Breakfast was excellent, it was like real good home made breakfast. In the room, they have tvs and a whole bunch of board games and puzzles and even more at the reception area. Two blocks away from our room we enjoyed a beautiful river and they have two clean outdoor hot tubs which we tried and loved. The room and the lobby had many complimentary drinks and snacks, all very good for adults and kids. They really cared to make our stay very comfortable and enjoyable. I definitely recommend this hotel and if we ever were to visit Vermont again, l would not go anywhere else. "

The space
Enter the Field site 70 yards south of the farmhouse. Long Drinking water line for the site is found down below the farmhouse where there is a drum with ext cords too. Please do not leave an open ext cord laying in the field. Well water tested and delicious. Recycling free pick-up when container provided is used. $7.50 if we take your trash - large bag provided. Firewood tubs $11.

Guest access
You have a large site on 35 acres of the farm and you can access all the land in front of you … where we also have a disc golf course and trails that go for miles.

Located in the heart of the Bolton Valley Resort in the West wing of the main lodge. My bedroom offers an affordable option for a small party looking to enjoy all that Bolton Valley has to offer. The unit including bathroom, closet and bedroom is about 287 sq feet. Attached is a north facing balcony. The room comes with a 55" TV with standard channels, two full size beds, a microwave and an inflatable twin size mattress located inside the closet.

The space
Pets are not allowed as per the rules of my condo association. I have nothing against pets, I would allow them if I could. If you have stayed in my unit previously and brought pets I apologize but I will not be able to reasonably accommodate your pets as guests. The only exception to this are service animals. Service animals are permitted and welcome. The amount of people and/or animals (service) should not exceed 5 at any one time in the unit.

Young children, and babies are allowed however be aware that the room is not 'child proof'. This should go without saying but parents and guardians are responsible for any minors that are accompanying them. I am reasonably tolerant of noise. I don't mind if guests want to turn the TV up to regular volume even if it is late at night, babies crying or kids just being kids occasionally. Keep in mind though if I receive a complaint from the hotel or neighbors or if I feel noise if truly excessive guests will be asked to adjust their noise level accordingly within reason. Any noise that makes the ground shake (subwoofers for example is not allowed)

The room has a non-operational phone jack. No phone is provided. I have never had a problem with cellular signal. Smoking (this includes incense) is not allowed. No open flames (candles) are allowed.

Guest access
The room is co joined to the adjacent unit by a two way door that is lockable from both sides. The other unit is my personal living space and is off limits unless I specifically invite you in. Guests privacy will be respected. The only time I would ever enter your room without your knowledge or consent would be if I suspected harm to the room, another person or if I suspect some sort of illegal and/or very disturbing behavior. I consider smoking harm to the room and if that came to my attention you would be required to leave immediately.

Other things to note
There is no set check in time. Check in will be determined on a case by case basis usually determined by my work schedule and whether another guest stayed the previous night. Under arrival guide the system defaults to a 3 pm check when clicking the 'view' button. This is not accurate, it is a flaw in abnb format as the official check in time for my rental is 'flexible'. I would say 97%-98% check in would not be later than 6 or 7 pm. I will always notify any guests as soon as possible if a check in time is going to be later than 12 noon. I generally prepare the room the night before a guests arrival if possible.

If you make a reservation with less than 24 hour notice you may not get the check in time you desire. I have a varying work schedule. Generally speaking guests in my unit have until 10 am to check out. If you make a reservation at night the previous day and I have not had a chance to read your message until the following morning. I may not be able to accommodate you as you wish in regards to when you can check in. In short you will get the room but it may not be ready for you until very late in the day or even until night time.

I allow free cancellation before the day of check in. Last time I checked and to the best of my knowledge in order to get auto refunded by abnb a cancelation needs to be submitted before 3 pm EST of the day prior to check in. It is your responsibility to initiate a cancelation request. If you are not auto-refunded but you submit a cancelation request and it is before the day of check in (i.e up to 11:59 pm) I will more than likely approve the refund. If you initiate a cancelation on the day of check in I will almost certainly NOT approve any type of refund as I would not have a chance to rent the room to another guest.

Guests should park in the four main lots. The four main lots are off to your left when coming up Bolton Valley Access road and are encircled by Sports Club Dr and Bolton Valley Access Road when looking at google maps. DO NOT park in the parking garage or the lots marked Courtside Condominium parking. It is permissible to park in the parking garage or along the fire lane by the Clocktower lobby for a short period of time purposes of loading and unloading luggage. You do not need a parking permit to park in the parking lot.

Other random things to note. Their is free internet access at the Bolton Resort. The network is Bolton_Wireless and no there is no password. There are two beds in the room. If only one bed has been slept in please leave it slightly messy. it is permissible even encouraged to leave the bed slightly messy when checking out of the room. This lets me know the bed has been slept in and that I should change the sheets. I don't like doing more laundry than I have to.

Welcome to my home with easy access to Dartmouth College (7 miles), Dartmouth Hitchcock Medical Center (9 miles) and an Advance Transit bus stop (.4 miles) away. My home is situated in a quiet residential neighborhood bordered by forest. Bask in the sunshine while sitting on the large back deck or front porch. The apartment has a private access on the side of the house. The apartment is on the second floor with french door access.

Other things to note
Amazing recreation opportunities right out the door, and a short drive. Wallingford is 2/3 National Forest and the Appalachian Trail is just a few miles up the road. You can walk to the Otter Creek (trout stream) or Elfin Lake town beach which are both less then a mile away. Okemo is 30 minutes away, and both Killington and Mt Snow about 45 minutes away.

If staying longer then 30 days you will need to sign a rental agreement and send me a copy of your license to confirm the listing.

We are available via text if you have any questions or need anything. We live on the property but will leave you alone unless you request interaction from us. We have two dogs that live on the property with us. There is some occasional barking in the neighborhood. The space is very well insulated from sound.
