This cozy little suite is only blocks away from the city of Austin, yet feels like a cabin in the woods. The suite is sectioned off from the main house so you'll have your own kitchenette and bath area. Your doors open onto and large and under utilized back porch. Even though other guests are not restricted from exploring the backyard or back porch, they rarely do, so this feature of the house will be a nice outdoor refuge for you. A shared laundry is in the carport.

The space
The place feels like being in the Captains quarters of an old ship. We refinished the old kitchen table to match the wood ceiling and floors. With that we are calling it The Boathouse. In spite a small space, it is very efficient. There is plenty of room to sprawl out. Luggage fits perfectly under the bed. The large kitchen hutch can be your pantry and a place to store toiletries. It is the perfect size for the space and for prepping a meal! Privacy curtains and blinds are throughout the entire back wall of windows. Closed up to keep it dark for sleep and open for good light inside. Looking out you'll see the back porch and the rooftops through the neighborhood under a canopy of trees featuring acrobatic squirrels leaping limb to limb and tree to tree.
When you arrive you'll walk the entire length of the main house as you go through the carport. Your area starts after you walk up a few steps to your entry on the left. You will not be disturbed and you will not disturb anyone. Recent carpentry created soundproofing between the two areas.
The kitchenette includes a microwave and small fridge along with a few other electric food prepping devices. You'll have everything you need and if you don't, we want to know so we can deliver it to you.

This is a country setting with all things associated with an outdoor environment. From animals to bugs. There is a creek across the road. Access to the creek is only allowed from the boat launch in the neighborhood. House has a large fenced in yard, so bring your pets and let them play. Very safe and clean. If you’re looking for a weekend private retreat, this cottage would suit you perfectly, you’re next door neighbor is at least 80 feet away and the whole neighborhood is super quiet.

Equipped with a 30amp RV hookup. Bring your RV if you prefer. 2 bed rooms of queen size beds 1 full size & bunk bed. Couch, pool table and sitting areas.

Guests can use the total facility and all amenities in and outside of the house . Large parking spaces can accommodate cars, a boat and trucks .

Matagorda well known East bay is less than a 10 minutes boat ride away on caney creek ., Matagorda, Tx is 41 min by car. Surfside Beach is 47 min by car. Galveston, Tx is 1 & 1/2 hrs by car.
Great fishing for reds, trouts, drums and year round flounder at Mitchell cut. Boat access only at this time. Bring your bay boat to do some fishing .
Sargent Beach is also a quick 5 minute drive away on 457 hwy to the bridge. Access to the left past houses. No access to the right at this time.

The space
There are 3 bedrooms plus a private sunroom that sleep 9 people in comfortable beds.

Bedroom #1 has a bunk bed with a twin on top bunk (per the manufacturer Top Bed of bunk bed weight Capacity 160 lb.), full size bottom, and twin pull-out trundle bed.

Bedroom #2 has a queen bed.

Bedroom #3 has a king bed with private bath ensuite and an attached sunroom that has a twin daybed and a twin trundle, a couch, and closing barn doors for privacy.

The living room has a large comfortable couch and sitting chairs with a smart TV. The updated kitchen is fully stocked with cooking and cleaning essentials including complimentary coffee and tea.

Outside you'll find a private oasis in the back yard including a large covered wooden deck with dining table and extra chairs. The stone fire pit is perfect for enjoying the chilly hill country nights under the stars. There is plenty of grass space to play yard games or get some fresh air.

For guests traveling with an RV, there is a 50 AMP power outlet available next to the driveway.

The space
Enjoy the tranquility of front porch sittin’, bird watching, the relaxation of Frio river floatin’, or gorgeous hiking at Garner Park. We are only a few miles away from both Garner State Park and thr Frio River (the Third Crossing drop off spot in Concan).

Our property is near the highway so there is a bit of road noise. We’ve built a 10ft cinderblock wall at the front of the property to help with the noise.

This area is surrounded by birds, who make daily appearances in the morning. So far, we’ve spotted an Indigo Bunting, Vermilion Flycatcher, Eastern Bluebird, and even the rare Golden Cheeked Warbler!

We do not have tv, but we do have WiFi. This is truly a place to get away from it all, and enjoy nature, friends, and family.

Feel free to browse our orchard and pick fruit when in season, or select fresh herbs from our herb garden for cooking. We have apple trees, plum trees, a fig tree, pear tree, apricot tree, and a peach tree. All of our trees were planted with you in mind. We hope you enjoy our fruit as much as we do!

1. Steep Walkway:
Please note that the walkway to the dock is steep due to current low lake levels—use caution when walking down.
2. Uneven Pathways:
There are uneven paths leading to the home. This is a charming, older lakehouse with a rustic feel, so be mindful when walking around the property.
3. Dock Safety:
For safety, please do not jump into the lake from the dock—water levels can be low and may pose a risk.
4. Water System Notice:
We’ve recently upgraded the water filtration and pump systems, but silt can still build up. If you notice any drop in water pressure or flow, please let us know right away. Our handyman lives next door and can respond quickly.
5. A/C Use Reminder:
Please keep the main A/C set at 70°F or higher to avoid freezing the system—it’s an older unit. We’ve provided window units and a split A/C to help keep the home comfortable, so feel free to leave those running.
