A welcome email was sent when we were on the train , on the way to the accommodation, informing us that we need our own sheets, duvet covers and pillow cover. We had to buy our own . As we arrived the kitchen floor was full of ants and we had to buy some disinfectant and spray salt water to make sure at least they don’t get to out kids’ bed. But unfortunately they did. My son woke up with a massive itchy rash on his leg . The ants were everywhere, even on his pillow and bed sheet. The internet is as also not working and had to use our own data. I called the owner, mr Mohammed , to inform him about what was going on and he showed no sympathy at all and kept saying that the ants might be there because of the rain and they will have a look . He then mentioned that the internet was a discretionary added service that was not actually included in the price of our accommodation. He provided us with a number to book an engineer and sort it ourselves. We tried to spend as much time as possible away from the caravan because of the ants invasion. We were not able to even enjoy a cup of coffee. And there was no outdoor table or patio in front of the caravan to sit . It was by the main road and had to put up with all the noise. "

However when I arrived for my stay my key collection was very stressful. It was January and check in time was 6pm onwards so the property was in the dark. Then I had great difficulty understanding how to collect the keys from the safe box for the apartment. The key holder was stiff, there was no explanation how it worked and when I called the property manager for help it went to voicemail. My phone was running flat battery and left me feeling anxious. From this experience I would recommend outside lighting for the property during winter season and an explanation or drawing of how to use the key safe. Con’s: with regard the cleanliness, the bathroom and toilet had not been cleaned very well and there was mould on the tiles in the shower and corner of wall by toilet which made it smell a bit musty. I was unable to use the washing machine as that too, was terribly mouldy. This would not put us off returning as I’m hopeful that these small problems can easily be fixed with a good deep clean, but was not expected in such a lovely house. "

- "Truly Awful, very cheap beds. You will feel the bed springs all night... as the beds wobble on top of their cheap springs.. the double bed is completely unusable - it's sloped apart in the middle so that a couple will roll away form each other. We swapped over to the smaller beds in the middle of the night... The two small beds are very cheap mattresses also; the owners are trying to save money by supplying cheap beds - but people have to, 'try to' sleep on them. Bad judgement. The result is an honest review and most likely, lost business. Also, toilet was full of yellow pee. - "I made the booking via Hotel.com and 5 hours after I paid I had an email that I had to pay a £50 mandatory fee for facilities passes at the park. I questioned this as nothing was stated via booking and the price stated was the final price I paid. I had emails from a 3rd party called travelnest and also getting emails from someone asking for £50. The whole booking was a mess. Eventually I spoke to the host and he kept saying its written in the description of this extra charge when I never saw it, he gave me option of paying or cancelling the day before of leaving! I ended up paying as it was too late to book elsewhere. We never used the facilities. When arriving at reception to collect the passes, they knew nothing of it and I explained everything. The receptionist was so apologetic as some private hosts create this shadow over such a highly experienced holiday park with great service. The caravan itself wasnt too bad, however the sofas looked disgusting as had brown stains all over them and stunk. The single beds were not fit for a adult as feet were hanging off! I cleaned what I could before settling in. The shower turned cold after a few mins of hot water! Other than that the location was great. The actual holiday park Hoburne staff were fantastic and service was great. Just be weary of booking through a private host! "

Welcome to my cosy home in the delightful village of Bampton.

Easily accessible from Tiverton Parkway station and Junction 27 of the M5, it is a great base from which to explore beautiful Exmoor National Park, Wimbleball Lake, and within easy reach of Exeter, Taunton and the north and south coasts of Devon.

Bampton has great pubs, excellent restaurants, coffee shops and a bakery. A great place for cyclists, walkers, guests visiting family or attending weddings.

The space
This cosy cottage has lots of character features including a large wood burning stove, shutters and exposed brick walls. However, it has been recently renovated to include a modern kitchen and a bathroom with large shower and underfloor heating!

You will have the entire cottage to yourselves and the downstairs offers an open-plan living, dining space with the kitchen leading just off the dining area.

Upstairs, there are 2 bedrooms as well as the bathroom. Bedroom one has a full size double bed, whilst bedroom two has a small double.

Guest access
Guests will be able to access every part of the cottage.

Other things to note
The cottage is located next to a small road. The shutters and double glazing help keep out some of the noise from the cars that go by however, if you are a light sleeper we would recommend you bring earplugs just to be safe.

With regards to rubbish you can recycle most items such as:

Plastic, Carrier Bags, Cardboard, Tin cans, Foil, Glass, Paper, Magazines, Envelopes, Ink Cartridges, Small Electronic Items.

Please put recycling into the white bin in the kitchen (either cardboard or everything else) - no need to do any additional sorting it at the end of your stay, our cleaner kindly does this,

All other general waste should go in the bin in the kitchen or bedrooms/ bathroom.

There is no parking directly outside the property — Guests can park in Station Road Car Park, which is opposite the swan pub (for a voluntary donation) which is only 150m from the house.

It is also recommended to load and unload in Station Road Car Park as it is a narrow road next to the house.

Please do not park in the private car park just down the road from the cottage or use the private car park for unloading.

Detached cottage on the edge of Dartmoor. Located down a bumpy farm lane, adjacent to a private equestrian smallholding. Dogs welcome. Well equipped kitchen, good quality sofas and beds, unlimited FTTP superfast WiFi, reserved car parking space with EV charge point (see ^ below), gas central heating and wood burning stove for a cosy winter stay, air-conditioning for a comfortable summer stay.

The space
Our aim with Squirrels Drey is to provide good value for money, family friendly accommodation. We keep it simple, clean, fresh and comfortable. And just in case you were wondering, Squirrels Drey has never been anyone's permanent home, you aren't displacing a local by staying here, the property actually has a planning restriction preventing long term occupation.

We provide bed linen, towels and tea towels.

We also provide a few basics like hand soap, washing up liquid, tea bags, instant coffee, oil, salt and pepper. A washing machine is available in the tack room for guest use. Fire lighters, logs and/or coal are also provided for the stove.

Instant book is usually available up to 6 months ahead, for dates beyond this please send us a booking request and we will confirm the price and availability etc.

Mobile reception inside the cottage is O2 only. We suggest activating WiFi calling if you use another network and need to receive calls, previous guests have reported this works well with our WiFi.

The available car parking space is suitable for one large car or two smaller cars only. The local road network is mostly narrow single track (with passing places) and is often poorly maintained.

^ The car parking space has a 'Type 2' EV charge socket rated at 32A and also a standard UK 13A socket for charging electric vehicles, please bring your own charge cable to suit one of the sockets. The sockets are separately metered and if used cost 6p per kWh between 01:00 and 06:00 GMT, 24p per kWh at all other times, this will be billed through Airbnb at the end of your stay.

Horses and sheep live in the fields around the cottage, dogs must be kept under full control at all times for their own safety.

Our beautiful cottage can be found in the village of Bradiford, just outside the ancient market town of Barnstaple.
We are in a wonderful location, surrounded by rolling hills and a short drive away from numerous stunning beaches. North Devon is for those who love the great outdoors - famed for its rugged, wild coastline, Exmoor national park, protected sand dunes and the Tarka trail, it is a walker’s paradise.

The space
Our home was built circa 1650 and while it looks petite from the outside, inside it opens out into a large spacious house, full of character and charm.
On entry, the hallway opens out into the beautifully appointed sitting room complete with Loaf 3 seater sofa and original mid century furniture. You will also find an HD widescreen tv with Netflix and Amazon Prime etc.
Continue on through one of two doorways either side of the staircase and you will find an open plan kitchen / dining room. This really is the heart of our cottage and acts as a natural gathering space for quality family time spent cooking, eating or simply conversing. The kitchen is bespoke designed, handmade, and fully stocked with everything you may require for your stay including Smeg 6 burner gas hob and oven, dishwasher, fridge, freezer, washing machine and tumble dryer.
Continue on again and you will arrive in the sun room. The rear of the property faces SW and therefore gets lots of sunlight, especially in the summer months. This a great space for quiet time, reading etc. We also have bagatelle boards, books and board games for the rainy days.
From the sun room you step into our walled garden which is laid to flagstones and flower beds. We have a Weber bbq which we recommend making use of – a lovely place to be on a warm summer evening!
Upstairs you will find two large double bedrooms, (front and rear of the cottage). The main bedroom at the rear (with king size bed) connects directly onto the large en suite bathroom. The other is a stunning room (with double bed). This is in the oldest part of the house and is blessed with original exposed beams and brickwork. Both beds have high quality, divinely comfortable mattresses, ensuring a wonderful night’s sleep.
The cottage has two bathrooms, one downstairs complete with shower and toilet, the other is the en suite upstairs with bath and toilet.

Guest access
This is your space while you stay here - you will have access to the entire house apart from one small upstairs room that is used for storage. We live in the cottage and therefore our belongings are stored in many of the cupboards, but you will find plenty of space in each bedroom for hanging and storing clothes.

A few important points to note


1. The wood burner
Please do not use this. It looks good, but it's fairly pointless and the central heating, if needed does a great job.

2. Children 12 and under
Please do not book our cottage if you wish to bring young children. We would love to accept younger children, but due to the age of the property with all its hard surfaces, different floor levels and steep stairs etc, it just isn't child friendly.

3. Parties, excessive noise and general unwanted behaviour
Please respect our neighbours. This is an old property and attached on both sides – sound travels all too easily.
We have zero tolerance for parties and excessive noise of any kind. Precautions have been put in place for such incidences - you would find yourselves removed very quickly. Please be warned, this is a very close-knit community.

4. Breakages and accidental damage
We understand that accidents happen! We just ask that should you break anything, please be honest and let us know immediately.

Oozing with charm, this little gem provides a welcoming retreat in a peaceful area of Brixham, yet just a short walk from the town centre and harbour.

The space
The cosy interior comprises an open-plan lounge with a fully equipped kitchen / dining room.

The property benefits from SKY TV and unlimited Wi-Fi.

An open staircase takes you to the upstairs, where you will find a king bedroom to the front of the property and a bunk room to the back, which benefits from an additional trundle bed for an extra guest. From the bunk room you also have access to the back tiered terrace which enjoys the afternoon sunshine.

The family bathroom has an original bathtub with an electric shower over, WC and hand basin.

Outside the front of the cottage, there is a sunny patio with seating and sun loungers, the perfect spot of morning coffee!

The cottage is not suitable for those with limited mobility.

Not suitable for children under 6 years old due to open stairs.

There is a parking space available on Parkham Terrace which is a private lane, although this is not allocated. There is also plenty of free on road parking on the neighbouring roads.

Quay Cottage offers panoramic views of the steam railway, marina, river Dart and Naval College from every window. It sits on a quiet back street and is one of the few houses in the village without steps. Warm and cozy, it is the ideal retreat. Kingswear is home to some lovely old Pubs and is a short ferry/bus ride ride from shops, theatres, art galleries, museums, National Trust Houses, cafes, Pubs and restaurants. Sadly we cannot accommodate pets/children and there is no private parking.

The space
The entrance to Quay Cottage is on Higher St (You can drive to the front door to unload but DO NOT DRIVE YOUR CAR PAST QUAY COTTAGE - YOU WILL GET STUCK!!) Higher St is narrow and will not take your average Rolls or Bently . There’s a danger of scrapes and scratches if you are no good at reversing.

The property has a level approach from the road with a fully glazed front door 600mm wide leading into the entrance hall with a blind attached.

Wooden cabinet and TV to one side of fire place which features a woodburner (Disconnected) and two moveable electric radiators. An open plan kitchen area with base and wall units plus fitted appliances including a brand new cooker and fridge. Crockery located on wall shelf unit. Work surfaces at 920mm high.

12 carpeted stairs with two small landings to lower inner hall. There’s a switch on wall for immersion heater and a water fire extinguisher, old you ire one. Doors leading to shower room and bedroom

Other things to note
****DO NOT ATTEMPT TO DRIVE YOUR CAR PAST QUAY COTTAGE****

A number of guests have asked me to make it clear that the property is situated up a narrow back street. You can easily get up to unload a car but then it’s advisable to reverse back down onto Fore St.

Please do not try to drive past Quay Cottage and on down to the the Ship Inn. YOU WILL GET STUCK!!

The lane becomes too narrow for large family cars or vans and you'll end up scratching your paint work. By all means drive up to unload and then reverse back down Higher Street but your best bet is to park just down on Fore St and walk your bags the 30yds to the house. The area is generally flat which is rare in Kingswear. Indeed, Quay Cottage is one of the few properties that does not have steps leading up or down to it.

There are two Ringo car parks which cost £8 a day. One at the bottom of the hill by the ferrys and the other on the Darthaven Marina. There is also free parking at the top of the village which most guests use as, once ensconced, they tend to stay put and use the many ferries, trains and buses.

There is a key safe on the wall beside the outside door. The code will be released during booking.

Buying a cheap book of tickets for the ferry crossing to Dartmouth is a really good saving, if you are staying for a week or more.

For essentials, there is a village shop up the road, a Post Office, two great pubs and two cafes within 100 yds.

Upon entering Shannon you will be in the lounge/diner with a sofa and armchair as well as a large dining table. you can then go through to a small but well equipped kitchen. Spacious, self contained, newly refurbished farmhouse wing in secluded village with fantastic views of estuary and beyond. The space
The Granary is part of an old farmhouse ( no longer a working farm) but we do keep some poultry. Newly laid eggs are available (if the hens oblige!) It is situated off the country roads and overlooks the ever changing estuary. There are views out to the sea and across to Appledore and Hartland.

Guest access
Wake with the sunlight streaming through your bedroom window, relax in the spacious lounge or whilst drinking coffee in the kitchen see countryside views out of all your windows.
Step out of the kitchen into your own garden and BBQ area for a glass of wine, meals al fresco or a game of croquet.

Coming back after some exhilarating surfing? There is space to rinse off your board and wet suit before you settle down to relax in the garden.

Relax and unwind in this spacious barn with beautiful vaulted ceilings and a private garden. It has two generous double bedrooms, 2 bathrooms and a large kitchen area. The living room has a wood burner for cosy winter breaks and also opens onto a terrace with far reaching views towards the sea. Footpaths run from the barn to nearby Dittisham where there are pubs, a cafe and access to the beautiful River Dart.

The space
Swilly Barn sits within a stunning valley with far reaching views over rolling Devon farmland. It’s a very special place to relax by day or to use as a base for many South Hams adventures.

The barn is adjacent to our main house but is still very private and not over-looked.

Our three bedroomed cottage (sleeps 6) combines contemporary furnishings with traditional features. Set in 3 acres of grounds which guests have full access to, it is near to beaches (Sidmouth, Budleigh, Exmouth, Lyme Regis), commons, moors, Exeter airport, the Met Office, various trading estates and Exeter City centre. Attractions include Crealy, the Donkey Sanctuary, Bicton Gardens, Escot, Beer Caves and the Jurassic Coast to name a few. Ideal for holidays and business stays.

The space
The Gardens is the oldest house in Newton Poppleford. The Garden Cottage is an independent self-catering cottage which has recently been restored and is attached to our Devon longhouse where we live. The cottage comprises of three bedrooms one with a double bed, one with twin beds and one with bunk beds. There is a bathroom and toilet upstairs and shower and toilet downstairs. It has a living room with a cozy electric fire and separate fully equipped kitchen. There is central heating throughout.

All linen is provided including towels, beach towels are also available.

Outside we have three acres which guests have full access to. It is ideal for relaxing, eating al fresco or for children to play. There is a play house, toys, table tennis table, football field with posts, badminton and volley ball net plus more. There is a stream children must be supervised at all times. Our back entrance gate takes you by footpaths up to Aylesbeare Common, down to the River Otter, the village playing field, children's play park and the village pub.

The Gardens is Grade II listed and was where the King Alfred Daffodil was propagated. You will see the blue plaque commemorating this at the front of the house by a metal daffodil installation.

Couples and individual travellers welcome as well as families with children. Whilst the cottage sleeps six, the top bunk bed is only suitable for a child or small adult as it is very near to the ceiling.

Guest access
The Garden cottage is a completely independent place with it's own front door. Guests have full access to the three acres of gardens which includes play areas, summer house, barbecue area as well as the stream and the animals. Guests are welcome to use the charcoal barbecue and fire pit plus the gas barbecue (but please ask us first on this one so we can check the gas).

The outside space is accessible by all guests. Due to Covid-19 we thoroughly clean and sanitize it between bookings.

Due to the coronavirus we have implemented Airbnb's enhanced cleaning and disinfecting routine between guests leaving and arriving where possible. Details can be found in a folder in the cottage and are on Airbnb's website. We have also ensured adequate appropriate cleaning supplies are available for guests to use during their stay. If you have any queries or concerns please do not hesitate to ask.
