This nice and cozy tiny space studio has a private entrance and is adjacent to our home on our 2-acre property at 9100 feet of elevation with great views of Pikes Peak and the surrounding mountains.

The space
We moved to Colorado from Minnesota 18 years ago and discovered family and friends like to visit us now. ;-) As the home we purchased is a bit small, we decided there was a need for another space for guests so we built this studio apartment. It's a cozy little space for 2 with all the conveniences for a short trip away from home. Also perfect for those wanting to try out tiny home living.

It is a 230 sq ft space with combined living and bed room area and micro bath that combines the shower (3'x3') and toilet in the same little tiled room. The kitchenette has a sink with mini fridge and microwave as well as a hot plate with cookware and dishware for 2.

We really DO NOT have air-conditioning. It is rare that the temps get warm enough at 9100 feet of altitude to need air-conditioning. The climate is also very dry so even warm temps are comfortable.

Service or Emotional Support dogs may have been on the property:
We have a no pet policy so we can accommodate folks like us with pet dander sensitivities and allergies however Airbnb does require us to allow service or emotional support dogs on the property.

For those folks with sensitivities or allergies to animal dander, know we do take extra effort, at our expense, to clean the property after a guest with a service dog but we do apologize if you have any adverse reaction. Unfortunately it is nearly impossible to completely and absolutely remove dander but we can let you know how long it's been since a dog has stayed on the property.

SMOKING AND OPEN FLAME POLICY
No smoking of any kind anywhere in the space or on the property. Smoking at the end of the driveway is also unacceptable.
No candles or open flames of any kind in the space or on the property.
Fire danger is great in our dry climate.

Guest access
We also rent out our home so there may be other folks on the property. The spaces are separate buildings so you may not even notice others are around. We have found our guests to be really neighborly when we do run into them. Feel free to say hi and share your travel experiences.

Other things to note
This is mountain living so take care when on the property. Lots of gopher holes and uneven ground. The views are spectacular but with that comes the risk of a windy day once in a while too.

COLORADO WINTER TRAVEL:
There is a possibility of snowy roads anytime from September through April. It's such fickle weather. One day can be sunny and 50 degrees and the next day a 6-inch snowfall. Generally the roads clear up within a day or two of a snowfall so the impact isn't too troublesome.  

If you rent our place in this time frame, be sure to drive a vehicle with good all season tires. All wheel drive isn't usually necessary as our driveway is flat and the road to the house is plowed often.  

If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate. The boardwalk will be shoveled too when the driveway is plowed. 

There will be a shovel and broom available if you would like to clear any snow on or around your vehicle or snow on walkways.

Use caution during any snowfall as steps and walks can become unexpectedly slippery.

The space
One half of a historic adobe duplex consisting of two studio apartments built in the 1940s by a famous Grand Junction artist. The property has more than an acre with a small pond, established gardens, and many fruit trees.

Other things to note
We have open irrigations ditches around the property that gravity-feed our landscaping. This creates a lovely and peaceful environment, but you can occasionally hear a gurgle from the pump behind the house if you have the windows open.

This is an old earthen home, and while we keep it as clean as possible, there are sometimes a few bugs that seem to believe that it's their space too. If seeing a daddy long leg in the conner will ruin your stay, this might not be the place for you.

Originally built as a silver miners hotel in 1800’s and has been in the same family over 100 years. We take great pride in keeping the property historic and not renovated. Step back in time to aged cracked wallpaper in areas from the 1920’s. The floor creaks, the house is crooked, this is an experience, not modern. Most of the furniture is original antiques from the proprietors past. The bathroom is shared but easily as our guests are adventurists and leave at all different hours of the morning.

Parking is convenient. Check in is easy. Stairs climb is required. Rooms are small, vintage and aging. The hype inside ranges from calm and quiet to busy flowing with energy. The bathroom is European style-toilet is separate from the bath sink. This is a building of shared spaces and full of life from children to pets and people from all walks of life.
You are welcome to join to company or hideaway in your own comfort.

Guest access
The property was built in 1884 as a HOTEL. There are 2 front doors, one in which is guest private entrance that is separate from the family residing on the first floor.
Smoking is permitted on the patio. Be mindful of guests who dislike smoking.
The bathroom can be very busy depending on the time of year. Examples are skiing, everyone is up together. Hiking everyone is on separate start times. Just be respectful of your time in the bathroom and consider usage during less busy parts of the day.

Other things to note
Hot breakfast has currently been suspended. There are still your homemade favorites quiches, muffins and cookies available. All pre-wrapped and ready to reheat. This ensures limited number of guests in the breakfast room at one time and still offers the goodies you love.

Lovely Guest House one block from Sloan Lake Park. Private entrance with self check-in and off street parking. Very walkable to shops, restaurants, breweries and more. Easy access to Downtown Denver, Red Rocks, Empower Field, Ball Arena and Highways to the mountains or Denver Metro. The guest house has everything you need with full kitchen and an "eat-in" kitchen island. Washer and Dryer available during your stay.

This is a guest house located above our garage. It does require stairs to access the space. The entrance is private and the front door can be opened with a keypad.

This adults only booking gives you access to the garden level Ocean suite with a private entrance. This is a two room suite with a King bedroom and memory foam fold out and Jacuzzi tub in the other room. Escape to the country with a stay on our quiet one acre lot in the Grand Valley.

The space
This is a great way to check out our lodging and the area at a discounted price. This room typically rents for an average of $225 per night. The published rate is for 2 guests and there is a $20 per night fee for a third guest.
Please let the owners know if you pan to bring your dog and there will be an additional $50 fee per pet (2 dog max) Note: dogs must be in a crate when left alone and are not allowed on furniture.

Guest access
This booking is for the private suite only. Owners live onsite and other guests may be staying in the main part of the home. Only registered guests are allowed on the property.
The fire table, fire pit and grill are off limits unless you have advance permission from the owners.

Clean and comfortable 2 bedroom apartment that is 2 minutes from the fantastic Tennyson Street strip. Restaurants, bars, parks, shopping, golf (both indoor simulators at Broadway Country Club bar and outdoor golf course Willis Case), and tons of outdoor activities all at your fingertips. The apartment is separate from our house so you will have total privacy at all times.

The space
2 spacious bedrooms with lots of light. Each bedroom has a comfortable queen bed. There is a jack and jill bathroom that guests will share.

The kitchen has a large fridge, dishwasher, sink, lots of cabinets and counter space, a microwave, and a coffee maker.

The kitchen has plates, utensils, bowls, cups and some cooking supplies.

Guest access
We will provide a code in advance of your booking so that you can access the property on your own at any time.

Guests can access the apartment directly via an entrance through the alley.

The apartment is a fully furnished guesthouse on our property, in the desirable Berkeley/Tennyson neighborhood.

10/10 walkability to Colorado wonders: Tennyson St and Highland Square shopping districts, several local parks and 2 lakes. Close to bike and bus routes, 10 minutes to downtown Denver and a 1 mile drive to I-70 meaning easy access to the Colorado Mountains.

The House:
Built in 2020 above our detached garage, this 2 bedroom, 1 bath jack-and-jill guesthouse is in a prime location for accessing all that Denver and Colorado has to offer, while feeling like you're staying in a quiet, cozy retreat.

We are 3 blocks to the closest grocery store, 3 blocks to the amazing Tennyson Street (food, drinks, and shopping!), and 1 mile to the other nice area for shopping- Highlands Square. Both host farmers markets in the Spring through Fall on Sunday and Saturday, respectively.

You will have a dedicated spot directly adjacent to the front door of the guesthouse (it is best for compact cars); although there is plenty of free parking space along Raleigh and Quitman Streets. Easy access in & out from our back alley. Note that you'll need to walk up one flight of stairs to get to the apartment.

Because our home is located on the same property as the guesthouse, we are immediately available for any questions, guidance, or just a welcome to Denver. We leave the amount of interaction to our guests.
