backyard. Enjoy restful nights on a supremely comfortable Beautyrest Black queen mattress (+ optional queen sleeper sofa). Entertainment is a breeze with our projector and Roku for movie nights, and the steamy rainfall shower offers a refreshing escape. The fully equipped kitchen, complete with quality All-Clad cookware and other essentials (oven, stovetop, microwave, oil, spices), makes meal prep easy.

Though a petite 400 sq ft (see our floor plan in photos), the Cottage's thoughtful design feels surprisingly spacious for 1-2 guests. While it can accommodate up to 4, it's ideal for couples or parents with young children, as the sleeper sofa is in the main living area.

Welcome to Owl Forest Studio, a cozy retreat designed exclusively for couples seeking a peaceful getaway. Tucked away in a natural setting, this private haven offers an ideal escape for those looking to reconnect and unwind.

You'll find a charming personal garden space surrounded by mature greenery and towering Doug Fir trees.

The highlight of this retreat is a private secluded hot tub, discreetly located off the deck between camellia and Andromeda trees. It's a tranquil spot to enjoy the garden views and each other's company in complete privacy.

Owl Forest Studio caters to couples, whether you're celebrating your love, taking a break on a journey, or exploring the Portland area. You'll have your own separate entrance and off-street parking, ensuring a secure and private experience. For your safety, there's a single surveillance camera on the driveway .

With nearly a quarter-acre dedicated solely to Owl Forest Studio, you'll enjoy ample visual privacy despite being on a moderately busy street, which may result in some traffic noise during peak hours.

Important note: The studio is attached to the main home, separated by a locked door and 2 unused rooms. We offer complete privacy, you will not hear us and we won't hear you.

A Light Footprint

In creating our studio, one of our goals was to recycle and re-purpose as much as possible. We had fun doing it and thought we’d share this list with our guests:

*The masonry for the patio came from a Portland school when they updated.
*The rocks that surround the patio were buried in the gardens here from the ‘50s.
*The decking was removed from Rob’s brother’s house (with permission:) and reinstalled.
*The deck framing and masonry supports came from an online ad - the owners were re-designing their back yard.
*The ceiling in the apartment is original. We removed the sheetrock, painted the beams, and left the fir attic decking alone. If you look carefully at the ceiling you’ll see the blue grading marks on the lumber from 1945 or so: 3,3,3,2,3 etc
*The wood frames inside the wall niches came from old cedar barn wood.
*In early 2015, we installed a photovoltaic solar panel system on the roof. You can’t see it from the driveway or the guest side of the house, but it produces enough electricity to power almost all the needs of the house, including the hot tub.

We try to not use any herbicides, and recycle just about everything that the recycling people will take.

Guest access
You have complete privacy in your enclosed, almost 1/4 acre garden area. Your own private entrance is accessed from your private driveway . There is a locked interior door connecting to the main part of the house.

We use a keyless entry system. Each guest receives a unique access code 1 week before arrival.

NOTE: The driveway is monitored for security purposes. There are no other surveillance cameras on our property, either inside or out. Your privacy and comfort are valued and extremely important to us.

Other things to note
Oregon has legalized recreational marijuana use, but it is not legal to use it in public. You are welcome to take advantage of the privacy of the yard/garden, but please do not use in the apartment. We want you to enjoy the space we have provided for you, relax, and have a good time!
